The FAA has recently greenlit the construction of 2900 Terrace, a 38-story building in Miami’s Edgewater neighborhood. The permits, issued on January 2 and valid until July 2, 2025, signal an important phase in the project’s development. 2900 Terrace, a creation of Arquitectonica and spearheaded by LNDMRK Development and Oak Row Equities, can stand as tall as 390 feet or 399 feet above sea level. An FAA study confirmed the building meets obstruction standards and is safe for air travel.
Spanning over 629,000 square feet, 2900 Terrace will house 324 residential units, office space, commercial areas, and 515 parking slots. Its expected completion in 2026 will add to Miami’s dynamic cityscape.
This project is strategically positioned on 1.5 acres in Edgewater, close to various lifestyle and cultural hotspots in Miami. The development is set to offer a mix of one to three-bedroom residences and a host of amenities like a fitness center, pet spa, sauna, golf simulator, coworking spaces, and outdoor facilities including a pool and cabanas.
The architectural design incorporates a variety of materials like bronze and grey metal mesh, glass railings, tinted reflective glazing, charcoal window frames, grey stucco, and concrete. This selection aims to give the building a modern and practical exterior.
Alongside 2900 Terrace, Oak Row Equities and LNDMRK are also working on a 40-story building at 2600 Biscayne and the Wynwood Plaza, set to be completed in 2025.

A substantial parking structure offering 515 spaces across four levels, levels 2 through 5, featuring an aesthetically pleasing artistic screen.
The landscape architecture is set to feature an array of indigenous trees, selected not only for their compatibility with the local climate but also for their capacity to offer ample shade, enhancing the pedestrian experience. The architectural vision for this tower comes from the renowned firm Arquitectonica, known for their innovative designs that blend functionality with visual appeal.
The development is being spearheaded by 2900 Terrace Owner, LLC, a name that may soon become synonymous with luxury living in Miami. SB Developments Releases Renderings for 55 Story Edgewater Project
In the heart of Miami’s Edgewater neighborhood, a new architectural masterpiece is set to redefine the city’s skyline. Located at 419 Northeast 19th Street, this 55-story tower is a testament to modern design and strategic investment.
The project, occupying a 14,190-square-foot triangular plot near the iconic Margaret Pace Park and Biscayne Bay, is a collaboration between the renowned New York-based architectural firm, Fogarty Finger, and a joint venture of SB Development and Hazelton Capital Group. With a towering height of 641 feet, this development will not only be a significant addition to Miami’s skyline but also a beacon of luxury living.
The tower will house 463 upscale residential units within its 553,673 square feet of space. Residents will have access to a number of luxury amenities spanning three levels, including a rooftop pool, sky lounge, state-of-the-art fitness center, and a game room. Additionally, the building will feature an indoor parking facility with a capacity for 172 vehicles.
The design of the tower is a testament to Fogarty Finger’s expertise in crafting architectural wonders. Known for their iconic designs in New York, such as The Dime and 141 Willoughby in Brooklyn, their entry into the Miami market is marked by a structure that captures the essence of its surroundings. The tower’s design, characterized by its slender and curved profile, boasts curved corners, striking horizontal lines, and a pristine white stucco finish. The wraparound balconies with glass handrails and floor-to-ceiling glazing ensure that residents enjoy panoramic views of the city.
A unique feature of this tower is its base and crown, which share a cohesive design language. The facade is adorned with sections of long, narrow horizontal openings screened with aluminum. The crown, however, stands out with its elegantly curved motif that extends from the rooftop slab, adding a touch of sophistication.
The residential units within the tower cater to a diverse clientele, ranging from studio units of 403 square feet to expansive 4-bedroom units spanning 2,322 square feet.
The current site, known as Parcel B, houses an older condo building set for demolition. The new tower will be integrated with the adjacent property, the Cite’ on the Bay Condominium, enhancing the overall value of the area.
However, the developer is seeking several waivers in connection with the project, primarily due to the unique shape of the lot and to ensure efficient vehicular traffic. These waivers include reductions in setbacks, drive aisle width, parking stall length, and the total number of required parking spaces, among others.
With its modern design, luxury amenities, and prime location, it promises to be a jewel in Miami’s real estate crown.
Related Group Secures 18,000 Square Foot Lot in Edgewater for Development
Leading developer Related Group has purchased an 18,000-square-foot land piece in Edgewater, Miami, consisting of three adjacent sites in collaboration with Alex Karakhanian of LNDMRK.
The homes, which are located at 519, 525, and 535 Northeast 29th Street, are in a prime location and provide breathtaking views of Biscayne Bay as well as easy access to the MacArthur Bridge, which connects Edgewater to Miami Beach, and the I-195, which offers a direct route to Fort Lauderdale and Palm Beach. The majority of the undeveloped plot cost $12 million to buy.
According to the President of Related, Nick Perez, “Related identified the growth potential of Edgewater years ago, when we delivered the transformational, four-tower Paraiso Bay community along with Edgewater’s first five-star waterfront restaurant, Amara at Paraiso.
Edgewater offers it all- prime waterfront views, world-class culinary offerings, and easy access to other key hubs, from the Design District to Miami Beach. This newest acquisition is another step forward in our efforts to solidify the area as a true hot spot.”
The site’s particular development plans are still a secret. The land, according to public records, is designated T6-36-A, which allows for the building of up to 36 floors and 150 units per acre. About 60 units might be created within the permitted parameters without the need for further bonuses.
Joel Rodriguez and Alex Suarez of Global Investment Realty served as the deal’s brokers, and PPD Edgewater LLC, run by Esteban Koffsman, was the seller. A well-known real estate firm called LNDMRK Development focuses on finding, acquiring, and building commercial, residential, and mixed-use developments all across the Southeastern United States. EDITION Residences Edgewater Construction Update
Construction is moving along for the 56-story EDITION Residences tower in Edgewater with its building permit application as well as a seawall permit application.
According to the permit application, the 56-story Edition will include a total of 187 residential units, a 13-level parking garage, and 3,500 square feet of business space. There will be 1,206,774 square feet of new building in total, with a hard construction cost of $215,750,000.
The builders announced last month that they anticipated commencing ground this Summer as a result of receiving $160 million in unit reservations.
One-bedroom-plus-den to four-bedroom floorplans with sizes ranging from 1,952 to 3,864 square feet and starting at $1.9 million will be available in immaculately finished homes. The tower will also have three lavish tri-level penthouses, each with a private rooftop pool and garden, representing the height of luxury.
The EDITION Residences, Miami Edgewater will have approximately 45,000 square feet of beautifully designed amenity spaces where owners can live, work, play, and entertain guests while exuding the same degree of luxury as the renowned hospitality brand. A new condo development has recently been revealed for Edgewater, Vida Residences. Vida Residences will encompass a Euro design that embodies luxury through every detail including its interior with beige tones, floating chandeliers, and all the amenities a luxury condominium has to offer.

Melo Group Tops Off Construction of URBAN 22
Seven months after breaking ground, the Edgewater twin-tower apartment building known as URBAN 22 has officially topped off on construction. The developer for the project, the Melo Group is a well-known development group in the Miami area. After completing 6,000+ residential units in Miami over the years, they currently have 2,000 units under construction.
Multiple parcels making up the 1.94 acre site stretch’s from Second Avenue, 22nd Street, to 23rd street. The Melo Group started purchasing these sites in 2011 that is now making up the site for URBAN 22.
The project call for twin 15-story towers that will total 708,119 square feet with an 8-story podium connecting between the two. The towers will feature 441 residential units, 7,168 sq. ft. of retail, 5,692 sq. ft. of office space, and 529 parking spaces.
The units will range from 725 to 1,200 square feet of living space with each unit featuring a private balcony with glass surround railings. There are 4 studios, 243 one bedroom, 152 two bedroom, and 42 three bedroom units available.
The garage will feature a pool deck on the roof, indoor/outdoor spa, garden terraces, and a fitness center with a social room for gatherings. The Melo Group stated that project would enhance the pedestrian experience through the bridge between the two buildings as well as the retail and commercial aspects.
Demolition Permit Filed and Renderings Revealed for 710 Edge Tower
In October 2021, developers announced plans for a 55-story tower, 710 Edge that will be located in Edgewater. Months later the plans were approved by the Miami Review Board and now permits have been filed with new renderings attached.
The permit that was filed will allow total demolition of the site which would include several buildings that are currently on the property.
Two adjacent waterfront buildings were submitted on July 29th with one of the buildings as Harbor 29. A total of 16,000 square feet will be demolished costing the developers $151,000.
The second permit is for 530 NE 29th Street which totals 4,590 square feet estimating $25,250.
On both permits, Dade Wrecker Service is identified as the demolition contractor.
The projected height of 710 Edge is 55 stories, or 646 feet (649 feet) above sea level. 710 Edge will include 70 residential units, 193 parking spaces, 16,000+ sq. ft. of commercial and retail, a rooftop helipad, and a public baywalk.
Proposed by 710 Edge LLC, owned by Kevin Venger, Michael Konig, Louis Birdman, and Alex Posth were also a part of the development of One Thousand Museum. Sales have not yet been announced.
