Construction is progressing at St. Regis Residences Miami with the newest construction permit submission.
The application was submitted on August 9 but without the full plans, the permit review will not begin. The permit has not yet been assigned to a contractor. The owner is identified as 1809 Brickell Property Owner, LLC, and the contact information is a Related group email. According to the permit, the hard construction cost will be $201,740,547.
By a 4-0 vote in June, the UDRB recommended approval of the project, subject to the developer’s agreement to “study the balconies at the lower levels in an attempt to widen areas that cannot currently be fully furnished.”
After around four months of evaluation, the Federal Aviation Administration authorized the tower’s permanent height at 630 feet above the ground, or 639 feet above sea level, on July 14.
For the location, total demolition permission was requested in June and is currently being handled.
St. Regis Residences Miami is planned to rise 52 stories or 639 feet and will include 391 parking spaces as well as 152 residential units.

Chicago-Based Company Files Plans for 39-Story Residential Tower in Brickell
Focus, a Chicago-based company recently submitted plans for a residential tower at the site of the former Starlite Motel in Brickell. According to records, the company paid $28 million for the property in November 2022.
“Miami’s vibrant metropolis, with its walkable urban cores, offers a dynamic and energetic environment that aligns perfectly with our mission,” said Tim Anderson, CEO and Founder of Focus.
The site’s demolition was finished earlier this year, and it was just permitted to be a part of Miami-Dade’s Rapid Transit Zoning District, which permits higher density. A pre-application for the new skyscraper was submitted to Miami-Dade planners on August 4. Gensler is listed as the architect for this new development.
According to the plans, the tower will rise 39 stories tall and will feature 516 residential units. There will also be ground floor retail, indoor and outdoor amenity spaces, and 506 parking spaces.
David Guetta Buys Indian Creek Waterfront Mansion for $69 Million
David Guetta, a well-known DJ and producer, is under contract to purchase a beachfront spec mansion in Indian Creek that was recently listed for $69 million.
Guetta, who owns a condo at the Setai Miami Beach, reportedly sold his record collection to Warner Music for roughly $100 million two years ago. At the time, he had sold 50 million records and had more than 14 billion streams of music.
The celebrated French DJ is buying the almost 16,000 square foot, 12-bedroom estate at 37 Indian Creek Island Drive. The 1.2-acre property has 118 feet of water frontage. The property is being sold to Guetta by developer Todd Michael Glaser and his associates.
The Indian Creek property was sold to Glaser, Jim Randall, Scott Robins, and Jonathan Fryd two years ago for $23.8 million by longtime “Sábado Gigante” host Don Francisco. They started work on the spec mansion after demolishing the old residence.
Ivanka Trump and Jared Kushner’s property, which they acquired for $24 million in 2021, is right next door to the residence.

Indian Creek Residences & Yacht Club, a boutique residential development that will have condominium units and a private marina, is being built on Miami’s Bay Harbor Islands by the New York and South Florida-based Landau Properties. Financing has now been secured for the property with official sales projected to start in Fall 2023.
Indian Creek Residences & Yacht Club’s $29 million construction credit was originated by Miami-based private real estate lender BridgeInvest. Its flagship fund, BridgeInvest Specialty Credit Fund IV, focuses on development, bridge, and value-add financing across the United States. BridgeInvest provided the construction funding, which was organized by Raffi Landau of Estreich and Company.

Shore Club Private Collection, which is expected to be one of the fastest-selling luxury complexes in Miami Beach history, has closed on a $430 million construction financing from Witkoff Group, a Miami-based development and investment company, and Monroe Capital, a renowned asset management company.

Summit Brickell Proposed in Brickell Miami
In the Brickell district of Miami, Lore Development Group has submitted designs for, Summit Brickell, a mixed-use development at 1015 Southwest 1st Avenue.
The 69-story tower would be built on a 22,712-square-foot plot of land that is near the Brickell Metromover Station, on the southeast corner of SW 1st Avenue and SW 10th Street. The almost 843-foot-tall building, designed by Corwil Architects, would have an interior area of 875,525 square feet, including 500 residential units, 2,174 square feet of ground-floor retail space, and an integrated 11-story garage with 480 parking spaces.
Renderings of a modern, elegant tower with rounded corners and dynamic moving volumes have just been unveiled. This tower is intended to easily blend into the surrounding urban landscape. The tower’s use of continuous balconies, which gracefully round the building and provide future occupants with spectacular panoramic metropolitan views, is a standout feature. With an approximate height of 843 feet, the tower dominates the Brickell skyline and dwarfs nearby buildings in size. The height between the mechanical level and elevator bulkhead and the rooftop is around 825 feet.
The property has a gross area of 1.011 acres, or 44,020 square feet, and a net area of 0.520 acres, or 22,712 square feet, according to the registration paperwork. The property was purchased for $35 million by Lore Development Group, a partnership between Leste Group and the Brazilian real estate company Opportunity Fundo de Investimento Imobiliário. It consists of several properties, including 74, 78, 84, and 88 SW 10th Streets, 1013, 1015, and 1021 SW 1st Avenues.
The property is expected to offer a range of unit sizes, from 496 to 1,436 square feet, including studios, one-bedroom, two-bedroom, and three-bedroom floorplans. It is anticipated that the flats will be offered for rent given their size. Residents will have access to additional recreational areas thanks to the facilities, which will be housed on the 13th and 69th floors and include a rooftop pool deck.
Due to the fact that this is the pre-application stage, detailed information regarding the material board is not available. However, it may be assumed from the elevation diagrams that the balconies will include wrap-around glass railings, acting as both decorative and utilitarian elements that emphasize the towers’ elevations. Floor-to-ceiling glass panels with aluminum frames are anticipated for the windows, and gray stucco is probably what will be used to complete the external walls.
