One Step Closer to Breaking Ground at St. Regis Residences Sunny Isles Beach
A utilities agreement between Fortune International Group and Château Group has been reached, allowing the St. Regis Residences Sunny Isles Beach, a two-tower residential complex planned at 18801 Collins Avenue in Sunny Isles Beach, to begin construction.

Two 62-story towers are planned by the developers, which will be taller than any structures in the Sunny Isles Beach neighborhood. First to be finished, the 175-residence St. Regis Residences South Tower. The north tower can rise to 744 feet above ground level or 750 feet above sea level, according to FAA licenses that were approved in March 2022. The south tower is allowed to rise to 739 feet.
These heights will match the proposed height of the nearby Bentley Residences, making the north tower the tallest structure in the neighborhood based on roof height. La Playa Beach Associates LLC, a partnership between Chateau Group and Fortune, is the owner of the 4.7-acre property at 18801 Collins Avenue, which is situated on 435 linear square feet of shoreline property.
The shapes of the towers, which were influenced by the elliptical path of the Earth, convey a feeling of harmony with the natural environment. The project’s enormous curve is given a deeper significance while also creating a distinctive form that contrasts with the city skyline. 13th Floor Investments and Key International Reach an Agreement with Presbyterian Church Site to Move Forward with Construction
At 609 Brickell Avenue in Miami, a new 80-story project, created by Sieger Suarez Architects, and developers 13th Floor Investments and Key International is moving forward.
The congregation and the Miami-based developers have a “transaction and development agreement,” according to a memo filed with the Miami-Dade Clerk of Court on March 2nd. The developer’s right to purchase the property, their duty to build the project there in accordance with the agreement, and their duty to transfer ownership of the new church improvements to the church after substantial completion are all included in the terms of the agreement. Only a memo verifying the existence of the arrangement was recorded. Other details of the agreement have not been released.
13K-BP Brickell Owner LLC is identified as the developing firm, while Arnaud Karsenti is mentioned as the developer’s authorized signatory on the letter. The project’s goal is to utilize the land that is currently used for parking and a religious school building at the back of the property while maintaining the main church structure.
The agreement provides a number of advantages for the congregation and might be worth $240 million to the church. As part of the arrangement, the church will be granted access to 148 parking spaces, 90,000 square feet of space in the new structure, and a small park. In exchange, the church will receive $48 million in cash, 15% of condo sales estimated to be $125 million, and a portion of revenue from the restaurant on the ground level.
The iconic 1949-built First Miami Presbyterian Church, was named a historical landmark in 2003, will continue to stand. The church had previously struggled with money, including a $7 million tax obligation in 2018 as a result of selling part of its lands.
The document submitted to Miami-Dade County does not specify the specific terms and conditions of the sale. It does, however, confirm “the Developer’s Obligation to Construct the Project on the Property in Compliance with the Agreement.”

Miami’s Review Board Approves New Construction Development in Overtown- Block 19
Miami’s Urban Development Review Board has given the green light to Overtown Block 19, a 25-story mixed-use development slated at 1159 Northwest 1st Court in Overtown.
The approximately 275-foot-tall building, which was designed by Nichols Architects with Witkin Hults + Partners serving as the landscape architect, is being developed by RNG Overtown LLC in Morganville, New Jersey. It will have 606,942 square feet of space divided between two towers connected by a podium, including 413 multifamily units, about 20,000 square feet of ground-floor retail, and 505 parking spaces.
The property is surrounded by Northwest 11th Terrace, Northwest 1st Court, NW 12th Street, and NW 1st Avenue and is part of Block 19 of the Alice Baldwin Subdivision. Within the Southeast Overtown/Park West Community Redevelopment Agency (SEOPW CRA) section of the city, the site consists of unimproved land.
The land is a part of a 1.16-acre Transit Oriented Development District (TOD) that spans from 1129 to 1159 Northwest 1st Court and 105 to 113 Northwest 11th Terrace. It is located four blocks north of the Overtown/Lyric Theatre Metrorail Station and south of Interstate 395.
Aluminum and clear glass window walls, smooth off-white, green, and light blue painted stucco reinforced masonry walls, and cast-in-place concrete wall projections make up the outside facade of the structure. The building’s pedestal will have panels with wood patterns, aluminum and glass storefront systems, art murals, and horizontal aluminum louvers. The balcony slabs will have dark metal railing systems.
As it combines cultural arts, produces sustainable jobs, promotes the neighborhood as a destination for culture and entertainment, and enhances the quality of life for Overtown inhabitants, Overtown Block 19 complies with the Southeast Overtown/Park West CRA Redevelopment Plan.
Construction jobs, long-term jobs for on-site facility maintenance, and commercial use will all be created by the project, which also includes artwork by a local artist to activate the facade and raise cultural awareness in the neighborhood.
Plans Filed for 3 Tower Development – Biscayne 21
Plans for the highly anticipated three-tower mixed-use development called Biscayne 21 has been submitted to the Urban Development Review Board located at 2121 North Bayshore Drive in Edgewater, Miami.
The project will feature 606 multifamily units spread across three residential towers that are 649 feet tall, 8,433 square feet of ground-floor retail space, 971 parking spots, a complete amenity package, and more than 800 linear feet of a new waterfront promenade. Arquitectonica, EDSA, Longitude Surveyors, and Langan Engineering are just a few of the project’s remarkable roster of architects and engineers.
The property, which is in a superb location with stunning views of Biscayne Bay to the east and the Biscayne Bay Inlet to the south, is located on the southeast corner of North Bayshore Road and Northeast 22nd Street.
The Edgewater skyline will be dominated by two twin skyscrapers that rise 56 stories in height and a third that is 55 stories high. The twin towers (South Tower One & South Tower Two), which are unbranded, will each have 210 residential units, while the structure known as the East Tower, also known as EDITION Residences, will have 186 residential units. The overall square footage of the project is divided into 333,463 square foot parking garage, 430,132 square feet between the two unbranded buildings, and 639,824 square feet For EDITION Residences. The project’s outstanding overall square footage is 1,841,984 square feet.
The buildings at Biscayne 21 will have an exterior that combines a variety of high-quality materials. Glass with clear view, white-painted stucco frames, and other accessories will produce a contemporary and uncluttered appearance. Mechanical screens and painted metal or fiberglass with fake foliage, together with a creative painting, will add a natural touch to the parking structure. Two Roads Development is requesting a number of waivers for the Biscayne 21 project, including a small reduction in tower spacing, two driveways separated by less than 60 feet, a reduction is required parking of up to 30%, parking above the first story to extend into the second layer, and pedestrian entrances more than 75 feet apart. Due to the property’s special configuration with two waterfront frontages and to guarantee compliance with the Transect Zone regulations, the exceptions have been requested.
The proposed project for Biscayne 21 and the waivers requested by Two Roads Development adhere to Miami 21’s guiding principles, which include fostering infill and redevelopment, encouraging mixed-use development, offering public transportation as an alternative to driving, and supporting compact, pedestrian-friendly communities. The project offers public spaces, such as waterfront walkways along the South and East frontages, as well as an energy-efficient design. On March 15, 2023, Two Roads Development will present the project to the Urban Development Review Board.
Construction Update for Namdar Towers in Downtown Miami
Namdar Towers are one step closer to breaking ground after receiving approval for a foundation permit on February 28. The permit will cover site and soil improvements, piles, and excavation with an estimated cost of $1.5 million. Permits that still require approval are for the tree and demolition permits.
In October, the Namdar Towers project was submitted to the UDRB. Miami’s Building Department is currently reviewing permits for development and demolition.
A 41-story structure with 680 units and a 43-story building with 714 units would make up the proposed Namdar Towers, which would have combined square footage of more than 1.2 million.
This project is planned in 2 phases, the 41-story tower will be part of phase 1 while the 43-story tower will be part of phase 2.

Aerial images recently obtained by the British publication reveal that “production has advanced dramatically” since its initial inspection of the house in September 2022. To begin with, Tom and Gisele demolished a 5,772-square-foot house with the intention of building a contemporary, eco-friendly mansion on the property.
Gisele, a Goodwill Ambassador for the United Nations Environmental Program since 2009, knew she had to build an eco-friendly home.

New Renderings Revealed for The Perigon Miami Beach
Mast Capital and Starwood Capital Group recently revealed new renderings for the highly awaited Perigon Miami Beach project that is expected to top off next year.
In June 2021, Mast filed the development plans for the property and the official approval came in December 2021. Rem Koolhaas is named as the architect for the project while Tara Bernerd is listed as the interior designer. The design resembles a series of towers merged together allowing the residents optimal views of Biscayne Bay, the Miami skyline, and the Atlantic Ocean
