Continuum South Beach Bulk Sale for $30 Million by Two Former Morgan Stanley Execs

In 2014, Karen Bechtel and her husband William McKinley Osborne III (former Morgan Stanley executives) purchased 3 total units at Continuum South Beach South Tower for $21 million. Records show that they purchased units 3602, 3603, and 3604 and combined it into one unit totaling 8,229 square feet on the 36th floor.

The full-floor condo was originally listed in March 2021 with an asking price of $36.5 million. The gorgeous combined units feature a total of 6 bedrooms, 5.1 bathrooms with a 2-story main suite. Two kitchens, a theater and 3,704 square feet of balconies make up the rest of the luxury apartment.

According to county records, the buyer was listed at MFTMA Holding LLC. The price per square foot totals $3,646, and is considered Miami Beach’s fourth most-expensive condo deal since 2005.

Continuum developer Ian Bruce Eichner also sold his penthouse in the building for $35 million in April 2021 that was originally listed for $48 million two year ago. Another sale for Continuum included CEO of a financial tech company purchased 2 combined units for $12.1 million.

Bechtel and Osborne were both Managing Directors at Morgan Stanley from 1980 to 1991. Bechtel is currently a senior adviser at Carlyle Group. During the pandemic, they established a non-profit organization called Meals for Heroes Miami that focused on partnering with local restaurants to provide food for health care workers and first responders. In April, the couple bought a mansion in Tahiti Beach for $28.9 million.

Continuum was built in two phases by developer by Bruce Eichner in 2002. Residents of Continuum South Beach enjoy arguably the best resort-style amenities.

His luxury 3 bedroom fully furnished residence is located on the 37th floor and boasts 2,528 square feet of living space. The condo features 3 bedrooms, and 3 bathrooms with 2 master suites.

Continuum South Beach Penthouse Sells for $35 Million After 6 Years on the Market

You may have heard that the Miami real estate market is hot and if you need any convincing, the Continuum South Beach penthouse that has been sitting on the market for 6 years has just sold!

Ian Bruce Eichner, the developer for Continuum South Beach has sold his penthouse in the tower for a cool $35 million. It was originally listed for $48 million in 2014. According to the Wall Street Journal, Eichner had been renting out the penthouse since December 2020 at $200,000 monthly on a short-term lease.

Last week, we were invited for a tour of the Penthouse Collection at 1 Homes South Beach and WOW! The way that the residences and hotel have been redesigned by internationally renowned Brazilian interior designer, Debora Aguiar, it is as though you are living in nature in the most glamorous way.

Ms Aguiar used an abundance of plant life in the most creative ways, driftwood finishings to bring the feel of a beach house into the development and oversized windows and terraces to really celebrate the project’s oceanfront location. After nearly a year on the market, Zaha Hadid’s customized home in South Beach’s W Hotel is going to be re-listed with an enormous price reduction. It had been listed after her sudden and untimely death in the Spring of 2016 for $10 million, but there were no takers.

It hasn’t officially been re-listed yet, but the Wall Street Journal has reported that it will be coming back on the market at $6.5 million, a 35% reduction from the original price. Neither price included the furnishings, but most pieces could be negotiated separately through her estate trustee. There are a few pieces of artwork/exceptionally unique pieces that the estate prefers to hold on to.

The Pritzker Prize-winning starchitect purchased two beachfront units at the W, which is located between The Setai and Faena House at 22nd Street on Miami Beach, in 2010 for $2,785,000. She then combined them and added her unmistakable personal touch.

Retired NFL star and local football legend Jeremy Shockey is eager to take his talents off of South Beach. After trying unsuccessfully to sell his art deco nightclub-inspired penthouse at The Waverly on South Beach for $3 million in 2015, he decided to give it another go this summer. In July, it was listed for sale at $3.25 million and for rent at $10,000/month.

Fast forward to today and Shockey has already undergone three price revisions on the rental offering, slashing the price down to $8,500/month. It had rented last summer for $9,000/month. He has also reduced the price of the sale offering down to $2.85 million.

It makes sense that Shockey should be so eager to fill the vacancy or unload the penthouse because he currently has under construction a large house on a golf course in South Miami and really seems excited to embrace the retired golf lifestyle over the South Beach party lifestyle. Mast Capital’s first Miami Beach condo project has successfully opened, with closings beginning this past week. Louver House brings 12 luxury apartments to Miami Beach’s South of Fifth neighborhood, while paying homage to the history of Meridian Avenue.

South of Fifth’s newest boutique development, Louver House, is headed for the finish line of completion, with closings expected next month. In honor of the architecturally significant building, let’s have a look at their signature features… LOUVERS.

Louvers are architectural details, sometimes window blinds or shutters, that have horizontal slats that are angled to admit air and light, but to block rain and direct sunshine. They date back to the middle ages, when they were used to ventilate large kitchens without allowing rain and snow inside. Today, they have a more luxurious application and are typically used for those who love to enjoy the fresh air of a patio, but prefer to stay dry and save the tourist-level sunburn for the beach.

Louver House’s aluminum louvers tout over 15,000 linear feet of louver blade, which is almost 3 miles. That’s enough material to form a radius stretching across the Intracoastal, reaching both the Julia Tuttle and MacArthur Causeways, encompassing most of Virginia Key and all of the islands in between the causeways.

Combined, they weigh well over 50,000 lbs and have over 30,000 screws and bolts holding them together. All of the materials of these particular louvers are sourced from American-made products from American suppliers and are proudly made here in the US.

 Now that they are installed, you can see that they beautifully create privacy and intimacy, while still allowing for views of the lush neighborhood and architectural detail to the building.

Louver House is developed by Mast Capital and is located at 311 Meridian Avenue in the South of Fifth neighborhood of Miami Beach. They have only 12 residences in 5 floors. The grounds feature a host of various gardens and relaxation areas, with a rooftop swimming pool overlooking Miami Beach. Each of the residences at Louver House has expansive outdoor living areas and large interior layouts. The smallest layout is over 2,000 square feet of interior space and all layouts have 3 bedrooms with 3 bathrooms and a powder room.

Prices for the remaining four condo residences at Louver House average $1,250 per square foot.

Minimalist Anti-Beach Condo Directly on the Beach is Listed for $695,000

The broker’s description calls this oceanfront pied-à-terre in the South-of-Fifth neighborhood “the ultimate beach pad” because of its adjacency to the sand and ocean as well as its views. It’s also in the southern neck of South Beach which has the perk of being quieter and more removed from the rest. Listed at $695,000 for a measly 640 square feet it might technically be a studio even though the stats say 1 bedroom (see: Unit 405, at 301 Ocean Drive). Shady stuff like that happens all the time, you know. Meanwhile, according to released photography, the interior has chunky wooden additions surrounded by an almost sterile environment. The ocean is a lot more than a white cube with occasional bits of woofloden furniture floating about. so shouldn’t the family ‘beach house’ be similar?
