Sales have officially started at the 40-story Cove Miami Tower in Edgewater. According to the developers, it will be a boutique premium condo development with sweeping views of Miami’s whole city as well as Biscayne Bay and the Atlantic Ocean.

There will be 116 residential units at Cove Miami, with 2 to 4 bedrooms. From $1.3 million to above $3.5 million will be the price range.

The UDRB received the plans in October 2022. Plans at the time indicated that the tower would have a top height of 465 feet and include a new baywalk section.

The architecture was created in collaboration with Kobi Karp and Dieguez Fridman, whilst Dieguez Fridman was the only designer of the interiors. The project is being developed in collaboration with Hazelton Capital Group and New York’s SB Development.

The 100-story Waldorf Astoria Hotel & Residences in Miami is progressing significantly with the filing of tower crane licenses for 300 Biscayne Boulevard. This incredibly tall tower was created by Sieger Suarez Architects and Carlos Ott and is being built by a group of prestigious investors. Two tower cranes are planned to rise 1,255 feet above ground level, or 1,266 feet above sea level, according to the FAA file from May 31. The estimated work timeline for the cranes is from October 24, 2023, to August 23, 2027, demonstrating the precise planning and long-term dedication required for this enormous undertaking.

The Waldorf Astoria Miami, which is situated at 300 Biscayne Boulevard, will have nine spiraling, offset glass cubes that are evenly placed and covered in what is sometimes described as a “glass skin” to set it apart from other East Coast properties. Construction is moving along for the 56-story EDITION Residences tower in Edgewater with its building permit application as well as a seawall permit application.

According to the permit application, the 56-story Edition will include a total of 187 residential units, a 13-level parking garage, and 3,500 square feet of business space. There will be 1,206,774 square feet of new building in total, with a hard construction cost of $215,750,000.

The builders announced last month that they anticipated commencing ground this Summer as a result of receiving $160 million in unit reservations.

Alta Developers Plan to Build 96 Unit Development in North Miami

Alta Developers Propose 18 Story Development in North Miami

In North Miami, Alta Developers plans to replace an outdated waterfront apartment complex with a 96-unit condo development.

According to an Alta application to Miami-Dade County, the Miami-based development company, directed by Raimundo Onetto, wants to construct an 18-story structure on the 0.8-acre plot where the demolished Mid Bay Club Apartments once stood at 11950 North Bayshore Drive. Records show that in April, Alta asked the county to permit a reduction of the necessary setback from the shoreline to 25 feet.

Buildings with curved balconies and floor-to-glass windows are seen in renderings. A rough estimate of 96 condos has been given for the project, which was designed by Revuelta Architecture International.

According to records, Alta spent $14 million purchasing the Mid Bay Club Apartments and an empty 0.2-acre land across the street last year.

The application for the North Miami project comes as Alta is planning a number of additional projects.

Alta plans to erect an 18-story, 223-unit apartment complex next to Dadeland Mall at 9600 South Dixie Highway. It would be the second 18-story multifamily building constructed by Alta there. It is anticipated that the first 296-unit tower will shortly acquire its certificate of occupancy.

In recent years, North Miami has attracted the attention of investors and developers. The enormous SoLé Mia at 15055 Biscayne Boulevard is being built by Turnberry Development and LeFrak, under the direction of Jackie Soffer. On May 11, Miami commissioners voted overwhelmingly to accept the waivers required for the reconstruction of the Hyatt Regency in downtown Miami, Miami Riverbridge. This new supertall tower has also seen the release of new renderings.

Estimated to cost approximately $1.5 billion, the project calls for three new towers, two of 61 stories and one 95-story supertall, which would contain over 1,500 residential units, a new flagship 615-key Hyatt Regency hotel and 264 branded serviced apartments, 190,000 square feet of Class A meeting and events space, commercial and retail spaces, over 1,000 parking spaces and 50,000 square feet of open public space including a 480-foot-long rejuvenated riverwalk.

Arquitectonica is the architect of the Miami Riverbridge, which is being built by Hyatt Hotels Corporation and Gencom under the HRM Owner LLC.

The public benefits that the massive project would bring to the site and vicinity were underlined by Miami Riverbridge’s developers. Improvements to the streetscape for a better pedestrian experience and quicker access in and out of Miami’s urban core would relieve the congestion and traffic flow in this area of the city, which is frequently crowded and polluted by traffic.

The developers consented to give $25 million to help fund affordable housing in Miami. The project’s development would result in the creation of 4,500 jobs, with a rise in permanent employment from 350 to 900. Miami RiverBridge would bring in nearly $1.5 billion in city taxes, levies, and ground rent that could be used to expand public benefits throughout the city. Land leasing rent would rise from $250,000 to a minimum of $2,500,000, or 2.5% of gross receipts. Construction is anticipated to start in 2025.

In Miami’s Flagami neighborhood, south of Miami International Airport, a developer has plans for a brand-new residential development.

At 5645 Southwest Eighth St., The Richman Group and its affiliates have planned Parkview, a nine-story structure with 120 units, a rooftop pool and amenity deck, and parking for around 194 vehicles.

The proposal was recommended for approval along with a few recommendations by the city’s Urban Development Review Board.

According to Marissa A. Neufeld, an attorney for the developer, the land is divided into three parcels and is bordered to the north by an alley, to the west by an existing commercial complex, to the south by Southwest Eighth Street, and to the east by Southwest 56th Avenue.

Ms. Neufeld noted in a letter to the city that the project will contain a combination of parking for cars and bicycles and that the land is near several forms of public transportation and a major downtown thoroughfare, Southwest Eighth Street.

Behar Font & Partners are the project’s designers.

The property is a terrific location, and although it’s a smaller development it has some extremely fascinating elements, Behar & Font’s Javier Font told the board. According to him, the property features stunning views, including J. Fritz and Frances Gordon Park, which is directly south and across the street.

According to Mr. Font, the structure will have a smaller scale, a lot of glazing, and larger balconies, giving it a more horizontally linear appearance. A fully functional gym, a clubroom, a lobby, and coworking spaces will be available on the ground floor. The pool deck and some residential units are on the ninth story.

Miami’s first ever supertall office tower just broke ground in Brickell.

The groundbreaking includes the demolition of a parking structure that is currently on the site. Major Suarez, representatives from Swire and Related were in attendance.

Project approval came in September 2022 after city commissioners voted unanimously on the 1,049 foot One Brickell City Centre. The 80 story tower will be crowned the largest building ever building in the city of Miami

The skyscraper will be connected to Brickell City Centre, which was built by Swire Properties and has over 500,000 SF of retail, eating, and entertainment space, and will be situated at 700 Brickell Avenue and 799 Brickell Plaza. The project will feature 1.6 million square feet of office space.

The news represents strength and expansion for the Miami office market, which continues to draw major financial and technological firms from high-tax areas like New York and California.
