Construction at one of the newest Brickell towers, Una Residences Miami has gone vertical. Recently, a tower crane was seen being installed to begin the actual construction of the tower.
Since the project began construction in 2022, the developers began with one of the most extensive projects of the construction, the underground parking garage. At 100,000 square feet, the garage is considered one of the most expensive and deepest garages in Miami with the ability to house 236 cars. The garage itself is 3 stores below sea level.
With the parking garage located under the building, the developers were able to increase the height of the lobby and include 20-foot tall glass windows that will overlook the pool deck.
UNA Residences will feature floor-to-ceiling glass surfaces on every floor ‘reflecting the Miami sunshine,’ 10′ 8″ foot ceilings in every residence, and the most spectacular views of Biscayne Bay and the Rickenbacker causeway. Prices for these remarkable units range from $942,000 to $6,643,000.

Cornerstone Group Begins Planning Phase for New Development in Miami-Dade County
Royal Pointe Associates, controlled by executives from the Miami-based Cornerstone Group, submitted a pre-application to county officials for the 5.5-acre property at 11350 Dunbar Drive, which encompasses the majority of the block along Lincoln Boulevard and Booker T. Washington Boulevard. It has a deal with Miami-based Anvil Community Development for the unoccupied site.
Anvil Community submitted plans in 2019 to develop the land with 102 units, but construction has yet to begin. Because the land is in a federal opportunity zone, investors can benefit from large tax breaks.
The project would contain 102 units in four 3-story structures, according to Cornerstone Group’s plan. A clubhouse and 174 surface parking places would be provided. The only thing that would be missing from the development is a pool.
The units would range from 714 to 1,259 sq. ft as 30 one-bedroom units, 60 two-bedroom units, and 12 three-bedroom units.
Before filing official applications, developers submitted pre-applications to gain comments from county employees. The project was designed by Miami-based Burgos Lanza Architects & Planners.
Cornerstone Group sold 27 housing buildings in South Florida to Blackstone in January for a total of $575.7 million. Given the steep rise in rents in Miami-Dade, there is a strong need for additional affordable housing, and Cornerstone Group has the resources to develop it.
Sales Launch for Society Residences in Downtown Miami
In the heart of downtown Miami, sits a new construction site of an up-and-coming tower developed by PMG. Society Biscayne was originally announced as an apartment tower but recently the developer decided to transition the apartment tower into residential units due to the lack of inventory in Miami. Now the property is officially Society Residences.

The same architect who designed 220 Central Park South and 30 Park Place in New York will be the designer for this twin tower 354 unit development, Rober A.M Stern Architects. The interiors will be designed by the Rockwell Group, a New York-based design firm that is also responsible for NEMA and Treehouse Hotel.
Related and Integra expect a $2 billion sellout once the St. Regis Residences have been completed. The sales center is expected to launch in 2022 simultaneously with the sales. The ground breaking is expected to occur in 3rd quarter of 2022.
Expansive Mixed Use Tower Planned for Downtown Miami
Miami-Dade planners are working hard on reviewing the pre-application for a large mixed-use project in Downtown Miami.
The property located at 1370 NE 2nd Ave is within the Metromover Subzone of the Rapid Transit Zone District. Within this zoning district, some rules apply which includes up to 1,535 units permitted as well as the 40% glazing requirements.
The tower is anticipated to rise 649 feet tall at 43 stories. Passing the district rules, the tower is proposed to have 1,441 residential units.
The tower will be designed by Rafael Viñoly architects but the city planners are asking for clarification on some of the design elements throughout the project.
The county has stated that the awnings, balconies, and weather protection elements need to be at least six inches from the curb face but the plans appear to encroach on the curb face. Specifically the parking garage for levels 2 through 12 are encroaching.
The open space and landscaping code also needs clarification.
Amenities for the tower will spread over 5 stories and include a state-of-the-art-gym, pool, office elements, and more.
There will be offices dedicated to the auditorium for the Miami-Dade County School Board which will spread over 100,000 square feet. Offices for Crescent Heights will also utilize 19,673 square feet of space.
The plans also show that there will be 9 levels of parking and an expansive ground floor designated for commercial space.
There are currently no scheduled dates to review revised plans but if approved, the ground breaking would begin in 2023.

Chillax: Diesel Wynwood to Include a Sensory Room for Residents to Disconnect
We are constantly seeing innovative and unique amenities in new developments in Miami. Those include helipads, a Dezervator (car elevator), and a “soccer field in the sky.” Now we can add a sensory room to the list thanks to the new pre-construction tower DieselWynwood.
Sensory rooms are environments designed to provide the user with an immersive sensory experience that includes varying lights, sounds, colors, sensory cues to calm, and other sensories that promote emotional and cognitive development. They are intended to assist users in engaging with their senses and reaping the advantages of sensory stimulation in a safe and calm atmosphere.
Sensory rooms have been in the news more recently especially in South Korea with the opening of a sensory cafe near Seoul Forest. According to a Green Lab employee, Bae Hyum, “It’s so hard to find spaces in Korean society where it’s acceptable to do absolutely nothing.”

Aston Martin Residences Construction Update
Aston Martin Residences is nearing the top off of the 66-story ultra-luxury tower located at 300 Biscayne Boulevard Way. Situated in Downtown Miami, this remarkable tower will be one of the Miami skyline’s most unique towers. Designed by BMA Arquitectos & Asociados with Revuelta Architecture International, the 816-foot tall sail-shaped skyscraper will vertically span 1.9 million square feet making it the 2nd tallest tower in Miami.
With Miami-based developer G&G Business Developments and the general contractor as Coastal Construction, the tower is progressing quickly. In October, the tower had already reached the 63rd floor. Now construction is at the 65th floor with netting taking the place of the floor-to-ceiling windows that will eventually be installed.
Vegetation is currently appearing on the pool deck located on the 55th floor as well. We are also seeing contractors carrying large sheets of floor-to-ceiling glass windows and installing them on the 52nd floor. Most of the mirrored siding/windows have been installed from the main to the 52nd floor. Rebar is also being placed on the perimeter columns of the top-floor penthouses.
Units range from studio to 4 bedroom floor plans with square footage beginning at 698. The largest square footage is 27,191 square feet for a penthouse unit that spans over three floors. Sales for Aston Martin Residences began in 2020 and since then a majority of the inventory has sold. River and Panoramic units start at $750,000 and rise to $8+ million depending on the floor plan and unit location. As for the Sky and Penthouse residences, units begin at $14 million reaching well over $50 million.

Allure North Miami Tower Just Announced by Tate Capital
Plans for a mixed-use project in North Miami known as Allure North Miami has just been revealed. Tate Capital has brought forth plans for a conditional use permit to the city’s Planning Commission. The meeting was scheduled for November 2, 2021 and the current status of the conditional use permit has been released.
The site located at 1810 N.E. 146th Street features 2.11 acres. In an agreement with the city of North Miami, Tate Capital agreed to lease the property for 99 years at $100,000 annually. The developer has also requested a grant from the North Miami Community Redevelopment Agency for $15.2 million for infrastructure of Allure.
Jimmy Tate, a Tate Capital representative stated that they wanted something “unique and transformative” to showcase to residents that North Miami is the next city for urban development. Tate Capital wants to brand North Miami as a “new district” staring with Allure North Miami
Designed by Kobi Karp Architects, Allure will rise 20-stories and feature 360 apartments and 603 space parking garage. Around 8,429 square feet will be dedicated too retail with 36 apartments strictly for workforce housing.
Units will range from 608 to 1,411 square feet with studio to three bedroom floor plans. There will be around 30 studio apartments, 187-1 bedroom apartments, 132-2 bedroom apartments, and 11-3 bedroom apartments.
