The notorious King of Diamonds, the Tremont Towing of strip clubs (recent press mentions covered the absence of building permits for the 60,000 square foot N. Miami club, a teen party hosted at the club, celebrity partying, and a legal battle between management and the litigation rights of its strippers) is opening in a space on Ocean Drive, in the historic Netherland Hotel. Construction noise at the future venue, a frequent neighbor complaint for any development, is according to reports is exceptionally loud and inconsiderate. Afraid that the King of Diamonds on Ocean Drive will be anything like the Noth Miami location, a public meeting is being held nearby at Il Villaggio on July 27th at 5 PM.

Should Miami Beach Build a Fire Station & Parking Garage in Flamingo Park?

Proposed Flamingo Park Fire Station and Garage.

Proposed Flamingo Park Fire Station and Garage Option.

The City of Miami Beach’s Neighborhoods Committee is meeting today to study a potential new fire station and parking garage in Flamingo Park at a proposal at a meeting today. The garage/station complex would go at the south end of the park where a parking lot currently exists, nearby the existing fire station, and potentially also absorb the Police Athletic League building next door. The city is looking at various design options, although they all do essentially the same thing: gobble up public park space that could go to other, more public, uses in the future. And at either 50 or 75 feet high depending on the ‘preferred alternative’ the city picks, the building would tower over the park and neighborhood around it, where zoning typically limits height to 35 feet. ‘Save Miami Beach Neighborhoods’ is opposing the project, with a petition on their website.

A Tour of the Malibu-style Beach House located at 222 Ocean Drive in South Beach – Asking $14,995,000

street view - 222 Ocean Drive

Tuesday afternoon, I had the pleasure to drop by an open house that my broker, Dora Puig, was holding, so I could see first-hand the amazing new luxury listing she recently landed – a 7,000 square foot, Malibu-style beach house located at 222 Ocean Drive in the South Beach neighborhood known as South of Fifth. It’s not often that you get the chance to visit a single-family home in that neighborhood. In fact, there are only two other single family homes that exist in all of South of Fifth, and this is the only one that is located across the street from the beach, right smack on Ocean Drive. In terms of location, it doesn’t get much better than this. Fortunately, location isn’t the property’s only strong suit. It’s also incredibly sexy. The moment you walk into the recently renovated, three-story home, you are greeted with soaring 20-foot ceilings and an elegantly appointed, white spiral staircase. The luxury home for sale consists of 4 bedrooms, 4 full baths, 2 half baths, and includes a theater room and bar; a custom wine cellar; 11-inch wide plank Oscar Ono rustic wood floors; a custom kitchen with best-in-class appliances by Viking, Miele, and Sub-Zero; a private, rooftop deck with pool and summer kitchen; and an air-conditioned 2-car garage to boot. This is the type of property that will appeal to a special kind of buyer – one who fully appreciates its uniqueness and location, and, of course, has close to $15M to indulge. As for the rest of you, the accompanying photos will have to do.

Miami Featured on “Today” Show This Morning

This morning, Miami was once again in the national spotlight.  The young, vibrant and beautiful city was featured on the “Today” show for its Friday Field Trips series.  The three minute video clip above will give you a gist of the praise that Miami received during the morning show’s coverage of the city.  Miami is no longer seen as just a winter playground.  It has seen tremendous growth over the past four decades and has exploded onto the international scene.  Miami has become a cultural mecca for travelers from all around the world and now competes with some of the highly acclaimed international cities for their attention.  I must say, Miami was captured quite beautifully in this piece.  Great job!

Penthouse A at Apogee South Beach Hits the Market for $25M

Apogee South Beach penthouse A

Penthouse A at Apogee South Beach is back on the market for a cool $25M, exactly 365 day after selling last April for $11.5M.  Judging by the pictures, it does not appear that any upgrades were made to the unit prior to putting it back on the market.  The 6 bedroom/7.5 bath penthouse condo has an astounding 6,853 square feet of interior, 22-foot ceilings, over 11,000 square feet of terrace, a private rooftop pool, a summer kitchen and panoramic views of the Atlantic Ocean, Biscayne Bay and the city.

Apogee South Beach is a 67-unit ultra-luxury condominium located in the South of Fifth neighborhood of South Beach.  The development includes only three penthouse residences, one of which is currently owned by Miami Heat president, Patrick Riley.

Penthouse A is now the third highest priced condo currently on the market in South of Fifth.  At this time, two separate condos (PH-2 and unit 3603) at Continuum South Beach South Tower are listed for a whopping $35M each.

Penthouse B at The Setai Sells for $15M

The Setai Penthouse B

Last Friday, Penthouse B at The Setai sold for $15M, or $2416 per square foot.  No word yet on who acquired the breathtaking, South Beach luxury penthouse.  The previous owner purchased the unit directly from the developer in 2004 for $9.5M.  From my knowledge, the recent sale is the highest priced condo sale to ever take place in Miami-Dade County.

Pictures and an e-brochure of Penthouse B at The Setai

For inquiring minds, Penthouse A at The Setai came onto the market this past April.  The unit has the same square footage as Penthouse B.  The asking price is $27M, or $4349 per square foot, which currently makes it the second highest priced condo listing in Miami-Dade County.
