With buyers from all over the globe and the attendance for Art Basel reaching over 60,000, it is of no surprise that sales for One Thousand Museum would increase.
According to the co-developer of One Thousand Museum, Kevin Venger, “As a testament of the recent success leading to the loan payoff, during Art Week alone, our sales team inked two large sales totaling more than $30 million.”
Another major milestone was the $90 million inventory loan that was secured in March 2021. According to the developers, that loan is officially paid off. Louis Birdman, another co-developer states, “Satisfying our $90M loan in eight months comes during a buying frenzy and Miami’s high season, which we expect to take One Thousand Museum to sellout quickly.”
The late Pritzker-winning architect Zaha Hadid built One Thousand Museum, which was developed by Louis Birdman, Gregg Covin, Kevin Venger, and Regalia Group.

Plans Submitted in Miami for S-Shaped Mixed Use Tower
In 2018, plans for a 60-story mixed-use project located at 1370 NE 2nd Avenue in Edgewater was proposed. The proposal was expected to bring 100,000 square feet of office space, 1,100 residential units made up of condos and rentals, and 1,100 parking spaces. The developer, Cresent Heights purchased the land in March 2017 for $64 million but the project came to a standstill.
Now, alternative plans for the site have been submitted that still would include a large mixed-use complex. The developer for this project will still be Cresent Heights and they will be combining the $64 million dollar property with land owned by the School Board of Miami-Dade.
The 1.13-acre development site will be designed by Rafael Viñoly Architects and the towers themselves will take the shape of an S. The project will include 1,441 residential units, 100,000 square feet of office space (dedicated offices for the School Board of Miami-Dade County), auditorium, 19,673 square feet of office space for Cresent Heights, 5 levels of amenities, and nine levels of parking. The towers will rise 43 stories reaching 649 feet tall.

The developer has chosen to have the proposal reviewed by Miami-Dade County under the Metromover Subzone Zoning Standards. The move permits them to avoid the more stringent planning, zoning, and design approval required by the City of Miami.

Peruvian Restaurant Jattö Opens in Wynwood Miami
Chef Henry Hané of B Bistro + Bakery, the owner and executive chef, has officially opened a new Peruvian restaurant in Wynwood Miami, Jattö. Located at 223 NW 23rd Street at the former Wynwood Alter location.
Jattö is derived from the Peruvian word “jato,” which means “house,” according to Hané. For the chef, home is where is drew his inspiration for his recipes from all over the world, including Thailand, Peru, Cuba, and Italy.
Hane is known for his work not only at B Bistro + Bakery, but also at Eating House, Bebito’s Cafe, Le Manoir Aux Quat Saisons, as well as at Two Michelin Star Miramar in Llanca, Spain. At Jattö, he uses his multi-sensory culinary expertise to prepare the avant-garde cuisine. Aleric Constantin is the Chef de Cuisine in the kitchen with him.
This multifaceted culinary restaurant has a contemporary indoor dining room, a chef’s table, and a beautiful alfresco dining terrace with an exotic cocktail bar. The room has been renovated by Jattö into a vivid culinary vision with lush green and gold tones. Guests can dine indoors, outdoors, or at the chef’s table, which offers views into the kitchen.
Jattö will serve dinner during the opening month of November and December with weekend brunch options. Small plates range from $12-$22 and bigger meals range from $65-$85 for sharing.
The ingredients for his dishes are locally sourced, the food is prepared with cutting-edge techniques bringing together Miami vendors and farmers.

Grab Your Mimosas-We are Going to Brunch
Major Food Group does it again with the opening of another restaurant in Coconut Grove and this time, it’s focused on brunch! The restaurant Sadelle’s, which will open mid-December is another New York restaurant that the group has decided to open an additional location in South Florida along with the Italian eatery, Carbone, and ZZ’s Sushi Bar in the Design District.
Sadelle’s will be located at 3321 Mary Street where the former Tigertail + Mary restaurant was located. The building just sold last month in a joint venture with the Terra Group and The Related Group to the developer, Mocca Construction for $5.5 million. That is one of the reasons Tigertail + Mary closed last month was due to this sale. The retail condo space on the main floor was also sold for $6 million to a Mexican Investment Group under the name 2811 SBD LLC.
The founders Mario Carbone, Jeff Zalaznick, and Rich Torrisi signed a 10-year lease for the space. The restaurant will include outdoor space.
According to Sadelle’s website, they are considered to “Serve the best bagels in New York City.” Miami will be the judge of that! Not only do they offer classic bagels, but they also offer chopped salads, sliced to order salmon and sturgeon.

Governor Ron DeSantis Announces $25 Million Renovations on the Freedom Tower
In a landmark event, Governor of Florida, Ron DeSantis stood behind a podium with the words *Patria Y Vida, meaning ‘Homeland and Life,’ while announcing plans to restore the Freedom Tower with a $25 million renovation. During the announcement, Miami natives came out to support the people of Cuba. While crowds were demonstrating, DeSantis announced this new renovation project for the tower that means so much to Cuban Americans.
The Freedom Tower was originally built in 1925 for the headquarters and printing facility for The Miami News newspaper. In the ’60s, the Federal Government used the tower to process and document refugees during the Cuban Revolution. This building assisted with providing medical and dental services to all refugees.
In 1972, the Federal Government sold the building to a private buyer and just a few years later the building was listed on the National Register of Historic Places.
Since then, the building was converted into a memorial to honor the Cuban refugees that were once given sanctuary there. There is currently a contemporary art museum as well as offices for some of the Miami Dade College faculty.
Developer, Terra Group purchased the property in 2005, and then announced plans for a 62-story residential tower named Freedom Square. The tower was never built. While Miami-Dade College owns the Freedom Tower, the property behind it where Freedom Square was originally proposed, is now owned by developer, Chateau Group.
The $25 million renovations for the Freedom Tower would include; parking garage shoring, architecture restoration, a new security system, and waterproofing. While lawmakers have yet to approve the request, DeSantis plans to place the renovation expenses in the budget for 2022. Renovations could take anywhere from 2 to 3 years.

Alaska Airlines Announces Daily Flights from Miami to Seattle
Coming in June 16, 2022, Alaska Airlines will begin daily transcontinental flights from Miami to Seattle. This will be Alaska Airlines’ 100th nonstop destination.
As of March, Miami has joined Oneworld Alliance. Oneworld Alliance was founded in 1999 as an airline alliance featuring 14 airlines that have flight patterns all over the world.
Alaska Airlines currently partners with American and maintains the Miami hub for the Latin America and Caribbean sectors, so it’s no surprise with the recent announcement.
According to the Alaska press release, “Think Seattle to Miami, then onward to locations such as Rio de Janeiro, Buenos Aires, or the U.S. Virgin Islands.”
American is currently the only carrier that flies from Seattle to Miami. The return of the Alaska Airlines flight will be the first time in a decade. The last time the company serviced the area was in 2012 around the same time the company cut operations to Florida.
The company will be using a 737-900 plane and will be the longest continental U.S. flight by distance. The flight itself will take 6 hours from west to east and 6 hours and 30 minutes from west to east.
The airline also services Fort-Lauderdale International Airport with expansions into Lost Angeles, Cleveland, San Francisco, and San Diego.
W South Beach Penthouse Sold to Entertainment Electronics Moguel
Jeff Walker, the President of Alliance Entertainment, an entertainment electronics company, recently purchased an upper Penthouse at the W South Beach for $9.25 million equating to nearly $4,000 per square foot.
Alliance Entertainment is located in Sunrise Florida and sells electronics (DVDs, Blu-rays, and video games) directly to retailers.
The property located at 2201 Collins Avenue, Unit 2006 in Miami Beach features 2,408 square feet of living space that spans over two levels with cascading glass balconies and two private rooftop terraces overlooking the Atlantic Ocean and Miami Skyline.

The buyer, listed under a LLC by the name of JLG Family Holdings LLC, purchased the property at $1,459 per square foot. The LLC is managed by Jorge and Aida Garcia of Miami Beach.
