Late last week, I was showing a condo at 900 Biscayne Bay and looked down at the Museum Park remediation work that is well underway. The remediation process should be completed this November. Construction of the Miami Art Museum building will then begin and delivery is scheduled for sometime in 2013. The Miami Science Museum building will break ground in 2011 and is projected to be completed in 2014. Once complete, Museum Park will be a great addition to the neighborhood and should have a positive impact on the values of Park West condos in the area.
The New Look of Miami Condo Investments
A few months ago, we decided to overhaul the Miami Condo Investments website. Our aim was to create a Miami real estate website with more content and functionality than its predecessor. Today, we’re pleased to present the new look of Miami Condo Investments. The website is still a work in progress but we hope to have all bugs fixed and new content published within the next 30 days. Below, you’ll find a list of a few of the features added to the new website:
Message Board – Many of you have asked for a forum to discuss various topics related and unrelated to real estate. Hopefully many of you will make good use of it.
Photo Blog – I introduced this feature last month. Here you’ll find real estate related pictures that we have taken in and around Miami and Miami Beach.
Client Resources – Clients often have the same questions regarding the rental or sales process or questions regarding financing or closing costs. We felt that this would be a good section of the website to provide the answers to these frequently asked questions.
Earlier this afternoon, we also submitted our updated iPhone app to iTunes for approval. We hope that it will be approved and available for everyone to download by the middle of next week.
It’s amazing when I look back at the original Miami Condo Investments blog and realize just how far the website has come in terms of size and quality since that time.

Construction Has Begun on Miami Circle Park
While walking the parameter of Icon Brickell yesterday, I noticed that construction on Miami Circle Park had already begun. For those of you who don’t know, Miami Circle Park is located directly north of Icon Brickell along the Miami River. The purpose of the park is to preserve a 2,000 year old Tequesta Indian site that was discovered in 1998. Brickell is in dire need for green space and this will be a welcome addition to the neighborhood.
Introducing Our Marquis Condos Website
We put the finishing touches on our Marquis Miami condos website earlier this afternoon. Once again, we’re delighted with the end result and are proud to officially launch it. The site is dedicated to condo news, listings and information specific to Marquis. There you will find Marquis available condo sales, available rentals, recent sales, recent rentals, floor plans, charts, videos, resident reviews and a blog dedicated to all news relevant to Marquis. Listings for Marquis condo sales and rentals are updated every 24 hours.
This is the third website that we’ve launched within the past month. We are very pleased with the success of our Marina Blue condos website. Within a month of launch Google has already ranked it number 12 for the keywords “Marina Blue condos”. I’m confident that it will continue to move up the rankings in the months to come. We’re currently working on a building specific website for 900 Biscayne Bay condos. That website should be finished within the next two weeks. Our plan is to then launch a website dedicated to Paramount Bay condos in preparation for when the building begins closings.

Today we discussed two new Florida laws that went into effect July 1, 2010. The first being the change which gives condo associations the authority to collect rent directly from tenants if the owner is delinquent on their homeowners association dues. The second being that no-limit poker is now permissible throughout the state of Florida. This will not only attract the big money tournaments but also some of the world’s best poker players.

Miami Welcomes Times Square – City Approves Electronic Billboards With 5-0 Vote
Looks like Miami will continue to be the “Bright Lights, Big City” of the South. The Miami City Commission, earlier today, approved a change in a zoning ordinance which would allow developer Marc Siffin to erect a pair of electronic billboards atop an eight-story parking garage next to the Adrienne Arsht Center which is located in the Arts + Entertainment District of Miami. According to the Miami Herald’s report, Siffin will pay an annual permitting fee of $2.2M to the city and has agreed to contribute $8M toward the construction of Museum Park as part of a concession package.
