Zaha Hadid’s Personal Beachfront Residence To Come Back To Market

After nearly a year on the market, Zaha Hadid’s customized home in South Beach’s W Hotel is going to be re-listed with an enormous price reduction. It had been listed after her sudden and untimely death in the Spring of 2016 for $10 million, but there were no takers.
It hasn’t officially been re-listed yet, but the Wall Street Journal has reported that it will be coming back on the market at $6.5 million, a 35% reduction from the original price. Neither price included the furnishings, but most pieces could be negotiated separately through her estate trustee. There are a few pieces of artwork/exceptionally unique pieces that the estate prefers to hold on to.
The Pritzker Prize-winning starchitect purchased two beachfront units at the W, which is located between The Setai and Faena House at 22nd Street on Miami Beach, in 2010 for $2,785,000. She then combined them and added her unmistakable personal touch.

Rumor Mill: SaltBae To Open A Second Steakhouse In Miami!

It looks like Miami Beach is about to get a lot saltier, in a good way. Just as Miamians are finally able to digest the fact that we really have a Nusret Steakhouse in Brickell, rumors are swirling that a second location is in the works!
According to whispers in the commercial/retail real estate world, the internet sensation chef has taken the retail space below South of Fifth’s One Ocean building at 1 Collins Avenue, a newly opened development where condos range from $3.7 million to over $15 million. Given Nusret’s menu, this location would give direct competition to South Beach staple, Prime 112.
Since its opening a week ago, Nusret Miami has been packed non-stop and received rave reviews from all around. In addition to the Brickell and South Beach eateries, locations will be added in Manhattan and Los Angeles.
Jeremy Shockey Reduces Price Of South Beach Bachelor Pad

Retired NFL star and local football legend Jeremy Shockey is eager to take his talents off of South Beach. After trying unsuccessfully to sell his art deco nightclub-inspired penthouse at The Waverly on South Beach for $3 million in 2015, he decided to give it another go this summer. In July, it was listed for sale at $3.25 million and for rent at $10,000/month.
Fast forward to today and Shockey has already undergone three price revisions on the rental offering, slashing the price down to $8,500/month. It had rented last summer for $9,000/month. He has also reduced the price of the sale offering down to $2.85 million.
It makes sense that Shockey should be so eager to fill the vacancy or unload the penthouse because he currently has under construction a large house on a golf course in South Miami and really seems excited to embrace the retired golf lifestyle over the South Beach party lifestyle. Mast Capital’s Louver House Closings Have Begun In South of Fifth

Mast Capital’s first Miami Beach condo project has successfully opened, with closings beginning this past week. Louver House brings 12 luxury apartments to Miami Beach’s South of Fifth neighborhood, while paying homage to the history of Meridian Avenue.

Louver House Gets Its Louvers

South of Fifth’s newest boutique development, Louver House, is headed for the finish line of completion, with closings expected next month. In honor of the architecturally significant building, let’s have a look at their signature features… LOUVERS.
Louvers are architectural details, sometimes window blinds or shutters, that have horizontal slats that are angled to admit air and light, but to block rain and direct sunshine. They date back to the middle ages, when they were used to ventilate large kitchens without allowing rain and snow inside. Today, they have a more luxurious application and are typically used for those who love to enjoy the fresh air of a patio, but prefer to stay dry and save the tourist-level sunburn for the beach.
Louver House’s aluminum louvers tout over 15,000 linear feet of louver blade, which is almost 3 miles. That’s enough material to form a radius stretching across the Intracoastal, reaching both the Julia Tuttle and MacArthur Causeways, encompassing most of Virginia Key and all of the islands in between the causeways.
Combined, they weigh well over 50,000 lbs and have over 30,000 screws and bolts holding them together. All of the materials of these particular louvers are sourced from American-made products from American suppliers and are proudly made here in the US.
Now that they are installed, you can see that they beautifully create privacy and intimacy, while still allowing for views of the lush neighborhood and architectural detail to the building.

Louver House Construction Progress
Louver House is developed by Mast Capital and is located at 311 Meridian Avenue in the South of Fifth neighborhood of Miami Beach. They have only 12 residences in 5 floors. The grounds feature a host of various gardens and relaxation areas, with a rooftop swimming pool overlooking Miami Beach. Each of the residences at Louver House has expansive outdoor living areas and large interior layouts. The smallest layout is over 2,000 square feet of interior space and all layouts have 3 bedrooms with 3 bathrooms and a powder room.
Prices for the remaining four condo residences at Louver House average $1,250 per square foot.

Boris Jordan Reduces 321 Ocean Penthouse To $39.5 Million, Down From $53 Million

Russian American financier Boris Jordan has slashed the price on his rooftop penthouse at South of Fifth’s brand-new 321 Ocean. The fully furnished property spans the entire ninth and tenth floors of the 21-unit oceanfront building and boasts a whopping 6,400 square feet of outdoor living space and 6,800 square feet of interior living space.
Jordan purchased the penthouse in 2015 for $20 million but then listed it for sale for $53 million in January 2016, when the building was completed. Without any takers, he lowered the price to $47.5 million in June and then today, down to $39.5 million. It was initially reported that the penthouse was listed for sale after the Jordans saw the success other penthouse investors were having in Faena House and The Edition, but given the steep price reductions, it seems he is more eager to sell now.
The interior of penthouse has 4 bedrooms, staff quarters, 5 full baths and 2 powder rooms. The flow-through layout provides both ocean and city views. The kitchen is decked out with Miele & Sub Zero appliances. The rooftop is nothing short of ah-mazing with a 36 foot infinity pool overlooking the beach, multiple seating areas, a fire pit and summer kitchen as well as a dining table that seats FORTY PEOPLE. That’s right, nearly an entire NFL team could enjoy dinner together as one big happy family on the terrace.

Shoma Group Brings 11 Luxury Homes to South Beach

South Beach is flush with luxurious condos, but single family homes are more scarce. Shoma Group from Doral has decided to change that by offering an enclave of 11 luxury homes in the heart of the neighborhood.
Shoma Group has a long history of building luxury homes in the Miami area (mainly Coral Gables and Doral), but are now taking their talents to South Beach with this new project called Eleven on Lenox. Partnering with Zyscovich Architects, Charles Allem from CAD International, The Eleven on Lenox project consists of eleven three-story, four bedroom gated homes at 1030 15th Street.
Each home includes 4 parking spaces, a private elevator, and a rooftop terrace with a private pool and summer terrace. The kitchen features Poliform cabinets and Gaggenau appliances. The master bathrooms have roman tubs and the guest bedrooms have a unique loft space. They will range in size from 5,455 square feet to 6,220 square feet and the prices are between $3 million to $4 million.







Checking in on Construction of the Betsy Hotel’s Expansion, Including its Bridge Pool

The substantial expansion of the Betsy Hotel in South Beach, historically named the Betsy Ross, is well, well underway as the luxury boutique hotel grows into the adjacent art deco Carlton Hotel by an ally bridge, and a set of new buildings to the north of that which are being connected together at the roof level with a bridge pool. The expansion is being designed by Shulman + Associates, of Miami.
It’s not quite that crazy hotel in Singapore that holds up a gigantic boomerang in the sky, but looking at the pool enclosure from below shows you just how thrilling it could be when it’s done. Take a look at the rest of the expansion in these pictures.
This is a Skyscraper Robot Mashup of Miami’s Most Iconic Art Deco Architecture

Contemporary artist Joel Kuntz’s work often explores ideas about urbanism, architectural style, and iconography. He addressed all of those themes in his Globobot Series, of large graphic prints and 3D figures, created by mashing together simple line drawings and cutouts of the most recognizable buildings from major cities around the world, transformers style.The results are person-shaped miniature towers, or robots, that somehow still look remarkably like the cities they’re based on.
New York’s Robot is a futuristic gotham topped by One World Trade Center’s spire. Paris is a gnarly gargoyle combining Notre Dame, the Louvre, the Paris Pantheon, etc. with an ancient hump (The hump looks like the pantheon, a temple-like Dome commission by Napoleon as his tomb), all wrapped in a daringly translucent little cocktail dress. Of course this ‘outfit’ is really just the more modern great glass pyramid of the Louvre.
And then there’s Miami. Here it is in neon rainbows. The Miami robot is mostly but not entirely a big pile of art deco stuff scattered around South Beach.
