Two Tower Development by Swire Properties Revealed-One Island Drive Miami
One Island Drive, an exceptional residential and hospitality destination located on a private island sanctuary just minutes from Miami’s lively metropolitan core, has unveiled its first official features, according to Swire Properties. One Island Drive will be a tranquil haven with two magnificent buildings, situated at the southernmost tip of Brickell Key, the private island community that Swire Properties has been building for more than 40 years. New Tower Proposed in Miami-Clear Residences
Clear Residences, a 52-story tower proposal is now being examined by the Miami Planning and Development Department. Located at 130 SE 1st Street, the site itself sits on 0.55 acres or 23,750 square feet, with the current site now being used as parking.
The proposal with a letter of intent was submitted to the review board in December 2022 with Clear Residences featuring 545 residential units, 4,190 square feet of ground floor retail, and 199 parking spaces.
The tower would rise 694 feet tall with Kobi Karp listed as the architect.
The developer is listed as Clear Communities Miami North Limited Partnership, and Bercow Radell Fernandez Larkin & Tapanes is their legal counsel during the approval procedure.
Joseph R. Colletti is listed as the officer for Clear Communities Miami North Limited. Clear Communities originally purchased the site in 2019 for $18 million while obtaining a mortgage for $10 million through the Pacific National Bank in Miami. The price equaled $756 per square foot.
According to the site’s T6-80-O zoning, an 80-story tower could be built there, requiring Federal Aviation Administration height approval.
Exclusive Private Terminal Coming to Miami International Airport
Miami International Airport has been chosen by the exclusive private terminal service PS for expansion from its original location at LAX. The historic former PanAm headquarters will house the airport’s first private, opulent terminal for commercial flights, which is scheduled to open in 2025.
From hubs like Atlanta and Dallas-Fort Worth, PS is a first-of-its-kind, premium travel service. When it opens, PS MIA will provide members and visitors with improved privacy, security, efficiency, and luxury amenities in a quiet haven.
In addition to Private Suites with private balconies and a landscaped courtyard for soaking up a few last moments of Miami sunshine, the terminal will feature an elevated lounge experience called The Salon.
PS MIA members and guests will be escorted through on-site TSA screening after unwinding at the posh new terminal before being chauffeured to their commercial flights at any of MIA’s concourses. They will use the jet bridge stairs to ascend the plane directly from the tarmac. The entire experience, from tarmac pickup to airport departure, will be offered to MIA arrivals.

Similar to mid-century terminal rehabs like the recently finished TWA Hotel at New York’s JFK Airport, PS MIA will breathe new life into Miami’s former Pan American Regional Headquarters, located at Building 874 across the airfield off 36th Street. Richard Heisenbottle, a renowned architect and Florida preservationist, will oversee the restoration while keeping Art Deco accents and 1960s nods throughout.
The cost of membership has not yet been disclosed for PS MIA, although rates for the LAX location’s Salon and Private Suites begin at $1,250 annually and $4,650 for up to four guests. The PS experience is available to non-members for $4,650 for up to four guests (Private Suite) or $995 per person (Salon).
It is reported that PS MIA would bring in $16 million for the County over the course of the initial 20-year contract.
EDITION Residences Edgewater Construction Update
Construction is moving along for the 56-story EDITION Residences tower in Edgewater with its building permit application as well as a seawall permit application.
According to the permit application, the 56-story Edition will include a total of 187 residential units, a 13-level parking garage, and 3,500 square feet of business space. There will be 1,206,774 square feet of new building in total, with a hard construction cost of $215,750,000.
The builders announced last month that they anticipated commencing ground this Summer as a result of receiving $160 million in unit reservations.
One-bedroom-plus-den to four-bedroom floorplans with sizes ranging from 1,952 to 3,864 square feet and starting at $1.9 million will be available in immaculately finished homes. 700 N. Miami Avenue Site at Miami Worldcenter Construction Update
New York-based developer, the Witkoff Group, is steadily working to change the Miami Arena’s former location. The thriving Miami Worldcenter’s premium real estate is getting ready to welcome three towers rising 57 stories tall.
Recently, Witkoff signed the utilities deal for the site at 700 N. Miami Avenue at Miami Worldcenter. The expected total for the connection fees for utilities and the Biscayne Basin Sanitary Sewer Special Connection fee is $2,085,466.50 and $1,265,004. Alex Witkoff signed the contract on behalf of the construction company, WG 700 North Miami LLC.
The signing of the utility deal and obtaining FAA height approvals for the towers are significant steps in the development process, even though Miami’s Building Department has yet to get construction licenses for the project.
On this large-scale undertaking, Monroe Capital, based in Chicago, is working with Witkoff Group. The location, which is within the confines of Northwest 8th Street, Northwest 1st Avenue, and North Miami Avenue, was previously slated to become the Marriott Marquis Miami Worldcenter Hotel & Expo Center, but is now in line for a dramatic overhaul. This includes the development of three imposing structures that could rise as high as 685 feet. Nichols Architects created the design.
The proposal promises a diverse mix of apartment buildings, shops, and dining establishments. With the utility agreement signed the 700 North Miami Avenue project is preparing for its vertical construction phase, marking an important step in the redevelopment of the former Miami Arena site.
This mixed-use project will undoubtedly become a landmark addition to Miami’s skyline due to its massive scale, prominent location, and reputation of its development and design team. It will also undoubtedly play a significant role in future developments at Miami Worldcenter.
New Renderings Revealed for Legacy Residences at Miami Worldcenter
Following the purchase of additional property for the Legacy Residences at Miami Worldcenter tower project, developers have recently released updated designs.
According to a letter from the developers, the recently purchased site offered a chance to increase the size of the medical office component.
The building’s remaining spaces are made up of a 218-room hotel, a condominium with 308 residences, and several levels of office space that will contain a top-notch medical institution.
Elevations included with the application show the spire rising to a height of about 60 feet at the tower’s summit. The Project has a comprehensive list of wellness amenities, as well as a number of swimming pools, hotel ballrooms, and a sky club.
On April 19, the Miami UDRB unanimously decided to advise in favor of approving the suggested design revisions. Prior to the enlargement, the project obtained approval in 2021, and vertical construction has already started.

Oasis Hallandale Beach Breaks Ground
Oasis Hallandale Beach has officially broke ground on phase 3 of the new residential development.
There will be 1,448,000 square feet in the project.
The two skyscrapers will each have 25 floors and 500 luxury condominiums, according to the statement. The range of costs is $580,000 to $3.5 million.
Additionally, there will be dining establishments and office spaces, turning the area into a “live, work, play” attraction for locals and tourists.
The architect is Arquitectonica, and the developer is MGM Construction Group.
