We are constantly seeing innovative and unique amenities in new developments in Miami. Those include helipads, a Dezervator (car elevator), and a “soccer field in the sky.” Now we can add a sensory room to the list thanks to the new pre-construction tower Diesel Wynwood.

Sensory rooms are environments designed to provide the user with an immersive sensory experience that includes varying lights, sounds, colors, sensory cues to calm, and other sensories that promote emotional and cognitive development. They are intended to assist users in engaging with their senses and reaping the advantages of sensory stimulation in a safe and calm atmosphere.

Sensory rooms have been in the news more recently especially in South Korea with the opening of a sensory cafe near Seoul Forest. According to Insider.com, South Koreans are so stressed that they are paying to visit this indoor sensory room so they can relax and do absolutely nothing for any amount of time they would like.

This cafe known as the Green Lab features floor-to-ceiling glass windows looking out at the lush vegetation of the Seoul Forest. In this room, customers must silence their phones and they cannot speak during the experience. According to a Green Lab employee, Bae Hyum, “It’s so hard to find spaces in Korean society where it’s acceptable to do absolutely nothing.”

As for the newest pre-construction tower in Miami, the Diesel Wynwood sensory rooms will feature restorative seating for relaxation, meditative visual features, and media installations. New information on these sensory rooms is being released every day and we are very excited to fo this newest amenity in a soon-to-be iconic tower in Miami.

1 Million Square Foot Mixed-Use Project Proposed for Wynwood- 29N

L&L Holding Co. and Carper Real Estate Partners have recently purchased 3 acres located at 95 N.W. 29th Street in the Wynwood Arts District. Making up nine parcels, the New York-based companies plan on developing a multi-use project totaling 964,693 square feet.

Dubbed the name 29N, this planned project will rise on the former Rubell Family Art Museum Building and will feature multiple buildings 12 and 8 stories tall. There will be a ‘pedestrian paseo’ connecting the towers and lot will feature 313 feet of frontage along NW 29th Street, sharing a block with the Gateway at Wynwood.

Featuring 523 apartments, 200,618 square feet of office space, 26,372 square feet of retail, and 668 parking spaces, 29N will be considered one of the largest projects in Wynwood. Amenities for this project would be on floors seven through nine.

The residential units would range from studio to 2-bedroom apartments with 504 to 1,093 square feet floor plans. This project will be designed by Gensler, a San Francisco-based firm along with Fortis Design + Build.

The renderings for the building design feature a colorful aesthetic that showcases the culture of Miami as well as the Wynwood neighborhood. Art murals with reds, greens, and browns will be showcased on the ground floor level of the buildings.

The Related Group and East End Capital are close to delivering Wynwood 25 – the first large-scale mixed-use property in the Wynwood neighborhood. The uber-chic development, situated between NW 24th and 25th Streets and immediately west of NW 2nd Avenue, is comprised of 289 studio, one-, two-, and three-bedroom apartments plus 30,000 square feet of ground-floor retail.  Pre-leasing has officially begun with prices ranging from the low $1,400s for studios to the low $4,000s for its three-bedroom apartments. Move-ins are expected to begin by May.

The units at Wynwood 25 feature custom Italian kitchens and bathrooms, walk-in closets, full-sized washers and dryers, and expansive floor-to-ceiling glass windows with views of Miami Beach, the Design District, and Downtown. The residences also have smart-home technology installed throughout, including Latch automatic locks and Lutron smart light technology.

A highly curated set of on-site amenities will also be available to Wynwood 25 residents, including an expansive rooftop terrace with resort-style pool, a cutting-edge fitness center with a spin and yoga room, a first-class pet spa, large grilling area, 12,000-square-foot courtyard, a covered outdoor conference center, and an outdoor movie theater. The property will also showcase a museum-quality art collection featuring new and established contemporary artists, including a site-specific work from world-renowned muralist EL MAC on the east façade. Miami-based artist Typoe will also complete a large-scale mural along the paseo wall.

In achieving their vision, the Wynwood 25 team partnered with industry-leading design talent, including the internationally-acclaimed architecture firm Kobi Karp Architecture, the award-winning interior design firm Meshberg Group, and the renowned Miami-based landscape design firm Naturficial.

Wynwood is Beginning to Bounce Back from the Zika Apocalypse

When ZIka hit Wynwood, Miami’s reaction was immediate, and sweeping, and a little hysterical. The plague had struck Miami and it needed quarantined, and eradicated, or it would ravage South Florida. Wynwood became a ghost town that rained pesticide. Zika spread anyway, but was it too late for Wynwood? Would the people come back?

The monthly Wynwood Art Walk this Saturday “bustled with tourists and locals taking selfies, shopping, and browsing the galleries” reported the Miami Herald. The ‘Love for Locals’ campaign put on by local businesses hoping to bring people back to Wynwood was a hit, with many offering discounts and freebies. The Wynwood Yard, an outdoor park-like venue with food trucks and entertainment, reopened after having closed out of fear of anywhere outside or around foliage, where Zika-carrying mosquitos might be. According to the New Times, they’re taking more thought-out mosquito mitigation measures, including installing something called  a MosquitoNix system, instead of just fleeing.
