Marina Blue Penthouse to be Featured in Season 4 of "Burn Notice"

Earlier this afternoon, an episode for next season’s “Burn Notice” was filmed in Penthouse 5708 at Marina Blue.  The 4 bedroom/4 bathroom penthouse has 4,198 square feet of interior across two levels, 20-foot ceilings with floor-to-ceiling glass windows and panoramic views of Biscayne Bay, the Atlantic Ocean and the Miami Beach skyline.  It offers what many would call the most spectacular view in all of Miami.

Penthouse 5708 has been on the market for 71 days at an asking price of $3.3M, or $786 per square foot.

Fannie Mae Special Approval Designation – Updated

The following are six well known condo buildings in Miami that were given the Fannie Mae Special Approval Designation since my last update on January 18, 2010.  The special designation makes it now possible to obtain financing for condos in these buildings using a conventional loan.

Top 5 Distressed Condo Sales Closed in January 2010

Below, you will find what I believe to be the five best condo deals of the 66 distressed sales that closed in January 2010 in the MLS located in Brickell, Brickell Key, Downtown Miami and the Arts District.

  1. Ten Museum Park #1905 – 1 bedroom/1.5 bath (791 square feet) – This unit sold for $137,000, or $173 per square foot, on January 11, 2010.  Short Sale
  2. Neo Vertika #PH226 – 1 bedroom/2 bath (1,155 square feet) – This unit sold for $158,000, or $137 per square foot, on January 11, 2010.  Foreclosure
  3. Parc Lofts #206 – 2 bedroom/1 bath (1,267 square feet) – This unit sold for $122,000, or $96 per square foot, on January 8, 2010.  Foreclosure
  4. The Club at Brickell Bay #1506 – 1 bedroom/1 bath (825 square feet) – This unit sold for $108,000, or $131 per square foot, on January 15, 2010. Foreclosure
  5. Solaris at Brickell #806 – 1 bedroom/1 bath (754 square feet) – This unit sold for $120,000 or $159 per square foot, on January 29, 2010.  Foreclosure

The Arts District & Downtown Miami Closed Condo Sales – November 2009

Edgewater Miami Closed Condo Sales – November 2009 – There were 12 closed condo sales in the Edgewater Miami last month in the MLS.  The average sales price of these condos was $177 per square foot.

Downtown Miami Closed Condo Sales – November 2009 – 18 condos in Downtown Miami closed in the MLS in November 2009.  These sold at an average sales price per square foot of $318.  It’s interesting to note that of the four neighborhoods in Miami, the condos in Downtown Miami sold at the highest price per square foot last month.

Marina Blue Unit 5108 Closes for $431 Per Square Foot

Earlier this afternoon, unit 5108 at Marina Blue closed for $575,000, or $431 per square foot.  The unit was decorator-ready and there weren’t any seller concessions.  The reason why I know this is because it was my listing.

The sale of unit 5108 marks the highest price per square foot sale at Marina Blue for 2009.  Earlier this year, I discussed an opportunity to purchase condos at Marina Blue for as low $156 per square foot.  Additionally, the asking price for penthouse condos at Marina Blue started as low as $307 per square foot.  These bulk prices were offered to those who were able to purchase 5 or more condos.  However, the retail prices were excellent as well for those who wished to purchase only one condo.  Retail prices started at $188 per square foot.  One of my clients was able to acquire a penthouse condo for $362 per square foot.  One 08 line unit was available at that time at a bulk price of $226 per square foot or a retail price of $272 per square foot.  The 53 units that were available for sale in June all went under contract within the first 2 weeks.  That opportunity has come and gone.  The sale of unit 5108 just goes to show that there were some outstanding opportunities to be had in 2009 if you looked in the right place and didn’t have your mind made up before hearing the deal.

Ten Museum Park Penthouse Sells for $250 Per Square Foot

A 5 bedroom + den/6.5 bath, three-story penthouse sold for $250 per square foot at Ten Museum Park on November 6, 2009.  The penthouse, with 20-foot ceilings, has 5,394 square feet of interior, 1,779 square feet of terrace and a private dipping pool on the roof.  Prices have come down considerably at Ten Museum Park within the past 18 months.  About a year and a half ago, a 3 bedroom/4.5 bath penthouse at Ten Museum Park sold for $622 per square foot.  Although it was one of the first to be completed during this past condo boom, unsold developer inventory at Ten Museum Park still remains.  I recently received an email stating the developer was looking to let all remaining lofts go for $300 per square foot.  It’s going to be difficult to justify that amount when a penthouse just sold for $250 per square foot.

Best Views in Miami – Part 4

I’ve saved the best for last.  In my opinion, the penthouse at Marquis offers the best views of any condo building in Miami.  Four Seasons Residences is a slightly taller building than Marquis but I’m definitely partial to the views from Park West, Downtown Miami and the Arts District over those offered from more southern neighborhoods such as Brickell.  The fourth floor of this 4-story, 8,000 square foot penthouse has a spacious bedroom and large rooftop terrace with a dipping pool.  The views are simply majestic.  It’s amazing how minuscule some of the buildings look from the 66th floor.  Take a look for yourself.

8,000 Square Foot Penthouse at Marquis – Part 3

Let’s continue onto the third floor of the four-story, 8,000 square foot penthouse at Marquis Residences.  The entire third floor is comprised of the very spacious master bedroom, his and hers walk-in closets and master bathroom.  The master bathroom has his and hers vanity; a walk-in, glass enclosed shower; a separate glass enclosed, steam shower and a Roman soaker tub with an amazing view that clears all of the buildings within sight.

Luxury Penthouse at Marquis – Part 2

The tour continues on the lowest level of the 4-story luxury penthouse at Marquis.  Of the four floors, the lowest level is the most spacious with 3 bedrooms, 3.5 bathrooms, a den with a large terrace, and a laundry room with side-by-side front-loading washer and dryer.  I got a kick out of the three full-sized circuit breaker panels.  I don’t think I’ve ever seen a condo with more than two.

The next two levels of this luxury penthouse are the most impressive of the four floors so stayed tuned.
