Construction Reaches the 61st Floor for Aston Martin Residences and Units are 85% Sold Out
In the past few months, we have seen the Aston Martin Residences vision come to life with its cascading height and sleek lines. Encompassing time-honored artisan techniques and advanced technology in Aston Martin’s cars, these same ideals reflect in the construction of this one-of-a-kind tower.
The current construction is nearing top-off construction at 61 stories with only 5 more stories to go. When construction is complete, the tower will rise 818 feet tall, making it the 2nd tallest residential tower in Miami, next to the Panorama Tower in Brickell.
Located on the 55th floor, the infinity pool and amenities deck is currently taking shape. The pool will run 82 feet long and will be made with high-quality aluminum holding 56,000 gallons of water. Not only will the amenity deck feature an infinity pool, but it will also feature a pool deck, cabanas, Sky Bar, Lounge, and a pool concierge.

Three Tower Development Proposed in North Miami Beach

Echad Holdings LLC. has officially proposed a three-tower development in North Miami Beach. Managed by Aviva and Chaim Druin, Echad Holdings LLC’s website states that they are a real estate investment and property management company.
The proposed site is located at 851 N.E. 167th Street intersecting with Gloden Glades Drive. On the current 2.1 acre lot sits a 45,728 square foot office building that will be demolished in the initial phases of construction, once approved. The office building was constructed in 1973.
Two of the towers are planned to be 15 stories and the 3rd story is planned for 10 stories. It will be a combined 464,807 square feet with 77,856 square feet allocated to office space and 12,258 square feet for retail. The plan includes 223 condo and hotels rooms, 3,866 square feet of restaurants, and 526 parking spaces.
The pool would be located at the 10-story tower on the 10th floor of the amenity deck. The plans refer to the condo units as ‘extended-stay’ rooms but will be sold as condos. These units will include 143 one-bedroom and 80 two-bedroom units, all with full kitchens.
Echad Holdings LLC acquired the property in 2015 for $5.6 million. More recently, the city rezoned the area for a mixed-use development. The Miami-based designer for this project is well-known Kobi Karp Architects who have designed Arte, Legacy Hotel & Residences, and 1300 Ponce.
North Miami Beach’s Planning and Zoning Board are scheduled to meet on September 20th to discuss the plans. If approved, the construction is scheduled to begin in 2022.

Bentley Residences Unveils New Renderings and More
Bentley…the name alone is enough to make you think of exclusivity, luxury, and performance. Mix that in with high-end luxury development and you have a world-class residential tower that offers more than a living space, but an experience.
Bentley Motors has partnered with Dezer Development to bring residents the very best of the iconic brand by incorporating everything that a 5-star hotel has to offer without the continuing cycle of guests.
Dezer and architect Sieger Saurez spent several months perfecting the exterior diamond-shaped design. Dezer adds, “When we developed plans for the Bentley, we immediately thought of the triangular windows… It’s going to be a diamond that they can see all the way from Cuba when the sun hits on it. It’s going to be amazing. ” He adds, “we’re going to have a hard time outdoing ourselves.” Just from the renderings, we couldn’t agree more!
On September 14th, Dezer met with the City Commission to consider expanding the original site plan as well as reviewing additional transfer of development requests. The expansion would increase the square footage of the building to 616,185 square feet rising 62 stories (instead of the original 60). Two hundred and sixteen condos would along with 821 parking spaces are anticipated.
The most unique concept of Bentley Residences will be the car elevators that lift your car to your condo (very similar to the Porsche Design Tower) or as Dezer refers to it “Dezervator.”

Construction on Bentley Residences will begin in 2023 with an unveiling in 2026. “These buildings are complicated; they take time,” says Charles M. Sieger, President of Sieger Suarez Architects. “It’s not like working on a single-unit family house. They’re very technical and, at the same time, very artistic. You need some experience doing these things. We worked with Bentley to pick up their esthetic, the way they do their stitching, and diamond-shaped signature visual items,” Sieger adds. With more photos and information being released, we can’t wait to see what else Bentley has in store!
Developer Announces Sales for New Brickell Tower – Lofty Brickell
A new residential tower, Lofty Brickell, will be launching sales soon! The tower will rise 34 stories high, overlooking the river, and will feature 320 fully furnished and finished units.
These units will be ‘turnkey’ and are fully licensed for daily, weekly, and monthly short-term rentals. Owners can utilize platforms like AirBnb, VRBO, as well as manage on their own.
The units will feature 800 to 1,200 square-foot floor plans with studio to 2 bedrooms options. Prices will start in the low $500,000 with increases based on floor plans and upgrades.
Developer, Harvey Hernandez recently closed on the lot for $50+ million. Hernandez is responsible for Centro and Brickell House.
With the announcement of this new tower comes some controversy. The current development site holds KLA Schools of Brickell and sources have reported an ‘early eviction’ although their lease expires December 2021.

Developer for Ocean Terrace Project Seeks Expansion Approval

Plans that were originally approved in 2019 for the historic Ocean Terrace district are being revisited in hopes to expand the project located at 7409-49 Collins Avenue and 7400-50 Ocean Terrace.
The original approved plans included 78 hotel rooms that will be renovated through the historic Broadmoor and Ocean Surg hotels, 58 residential units, and 18,060 square feet of retail space.
The new plans, submitted by developer Ocean Terrace Holdings, would include 75 residential condo units that would range from 1,198 to 2,555 square feet options. In the revised plans, it includes 2 top-floor penthouses that range from 4,028 to 4,332 square feet of living space, each with a rooftop pool.

Hotel rooms would also increase to 127 with 55 of the units residing in the historic building. The rest of the units will reside in the new 11-story building that will feature a rooftop pool.

The retail space will include 3 pools and 17,474 square feet of space. The new construction will total 525,692 square feet including the parking garage. The original proposal was approved at 359,590.
Architect includes Revuelta Architecture Internation and RJ Heisenbottle Architects is in charge of the historic preservation design.
The Historic Preservation Board will be meeting on September 13 to consider these revised plans. These plans will also include an oceanfront public space. Once the plans are approved, the developer would like to begin construction immediately. The public space and condo tower construction would start in 2022.

Avalon Merrick Park Tower Under Construction in Miami

Avalon Merrick Park is a new construction apartment tower located at 3811 Shipping Avenue in Miami. The 20-story tower will be located near the Douglas Road Metrorail Station.
When it was originally proposed by the developer, Mast Capital, it was named Shipping Avenue Apartments. After AvalonBay Communities purchased the properties for $12.9 million, AvalonBay entered into a joint venture on the project after Mast Capital took it through the approval process. Mast will remain a partner and is the co-developer for this project.
The shell contractor is L&R Structural and the architect will include Arquitectonica.
Avalon Merrick Park will feature 254 residential units with a studio to 3 bedroom floor plan options. The tower will also include 10,000 + square feet of amenities with the main floor housing 825 square feet of retail space. An 8-story attached garage will feature 319 parking spaces.

Legacy Hotel & Residences Breaks Ground

The highly anticipated Legacy Hotel & Residences finally broke ground today at the development site located at 942 NE 1st Avenue in the heart of downtown Miami. In attendance was Ken Russell (City of Miami Commissioner), representatives of Royal Palm Companies, and Peggy Olin (Owp Property representative).
Also known as Legacy Miami Worldcenter, Legacy is one of the newest pre-construction residential towers located in Park West Miami. The luxury tower will rise 50 stories at 668 feet tall making it the second tallest tower at Miami Worldcener. This tower sold out of all the units prior to the groundbreaking and is the first development to sell out prior to construction.
This mixed-use development will feature 312 residential units, 262 luxury hotel rooms, a business center, medical office, retail space, and rooftop atrium with all of the luxury amenities a 5-star hotel could offer.
The residences will include studio to 2 bedroom floor plans with 368 to 964 square feet options. The units will be fully finished and furnished. All but 2 of the 312 units have sold for a combined value of $212 million. Average prices range between $350,000 to $2 million. Royal Palms closed on the construction loan in May 2021. Legacy Hotel & Residences is expected to be completed by 2024.
Top Off for WYND 27 and 28 Towers to Begin Soon
A mixed-use, two-tower project in the Wynwood neighborhood broke ground in March 2021. Located at 129 N.W. 26th Street and 127 N.W. 26th Street gives it the names Wynd 27 and Wynd 28. Construction for these towers is set to top off soon.
According to the contractor’s Instagram, Beauchamp’s administrative staff visited the site to sign the beam for the future top-off ceremony. Kusher Companies and Block Capital Group are responsible for the development.
This project will consist of 152 apartments, 46,000 square feet of office space, 33,500 square of retail space, and 232 parking spaces with three roof decks and a large contemporary outdoor courtyard. One building will rise 5 stories and one will rise 8 stories.

Modera Biscayne Bay Construction Nears Completion with Resident Occupancy Beginning in August 2021
Modera Biscayne Bay in Edgewater is a 28 story tower that has neared completion. Construction originally began in 2019 but was delayed due to the pandemic. The tower topped off construction in May and began pre-leasing shortly after.
According to the developer, Modera has leased 45% of its units within the first month of pre-leasing. Starting in August, the new residents can begin to move in.
Rising 28 stories, Modera Biscayne Bay is located at 2150 N. Bayshore Drive in Edgewater. Modera is set at a prime location near shopping, dining, and entertainment. According to Mill Creek Residential, the project will include a new walking connection from Bayshore Drive to 22nd Street underneath Modera.
Mill Creek Residential is the developer for this project and Corwil Architects is responsible for the design.
The mixed-use tower features 296 apartments, 11,000 square feet of retail space, and an 8-story parking garage with 425 spaces.
