Former NY Yankees Player A-Rod Just Purchased a Star Island Home for $18.5 Million
For $18.5 million, a company run by former New York Yankees player Alex Rodriguez just purchased a mega-mansion on Miami’s infamous Star Island in Miami Beach.
Casa La Bonita, located at 14 Star Island Drive features 0.9 acres with over 100 feet of water frontage directly on Biscayne Bay. The estate was built by renowned Mexican developer, Carlos Gosselin.
The property boasts imported entrance gates that welcome guests to the gorgeous Mediterranean-style estate opening to arched hallways and courtyards. Throughout the home, it is evident the custom-made Hindu doors, a movie theater, a poolside gazebo, an elevator, high-impact windows, a pool, and a boat dock.
Rodriguez is the manager of Star Island 14 LLC, which is the name of the purchaser of the home. The former MLB All-Star Rodriguez’s addresses in Miami and Woodland Hills, California, were included in the $20 million mortgage from First Republic Bank.
The off-market transaction cost $463 per square foot. In 2020, the house last sold for $24 million.
Rodriguez has purchased on Star Island before. In 2020, Rodriguez and singer/actor Jennifer Lopez bought the home next door, 13 Star Island Drive. Rodriguez and Lopez are no longer together and it is unclear if 13 Star Island will be sold or if either will take sole possession.
New Development Announced in Wynwood-The Rider
The Rider, a new project in Wynwood, has just had its designs submitted to the Wynwood Design Committee. The Rider will be a mixed-use upscale rental development that will rise 12 stories tall.
Spanning over 131 luxury units with a total leasable area of 104,625 square feet for the units and 6,000 square feet for ground-floor retail. The Rider will also include 146 garage spaces.
The Rider is situated at the intersection of Miami’s hip and developing Wynwood and Midtown neighborhoods, at 94 NE 29th Street, Miami, Florida on 0.56 acres. Residents will be able to scooter to their preferred locations, such as the Wynwood Walls, trendy shops and restaurants with a variety of flavors, and the shops at Midtown Mall, as well as a stroll to a prospective train station that may be only 85 yards away.
The Rider will have excellent access because it is about a 5-minute drive from the Miami Design District’s world-class shopping and from Interstate 195.

The Constellation Group and Boschetti Group Propose a 15 Story Luxury Tower in Coral Gables
A 15-story, mixed-use luxury rental property is now being proposed by the Constellation Group and the Boschetti Group in Coral Gables, located at 4241 Aurora Street.
The proposals will be reviewed by the city’s development review board on Friday, according to Constellation Group Principal Eduardo Otaola. Approximately 70 apartments, 20,000 square feet of office space, 10,000 square feet of retail space, and a 5,000 square foot park would be present at the development site.
The location, which takes up an entire city block, is located west of Ponce de Leon Boulevard and immediately north of the Nordstrom shop at Brookfield Properties’ Merrick Park mall.
The project’s architects are listed as Bernardo Fort-Brescia and Raymond Fort of Arquitectonica, who were chosen by the Miami-based Constellation and Coral Gables-based Boschetti. According to Otaola, the design is the Mediterranean with an “innovation” twist because the location is located within the city’s Design and Innovation Overlay District. The building’s creators are aiming for a Mediterranean-inspired addition.
According to Otaola, they met with the neighborhood to obtain input on the designs and are proposing the taller building in exchange for the park.
According to the developers’ proposal, Constellation and Boschetti are requesting a transfer of development rights at the meeting on Friday that will add 26,000 square feet to the floor area ratio and offer remote parking for around 60 of the 200 required parking places. The developers are being defended by Greenberg Traurig’s lawyer Jorge Navarro.
At 4225 Ponce de Leon Boulevard, an adjacent office and retail complex is also being built by Constellation and Boschetti. It’s anticipated that construction will begin then.
Constellation is expected to close on its share of the property at 4241 Aurora early next year. Property records show Brookfield Properties sold the 0.7-acre site to a Boschetti affiliate in January for $6.1 million.
After going before the development review committee, Otaola said the project will be heard by the Coral Gables Board of Architects. He intends to break ground by the second or third quarter of next year.
Just east of Merrick Park and south of Bird Road in Miami, a number of apartment complexes have already been completed or are in the planning stages. The Watermark at Coral Gables on LeJeune Road and Belmont Village Senior Living next to the Collection dealership are two other high-end senior living projects that developers are currently working on to the north and south of the mall.
According to public records, Boschetti also owns a site close to the Watermark project.
The LifeTime-branded mixed-use multifamily development at 237 South Dixie Highway in Coral Gables was purchased by Hines for $430 million in August.
Developers for the New Miami Soccer Stadium Obtain $31 Million Construction Loan
Recently, an LLC associated with the Inter Miami CF major league soccer team got a $31 million mortgage from Miami-based City National Bank of Florida in order to begin construction on Inter Miami Soccer Stadium.
The mortgagee is identified as 0101 Miami Properties, LLC, in the care of M Sports LLC. The mortgage identifies nine acres of land that 0101 Miami Properties LLC spent $27.97 million constructing at 678 NW 7th St. in Miami’s Overtown neighborhood between 2016 and 2019.
Miami Beckham United LLC, Pablo Alvarez, vice president and general counsel of Inter Miami CF, Jorge and José Mas, the brother executives of Coral Gables-based MasTec (NYSE: MTZ), and Inter Miami CF’s primary shareholders, are among the management of 0101 Miami Properties.
At the time, the David Beckham-fronted team’s ownership was intent on building a soccer stadium at that site or keeping it as an alternative option if a deal to construct a soccer stadium at the City of Miami’s Melreese Country Club at 1400 N.W. 37th Ave. fell through.
This past April, the Miami City Commission approved a 99-year lease agreement with Inter Miami CF. On September 13, the Miami City Commission authorized zoning that would allow for the development of a 25,000-seat soccer stadium, a 750-room hotel, a 58-acre park, and a 1 million square foot commercial complex with retail, offices, and entertainment on 130 acres of land at Melreese Country Club.
Jose Mas stated he would want to see the land developed as workforce housing or something else that benefits the community.
In addition, according to media reports, Miami commissioners have explored utilizing stadium rent payments to create a trust fund for affordable housing.
Robert Rivani’s Black Lion Buys Retail Space at One Thousand Museum
Los Angeles-based investor Robert Rivani’s Black Lion paid $6.4 million for the ground-floor 6,500 square foot retail space inside the One Thousand Museum in Downtown Miami.
This week, the all-cash deal was completed. Black Lion intends to lease the area to a reputable hospitality company, but talks have not yet started, according to a firm representative.
Rivani stated, “One Thousand Museum is one of the most iconic and architecturally significant buildings in all of Miami. I knew we had to have a piece of it.”
The most recent purchase represents the investor’s tenth in South Florida during the previous two years, which also included a number of prestigious retail buildings.
Black Lion paid $13.5 million for the ground-floor retail space of the SLS LUX Brickell condo project last year. This space is now occupied by the popular Gekko steakhouse, a Bad Bunny and Grutman collaboration.

Major Food Group’s Mario Carbone Buys Palm Island Estate
Major Food Group’s co-founder, Mario Carbone and girlfriend Cait Bailey, have recently bought on Palm Island in Miami Beach.
The 3,422-square-foot refurbished home cost Carbone roughly $4.3 million. According to the listing, George Fink, an architect, created the two-story house in 1925. It was listed at the end of June for $4.2 million and closed at the end of August 2022.
The estate located at 275 Palm Avenue in Miami Beach features 5 bedrooms, 3.5 bathrooms with a 2 car attached garage. The Mediterranean style home boasts high-impact windows, high-end stainless steel appliances, renovated bathrooms, and a spacious courtyard. There are guest quarters located over the garage.
The sellers are listed as Gregory Rumpel who is the senior director of JLL’s Hotels & Hospitality Group and his wife, Jacqueline. They originally purchased the home in 2013 for $1.3 million.
Since landing in Miami in late 2020, the New York-based Major Food Group, led by Carbone, Rich Torrisi, and Jeff Zalaznick, have experienced rapid growth in South Florida. Last year, Zalaznick and his wife Alison spent $15 million on a property on Miami Beach’s Sunset Islands. Mike Piazza, a member of the Baseball Hall of Fame, and his wife, Alicia, sold the land to the Zalaznicks.
A gourmet market will be a part of the 10,000 square feet Sadelle’s Restaurant and Market Place that the company hopes to open at 1212 Lincoln Road in Miami Beach.

Eco-Friendly Mixed-Use Building Proposed in Coral Gables
Along the well-known Miracle Mile district of Coral Gables, Terranova Corp. intends to construct what might be the first mixed-use carbon-neutral structure in South Florida.

The developer paid $6.8 million for the 10,164-square-foot site in 2021 through an associate. The 9,097 square foot retail facility that it currently has would be torn down.
The project’s design was created by Miami-based Arqutiectonica and is awaiting local permission. Onyx Solar, based in Spain, was chosen to supply the solar glass. The solar glass will help with insulating the building as well as generating solar energy. The rooftop design will create a trellis that helps support the suspended orchid garden.
New York Developers Purchase Site to Build a Two Tower Residential Project for $40.5 Million
The Namdar Group recently purchased a development site for $40.5 million with plans to construct a two-tower residential and apartment project in downtown Miami.
According to county records, the New York-based company purchased 1.3 acres in two agreements at 50 and 60 Northeast Third Street and at 222 and 234 Northeast First Avenue.
Namdar additionally obtained a $195 million loan for the purchase and development of the skyscrapers. Scale Lending, a subsidiary of Slate Property Group, supplied the funding.
A 41-story structure with 640 units and a 43-story building with 714 units would make up the proposed Namdar Towers, which would have combined square footage of more than 1.2 million.
According to records, entities led by Daniel Stone paid $30.5 million for the parking lot and land at 50, 60, and 222 Northeast First Avenue as well as the parking lot at 50 and 60 Northeast Third Street.
The retail building at 234 Northeast First Avenue was sold for $10 million by a partner of Jaime and Esther Waserstein, who founded the ShoeGallery company in Miami. There is a ShoeGallery store on the premises.
According to its website, Namdar is a family-owned development company that was established in 1979. Ephraim Namdar, who has previously been named in media sources as the company’s founder and CEO, is in charge of running the LLC that bought the Miami property.
Igal Namdar’s commercial real estate investment company, Namdar Realty Group, which buys bankrupt retail centers, also has a New York address that is shared by Namdar.
The Journal Square district of Jersey City has seen activity from the corporation. According to the real estate website Jersey Digs, Namdar completed the tops of two mixed-use towers with a total of 27 stories and 667 residences in July.
Namdar Towers would be the newest development in downtown Miami, which has attracted the attention of multifamily developers.
A 48-story tower with 1,200 flats is what Jorge and Jon Paul Pérez’s Related Group and ROVR Development hope to erect at the site of the College Station Garage at 190 Northeast Third Street. The Namdar Towers location is direct across the street from this one.
The 57-story, 675-unit M Tower is what Lions Group NYC and Fortis Design + Build hope to erect at 56, 70, and 65 Southwest Second Street.
Hyatt and Gencom plan to transform the James L. Knight Center and adjoining Hyatt Regency Miami hotel into a three-tower complex called Miami Riverbridge as part of another downtown redevelopment. 1,500 apartments, a new Hyatt hotel with 615 rooms and 264 service-branded flats, as well as a 190,000-square-foot conference center are all part of the plans.
A referendum on the plan will be held in November.
