Cornerstone Group Begins Planning Phase for New Development in Miami-Dade County
Royal Pointe Associates, controlled by executives from the Miami-based Cornerstone Group, submitted a pre-application to county officials for the 5.5-acre property at 11350 Dunbar Drive, which encompasses the majority of the block along Lincoln Boulevard and Booker T. Washington Boulevard. It has a deal with Miami-based Anvil Community Development for the unoccupied site.
Anvil Community submitted plans in 2019 to develop the land with 102 units, but construction has yet to begin. Because the land is in a federal opportunity zone, investors can benefit from large tax breaks.
The project would contain 102 units in four 3-story structures, according to Cornerstone Group’s plan. A clubhouse and 174 surface parking places would be provided. The only thing that would be missing from the development is a pool.
The units would range from 714 to 1,259 sq. ft as 30 one-bedroom units, 60 two-bedroom units, and 12 three-bedroom units.
Before filing official applications, developers submitted pre-applications to gain comments from county employees. The project was designed by Miami-based Burgos Lanza Architects & Planners.
Cornerstone Group sold 27 housing buildings in South Florida to Blackstone in January for a total of $575.7 million. Given the steep rise in rents in Miami-Dade, there is a strong need for additional affordable housing, and Cornerstone Group has the resources to develop it.
Fortune International Group and Blue Road Group Announces Nexo Residences in North Miami Beach
Nexo Residences, a 254-unit condo building with no short-term rental limitations in North Miami Beach, has been launched by Fortune International Group and Blue Road.
The proposed site is located at 13899 Biscayne Blvd., with Blue Road of Bay Harbor Islands and Fortune of Miami having a deal with Aventura-based Tomaja LLC for the 1.74-acre site. Currently on this site is a 36,661-square-foot office structure, built-in 1958, which would be removed.
Nexo Residences, according to the developers, will be the first condo in North Miami Beach to allow short-term rentals. Some investors choose short-term rentals as a method to supplement their revenue by offering properties on home-sharing services like Airbnb.
According to the President and CEO of Fortune, Edgardo Defortuna, “Nexo Residences will serve as the premier short-term rental offering in North Miami Beach, an area that has been underserved in the hotel and rental products; most projects of this kind concentrate in downtown Miami and Brickell.”
The Nexo’s 15-story units would vary from 525-square-foot studios to 2,190-square-foot townhouses pricing beginning in the $400,000s.

The project will be designed by Frankel Benayoun Architects with landscapes and interiors by Urban Robot. According to the press release, Fortune International Group and Blue Road hope to break ground by the end of 2022.
JMH Development to Build 7 Story Luxury Tower in Miami Beach
The long-awaited Miami Beach condo project by JMH Development can finally move forward after the lawsuit against the developer was dismissed. The lawsuit included the actual condo site where the plans for this new tower would be constructed.
The project has been put on hold for 5 years due to a dispute between the original partnership of Jason Halpern (Managing Partner for JMH Development) and companies owned by Dhruv Piplani. In 2017, Piplani filed suit again Halpren and accused them of selling the property without permission of the co-investors.
When originally purchased, the property was purchased for $7.75 million by 29 ICD LLC, managed by Gerard Longo, who is noted as a longtime business partner of Halpren.
To add fuel to the fire, in 2020, Halpern filed for a $5.25 million mortgage foreclosure against the property. The original case was dismissed due to a breach of contract because PSB Indian Creek failed to make the $800,000 contribution toward the project in 2016.
According to Halpren, “In addition to Justice Masley’s ruling in favor of JMH Development across the board, the court awarded our client attorneys’ fees. This is a big win for our client, and demonstrates the egregious nature of the claims made against them.”
The project itself will be located at 2901 and 2911 Indian Creek Drive in Miami Beach. It is approved to rise up to 7 stories with 22 luxury condo units. The property itself will have to stay under 17,150 square feet and will also feature a rooftop pool, as well as a parking garage for 22 cars.
New Interior Renderings Released for Bentley Residences
As if Bentley Residences hasn’t already been the talk around Miami as far as new developments go, the developer just released new interior renderings that show what Bentley luxury is all about. The newest interior renderings include just a sneak peak into the lobby, an upper lounge area, a restaurant, gym and much more.
Last month, Bentley began sales and announced that they were expected a $1.2 billion sellout. We are still waiting on the numbers from their sales team but we do know the team is finishing up the final touches on the $10 million oceanfront sales center.
Both the sales center and Bentley site are located in Sunny Isles Beach and once officially opened, potential buyers will be able to see a full model unit.
Bentley Residences will be located at 18401 Collins Avenue and will be considered the world’s first Bentley-branded residential building. The tower will rise 60 stories and feature what only the Bentley brand can offer.
Featuring 216 fully finished units, each condo will showcase open indoor-outdoor floorplans, an in-unit garage with car elevator, private balcony, sauna, floor to ceilings windows, and a pool. These units begin at $4.2 million.

Turkish Airlines and Air France Increase Flight Schedules to Miami
Miami has always been a go-to city for many reasons but more recently people from all over the world are flocking to The Magic City. Whether it’s for the food, nightlife, or the beaches, there is something for all on this east coast town.
With the increase of people moving and visiting Miami, airports are busting at the seams trying to keep up with the demand. To help with the overflow, 2 major international airlines have announced they will be increasing flights to Miami starting soon.
Turkish Airlines and Air France are increasing their flight schedules to Miami. Turkish Airlines have announced that they will have 2 flights every day from Istanbul to Miami. This flight pattern is set to begin on March 27, 2022.
With Air France, their daily flights between Paris and Miami are set to increase by 20% daily beginning July 2022, up to 7 daily flights.
Air France currently services 11 cities in the United States and that includes Atlanta, Boston, Chicago, Detroit, Houston, Los Angeles, Miami, New York, Seatle, San Francisco, and Washington D.C.
According to the Miami International Airport, flights to Miami are already up 17% and that number is steadily growing and the US is at 90% of its 2019 flight levels.
If Miami continues to break International travel records, we can only look forward to new flights, hubs, and destinations linking to Miami in the future.
Announced: Bitcoin Conference Miami Beach April 6-9 2022
For the 2nd year, the International Bitcoin Conference is coming back to Miami Beach and it will be bigger than the last day. Stretching over 4 day, this event will introduce cryptocurrency experts, investors, and industry leaders through panel discussions, Q&As, lectures and much more. On the last day, a music festival, the “Sound Money Fest” will take place with some major headliners.
This year the Bitcoin Conference will be held at the Miami Beach Convention Center form April 6-9, 2022. This week long event is dedication to the education of the Bitcoin ‘ecosystem’ through companies as well as upcoming project at the conference.
According to the numbers from the previous Bitcoin 2021 Conference, there were 12,000 in attendance making it a sold out event. This was considered the largest Bitcoin event in history. This year, they conference is expected to bring over 35,000 people from all over the world.
Some of the main headliners include Michael Saylor, Nick Szabo, Jack Dorsey and Tony Hawk. Jack Dorsey is the former CEO of Twitter and is also the founder of Block, Inc., a digital payment company based in San Francisco. Michael Saylor is a big name investor in Bitcoin with a stockpile of 21,454 Bitcoin = $876.5 million.
Tony Hawk also made an appearance during last year’s conference and discussed the parallels of cryptocurrency and skateboarding. His charity foundation just recently started accepting bitcoin as well.

MSC Cruises USA Breaks Ground on PortMiami Terminal
MSC Cruises USA has recently broken work on an extensive cruise terminal at PortMiami as it expands operations at the congested port. The cruise line is based in Switzerland but the US locations are currently in Orlando and Fort Lauderdale, and now Miami.
The terminal building itself rises 4 stories and will spread over 490,000 square feet. The building itself will cost $350 million. Once the project is complete in 2023, the capacity of the terminal can hold 36,000 passengers daily. The terminal can hold 3 cruise chips at once and it will include the MSC Seascape (a 2,270 cabin).
The project will also have a 2,400 space parking garage and lot. MSC Cruises utilizes LNG (liquified natural gas) powered ships. The ships can also connect to shore power while docking which creates a more fuel-efficient ship.
According to the President of MSC Cruises USA, Rubén Rodriguez, “Our new terminal at PortMiami represents MSC Cruises’ commitment to growing in North America and will help drive our expansion in South Florida and beyond.”
Arquitectonica is the designer of the building while Italy-based Fincantieri Infrastructure is listed as the developer for the project. The old renderings for the terminal included a separate building for the USA headquarters for the cruise line but the plans transitioned into more space for customers. There are talks of leasing office space in other areas of Miami.
PortMiami has seen a lot of construction over the past year. Larger cruise lines are expanding their fleets like Royal Caribbean Group, Norwegian Cruise Line Holdings Ltd, and Virgin Voyages.
Plans for Twin Condo Towers at the Turnberry Yacht Club Proposed
Jeffrey Soffer, CEO of YCM Acquisition LLC, has submitted a site plan to build on a section of the 18.4-acre site located at 19500 and 19735 N.E. 36th Street in Aventura. The current site is comprised of 7.6 acres of buildable land and 10.8 acres of submerged land.
Currently on the site is a marina, a 50-room hotel, a clubhouse, a spa, and tennis courts. The two proposed condos would replace the hotel, eight tennis courts, and a portion of the parking lot that is currently on the site.
The twin towers would be labeled as towers north and south and would rise 24 stories tall. The north tower would equal 398,000 square feet in the first phase of the project, with 145 condominiums, 10 service apartments, and 320 parking spots.
The residential units would range from 1,730 square feet for the two-bedroom floor plan to 4,990 square feet for the three-bedroom floor plan.
The service apartments would be smaller and range from 367 to 638 square feet. These suites would only be for guests of owners and can be purchased by the owners.
Each condominium would have its own pool, exercise facility, and social areas. Two additional tennis courts would also be built in the south tower.
Soffer is making a name for himself in Aventura, first with the Turnberry Ocean Club and a building north in Tequesta and now with this new development.
No dates have been submitted for the review of the proposal. Arquitectonica is the architect for these twin towers.
