Exclusive, First-Look at the $2M Sales Center for Paramount Miami Worldcenter

Earlier today, I was given an exclusive, first-look at the $2M sales center for Paramount Miami Worldcenter. Wow! That was the first word out of my mouth as I entered the stunning, two-story showroom. Immediately, my eyes caught sight of the massive, wall-sized video display – such an impressive way to present the development. While there today, I was given the opportunity to watch on the big screen an unreleased video for Paramount Miami Worldcenter. I swear, the video gave me chills. It does an amazing job of conveying to the viewer just how spectacular Paramount Miami Worldcenter is going to be once it is completed. Not only that, it gives you a glimpse into the future of what is yet to come for the neighborhood. People are going to be super impressed with that video once it is released to the public.
The sales center, which is still a work in progress, is expected to be completed and opened to the public by the end of this month. At that point, preconstruction prices are expected to increase to coincide with the launch of sales to the public. Currently, units can only be reserved through the developer’s friends and family program. With prices starting at $550 per square foot, there are still a number of great options remaining. Icon Bay and Biscayne Beach Construction Update

Earlier this week, while scoping out the panoramic views from the rooftop deck of Penthouse 1 at Bay House, I got the opportunity to peek in on the progress being made at neighboring condo development Icon Bay as well as that of Biscayne Beach, located just two blocks away from Bay House on 29th Street. Contained here are a few snaps that I took that day. Icon Bay looks almost ready to go. My guess is that closings will begin towards the end of April to beginning of May. Biscayne Beach, on the other hand, is still in its early stages of construction. As reported by The Next Miami, Biscayne Beach completed its foundation pour on November 22nd. In the photo at the bottom of this post, you can make out Biscayne Beach’s footprint as well as the early makings of its entrance ramp for vehicles entering the property.



A Tour of the Brickell Flatiron Sales and Design Gallery

Sometimes I feel like there aren’t enough days in the week to both sell real estate AND stay on top of the latest and greatest condo developments entering the market. Today, fortunately, I had time in my schedule to check out the interior design and finishes of one of the best – Brickell Flatiron. Actually, I was already quite familiar with the project but it’s one thing to sell a pre-construction condo development on paper and quite another to actually see and touch actual finishes that you can expect to find in units once they are delivered. This was my first opportunity to visit the Brickell Flatiron Sales and Design Gallery which opened on-site last month and was designed by American artist Julian Schnabel.
Brickell Flatiron Reception Area
As I sat in the reception area waiting for my tour to begin, I couldn’t help but think that Julian Schnabel did an amazing job in capturing British Colonial elegance with an interesting twist. Hopefully, that is the look he was going for. The interior design work in the reception area is to give you an idea of what you can expect to find in the Brickell Flatiron lobby and common areas.




Brickell Flatiron Master Bathroom Finishes
The master bathroom finishes for Brickell Flatiron remind me a lot of the bathroom finishes that you find at Epic Residences, not surprising given the fact that the developer of each building is one and the same – Ugo Colombo. That’s definitely not a bad thing. We’re talking marble floors and accents walls imported straight from Italy. Colombo is known for his attention to detail and knack for using only the finest materials.





Brickell Flatiron Kitchen Appliances and Finishes
First of all, I must say that I absolutely love the kitchens for Brickell Flatiron. The Snaidero cabinetry is second to none and includes an open/close feature at the push of a button along with interior backlighting. The open/close feature is really cool although I hope next year’s model will incorporate a speech recognition engine to do the work for you. After all, home automation is the future. The Miele refrigerator, in my opinion, is a welcomed change from the customary Sub-Zero refrigerator that we all come to expect from luxury condo developers. Off the top of my head, Biscayne Beach is the only other luxury condo development that is planning to deliver Miele refrigerators in place of the usual Sub-Zero.






For those unfamiliar, Brickell Flatiron is a luxury, pre-construction condo development which will be located in the heart of Brickell at 1001 South Miami Avenue. In my opinion, Brickell Flatiron is destined to follow in the footsteps of other bar-setting Colombo projects such as Santa Maria, Bristol Tower, Grovenor House, and Epic, and be considered one of the best condo developments in Miami, not only once it is completed but for many years to come. Time and time again, real estate developer Ugo Colombo delivers luxury, condominium high-rises that are nothing short of spectacular. With highly revered developments under his belt such as Bristol Tower, Santa Maria, Grovenor House, and Epic, his reputation definitely supersedes him. Brickell Flatiron, his most recent project to launch sales, will be centrally located in Brickell at 1001 South Miami Avenue, just a few short blocks from Mary Brickell Village and the upcoming $1.2B+ mixed-use development called Brickell City Centre. The luxury, all-glass tower will rise 64 stories and offer spectacular amenities such as a rooftop pool, spa, and fitness center. In a recently released promo video for Brickell Flatiron (shown below), Ugo Colombo shares his vision for his latest project. He refers to Brickell Flatiron as a fusion of great architecture and art.
Paramount Miami Worldcenter – Now Accepting Reservations!

The moment has finally arrived – reservations for condos at Paramount Miami Worldcenter are now being accepted. In this initial offering, the developer is releasing just 60 of the tower’s 470 total units. Each residence at Paramount Miami Worldcenter will have 10-foot ceilings, a private elevator, and either 11-foot or 14-foot deep terraces. To give you sense for the size of the terrace space, they are as large or larger than most master bedrooms in Miami. The floor plans are huge! The smallest 1 bedroom condo has 1,294 interior square feet; the smallest 2 bedroom condo has 1,690 interior square feet; and the smallest 3 bedroom condo has 2,320 interior square feet. Paramount Miami Worldcenter reminds me of something out of Las Vegas mixed with Time Square. I will have the renderings within the next couple of days. Be ready to be impressed. Paramount at Miami Worldcenter – Preconstruction Condo Sales Coming Soon

The moment is almost upon us – a moment that has been in the making since 2008 when the Miami City Commission approved a development agreement with Miami Worldcenter and endorsed its Master Plan for Downtown Miami. Fast forward to the present and that Plan is about to become a reality. Spanning nearly 30 acres with projected costs over $1.5B, Miami Worldcenter will be the second largest urban development in the United States. It will include 765,000 square feet of signature retail anchored by Bloomingdale’s and Macy’s, 4.5 acres of open space, 7,000 new parking spaces, and an ultra-modern Marriott Marquis World Convention Center Hotel with 1,800 rooms, 600,000 square feet of convention space, and an 80,000 square foot outdoor event deck. To top it all off – literally – the Master Plan for Miami Worldcenter will include multiple residential towers with over 1,000 units.
The first residential tower to launch will be Paramount Miami Worldcenter – a luxury condo development rising over 700 feet with 60 stories and 466 total condo units. Yesterday evening, along with a few of my close clients, I received a full presentation and must say that I was blown away. I am not at liberty to divulge much else in such a public forum but will say that that Friends & Family pricing is set to launch in the coming weeks followed by a more public launch towards the end of this year. Brickell Construction Update – October 22, 2014 [video]

Development throughout Brickell is happening at such a rapid pace. Despite living in the area, and showing condos in Brickell on a regular basis, I am still in awe by all of the construction when making my way around the neighborhood. I realize that many of the people who visit my website are not local to Miami and, therefore, are not able to see Brickell’s amazing transformation with their own eyes. It is for this reason that I decided yesterday afternoon to produce a guided video tour of the construction that is taking place throughout the central part of Brickell – primarily around Brickell City Centre and Mary Brickell Village. Included in the video are the following condo developments which are currently either under construction or are in their pre-construction phase: Brickell City Centre (Rise and Reach towers), SLS Lux, The Bond at 1080 Brickell, Brickell Flatiron, and 1100 Millecento.
Bye Bye Panorama Tower, Hello Panorama

Monday afternoon, while stopping in at the post office located at 1101 Brickell Avenue, I noticed the vehicle shown above parked within a stone’s throw away from the Panorama Tower site. What I immediately found odd is the absence of the word “tower” from the vehicular advertisement. On the driver side, it states, “Brickell’s Loftiest Address is Coming Soon – Panorama” while on the backside of the vehicle it reads, “Look What’s Coming – Panorama”. Perhaps Tibor has decided to make a last-minute change to the development name. Either that or he couldn’t find a big enough vehicle to fit the name in its entirety. If completed, Panorama is expected to be the tallest building in Miami.
Brickell Heights Sales Launch Party

Yesterday night, I attended the Brickell Heights sales launch party. Jorge Perez, Chairman & CEO of The Related Group, and Harvey J. Spevak, President & CEO of Equinox, spoke at the event. I recorded the presentations and uploaded those videos onto YouTube. Judging by the empty seats in the row in front of me, it may not seem like the party was well attended but I assure you that it was. There were lots of people standing along the sides and towards the back of the room. The footage isn’t great due to the bright screen behind the stage but you can hear everything clearly.
After a brief introduction and unveiling of the Brickell Heights promo video, Harvey J. Spevak spoke followed by Jorge Perez. Mr. Spevak discussed the impact that Equinox has had on real estate sales for residential developments in New York City with which his brand has been associated. Equinox will have 35,000 square feet of dedicated space at Brickell Heights. That will make it the largest Equinox club in South Florida. Brickell Heights will also have a 3,000 square foot spin studio separate from Equinox called Soul Cycle. Mr. Spevak noted that Equinox Brickell will have an elite team of personal trainers – some of the best in the world – which will work with members not only at the club but also at a member’s residence if they so desire.
Jorge Perez kept his speech short and sweet but I think he did a terrific job in driving home the message that Brickell Heights is going to be at the center of the action in Miami. Located across the street from Mary Brickell Village and just one block from the upcoming Brickell City Centre, residents of Brickell Heights will have hundreds of shops, restaurants and bars at their doorstep. Mr. Perez also explained how Equinox came into the picture. He envisions a very healthy and active lifestyle for residents of Brickell Heights. He refers to Equinox as the “Rolls Royce of fitness” and, therefore, a perfect match for a luxury condo development such as Brickell Heights.
