New developments are popping up everywhere throughout Miami but one of the most opulent new construction towers in Miami Beach stands out from the crowd with the unveiling of its new penthouse at The Perigon.
Penthouse West is a $37 million residence situated over two levels and is the first penthouse to be unveiled at the new condominium project. The landscapes featured in the facilities of the property and the garden in the penthouse were both designed by Gustafson Porter + Bowman, the same company in charge of the landscaping around the Eiffel Tower. More than 20,000 square feet of amenity space are available to residents of The Perigon, including a breakfast and sunset lounge, a residents-only private restaurant, and a speakeasy run by chef Shaun Hergatt, a veteran of Michelin-starred establishments. Elite Villa Collection Launched in Bay Harbor Islands-La Maré
La Maré, an elite collection of two light-filled modern contemporary boutique condo towers, have launched in Bay Harbor Islands by Chicago-based Regency Development Group. Kobi Karp, a renowned international architect, created the vertically stacked tropical luxury villas with Debora Aguiar Arquietetos, a Brazilian designer best known for creating the interiors of 1 Hotel South Beach among other projects, is in charge of the exterior design.
La Maré is the first venture for Regency Development Group in the South Florida region. The construction is anticipated to begin later this year and be finished in 2025. The price of the villas will be between $1.375 million and $8 million.
Thirty-three units can be found in the eight-story Regency Collection glass-clad contemporary boutique building. Nine to ten foot floor-to-ceiling windows open out to large wraparound outdoor living spaces. The homes units will feature direct private elevator access with 1,600 to 4,000 square feet of living space, two to four bedrooms, and two to four and a half bathrooms.

The price range for these villas will start at $2.875 million to $6.3 million. Later this year, construction is slated to begin, and it will likely be finished by the end of 2024.
Nexo Residences in North Miami Beach Completion Date Set for 2025
Nexo Residences North Miami Beach will rise 15 stories tall and feature 254 units. With construction continuing for the project, the completion date was officially announced for 2025.
Nexo Residences is located at 13899 Biscayne Boulevard, North Miami Beach, Florida, 33181. The developers for this project include Blue Road and Fortune International Group. The landscape architect for Nexo Residences is Urban Root, and the building was designed by Frankel Benayoun Architects Inc. Homes range from $500k to $2.2 million.

Construction for Alana Bay Harbor Islands Set to Top Off in 2024
A multi-million dollar residential development called Alana Bay Harbor Islands is planned to top-off and complete construction in 2024.
Alana Bay Harbor Islands is sited at 9901 W Bay Harbor Drive, Bay Harbor Islands, Florida 33154. The developer was required to demolish a low-rise apartment prior to development.
There will be 30 units in the seven-story residential tower, with one- to three-bedroom floor plans. Homes range in size from 1,229 square feet to 1,662 square feet. Units will start at $761,000.
A fitness center, kids’ play area, residents’ gathering room, and rooftop sanctuary are among the communal features. A pool with an infinite view is also present. Alta Developers is listed as both the developer and the general contractor.
The architect is Revuelta Architecture International. In its conceptual representations, a posh mid-rise structure with an art deco exterior made of glass is seen. In addition, the project has David J. Odishoo-designed lush gardens and high-speed wi-fi throughout all of the common areas.
Interior designer Bea Interior Design is responsible. The project was created using soft natural materials, custom millwork, and finishes that express a one-of-a-kind perspective on island life.

Former Miami Herald Waterfront Site in Downtown Miami Receives 5 Bids over $1 Billion
Following a marketing campaign managed by Avison Young’s Florida Capital Markets Group, Genting Group has received five offers above $1 billion for the former Miami Herald site in Downtown Miami, one of the biggest and most valuable development sites in Miami.
The property, which is located at 1431 N Bayshore Drive in Miami, has 800 linear feet of direct Biscayne Bay frontage and highly aggressive zoning in one of the city’s most vibrant and connected neighborhoods. It is regarded as the most sought-after development site offering in the history of the city and one of the largest waterfront land assemblages currently available in the United States. A notable mixed-use commercial, retail, residential, hospitality, and entertainment destination could be developed on the location.
The rare riverfront location in the Omni District is valued at just about $1.5 billion. The 15.5-acre development site, known as BayCity Miami, now hosts ArtMiami’s Art Wynwood show in February as well as CONTEXT Art Miami every year during Miami Art Week. Miami Beach’s Star Island is Now Ranked as the Nation’s Highest Priced Neighborhoods

Ken Griffin, the founder of Citadel and a heavyweight in the hedge fund industry, has spent a total of $170 million over the past few years buying a collection of five houses on the island. Griffin made a big impression when he paid $75 million for a 1993 demolition on 1.8 acres at 8 Star Island Drive. At the time, the sale broke a record for Miami-Dade County single-family home sales, but Griffin is no stranger to shattering records.
Griffin also bought the nearby 10 Star Island for $25 million, 11 and 12 Star Island Drive for about $37 million, and 13 Star Island for $32.5 million in an off-market purchase. Also, he was the owner of 14 Star Island, which he acquired for $24 million in 2020 and reportedly traded for 13 Star Island for $18.5 million with former New York Yankee and real estate mogul Alex Rodriguez.
Griffin is not the only well-known investor who has bought and sold on the Island. Stuart Miller, the executive chairman of Lennar, paid $33 million for the old 4 and 5 Star Island Drive owned by Thomas Kramer, which marked the beginning of a protracted series of deals on the renowned island. With Todd Michael Glaser, Stuart Miller created an extravagant model home at 22 Star Island that was designed by DOMO Design and sold for $49.5 million in an off-market transaction managed by David Solomon and David Miller.
The owner of the NBA’s Memphis Grizzlies, Robert Pera, purchased the 1.9-acre property next door from Miller in 2019 for $25 million. A contentious 28,000 SF seaside home with a basketball complex is being built by Pera. Marc Iacovelli sold the historic Carl Fisher estate at 46 Star Island Drive to Roger and Sloan Barnett for $39 million on the other side of 22 Star Island. On the island, Shay Kostiner recently sold his vacant lot at 44 Star Island for $10 million, while Anthony Hsieh, the founder and CEO of LoanDepot, just paid $30 million to purchase 34 Star Island Rive.
Just over the MacArthur Causeway from Fisher Island’s entrance and Miami Beach’s South of Fifth district, the gated Star Island has long been one of Miami’s most sought-after neighborhoods. The Army Corps of Engineers constructed the island in 1922 as part of a dredging project, and Carl Fisher turned it into an island for the affluent and well-known. Celebrities and billionaires like Gloria and Emilio Estefan, Philip Frost, Sean ‘Diddy’ Combs, Alex Rodriguez, Stuart Miller, and Vladislav Doronin currently reside on the island.

The Perigon Miami Beach announces Shaun Hergatt, a Michelin-starred chef, as the creator of Miami Beach’s first-ever resident-only concept.
Nota will be Hergatt’s first-ever Mediterranean concept, while Fifty Three, a speakeasy cocktail lounge, will have a complementary bold style. Hergatt is the renowned executive chef and owner behind some of New York’s most famous Michelin-starred restaurants, including the private restaurant at 432 Park Avenue and Vestry in Soho.
