Seventh Ave Group LLC has recently proposed a new 20-story tower in North Miami located just west of I-95. This property expands 1.11 acres over 12041 and 12065 N.W. Seventh Ave. as well last 550 and 654 N.W. 121 St.
The proposed tower, Emblem tower will be reviewed by the city’s Planning Commission on April 5, 2022. According to the developer’s attorney, Steven Wernick, this project would be the first major development in North Miami’s new planned corridor district for the area.
Wernick also stated, “This area between Seventh Avenue and I-95 now has a hodgepodge of industrial and auto repair shops and they want to activate that area and bring in new tax revenue for the city. The city has been very positive to work with.”
The developer has owned the property since 2019 and originally purchased it for $3.23 million. There is an auto repair shop and an additional retail store currently on the site.
The estimated cost for the development is projected at $53 million. Units at Emblem Tower would range from 642 square feet to 1,010 square feet with studio to 2 bedroom floor plans.

Aston Martin Residences Miami Exceeds 90% in Sales Breaking Records in January and February 2022
Developers for Aston Martin Residences Miami recently announced that sales continue to climb and there seems to be no stopping the upward direction of unit prices. Sales for this new tower have surpassed 90%, beating its own records for both January and February 2022.
According to Alejandro Aljanati, CMO of G&G Business Developments, the business behind the project in partnership with premium brand Aston Martin, January and February 2022 combined completed over $100 million in sales. There are more under contract leaving less than 40 units available for much anticipated luxury tower.
According to Aljanati with the tower 90% sold, “This is called scarcity and rarity. There’s no inventory. The whole building is increasing prices. So even if you bought an apartment six months ago, you will make a very good profit.”
The tower’s penthouse, which is the only triplex penthouse in an Aston Martin structure, has boosted its asking price from $50 million to $59 million as a result of the increasing demand. The purchase still includes the extremely rare Aston Martin Vulcan.
Units range from studio to 4 bedroom floor plans with square footage beginning at 698. River and Panoramic units start at $750,000 and rise to $8+ million depending on the floor plan and unit location. As for the Sky and Penthouse residences, units begin at $14 million reaching well over $50 million.

Official Plans Submitted for Riverside Wharf
In December 2021, it was announced that a Miami Developer along with Driftwood Capital announced plans the rebuild The Wharf alongside the Miami River. Now, those plans have officially been submitted to Miami’s Urban Development Review Board.
The plans for this project include a hotel and an entertainment complex with retail, food, and beverage. The cost for the project is estimated at $185 million. The plans submitted include 174 hotel units operated by Dream Hotels and 91,733 square feet of commercial space.
A 16,000-square-foot restaurant, a 12,000-square-foot event hall, a 30,000-square-foot nightclub/rooftop day club, and 600 feet of river frontage are all planned for the 200,000-square-foot project. Garcia’s Fish Market may also set up shop on the property as a pop-up market. Its commercial fishing activity used to be located on the property.
The zoning requirements for this type of proposal would include 417 parking spaces but the developers are requesting a 50% reduction in parking by the entertainment and hotel spaces sharing parking. Once approved, the parking spaces will be offsite.
A part of the proposed development includes public used land, which will require a special election. That election is currently scheduled for August 23 and it will involve a potential lease of the public property to the developer.
The 1.5-acre Miami River property at 114 Southwest North River Drive will be developed by MV Real Estate Holdings and its partner, Coral Gables-based Driftwood Capital. Nitin Motwani, the managing partner of Merrimac Ventures and the developer of the Miami Worldcenter, is also a general partner in the project, according to Mantecon.
The Miami Urban Development Review Board is scheduled to review the development proposal on March 16, 2022.
Revealed: St. Regis Residences Sunny Isles Beach
Developers, the Château Group and Fortune International Group have officially revealed the highly awaited St. Regis Residences Sunny Isles Beach. Located at 18801 Collins Avenue in Sunny Isles Beach, this beachfront ultra-luxury residential complex will consist of two 62-story towers that will add to the already growing Miami skyline.
St Regis Residences Sunny Isles Beach will be designed by Arquitectonica with interiors by So Paulo-based Anastassiadis and landscaping by EDSA. The site itself will feature 435 feet of beachfront property with panoramic views of both the Intracoastal Waterway and the Atlantic Ocean.
The two towers will be referred to as the north and south towers. Sales will be launched on the South tower first with options of 194 residences that range from 2 to 4 bedroom floor plans including a selection of penthouses. The North tower is planned to feature 180 residences but sales will launch at a later date.
The residences themselves are exactly what you would think of when you hear the name St. Regis, and that’s luxury.

Developer Plans Luxury Office Building in Miami’s Design District
As companies and tenants flock to Miami, the demand for office space is increasing. Craig Robins, a Miami Developer is looking to build his first Class A office building in Miami’s Design District. Partnering with Miami Design District Associates, Robins recently revealed plans for a 15 story building at 30 Northeast 39th Street, the Ursa.
The building is anticipated to feature 180,000 square feet of office space spanning over 10 floors. There will be retail space on the ground floor and a rooftop deck that will only be available for tenants of the building.
According to Robins, “We are thrilled to be bringing the Ursa to the Miami Design District. integrating state-of-the-art workspaces into the neighborhood has always been a part of our plan. People want to work in centers of creativity, culture, and commerce; and the district really provides the type of environment where innovation can take flight.”
Arquitectonica is responsible for the design of the tower with New York artist, Daniel Arsham, designing the furniture and the public art for the retail spaces.
From the renderings, the Ursa appears to have a lot of outdoor space with lush greenery on the rooftop as well as on varying terraces. The floor-to-ceiling windows provide tenants with views of the Miami Design District. On-site, the building will be fully integrated with the most up-to-date technology as well as 24/7 security and property management services.
The Miami Design District Associates already owns 1+ million square feet of commercial space in the Miami Design District.
Miami-Dade County has already proved the site for utilities for the Ursa and the county records show an application for the demolition permit. The property was purchased in 1995 for $680,00 and is expected to be completed in fall 2024.
The Related Group Plans to Build on a Parcel of the North Miami Campus of Johnson & Wales University
On the former North Miami Campus of Johnson & Wales University, the Related Group is now under contract with a part of the land in an attempt to build a condo/apartment tower. The 3.12-acre lot is located at 1650 N.E. 124th Street of a block west of Biscayne Boulevard.
On March 8th, the City Council is scheduled to review the proposal for the tower now called, Manor Biscayne. The affiliate, RD Manor Biscayne LLC purchased the parking lot and a building for $12.25 million in July 2021.
Johnson & Wales University sold 25 acres of the campus to multiple buyers.
Manor Biscayne is set to rise 8 stories spanning over 372,559 square feet. The tower will feature 382 apartments, 9,335 square feet of retail, and 668 parking spaces with 13 electric charging stations.

Plans for Twin Condo Towers at the Turnberry Yacht Club Proposed
Jeffrey Soffer, CEO of YCM Acquisition LLC, has submitted a site plan to build on a section of the 18.4-acre site located at 19500 and 19735 N.E. 36th Street in Aventura. The current site is comprised of 7.6 acres of buildable land and 10.8 acres of submerged land.
Currently on the site is a marina, a 50-room hotel, a clubhouse, a spa, and tennis courts. The two proposed condos would replace the hotel, eight tennis courts, and a portion of the parking lot that is currently on the site.
The twin towers would be labeled as towers north and south and would rise 24 stories tall. The north tower would equal 398,000 square feet in the first phase of the project, with 145 condominiums, 10 service apartments, and 320 parking spots.
The residential units would range from 1,730 square feet for the two-bedroom floor plan to 4,990 square feet for the three-bedroom floor plan.
The service apartments would be smaller and range from 367 to 638 square feet. These suites would only be for guests of owners and can be purchased by the owners.
Each condominium would have its own pool, exercise facility, and social areas. Two additional tennis courts would also be built in the south tower.
Soffer is making a name for himself in Aventura, first with the Turnberry Ocean Club and a building north in Tequesta and now with this new development.
No dates have been submitted for the review of the proposal. Arquitectonica is the architect for these twin towers.
LIVWRK Wynwood Proposed for Miami’s Wynwood Neighborhood
The Brooklyn-based developer LIVWrk has submitted its second set of construction plans for their recently acquired Wynwood site. The site itself is located at 2400-2418 N Miami Ave. and 29 NW 24th St. from East End Capital.
The proposal themselves is included to have 2 separate buildings covering 922,466 square feet of total area. Both buildings will have rooftop terraces, while amenities will be separated between the 2 towers.

The developer purchased the 2.45-acre development site for $38.86 million. through Thorofare Asset Based Lending REIT Fund V based in Los Angeles, with a mortgage of $28.44 million. Asher Abehsera, the firm’s founder, leads LivWrk.
This is LIVWrk’s first Miami development in South Florida. Most of their current project is in progress in New York but the developers are also working on a collection of historic buildings in Los Angeles.
On March 8, 2022, the Wynwood Design Review Committee is scheduled to review the development plan which will include the design renderings.
1.3 Million Square Foot Development is in the Works for Aventura
In Aventura, developer Dan Kodsi is planning to build a large mixed-use building featuring residences, offices, and high-end residential shopping. Kodsi’s company paid $39.1 million for 9.6 acres on the northwest corner of Biscayne Boulevard and Northeast 213th Street that they plan on building this mixed-use property.
Not only is this site being used for this massive mixed-use project but other lots in the area are currently under contract. These lots include 10 acres surrounding the development site.
Kodsi hasn’t named partners in the project or for the additional sites but stated that the project would cost over $500 million. According to Kodsi, the total site now consists of land and tiny residential structures that Aventura-based Rieber Developments successfully rezoned to allow for 1.3 million square feet of mixed-use development.
Aventura commissioners approved the zoning amendment in June 2021, permitting a 693-unit high-rise residential building; a 120-key hotel; 67,743 square feet of workplaces; 161,270 square feet of retail; and a 120-bed assisted-living facility.
Kodsi has yet to determine whether he would adhere to these guidelines or revise the development plans. According to him, the basic concept is for multifamily, offices, some of which will be used for medical purposes, and high street retail, which will serve as an alternative to the neighboring Aventura Mall.
The retail side of this development will be similar to the Miami Worldcenter but not as large. Kodsi constructed the Paramount Miami Worldcenter and is now building the Legacy Hotel & Residences at Miami Worldcenter.
