Top 5 Miami Distressed Condo Sales in January 2009

Overall, the distressed condos that closed last month weren’t as interesting as the ones I’ve seen in previous months but there were still a few good ones. Below, you will find what I believe to be the five best condo deals of the 24 distressed sales that closed in the month of January in the MLS located in Brickell, Brickell Key, Downtown Miami and the Arts District.

  1. Uptown Lofts – unit 502 – 1 bedroom/1 bath (775 square feet) – This unit sold for $84,000, or $108 per square foot, on January 15, 2009.  Foreclosure
  2. Vue at Brickell – unit 1214 – 2 bedroom/2 bath (1,149 square feet) – This unit sold for $157,000, or $137 per square foot, on January 9, 2009. Foreclosure
  3. Isola – unit 2104 – 2 bedroom/2 bath (968 square feet) – This unit sold for $225,000, or $232 per square foot, on January 28, 2009.  Foreclosure
  4. Skyline on Brickell – unit 2508 – 1 bedroom/1 bath (791 square feet) – This unit sold for $190,000, or $240 per square foot, on January 9, 2009.  Foreclosure
  5. The Club at Brickell Bay – unit 3903 – 1 bedroom/1 bath (825 square feet) – This unit sold for $124,000, or $151 per square foot, on January 28, 2009. Foreclosure

Distressed Condos Report – New Condo Developments

The spreadsheet below reveals 13 distressed condos currently listed in the MLS which reside in developments in Miami completed within the past two years. I expect this list to grow in coming months. I plan to provide future updates with new listings as well as track the outcome of condos previously listed. 12 of the 13 condos listed below are short-sales. The foreclosure process can be quite lengthy so I don’t expect to see many distressed condos in new developments become bank owned until at least the second half of the year.

Bank Approved Short-Sale at Parc Lofts – $220,000

I have a short-sale listing at Parc Lofts that just received lender approval this evening.  The list price has just been reduced to $220,000 from the previous asking price of $250,000.  Unfortunately, the person who submitted an offer canceled recently because they felt that the short-sale process was taking too long.

The unit has 1,267 square feet of living space, 15-foot ceilings, acid stained concrete floors, stainless steel appliances, De La Casa cabinets, washer/dryer and balcony.  Parc Lofts is one of the few industrial-style lofts in South Florida.  It has become home to many of Miami’s artists, videographers, photographers and others desiring a unique space.  Amenities at Parc Lofts include: swimming pool, hot tub, concierge and fitness center.

Brickell on the River – 1 Bedroom/1 Bath Short-Sale – $200,000

I’m quite surprised that the 1 bedroom/1 bath short-sale for $200,000 at Brickell on the River isn’t under contract yet. It was offered for sale on April 1, 2008. The next best priced condo in the building, located directly 8 floors below the short-sale condo, is priced at $260,000.

Depending on someone’s credit score, this condo should break-even on a monthly basis if you’re able to get $1,500 per month for it with a 20 percent down payment. The condo faces west and has a view of the Miami River. The listing says that the monthly maintenance fee is $418 per month.

Last Summer, a client of mine placed on offer on unit 2703 at Brickell on the River, which has a very similar view as 2907, for $240,000. It, too, was a short-sale. The condo was listed for $280,000 at the time. The bank felt that our offer was too low to warrant a counteroffer. I received word that the bank would not accept anything that wasn’t “very” close to the listing price. Within a month, the list price was actually increased to $320,000. Needless to say, the condo failed to sell through the MLS, despite the price eventually being lowered to $259,000 on March 12, 2008. The listing was canceled a few weeks later. I’m guessing that the condo went into foreclosure, but I haven’t confirmed that.

Close to one year later we have unit 2903 on the market for $200,000. That’s close to a 30 percent discount from what the banks, a year earlier, felt that they should be able to get. I think $200,000 for this condo at Brickell on the River North is a very good price. In fact, it is probably one of the best priced one bedrooms currently offered in all of Brickell. I guess time will tell for how much this condo eventually sells.

Emerald at Brickell 2 Bedroom Tower Suite Short-Sale – $499,000

This 2 bedroom/2 bath tower suite short-sale at Emerald at Brickell slipped through my radar since the middle of February because the listing agent failed to include the correct zip code with the listing. This short-sale condo is listed at $499,000, or about $395 per square foot. It has direct views of Biscayne Bay and Key Biscayne.

The next best priced tower suite condo at Emerald at Brickell is listed at $699,00. It is slightly bigger but is still listed at over $140 per square foot more. If the correct zip code (and correct spelling of the development) had been included, I suspect that this condo would have been under contract by now. It fell off my radar and I’m guessing that it fell off the radar of many other Realtors and buyers.

Vue at Brickell – Are Prices Finally Bottoming?

On May 24, 2007, I wrote a blog post entitled “Vue at Brickell – Overpriced or Insanely Overpriced?“. At the time, the average list price of condos available at Vue at Brickell was over $550 per square foot. As many of you now know, and as the blog post explains, the inflated list prices were a direct result of the rampant mortgage fraud that occurred in the building. Since that time, as more and more people became aware of the situation and as a large number of foreclosures in the building hit the market, prices at Vue at Brickell have come down like a ton of bricks.

There are now indications, however, that prices at Vue at Brickell may be close to reaching the bottom. Buyers are finally stepping in. Since the last week of January, there have been 7 condos at Vue at Brickell that went pending. With list prices of $190,000-$199,900 for 1 bedroom condos and $220,000-$249,900 for 2 bedroom condos, it makes sense that buyers are now beginning to accept the risks associated with buying a condo in a building that has a high number of foreclosures. It will be interesting to see the sales prices of these condos at Vue at Brickell once they close. It’ll give us a better indication as to the level of motivation of some of these banks.

The mortgages of three of the four short-sale one bedroom units listed for $162,500 are held with the same lender. This may be an opportunity for an investor to grab all three for a bargain-basement price. There are currently only 8 condos available for rent at Vue at Brickell. Within the past 12 months, the lowest that a one bedroom has ever rented was $1,300 per month. The lowest that a 2 bedroom rented was $1,550 while 3 bedrooms condos bottomed at $2,500 per month.

Short-Sale at One Miami

Last night, I came upon a fantastic short-sale at One Miami. Not necessarily because of the price but because an agent finally did his homework.The listing says the following:

Property is being sold as short sale. All docs already submitted to the bank. Bank approved 272,000, less then 272K will not be considered by the bank.

This is the type of information that I want to see if I’m working with a client that wants to make an offer on a short-sale. I don’t want to waste my time submitting an offer on a short-sale that is going to take 4-6 weeks to be reviewed by the REO department and likely rejected. With a few exceptions, short-sales have been a complete waste of time for me. Hopefully, this will change in 2008.

If you’re a Realtor and have a client that wants to make an offer on a short-sale then make sure you know what the current owner paid for the property. If the current owner paid $400,000 and it is now listed for $200,000, then tell your client to move on and forget about it. As of right now, the banks, for the most part, won’t accept your offer. Why waste your time?

The banks may not want their listing agents to disclose that they are willing to accept “x” amount of dollars on a property because they are hoping that they’ll receive an offer that is greater. Get out of this mindset! Buyers are not stupid! The Internet is filled with a ton of housing information. In this market you won’t get anybody that is going to overpay for your property. Set a price and stick to it for a month. If you don’t get any interest then drop the price next month. Enough said?

Once you see the “hot” short-sale and foreclosure deals in the Brickell condo buildings below, you’ll know what I mean. Goes to show that just because a condo is listed as a short-sale or foreclosure doesn’t mean that it is priced well.

I’m not sure why listings like the ones above even make it into the MLS. It’s a complete waste of time in my eyes.

Neo Vertika Short-Sale Becomes a Closed Sale

The 2 bedroom + den/2 bath loft at Neo Vertika that I wrote about on September 4 closed Wednesday afternoon. The unit has 1,255 square feet of interior space, 20-foot ceilings, a large balcony that extends the length of the unit and comes with the upgraded stainless steel appliance package. Since it has never been lived in before it comes “decorator-ready”. This south-facing two-story loft is located on the 29th and 30th floors and overlooks the swimming pool and has obstructed views of Biscayne Bay. The unit was sold as a short-sale so my client was able to acquire it at a great price. The purchase price was $303,800 and the appraisal came in at $445,000.

My client’s plan was to rent and hold the unit for around 2-3 years before selling it. However, I have received some interest from people wanting to look at it and possibly acquire it once he closed. I will be showing the unit to all interested parties for the next week or two. After that, my client will install the floors and likely rent it as he had planned.

The best priced D floor plan at Neo Vertika is currently listed at $450,000. My client is willing to sell his unit for $385,000, which would make it priced even better than the smaller, and less desirable, 2 bedroom C floor plan units currently available in the building.

Two Mondays ago I reported that a 2 bedroom + den loft at Neo Vertika went up for auction. The auction had a dismal turnout and the highest bid was quickly rejected by the bank.

Since that time I have submitted two offers to the bank. The bank has recently stated that they would accept an offer of $303,000 if the closing can happen by September 20, 2007. They want absolutely no contingencies, such as financing or inspections. The unit has never been lived in and comes “decorator-ready”.

The loft faces south and has views of the bay and overlooks the swimming pool. The unit is on the 29th and 30th floors and has 1,255 square feet of interior space as well as a large balcony off the main floor. It has 20-foot ceilings and comes with the upgraded stainless-steel appliance package.
