Abbhi Capital Breaks Ground on 2 Million Square Foot Development at Miami Worldcenter
With a ground-breaking of a 2 million square foot mixed-use development that includes the area’s first significant office building, Abbhi Capital plans to revolutionize Miami Worldcenter.
On September 20th, the city’s Urban Design Review Board will consider the expansive project, which consists of a 59-story residential tower and a 33-story office tower joined by a shared podium with plenty of parking. The property was purchased by SanaProperty8LLC, an affiliate of Abbhi Capital, for a total of $44 million between 2020 and 2021. It is located at 1001 N.E. First Ave. The development will have 1,319 spacious parking places, 7109 square feet of retail and dining space, 368,362 square feet of available commercial space, and 558 residential units.
An amenities deck including a pool, jacuzzi, pickleball courts, fitness center, coworking spaces, media room, and even a dog grooming station will be available to residents and renters on the 12th level. The construction intends to accommodate a variety of lifestyles with the majority of residential apartments beginning on the second floor and ranging from small 570-square-foot studios to roomy three-bedroom residences covering 1,562 square feet.
Ten city blocks make up Miami Worldcenter, which is next to Museum Park, which is home to the Frost Museum of Science and Pérez Art Museum Miami, as well as the FTX Arena, Adrienne Arsht Center for the Performing Arts, and Wolfson Campus of Miami Dade College. Miami Worldcenter is the largest and best-connected transit-oriented development in Florida thanks to its proximity to Brightline’s MiamiCentral station, which provides direct train service to Fort Lauderdale, West Palm Beach, and Orlando and access to Tri-Rail, the Metromover, and the Metrorail.

Mohawk at Wynwood’s developers file for demolition permit along with updated plans in an effort to quickly begin site preparation for the mixed-use project
The plans for Mohawk now include 35 more units totaling 260 residential units, 20 of which will be two-story lofts. There will also be 335 parking spaces, 1,500 square feet of retail space, and 31,000 square feet of private offices as additional additions. Electric vehicles will receive a 25% allocation.
Mohawk’s design brings the edginess of local artist’s murals and modern steel framing to create a master piece that targets young entrepreneurs.

Both projects were created by Rilea Group. Jaxi Builders is in charge of demolishing Mohawk in Wynwood, and DeForma Studio is in charge of the design. The Residences at 1428 Brickell Construction Update
The construction application was just submitted to Miami’s Planning Department for a site work permit for The Residences 1428 Brickell.
The application includes a building permit for site work in the category of excavation, piling, site work, and soil work was made to Miami’s Building Department. According to building department records, demolition permission for a 10-story office structure on the property is all but authorized and just needs proof that the electricity has been turned off.
The application for a second permission to build the new tower vertically was made in March and is still being reviewed. The contractor is listed as John Moriarty.
At 861 feet above the ground, the tower will rank among Miami’s highest structures. According to the developer, it will also be the first residential high-rise in the world with 500 photovoltaic-integrated windows that are partially powered by the sun.
With architecture by Arquitectonica, the building is being designed by ACPV Architects, under the direction of Antonio Citterio and Patricia Viel. Ytech is the developer.

Chicago-Based Company Files Plans for 39-Story Residential Tower in Brickell
Focus, a Chicago-based company recently submitted plans for a residential tower at the site of the former Starlite Motel in Brickell. According to records, the company paid $28 million for the property in November 2022.
“Miami’s vibrant metropolis, with its walkable urban cores, offers a dynamic and energetic environment that aligns perfectly with our mission,” said Tim Anderson, CEO and Founder of Focus.
The site’s demolition was finished earlier this year, and it was just permitted to be a part of Miami-Dade’s Rapid Transit Zoning District, which permits higher density. A pre-application for the new skyscraper was submitted to Miami-Dade planners on August 4. Gensler is listed as the architect for this new development.
According to the plans, the tower will rise 39 stories tall and will feature 516 residential units. There will also be ground floor retail, indoor and outdoor amenity spaces, and 506 parking spaces.
Indian Creek Residences & Yacht Club Secure Financing for Construction
Indian Creek Residences & Yacht Club, a boutique residential development that will have condominium units and a private marina, is being built on Miami’s Bay Harbor Islands by the New York and South Florida-based Landau Properties. Financing has now been secured for the property with official sales projected to start in Fall 2023.
Indian Creek Residences & Yacht Club’s $29 million construction credit was originated by Miami-based private real estate lender BridgeInvest. Its flagship fund, BridgeInvest Specialty Credit Fund IV, focuses on development, bridge, and value-add financing across the United States. BridgeInvest provided the construction funding, which was organized by Raffi Landau of Estreich and Company.

The Avenue Coral Gables Hotel & Residences is being constructed at 351 San Lorenzo Avenue by Roger Development Group, a family-run, fully integrated real estate development and management firm with its headquarters in Coral Gables.
This development will rise eight stories and will feature a collection of 48 residences with one to two-bedroom layouts outfitted with modern Italian kitchens and bathrooms. Designed by Bermello Ajamil & Partners with fully-furnished interiors by renowned interior designer Adriana Hoyos Design Studio, best known for world-class tropical luxury-inspired interiors. Cipriani Residences Miami Sells its $16.2 Million Penthouse
Mast Capital, Developer for Cipriani Residences Miami sells a penthouse just weeks after the collection was introduced to the public.
Mast claimed that the asking price for Penthouse 1 was a record-breaking $16.2 million, or $3,333 per square foot.
Four bedrooms, five and a half bathrooms, 4,888 square feet of interior space, and 4,333 square feet of outdoor terrace space—a total of 9,221 square feet—will be found in Penthouse 1. A summer kitchen and private pool with an infinity edge will be part of the outside area.

Shore Club Private Collection Secures $430 Million Construction Loan
Shore Club Private Collection, which is expected to be one of the fastest-selling luxury complexes in Miami Beach history, has closed on a $430 million construction financing from Witkoff Group, a Miami-based development and investment company, and Monroe Capital, a renowned asset management company.
The loan, which was provided by J.P. Morgan, is thought to be the biggest ever for a South Florida residential building project. Since its late January debut, sales have surpassed $550 million, and two-thirds of the inventory has been sold. As a result, Shore Club is prepared to start building later this year, with a 2026 completion date anticipated.
Shore Club Private Collection will house 49 houses created by the renowned New York-based firm Robert A.M. Stern Architects, building on the rich legacy of Miami Beach’s Art Deco and contemporary design style while also fostering a seamless link to its landmark site. Some of New York City’s most well-known structures were designed by this architect, including 15 Central Park West and 220 Central Park South. The three acres of coastal land where Shore Club will be located will have magnificent botanical gardens created by renowned landscape designer Nathan Browning of Island Planning Corporation.
The development, which features a brand-new structure from the ground up, The Tower, a recently renovated Art Deco structure that was first finished in 1939, The Cromwell House, and The Beach House, a distinctive single-family beach house, is Robert A.M. Stern’s first residential oceanfront project. The Beach House, which will measure 6,000 square feet with three outdoor spaces totaling more than 2,180 square feet, will be the sole private residence on Miami Beach’s oceanfront.

Former NFL Player Proposes 15-Tower Mixed-Use Project in North Miami Beach
A company headed by former NFL player and Pro Bowler Elvis Dumervil, now a real estate developer, plans to transform a dilapidated apartment building in North Miami Beach into a 15-story mixed-use development.
The city’s Planning and Zoning Board will discuss proposals for Prestige Boardwalk on the 2.28-acre site at 16651 N.E. 18th Ave. in a town meeting today. The existing 94 flats on the property were constructed between 1957 and 1961.
In 2018, Prestige Boardwalk LLC, run by Dumervil of Prestige Estates in North Miami, paid $9.5 million for the property.
The current apartment building would be replaced with two buildings housing 409 units, 11,151 square feet of retail space, and a 642-space parking garage with 126 spots designated for electric vehicle charging. Additionally, there would be pedestrian bridges connecting the two buildings on the second and eighth levels, as well as a pool/amenity deck on the eighth floor. A boardwalk would run beside the Snake Creek Canal.
Between 578 to 1,316 square feet would be available in each unit. There would be 57 three-bedroom units, 34 studio apartments, 167 one-bedroom apartments, and 151 two-bedroom flats.
The Miami-based Zyscovich Architects firm created Prestige Boardwalk.
Dumervil founded Prestige Estates following a successful NFL career. He was a linebacker who participated in five Pro Bowls while playing for the San Francisco 49ers, Baltimore Ravens, and Denver Broncos. The North Miami neighborhood where Dumervil grew up has seen hundreds of flats purchased by Prestige Estates.
