A multi-million dollar residential development called Alana Bay Harbor Islands is planned to top-off and complete construction in 2024.

Alana Bay Harbor Islands is sited at 9901 W Bay Harbor Drive, Bay Harbor Islands, Florida 33154. The developer was required to demolish a low-rise apartment prior to development.

There will be 30 units in the seven-story residential tower, with one- to three-bedroom floor plans. Homes range in size from 1,229 square feet to 1,662 square feet. Units will start at $761,000.

A fitness center, kids’ play area, residents’ gathering room, and rooftop sanctuary are among the communal features. A pool with an infinite view is also present. Alta Developers is listed as both the developer and the general contractor.

The architect is Revuelta Architecture International. In its conceptual representations, a posh mid-rise structure with an art deco exterior made of glass is seen. In addition, the project has David J. Odishoo-designed lush gardens and high-speed wi-fi throughout all of the common areas.

Interior designer Bea Interior Design is responsible. The project was created using soft natural materials, custom millwork, and finishes that express a one-of-a-kind perspective on island life.

Gazit Horizons Submits Plans to FAA for Brickell Gateway Tower

Designs for the 61-story Brickell Gateway tower have officially been submitted to the Federal Aviation Administration. Located at 90 SW 8th Street next to Brickell City Centre in the heart of Brickell, the 377,000 square foot project will bring residential units, office spaces, a hotel concept, and retail to the neighborhood. 

The Brickell Gateway tower is anticipated to reach a height of 761 feet above ground, or 772 feet above sea level (61 stories tall), according to the FAA file from March 28.

According to records, the plan is actively progressing through the approval process with planners in Miami-Dade County. The project falls under the county’s Rapid Transportation zoning, the developer can choose for a county planning review over a municipal planning review.

As recently as March 21, according to records, revised designs to satisfy county planner requests were submitted.

The project will include 504 residential units, over 18,000 square feet of retail, and 344 parking space.

The project’s developer is Gazit Horizons and the plan set lists Atlantic Pacific Communities as a co-developer, with Corwil listed as the architect.

According to the plans, construction is anticipated to begin January 2024 to January 2027.

Major Food Group and Terra Development Partner on New Condo Tower in Edgewater-The Villa

Major Food Group and Terra Development have announced their collaboration on a new waterfront development in Edgewater. Located at 710 NE 29th Street, The Villa, is planned to include 50 residential units.

In 2021, an application was filed with the Federal Aviation Administration for a 57 to 60 story tower at the proposed development site. The plan originally called for the demolition of two residential structures that are now located at 710 Northeast 29th Street and 530 Northeast 29th Street, just across from the Biscayne Beach Condominium.

Unknown who applied for the tower, but the lot’s existing zoning allows for a considerably taller multi-family building comparable to nearby new construction like Missoni Baia and Elysee Miami, all of which reach heights of 649 feet above sea level.

Harbor 29, a five-story condominium building with 15 units that was constructed in 1972 and is currently located at 710 Northeast 29th Street, occupies a plot of land that is around 12,600 square feet. The building occupies the entire corner of the ensemble and has the longest waterfront frontage.

On the other hand, 530 Northeast 29th Street, a 2-story residential structure with around 10 units on a 6,300-square-foot lot, was constructed in 1954. No recent sales of any units or property in general have been closed, according to Miami-Dade County’s Property Appraiser, so after receiving FAA approvals, the undisclosed developer will probably need to buy out the current owners to put together the assemblage, which should total close to 19,000 square feet.

Last year, Major Food Group was partnered with JDS Development for a supertall tower located in Brickell named 888 Brickell.

The Federal Aviation Administration has received a request from developers, Property Markets Group, Lion Development Group, and Marc Roberts Companies to approve their most recent project, 38 West Eleventh Residences.

The new development will rise 44 floors and feature 659 completely furnished, turn-key homes and a spectacular 30,000 square foot, tri-level immersive entertainment and culinary hall on the first floor.

The project located at 18 Northwest 11th Street in the Park West District, will be the first of its kind for a special emphasis on offering flexible short-term rental options and centralized management.

On March 6, 2023, the FAA received an application for the tower that would be 482 feet or 493 feet above sea level.

Records from the Miami Building Department show that the demolition permits for the West Eleventh Residential Property were submitted on February 22. 12,473 square feet of demolition are part of the project’s scope and are expected to cost $67,285. The general contractor is identified as Chin Diesel Corp.

Residents of 38 West Eleventh will have access to more than 20,000 square feet of luxurious amenities that have been carefully selected to maximize owner comfort. A resort-style pool, exclusive lounge areas, cutting-edge fitness and wellness facilities, a renowned on-site restaurant, and more are available as amenities.

The beginning of sales for West Eleventh Residences was announced by the developers in February. The project’s prohibition against yearly occupancy for periods longer than six months and one day gives it another competitive edge. Although still enabling out-of-towners to enjoy their units while in Miami, this minimizes the natural friction between long-term residents and the transient rental market.

Before arriving, guests can check in online and get the entry code for their unit on their phone. Namdar Towers are one step closer to breaking ground after receiving approval for a foundation permit on February 28. The permit will cover site and soil improvements, piles, and excavation with an estimated cost of $1.5 million. Permits that still require approval are for the tree and demolition permits.

In October, the Namdar Towers project was submitted to the UDRB. Miami’s Building Department is currently reviewing permits for development and demolition.

A 41-story structure with 680 units and a 43-story building with 714 units would make up the proposed Namdar Towers, which would have combined square footage of more than 1.2 million.

This project is planned in 2 phases, the 41-story tower will be part of phase 1 while the 43-story tower will be part of phase 2.
