Another development has just been announced and this one is massive. Coming in at 2.6 million square feet, plans for this 3 tower development in Brickell have been revealed: Cipriani Residences Miami. Developer, Mast Capital paid $103 million mark this transaction as one of the largest in Miami-Dade in 2021.

Mast Capital’s proposal for the site involves a master-planned development that will comprise of 400-unit condominium tower and two more high-rises totaling 850 premium apartment rentals, created in collaboration with Rockpoint Group.

The property located at 1420 S. Miami Ave, has been inactive for over 15 years following two failed development initiatives. This property is one of the last remaining raw pieces of land accessible in the vicinity to undertake a project of this magnitude.

New Tower Announced in Brickell

Development Information:

For this specific project, Mast Capital has partnered with a private real estate equity firm, Rockpoint, which will be responsible for the multifamily component. Mast Capital will be utilizing MSD and CanAm for financing. Arquitectonica will be the architect for the proposed tower.

The developer is expecting a sellout of approximately $1 billion. The groundbreaking is anticipated for the end of 2022 with a top-off date in 2025.

Set to debut this spring will be the first rooftop movie theater in Miami, offering a new experience to the film business. Rooftop Cinema Club is located at 1212 Lincoln Road in the center of Miami Beach, offering spectacular views not only on the big scene but of the city from every angle.

This isn’t the only rooftop movie theater of its kind! Rooftop Cinema Club has locations in New York, San Diego, Houston, Los Angeles, and London. Rooftop Cinema Club South Beach will debut with an 18-and-up age limit, with the possibility of more family-oriented movies in the future.

Guests will be able to view some of their favorite films from golden hour till dark, with several screenings taking place every day. The theater will screen a mix of genres, including old-school classics, cult films, and new releases. The programming schedule includes films such as Mean Girls, Dirty Dancing, 10 Things I Hate About You, and Pulp Fiction.

Guests will be able to enjoy all of the theater’s iconic movie snacks as well as a customized food and beverage menu

As far as seating, you will have the ability to choose between a single lounge seat or an Adirondack chair for the movie. A massive LED screen gives the film’s crispest video, combined with wireless headphones for great audio and each guest’s preferred volume level.

According to Rooftop Cinema Club’s website, they are much more than just a movie theater. The brand has evolved to include a social and outdoor component that will leave you with an unbelievable experience. You will not want to go back to the standard movie theater!

After spending 5.5 years on significant renovations and imported furniture, Igor Olegovich Nesterenko, a businessman in the meatpacking industry from Moscow, sold his Fisher Island property for $21 million.

The unit located at the Palazzo Del Mare unit 7153, features 5 bedrooms, 5.5 bathrooms, a terrace, a playroom, and a conference room spanning over 7,025 square feet. It also has a private 2-car garage on the parking level of the building and a private cabana near the pool.

Nesterenko spent the 5.5 years refurbishing the condo because Fisher Island only allows for roughly half of a year’s time for construction due to noise restrictions.

Furthermore, much of the furniture was purchased from abroad and was rather large and proved difficult to ship overseas. The bathtub in the master bedroom was fashioned from a solid block of Greek White Thassos marble and was carried into the apartment using a crane. The majority of the furniture was also brought by crane since it was too large for the elevator.

The 7,025-square-foot Unit 7153 located at Palazzo Del Mare was sold to Fana Fisher Palazzo 7153 LLC, managed by a trust in Bellevue, Washington purchased the condo for $21 million equals $2,989 price per square foot.

The trust is under the umbrella of the Fana Group of Cos., a real estate corporation located in Bellevue led by Chairman and CEO Firoz Lalji.

The apartment was designed by Augusto Busnelli of Milan, according to Flikshteyn. The previous owner spent around $10 million on upgrades. The property was last sold in 2011 for $8.3 million.

The Palazzo Del Mare was built in 2007 and with an expansive amenity package including a 9-hole golf course, 18 tennis courts, a marina and yacht center, a gourmet market, 8 restaurants, and Spa Internazionale. A Fisher Island Day School and a mile and a half of pristine beaches.

Fisher Island, America’s wealthiest zip code, is a 216-acre barrier island located across Government Cut from Miami Beach. Fisher Island condominiums are in a class of their own when it comes to ultra-exclusive living in South Florida.

The island, which can only be reached by ferry, boat, helicopter, or seaplane, provides unrivaled protection. All visitors to the island must first be checked by security at the Fisher Island port.

In a previous foreclosure fight among owners and developers, the Sixty Sixty condo-hotel in Miami Beach has been sold for $23.5 million to a buyer who intends to repair as well as add to the waterfront development.

The 82-key condo-hotel is located at 6060 Indian Creek Drive along an inlet off of Biscayne Bay but also features views of the ocean. Integra Investments along with Sagar Desai’s Activate Hospitality sold the property to Bloom Hotels, under the umbrella of Bloom Ventures. The founder and CEO of Bloom is David Harari, who is located in Miami.

The CEO of Integra Victor Ballestas stated, “ripe market conditions created an opportunistic circumstance for the sale,” after stating he had no intention of selling the development.

The Schecher Group originally sold a majority of the units in 2020 to Integra and Activate for $15 million, then later bought the rest of the units in 2021. The company was then accused of a takeover although Schecher stated that the unit owners owed $9.4 million in homeowner association fees.

Bloom Hotels utilized Sheridan Capital to finance the property for a loan of $17.3 million. There have been talks of Bloom increasing the room count and bringing Canopy or Tapestry (Hilton brands) to assists with operations. Some plans include modernizing the property as well as adding a marina to the development.

Integra is also one of the co-developers for Brickell’s newest two-tower project, St. Regis Residences.

Sexy Fish has finally opened and we had a front-row seat to the culinary experience. February 3rd marked the formal opening of the iconic London-based restaurant’s first United States location. From sophisticated decor to delectable cuisine, we have the details that will make you want to book a reservation now!

The brainchild behind the London-based restaurant, Richard Caring first opened the restaurant in 2015 in the affluent Mayfair district of London. The location and style draw in celebrities, notables, and stylish crowds alike. Caring also owns many of London’s most celebrated restaurants including, The Ivy, Scott’s, and 34 Mayfair. He has also played a hand in the development of the globally renowned private member’s club, Annabel’s.

The interior designers of Sexy Fish along with Martin Brudnizki Design Studio thoughtfully one of the most photogenic restaurants in Miami. Designed by SeaVisions, the large illuminated fish tank is the centerpiece of the restaurant spanning across the wall of the private dining room. The same architect who designed 220 Central Park South and 30 Park Place in New York will be the designer for this twin tower 354 unit development, Rober A.M Stern Architects. The interiors will be designed by the Rockwell Group, a New York-based design firm that is also responsible for NEMA and Treehouse Hotel.

Related and Integra expect a $2 billion sellout once the St. Regis Residences have been completed. The sales center is expected to launch in 2022 simultaneously with the sales. The ground breaking is expected to occur in 3rd quarter of 2022.

830 Brickell Tower Brings Big Names to Miami’s Financial District

As more tech companies and their execs flock to Miami, another quintessential tower is making a name for itself in the Brickell Financial District with new commercial leases and a lot of them are prominent names! 830 Brickell will soon be home to a massive technology and aerospace companies and we cannot wait to see what other companies decide to lease space.

AerCap, an aviation company recently signed a lease for 20,000 square feet at 830 Brickell with their headquarters currently in Dublin, Ireland. AerCap has leased the entire 50th floor.

According to the developers Cain International and OKO Group, “Attracting a global company like AerCap is precisely what we envisioned when we decided to develop this best-in-class office tower in the Brickell Financial District.”

Other companies that are joining AerCap include CI Financial and Microsoft. CI Financial, a Canadian Asset Management Firm signed a lease for 40,000 square feet between floors spending over the 48th and 49th floors. Microsoft is also leasing 50,000 square feet.

Rent for 830 Brickell starts at $100 per square foot.

About 830 Brickell

830 Brickell is a 55 story Class A office tower located in the Brickell Financial District. Developed by OKO Group and Cain International, the tower was designed by Adrian Smith + Gordon Gill. Interiors have been designed by the Italian architecture company, Iosa Ghini Association.

830 Brickell totals 650,000 square feet.

Amenities for 830 Brickell include street-level retail, cafes, outdoor terrace, conference facility, health and wellness center, and rooftop bar/restaurant. The tower also offers unlimited Biscayne Bay and downtown Miami views.

OKO Group and Cain International are also responsible for Una Residences and Missoni Baia, residential towers in Miami. Missoni Baia has already reached 90% sold. Una is currently scheduled for completion in 2023.

830 Brickell is scheduled to be complete by the end of 2022.

When we first announced plans for the 729 Edge development in October 2021, we had only received information about the Miami Review Board meeting for the proposal for this tower. Months later, we are happy to announce that plans have been approved for the 58 story tower located in Edgewater.

The plans are moving right along and recently the developers have assembled the land for $29.08 million which includes three lots. One lot was located at 710 NE 29th Street which was purchased for $17.5 million. The 2nd parcel was purchased for $6 million located at 530 NE 29th Street. The last parcel located at 483, 485m, and 501 NW 29th Street was purchased for $5.58 million.

Located along Biscayne Bay spanning over 0.88 acres, the tower is not only being developed by part of the same team that was responsible for One Thousand Museum but it will also be very similar in design.

The project will be designed by Hollywood-based ODP Architecture & Design who also assisted the late Zaha Hadid on One Thousand Museum.

The project itself would expand 342,848 square feet rising 58 stories tall. There would be a proposed 70 luxury units with three to five-bedroom options. The breakdown of the units would be one to two units per floor. Full floor units would expand a total of 6,174 square feet. 729 Edge would also feature 2 penthouses-styled townhomes spanning two floors.

There would also be 13,037 square feet of commercial space between two buildings with a restaurant on the lower level of the condo tower.

The units will have three to five bedrooms with one or two units on each floor. Pricing has not been announced.

Amenities will be similar to those of One Thousand Museum.

The Regent Cocktail Club Reopens After 2 Years

It has been a rough couple of years for businesses due to COVID and the rising costs of goods/services. Within the past 2 years, a lot of businesses had to close, including one of South Beach’s favorite spots, The Regent. Recently, the Havana-inspired bar and lounge reopened with a new cocktail menu that will quench your thirsts.

Located inside the Gale South Beach, the bar and lounge originally opened in 2012. The bar was named in the Top Ten Hotel Bars in the World in 2017. In March 2020, The Regent closed its doors shortly after a renovation in 2019.

Before it was The Regent, it was called the Rec Room and was more of a night club themed spaced. Due to the renovation, the bar is now 3x the size of the once nightclub. The bar can also hold up to 200 guests.

Although The Regent is located in the Gale South Beach, you can still enter through a separate door behind the hostess stand of the Dolce restaurant. Once you make your way through the stairwell illuminated by neon signs, you will enter the bar area with a 10+ seat bar, comfy chairs, and leather banquettes.

The bar pays homage to classic 1920’s speakeasy with low lighting, leather fixtures, and privacy. In the early hours, hear low levels of jazz but the bass will rise later once the DJ starts spinning.

While you’re there, grab a Champiña or Peach One from the signature menu. If you get hungry, there is a limited food menu with cheese plates, chicken empanadas, and chips and guacamole.

The Regent is open Thursday through Saturday from 7 pm to 2 am.
