Paramount at Miami Worldcenter – Preconstruction Condo Sales Coming Soon

The moment is almost upon us – a moment that has been in the making since 2008 when the Miami City Commission approved a development agreement with Miami Worldcenter and endorsed its Master Plan for Downtown Miami. Fast forward to the present and that Plan is about to become a reality. Spanning nearly 30 acres with projected costs over $1.5B, Miami Worldcenter will be the second largest urban development in the United States. It will include 765,000 square feet of signature retail anchored by Bloomingdale’s and Macy’s, 4.5 acres of open space, 7,000 new parking spaces, and an ultra-modern Marriott Marquis World Convention Center Hotel with 1,800 rooms, 600,000 square feet of convention space, and an 80,000 square foot outdoor event deck. To top it all off – literally – the Master Plan for Miami Worldcenter will include multiple residential towers with over 1,000 units.
The first residential tower to launch will be Paramount Miami Worldcenter – a luxury condo development rising over 700 feet with 60 stories and 466 total condo units. Yesterday evening, along with a few of my close clients, I received a full presentation and must say that I was blown away. I am not at liberty to divulge much else in such a public forum but will say that that Friends & Family pricing is set to launch in the coming weeks followed by a more public launch towards the end of this year. Circuit Layout for Formula E Miami ePrix

Earlier today, Mayor of Miami Tomas Regalado formally announced that Miami will host “the first electric single-seater race in America”. The Miami ePrix will take place in Downtown Miami on an eight turn, 1.35-mile circuit down Biscayne Boulevard and looping the American Airlines Arena, home to the Miami Heat. The course will also run along the newly opened Museum Park, offering plenty of space for spectators to watch the race from street-level, as well as in front of Downtown Miami condo high-rises Marinablue, 900 Biscayne Bay, Ten Museum Park, and Marquis Residences. The race is set for March 14, 2015.

As mentioned in my previous post entitled “Gas Station Closes; One Thousand Museum is One Step Closer“, the BP gas station located at 1000 Biscayne Boulevard in Downtown Miami has closed up shop to pave way for the start of construction of One Thousand Museum – an ultra-luxury residential condo development designed by world-renowned architect Zaha Hadid. Yesterday afternoon, I was able to get some great footage of the demolition that was well underway by that point. The footage provides three points of view of the action. As you will see, the underground fuel tanks had already been removed and were being crushed like aluminum cans by the bulldozer. Fun times!
Just Sold – Ten Museum Park Units 1802 and 1708

Units 1802 and 1708 at Ten Museum Park are now officially closed. Unit 1802 (pictured above) – a 2 bedroom, bi-level loft with 1,802 interior square feet – sold in just 7 days for $900,000 while unit 1708 (pictured below) – an 808 square foot 1 bedroom condo – sold in just 16 days for $338,000. It came as no surprise since both units showed beautifully and were attractively priced. The $900,000 price paid for unit 1802 was the highest price ever paid for a 2 bedroom, non-corner unit at Ten Museum Park. I represented the seller in the sale of unit 1802 and represented both the seller and buyer in the sale of unit 1708. I now have unit 1708 listed for rent with an asking price of $2,450 per month. Miami Heat Point Guard Mario Chalmers Lists 5 Bedroom Condo at Marquis Residences for $4M

Yesterday, the Los Angeles Times reported that Miami Heat point guard Mario Chalmers recently listed his 5 bedroom condo at Marquis Residences for $4M. The combined floor plan is situated on the 49th and 50th floors of the northeast corner of the building and offers a direct view of Biscayne Bay, the Atlantic Ocean, and Miami Beach skyline. Consisting of 5,475 interior square feet, the bi-level condo includes 5 bedrooms, 5 baths, a game room, wet bar, state-of-the-art kitchen, and 2 laundry rooms. Also, included in the sale are 4 assigned parking spaces.
In March 2012, Chalmers purchased the luxury condo from hip-hop/rap artist Drake for $2.6M. Drake had purchased the side-by-side units in 2011 then later combined them.
Marquis Residences is a luxury condo development located in Downtown Miami.
Museum Park Opening Ceremony

After 14 years and around $40M, Museum Park officially opened this morning. The people of Miami were in attendance to show their support and appreciation. City of Miami Mayor, Tomas Regalado; City of Miami Commissioner, Marc Sarnoff; and Superintendent of Miami-Dade County Public Schools, Alberto Carvalho; each spoke at the opening ceremony which was marked by the arrival of the iconic United States Coast Guard Cutter Eagle.

As a long-time resident of Miami, the opening of Museum Park is almost surreal to me. It had been talk for so long that it was hard to believe at times that it would actually ever happen. However, the day has finally arrived and, I must say, the park is spectacular. It is such a beautiful gift not only to the people of Miami but also their four-legged friends. It is fair to say that prior to today’s park opening, much of Downtown Miami was a concrete jungle. Now the children and dogs of Miami have a place to run around and play. I personally do not have any children but am a proud owner of a Miniature Schnauzer named Lucky. A few days ago while walking him at Museum Park, I asked Lucky how he enjoyed the new park. His response says it all.

Bye Bye Panorama Tower, Hello Panorama

Monday afternoon, while stopping in at the post office located at 1101 Brickell Avenue, I noticed the vehicle shown above parked within a stone’s throw away from the Panorama Tower site. What I immediately found odd is the absence of the word “tower” from the vehicular advertisement. On the driver side, it states, “Brickell’s Loftiest Address is Coming Soon – Panorama” while on the backside of the vehicle it reads, “Look What’s Coming – Panorama”. Perhaps Tibor has decided to make a last-minute change to the development name. Either that or he couldn’t find a big enough vehicle to fit the name in its entirety. If completed, Panorama is expected to be the tallest building in Miami.
