More Development Secures $76.81 Million Loan for SoWy: A Vibrant, Sustainable Mixed-Use Project in Miami
An international real estate company based in Miami and Nassau, Bahamas, More Development, has secured a significant $76.81 million loan for their latest venture, SoWy. This upcoming mixed-use development is set to transform the Wynwood and Overtown areas, situated north of Downtown Miami. The loan was announced by More Development President Whitney Thier and was provided by JP Morgan Chase.
The SoWy project spans nearly eight acres and includes 26 parcels across six blocks along 2nd Avenue, between NW 20th and 22nd Street. The site offers nearly 2.5 million base buildable square feet, even before considering the provisions of the Live Local Act. Initial plans for SoWy feature flexible and adaptable multi-use indoor and outdoor spaces, all housed within site-specific architectural buildings.
A key aspect of the SoWy development is its integration of residential spaces within a dynamic, creative environment, all while focusing on sustainability. More Development, which maintains an office within the SoWy site, is dedicated to respecting the unique cultural and artistic vibe of Wynwood and Overtown, ensuring seamless integration with the neighborhoods’ atmosphere.

New Development in Overtown Receives FAA Approval, Paving the Way for Innovation
Last week marked a significant milestone for Overtown, a neighborhood poised for transformation, as the Federal Aviation Administration (FAA) greenlit a groundbreaking development project. This ambitious initiative, planned to span multiple blocks, promises to reshape the area’s landscape and inject a new vibrancy into the community.
The development, meticulously designed to harmonize with the neighborhood’s dynamic, encompasses four distinct structures strategically positioned along Northwest 2nd Ave, bordered by Northwest 11th St, Northwest 10th St, and Northwest 9th St. This strategic location is not just a testament to the project’s scale but also its potential impact on the area, signaling a new era of growth and opportunity for Overtown.
Historic Overtown Partners, LLC, the entity behind this visionary project, received the FAA’s approval letter, marking a crucial step forward in the development process. The company, which shares an address with the renowned developer Terra, is at the forefront of this initiative. Miami’s Review Board Approves New Construction Development in Overtown- Block 19
Miami’s Urban Development Review Board has given the green light to Overtown Block 19, a 25-story mixed-use development slated at 1159 Northwest 1st Court in Overtown.
The approximately 275-foot-tall building, which was designed by Nichols Architects with Witkin Hults + Partners serving as the landscape architect, is being developed by RNG Overtown LLC in Morganville, New Jersey. It will have 606,942 square feet of space divided between two towers connected by a podium, including 413 multifamily units, about 20,000 square feet of ground-floor retail, and 505 parking spaces.
The property is surrounded by Northwest 11th Terrace, Northwest 1st Court, NW 12th Street, and NW 1st Avenue and is part of Block 19 of the Alice Baldwin Subdivision. Within the Southeast Overtown/Park West Community Redevelopment Agency (SEOPW CRA) section of the city, the site consists of unimproved land.
The land is a part of a 1.16-acre Transit Oriented Development District (TOD) that spans from 1129 to 1159 Northwest 1st Court and 105 to 113 Northwest 11th Terrace. It is located four blocks north of the Overtown/Lyric Theatre Metrorail Station and south of Interstate 395.
Aluminum and clear glass window walls, smooth off-white, green, and light blue painted stucco reinforced masonry walls, and cast-in-place concrete wall projections make up the outside facade of the structure. The building’s pedestal will have panels with wood patterns, aluminum and glass storefront systems, art murals, and horizontal aluminum louvers. The balcony slabs will have dark metal railing systems.
As it combines cultural arts, produces sustainable jobs, promotes the neighborhood as a destination for culture and entertainment, and enhances the quality of life for Overtown inhabitants, Overtown Block 19 complies with the Southeast Overtown/Park West CRA Redevelopment Plan.
Construction jobs, long-term jobs for on-site facility maintenance, and commercial use will all be created by the project, which also includes artwork by a local artist to activate the facade and raise cultural awareness in the neighborhood.
The Related Group Plans for Demolition of Site for New Tower-Miami Station
In January 2021, the developer, the Related Group revealed plans for a proposed transit-oriented tower called Miami Station. Now, plans are rolling out to begin demolition and preparation for construction.
The pre-construction site located at 525-533 NW 2nd Ave in the Overtown district of Miami recently filed to begin demolishing the current parking garage that sits on the site. The remains of the parking garage is that of the Logik office tower that stopped mid-construction during the recession in 2008. The concrete shell of the garage has never been utilized.
A separate lot is adjacent to MiamiCentral Station and is also the former site of the Krystal Tower that was never completed. A separate lot next door with the once planned tower, Avery MiamiCentral will eventually be added to the Miami Station site plan.
Once construction begins, the proposed tower will rise 41 stories at 459 feet tall. The proposed plans would include 309 apartments, over 200,000 square feet of office space, over 8,000 square feet of retail, and 510 parking spaces.
Units will feature studio to 3 bedroom floor plans a well as a few penthouse units ranging from 460 to 1428 square feet of living space.
The office space will occupy the first 12 floors with 13-foot slab to slab heights. The residential units will occupy the higher floors with 10-foot slab to slab heights.
