Plans for the highly anticipated three-tower mixed-use development called Biscayne 21 has been submitted to the Urban Development Review Board located at 2121 North Bayshore Drive in Edgewater, Miami.
The project will feature 606 multifamily units spread across three residential towers that are 649 feet tall, 8,433 square feet of ground-floor retail space, 971 parking spots, a complete amenity package, and more than 800 linear feet of a new waterfront promenade. Arquitectonica, EDSA, Longitude Surveyors, and Langan Engineering are just a few of the project’s remarkable roster of architects and engineers.
The property, which is in a superb location with stunning views of Biscayne Bay to the east and the Biscayne Bay Inlet to the south, is located on the southeast corner of North Bayshore Road and Northeast 22nd Street.
The Edgewater skyline will be dominated by two twin skyscrapers that rise 56 stories in height and a third that is 55 stories high. The twin towers (South Tower One & South Tower Two), which are unbranded, will each have 210 residential units, while the structure known as the East Tower, also known as EDITION Residences, will have 186 residential units. The overall square footage of the project is divided into 333,463 square foot parking garage, 430,132 square feet between the two unbranded buildings, and 639,824 square feet For EDITION Residences. The project’s outstanding overall square footage is 1,841,984 square feet.
The buildings at Biscayne 21 will have an exterior that combines a variety of high-quality materials. Glass with clear view, white-painted stucco frames, and other accessories will produce a contemporary and uncluttered appearance. Mechanical screens and painted metal or fiberglass with fake foliage, together with a creative painting, will add a natural touch to the parking structure. The East Tower (EDITION) will have a more sinuous and elliptical form, distinguished by a carve into the structure on the north side that creates concave balconies and a sense of architectural grandeur on the skyline, while the twin towers will have a striking rectilinear design, with the superstructure punctuated by cuts lined with concrete frames that reveal elegant balconies.
EDITION will offer condominiums with unit sizes ranging from one to four bedrooms and five-bedroom penthouses covering 1,952 square feet to 8,466 square feet. The two additional buildings have condominiums as well, with one to three-bedroom units measuring 915 to 2,190 square feet each.

Two Roads Development is requesting a number of waivers for the Biscayne 21 project, including a small reduction in tower spacing, two driveways separated by less than 60 feet, a reduction is required parking of up to 30%, parking above the first story to extend into the second layer, and pedestrian entrances more than 75 feet apart. Due to the property’s special configuration with two waterfront frontages and to guarantee compliance with the Transect Zone regulations, the exceptions have been requested.
The proposed project for Biscayne 21 and the waivers requested by Two Roads Development adhere to Miami 21’s guiding principles, which include fostering infill and redevelopment, encouraging mixed-use development, offering public transportation as an alternative to driving, and supporting compact, pedestrian-friendly communities. The project offers public spaces, such as waterfront walkways along the South and East frontages, as well as an energy-efficient design. On March 15, 2023, Two Roads Development will present the project to the Urban Development Review Board.
Construction Update for Namdar Towers in Downtown Miami
Namdar Towers are one step closer to breaking ground after receiving approval for a foundation permit on February 28. The permit will cover site and soil improvements, piles, and excavation with an estimated cost of $1.5 million. Permits that still require approval are for the tree and demolition permits.
In October, the Namdar Towers project was submitted to the UDRB. Miami’s Building Department is currently reviewing permits for development and demolition.
A 41-story structure with 680 units and a 43-story building with 714 units would make up the proposed Namdar Towers, which would have combined square footage of more than 1.2 million.
This project is planned in 2 phases, the 41-story tower will be part of phase 1 while the 43-story tower will be part of phase 2.

Avra Estiatorio Opens Second South Florida Location at Lofty Brickell
Avra Estiatorio, a Greek eatery with a Manhattan origin, will open a second location in South Florida at the newest residential tower, Lofty Brickell.
Restaurateurs Nick Tsoulos, Nick Pashalis, and Marc Packer, the partners behind the upscale brand, have secured a lease for the bottom level of Brickell’s Lofty condo complex by Newgard Development Group.
The 15,000 square foot, 15-year contract, which has the possibility to be extended, can seat up to 300 patrons and a 3,000 square foot outdoor seating space with views of the Miami River. The triple net asking rent was $150 per square foot.
Once Lofty Brickell is complete, Ava Estiatorio will open. Only 1,500 square feet of retail space remain at the Lofty property after the Avra lease.
The first Avra Estiatorio restaurant debuted in New York’s East 48th Street in 2000. Now, the restaurant has three locations: two in Manhattan and one each in Beverly Hills.
National Developer PMG Announces West Eleventh Residences in Miami
In Miami’s Park West neighborhood, Property Markets Group unveiled plans for a condominium tower with short-term rental options.
38 West Eleventh Residences will offer short-term rental flexibility and a first-time opportunity for owners to enjoy fully centralized management with the ability to host guests 365 days a year on Airbnb.
At 18 N.W. 11th St., which is currently owned by Miami-based Block 17 Land Trust, West Eleventh Residences would rise 44 floors. For the project, PMG has joined forces with the Marc Roberts Cos. and the Miami-based Lion Development Group, directed by Michael Simkins. On the bottom floor, there would be a 30,000-square-foot entertainment facility and food hall in addition to 659 completely equipped condos.
Although Miami’s short-term condo rentals were just introduced a few years ago, they are now a significant part of the city’s most recent condo development boom. They give condo owners the option to occupy them themselves or rent them out for however many days are necessary, allowing them to potentially profit from higher daily rental rates.
The E11even Hotel & Residences, another condominium for short-term rentals, and the E11even Residences Beyond are being constructed by PMG, Simkins, and Roberts directly west of the West Eleventh Residences.
“The demand for short-term rental properties with on-site support for seamless hosting is high in South Florida, especially in downtown Miami,” said Ryan Shear, managing partner at PMG. “Not only will West Eleventh Residences offer flexible living options and luxury condo ownership for buyers, but it will also provide impeccable residences and superb amenities for Airbnb guests and owners to enjoy.”
Condos at West Eleventh Residences will range in size from 334 square feet for studios. The units would contain smart home technology for lighting, audio, video, and other features. Costs start at roughly $300,000. The real sales push will begin on February 20.
The project was designed by Sieger Suarez Architects.The structure would have a restaurant, a lounge, a fitness center, and a pool.
Simkins asserted that “our collaboration with PMG and Marc Roberts Cos. on West Eleventh Residences will once again underscore the area’s potential, solidifying Downtown Miami’s District 11 into a true live-work-play community for all.”
New Renderings Revealed for The Perigon Miami Beach
Mast Capital and Starwood Capital Group recently revealed new renderings for the highly awaited Perigon Miami Beach project that is expected to top off next year.
In June 2021, Mast filed the development plans for the property and the official approval came in December 2021. Rem Koolhaas is named as the architect for the project while Tara Bernerd is listed as the interior designer. The design resembles a series of towers merged together allowing the residents optimal views of Biscayne Bay, the Miami skyline, and the Atlantic Ocean
The development will rise 17 stories and feature 83 total units, with 10 of those units labeled as ‘guest suites,’ which will only be available to purchase by unit owners.
Units will range from 2 to 4-bedroom floor plans with 2,100 to 6,700 square foot options. Units will start at $3 million and will feature a number of luxury amenities and residence features.

37 Story Tower Designed by Arquitectonica and Developed by 13th Floor Investments in Now Complete
Cascade, a 37-story multi-family building at 3050 Southwest 37th Avenue in Miami, is now complete. The building, designed by Arquitectonica and developed by a joint venture partnership between Miami-based real estate developers 13th Floor Investments and Adler Group, in collaboration with global investment manager Barings, contains 421 modern apartment homes ranging in size from 510 to 1,323 square feet.
The residential tower is the second to be completed within the 7-acre Link at Douglas master plan, which is bounded to the north by Peacock Avenue, to the east by Southwest 37th Avenue (Douglas Road), to the south by Shipping Avenue and South Dixie Highway, and to the west by Southwest 37th Court. The building’s general contractor was Civic Construction, and it received its Temporary Certificate of Occupancy (TCO) from Miami-Dade County on January 5.
The 37-story tower is located at the intersection of two of Miami’s most desirable neighborhoods, Coconut Grove and Coral Gables, and is adjacent to the Douglas Road Metrorail Station, US-1, the city’s main thoroughfare, and The Underline, a 10-mile linear park, urban trail, and public art destination.
