Mast Capital, Developer for Cipriani Residences Miami sells a penthouse just weeks after the collection was introduced to the public.

Mast claimed that the asking price for Penthouse 1 was a record-breaking $16.2 million, or $3,333 per square foot.

Four bedrooms, five and a half bathrooms, 4,888 square feet of interior space, and 4,333 square feet of outdoor terrace space—a total of 9,221 square feet—will be found in Penthouse 1. A summer kitchen and private pool with an infinity edge will be part of the outside area.

The Canaletto Collection is located on the top 18 stories of Cipriani and has 68 residences and six penthouses with improvements, making it the “highest level of luxury in Brickell,” in the words of the developer.

Penthouses in the Canaletto Collection start at $9.5 million, with pricing starting at $3.65 million.

Shore Club Private Collection, which is expected to be one of the fastest-selling luxury complexes in Miami Beach history, has closed on a $430 million construction financing from Witkoff Group, a Miami-based development and investment company, and Monroe Capital, a renowned asset management company.

The loan, which was provided by J.P. Morgan, is thought to be the biggest ever for a South Florida residential building project. Since its late January debut, sales have surpassed $550 million, and two-thirds of the inventory has been sold. As a result, Shore Club is prepared to start building later this year, with a 2026 completion date anticipated.

Shore Club Private Collection will house 49 houses created by the renowned New York-based firm Robert A.M. Stern Architects, building on the rich legacy of Miami Beach’s Art Deco and contemporary design style while also fostering a seamless link to its landmark site. Some of New York City’s most well-known structures were designed by this architect, including 15 Central Park West and 220 Central Park South. The three acres of coastal land where Shore Club will be located will have magnificent botanical gardens created by renowned landscape designer Nathan Browning of Island Planning Corporation.

The development, which features a brand-new structure from the ground up, The Tower, a recently renovated Art Deco structure that was first finished in 1939, The Cromwell House, and The Beach House, a distinctive single-family beach house, is Robert A.M. Stern’s first residential oceanfront project. In order to offer a product that is unique to the Miami market, each component was designed to maximize views and light in conjunction with the curve of each property. The interiors expand on this concept by drawing design cues from yachts as well as the patterns and motion of the waves and sand along Miami’s shoreline. On the architecture, RAMSA worked with Miami-based Kobi Karp Architecture & Interior Design.

The 20-story Tower offers two- to six-bedroom homes with floor-to-ceiling windows, artistically curving balconies, and sizes ranging from 1,900 to more than 10,000 square feet. The Tower offers breathtaking views of the Atlantic Ocean and sunsets, along with private and semi-private elevators and private terraces. The eight-story ancient Cromwell House will be renovated into four opulent homes, three of which will be duplexes, along with a penthouse. These four and five-bedroom residences will have a spacious full-floor penthouse as well as two-story great areas with spectacular double-height ceilings. The Beach House, which will measure 6,000 square feet with three outdoor spaces totaling more than 2,180 square feet, will be the sole private residence on Miami Beach’s oceanfront.

The 111 Wynwood mixed-use project’s plans have recently been submitted with plans to add 12,106 square feet of commercial space to the current structure. 111 Wynwood will be located on First Avenue in Wynwood, which was originally designated as a pedestrian walkway.

The mixed-use building will be used for multiple restaurants/bars, meetings, and office spaces.

The building exterior, created by Touzet Studio, consists of a low level that swoops widely as it turns from 25th Street to First Avenue. A designated woonerf, First Avenue, is where the lower level interacts with the taller level, which is the main façade. The Mezzanine and Second Floor venues are accessed primarily by a wide staircase off of First Avenue as part of the building layout that accommodates pedestrians. First Avenue also leads to the recessed elevator’s lobby.

Large vitrines that protrude beyond the building’s surface and the deep recess that houses the stairway and benches are used to break up the taller volume’s architectural concrete surface. The lobby’s glass wall and a two-story, fissured, cast-concrete wall that has pockets of plant growing in it line one side of the stairway. From linear beams that go from the fissured wall to the multi-story lobby, flowering vines cascade down over the staircase.

The length of the ground level of the lower volume consists of a vitrine punctuated by glass entry doors set back into the volume. The double-height volume that fronts the corner and a portion of the 26th Street facade is illuminated by a long horizontal glass band. At the western end of the volume, the glass gives way to an open-air terrace at the Mezzanine level. The roof terrace above the lower volume serves as a dining terrace for the Second Floor venue. Horizontal planes, with rendered soffits, hover over portions of the roof terrace and over the arrival court at the top of the staircase.

The mural, which was created by Carlos Prio-Touzet and Touzet Studio, is a stylized representation of a coral rock surface that would appear on an architectural drawing. Here, a trompe l’oeil effect is subverted by the graphic’s sarcastic transformation into the cladding itself. Astro created the spiraling murals on the two bigger faces.

On July 18, there will be a hearing before the Wynwood Design Review Committee. The application was submitted by BH Wynwood Hotel LLC.

A new image of 501 First Residences has revealed the completion of the foundation pour. Usually, vertical construction starts after the foundation has been laid.

This new 40-story tower with 448, will be developed by Aria Development Group and designed by Revuelta Architecture International, who also designed Wind and 900 Biscayne. 501 First Residences will be located at 501 Northeast 1st Avenue with views of downtown Miami and Biscayne Bay.

According to the Aria Development group, this particular development will be built to cater to the short-term rental market. The biggest perk is that there will be no rental restrictions. This means the resident can utilize any consumer platform (Vrbo, Expedia, Airbnb, etc.) to rent and each unit can be rented for 1 day or more.

The renderings reveal floor-to-ceiling windows and expansive balconies. The sleek structure is curved creating a horizontal and vertical grid-like design. The exact height of the development hasn’t been released but we can expect the 40-story high structure to be over 450 feet in height.

To provide shade and a usable pedestrian space, the ground floor is being planned with broad pathways and vegetation.

On the property, demolition has already finished.

A company headed by former NFL player and Pro Bowler Elvis Dumervil, now a real estate developer, plans to transform a dilapidated apartment building in North Miami Beach into a 15-story mixed-use development.

The city’s Planning and Zoning Board will discuss proposals for Prestige Boardwalk on the 2.28-acre site at 16651 N.E. 18th Ave. in a town meeting today. The existing 94 flats on the property were constructed between 1957 and 1961.

In 2018, Prestige Boardwalk LLC, run by Dumervil of Prestige Estates in North Miami, paid $9.5 million for the property.

The current apartment building would be replaced with two buildings housing 409 units, 11,151 square feet of retail space, and a 642-space parking garage with 126 spots designated for electric vehicle charging. Additionally, there would be pedestrian bridges connecting the two buildings on the second and eighth levels, as well as a pool/amenity deck on the eighth floor. A boardwalk would run beside the Snake Creek Canal.

Between 578 to 1,316 square feet would be available in each unit. There would be 57 three-bedroom units, 34 studio apartments, 167 one-bedroom apartments, and 151 two-bedroom flats.

The Miami-based Zyscovich Architects firm created Prestige Boardwalk.

Dumervil founded Prestige Estates following a successful NFL career. He was a linebacker who participated in five Pro Bowls while playing for the San Francisco 49ers, Baltimore Ravens, and Denver Broncos. The North Miami neighborhood where Dumervil grew up has seen hundreds of flats purchased by Prestige Estates.

According to developer Swire Properties, the Federal Aviation Administration has approved two towers on Brickell Key, One Island Drive. Tower 1 will rise 1,044 feet tall while Tower 2 will rise 691 feet.

One Island Drive will be a tranquil haven with two magnificent buildings, situated at the southernmost tip of Brickell Key, the private island community that Swire Properties has been building for more than 40 years. The luxurious collection of 220 two- to four-bedroom private homes with expansive floorplans of up to 4,700 square feet and two prestigious duplex penthouses at the top of the building, each spanning over 6,000 square feet, will be found in the first tower, known as “The Residences at Mandarin Oriental, Miami,” which rises to a height of over 800 feet. Related Group and Integra Investments have just submitted an application for a total demolition permit at the location of the St. Regis Residences Miami located in Brickell and as well as new designs for the elevation of the tower.

According to the filing, a total of 211,121 square feet will be completely destroyed at an estimated cost of $1,127,000.

The demolition contractor is named The BG Group LLC. According to county records, a 17-story structure constructed in 1966 now stands on the location. The Urban Development Review Board is expected to meet next week to discuss the changes on June 21, 2023.

St. Regis Residences Miami is planned to rise 48 stories or 639 feet and will include 391 parking spaces as well as 152 residential units.

Robert A.M. Stern Architects is creating the project with a nautical concept. CFE is the architect of the records.

Three tower development has just been proposed to the Miami Urban Development Review Board at the site of the former Miami Arena.

In May 2023, developer Witkoff signed the utilities deal for the site located at 700 N. Miami Avenue at Miami Worldcenter.

The original design for the tower showed the tallest out of the three buildings to reach 57 stories tall. This revised proposal states that the three towers will rise 577 feet, 589 feet, and 615 feet with the tallest of the towers to reach 54 stories. The ground floor supermarket was in the original plans for the development but according to the proposal, it is no longer included.

The 700 N. Miami site proposal also includes 30,535 square feet of commercial space, 2,078 parking spaces on levels 2 through 9, and 2,346 residential units. Amenities for the development will include an amenity deck, indoor lounges, rooftop amenities for each tower, and pools for each tower.

Kobi Karp is listed as the architect for the project. The Urban Development Review Board is scheduled for June 21, 2023.

Civica Center Phase II, a 27-story residential skyscraper planned for construction at 1050 Northwest 14th Street in Miami’s Allapattah district, has received Federal Aviation Administration (FAA) approval. The project is being developed by Boston-based The Congress Group and Taurus Investment Holdings, LLC. Kimley-Horn is the civil engineer and landscape architect for the 301-foot-tall building that was created by CUBE3 Architects.

The structure will be able to rise 310 feet above mean sea level or 301 feet above ground level thanks to the building permissions that were acquired. The FAA claims that, under certain circumstances, the planned structure won’t violate obstruction rules and won’t be dangerous for air navigation.

The Civica Center Phase II designs, which were initially intended to be a 22-story office tower, underwent significant revisions after being submitted to Miami’s Urban Development Review Board in December 2022. The original plan was for an office tower with a generous 731,472 square feet of space to be built in place of an existing surface-level parking lot behind the first phase. But the developers adjusted their strategy in reaction to market developments and Miami’s rising demand for residential real estate.

According to the updated Civica Center Phase II plans, there will be 342 residential units, with floor designs ranging from small studio apartments to roomy two-bedroom homes with 552 to 1,240 square feet. Additionally, the construction will include seven parking levels with room for up to 584 vehicles. The design of the 27-story tower features a tasteful blending of white stucco, glass, and architectural components embellished with striking gold alucobond panels. The location of the site is convenient; it is bounded to the north by Northwest 14th Street, to the south by State Road 836, to the east by Northwest 10th Avenue, and to the west by Northwest Highland Road.
