Updated Renderings Revealed for MG’s New Village of Coral Gables 48 Residence Tower
Prior to breaking ground and shortly after the official launch of its cutting-edge, on-site showroom, MG Developer unveiled updated renderings of the opulent interiors of The Village at Coral Gables new development.
The Village at Coral Gables, which offers 48 units spanning over four separate collections—Townhomes, Lofts, Villas, and Flats—is one of the most eagerly awaited development to enter Coral Gables’ market.
The style and size of the units varies, ranging from elegant flats with two bedrooms, a study, and a balcony to attractive townhomes with four bedrooms that are 1,750 to 3,100 square feet in size. The traditional yet contemporary village will also have smart recreational features for residents to enjoy, such as a Club House, Fitness Center, Business Center, and a Pool with a Pool House.
The Village at Coral Gables site is situated at 535 Santander Avenue and spread across 17 lots. By 2024, the $50 million development should be finished according to the developer.
The project’s carefully chosen interiors pay homage to Seville, Spain’s aesthetic elegance and way of life, and carry on the heritage of Coral Gables’ creator and dreamer, George Merrick, and his idea of “The City Beautiful.” Furniture was chosen from RH (Restoration Hardware), which has established its design dominance in the market for luxury lifestyle products.
The Mediterranean Revival-style design of The Village at Coral Gables will be modeled after the Ibero-American Exposition of 1929 in Seville’s Plaza de Espaa, which served as the neighborhood’s energetic hub and was ringed by gardens, courtyards, and magnificent fountains.

A 45,000 square foot luxury villa with an ice rink, bowling alley, and the Avra Miami Estiatorio restaurant will be delivered as part of Estates at Acqualina later this year. The late fashion designer Karl Lagerfeld created the lobbies in both skyscrapers.
The acquisition signifies James’ return to South Florida as one of the greatest basketball players in history. James, Dwyane Wade, and Chris Bosh made up the “Big Three” while they were all members of the Heat from 2010 to 2014.
In 2015, he sold his waterfront residence in Miami’s Coconut Grove district for $13.4 million. James sold one of his Los Angeles houses in Brentwood last year for $19.6 million.
According to Forbes, the athlete became a billionaire this summer and is a co-owner of the clothing chain Unknwn, which has outlets in Wynwood and Akron, Ohio. Additionally, he has investments in businesses including Tonal, a startup home gym, and Blaze Pizza.
The Estates of Acqualina, by the Trump Group led by brothers Jules and Eddie Trump, the Estates is their third condominium development in Sunny Isles. Three single-family residences are part of the development, and prices varied from the mid $4 million range to $35 million for the penthouses.
Groundbreaking Announced for Waldorf Astoria Residences Miami
The Waldorf Astoria Residences Miami, which will be the highest residential structure south of New York City, is scheduled to break ground on October 27th, 2022.
The groundbreaking for the 100-story collection of 9 glass boxes in downtown Miami, is the result of an alliance between the New York and Miami-based developer PMG, the Toronto-based private equity firm Greybrook Realty Partners, and the international hospitality giant Hilton.
The 1,049-foot tower will rise at 300 Biscayne Boulevard, which will be located across from Bayfront Park at the northwest intersection of Biscayne Boulevard and Northeast Third Street.
360 individual homes will be included on the site, along with 205 bedrooms and suites in the five-star hotel.
The building will also contain 1,321 square feet of commercial and retail space, as well as parking for up to 694 cars and 350 bicycles.
The third cube, which is located towards the base of the tower, rotates in response to the pool deck, while the second cube, which is placed further to the east, forms an outdoor dining area for an expensive restaurant. The first cube rotates upward at street level to welcome locals and guests while supporting the entire tower.
Peacock Alley, a specialty restaurant, indoor/outdoor pre-function and event spaces, conference and boardrooms, a resort-style pool deck with private cabanas, a spa, and a fitness facility will all be considered signature areas.
Residences will feature the newest smart home technology with access to concierge services through a personalized mobile app. The app will have a comprehensive list of services, including the ability to make reservations for meals, 24-hour room service, spa and fitness services, house cars, access to valet service, package delivery, and dog walking.
Sales for the project began in March 2021 and sold 75% within the first 9 months. Now the project is sold out! The designer for the project is listed as BAMO.
The price of a residence begins at $1 million, and PMG Residential is in charge of sales and marketing.
Hilton Management Services will be in charge of running the Waldorf Astoria Residences Miami.
Demolition has already begun on the existing asphalt as well as field site borings being completed. Deep Soil Mix permit has been issued and work was started in July 2022.
The tower is expected to be finished in 2025.

North Bay Village Approves 7.3 Million Square Foot Development Project Featuring 1,936 Residential Units
Sunbeam Properties, the proprietor of WSVN Channel 7, has a 7.3 million square foot redevelopment plan that has officially been approved by the North Bay Village Council. The special area plan for a 12.9-acre site covering 1400, 1401, 1415, 1600, and 1601 79th Street Causeway, as well as 155 and 1624 North Bay Causeway, was approved by the Village Council on a 3-2 vote early on Wednesday.
A 300-room hotel, 1,936 residential units, 200,000 square feet of office space, 670,000 square feet of retail space, 117 units of workforce housing, and around 5,000 parking spots are all included in the development plan. Additionally, there would be 84,366 square feet of public space, including a half-mile pedestrian walkway known as the “island walk” that would be surrounded by restaurants and stores. A marina would also be a part of the project.
The project’s highest structure would be 650 feet tall. To lessen the number of shadows cast upon the smaller dwellings, the structures closer to single-family homes would be smaller. Buildings north of the project would be taller and would rise 240 feet in height south of the causeway.
The offices and studios of WSVN will eventually be relocated as part of the construction. WSVN and Sunbeam Properties are owned by the multibillionaire Ansin family.
The project’s first phase, according to Ansin, would be built south of the causeway and will have 500 to 600 apartments spread across two buildings, along with a restaurant, grocery store, and other retail space that may house an urgent care facility or a daycare. Sunbeam Properties must apply for building permits for the first phase within two years in accordance with its development agreement with the village. The first renters, according to Ansin, should move in within five years.
As the Ansin family celebrates the 60th anniversary of running WSVN in North Bay Village, CEO Andy Ansin admitted that this was an emotionally charged decision for him. He has visited that studio ever since he was a youngster.
Although Ansin said the initial concept wasn’t for redevelopment, Sunbeam Properties over time purchased surrounding lands. According to Ansin, the first purchase was made to stop a strip club from being built next door. It bought a nearby office complex so the TV station would have more parking.
Ansin discovered North Bay Village had potential after having experts from the University of Miami School of Architecture do research on future renovation. However, it necessitated moving the TV studio.
Ansin stated that he is still looking for a new studio for WSVN. He emphasized that it would require plenty of parking, hurricane-resistant construction, and backup power generation.
PlusUrbana, a firm based in Miami, is the project’s architect. Attorney Ian DeMello, who is headquartered in Miami, is the developer’s representative.
New Development Announced in Wynwood-The Rider
The Rider, a new project in Wynwood, has just had its designs submitted to the Wynwood Design Committee. The Rider will be a mixed-use upscale rental development that will rise 12 stories tall.
Spanning over 131 luxury units with a total leasable area of 104,625 square feet for the units and 6,000 square feet for ground-floor retail. The Rider will also include 146 garage spaces.
The Rider is situated at the intersection of Miami’s hip and developing Wynwood and Midtown neighborhoods, at 94 NE 29th Street, Miami, Florida on 0.56 acres. Residents will be able to scooter to their preferred locations, such as the Wynwood Walls, trendy shops and restaurants with a variety of flavors, and the shops at Midtown Mall, as well as a stroll to a prospective train station that may be only 85 yards away.
The Rider will have excellent access because it is about a 5-minute drive from the Miami Design District’s world-class shopping and from Interstate 195.

Related Group and Two Roads Propose New 24 Story Tower-The Residences of Bal Harbour
The Related Group and Two Roads Development are partnering to create a new condominium project in Bal Harbour, The Residences of Bal Harbour.
The developers paid $135.2 million for an existing 88-unit condo tower and land located at 10245 Collins Avenue.
The proposed tower is expected to rise 24 stories tall featuring 61 luxury residences and 160 parking spaces which will be located in the basement of the tower.

New Residential Project Proposed in Sunset Harbour
With proposals for a brand-new development in Sunset Harbour, developer Ronny Finvarb is appearing before the Miami Beach Design Review Board once more.
The board will decide on the plans for the developer’s mixed-use development at 1790 Alton Road in the Sunset Harbour area during its meeting this week. Finvarb had previously attempted to develop a hotel on the site, but the city commission last year unanimously approved a zoning overlay area that prohibited the development of new hotels. Instead, it promoted the creation of fresh office ventures or residential towers.
The new overlay district permits some residential units in office construction projects and raises the height limit for office buildings in the region bounded by 20th Street, Alton Road, Dade Boulevard, and Purdy Avenue from 50 feet to 65 feet. The district not only forbids the construction of new hotels, but it also necessitates a conditional use permit for all structures larger than 25,000 square feet.
The designs show a five-story structure with 12 residential units, a rooftop deck with a private pool and bar, and restaurant space on the first and second levels. Sobe 18 LLC is a subsidiary of the Bay Harbor Islands-based Finvarb Group.
Finvarb’s proposal to erect a 36-key hotel on the 0.2-acre land on Alton Road, which he paid $4 million for in April of last year, was opposed by several Sunset Harbour locals.
For their mixed-use project at 1685 Washington Avenue in Miami Beach, which will be anchored by the Thompson Hotel, Finvarb Group and Chahine Investment Group were able to raise $44.6 million in financing in May 2022.
The Landon Bay Harbor-Miami Beach, a 46-key hotel in the Bay Harbor Islands, was purchased by Finvarb Group last year for $10 million.
The Residence Inn by Marriott South Beach, the Courtyard by Marriott South Beach, and the Kimpton Hotel Palomar South Beach, all located close by at 1750 Alton Road, are also included in Finvarb’s portfolio of properties in Miami Beach.
The Constellation Group and Boschetti Group Propose a 15 Story Luxury Tower in Coral Gables
A 15-story, mixed-use luxury rental property is now being proposed by the Constellation Group and the Boschetti Group in Coral Gables, located at 4241 Aurora Street.
The proposals will be reviewed by the city’s development review board on Friday, according to Constellation Group Principal Eduardo Otaola. Approximately 70 apartments, 20,000 square feet of office space, 10,000 square feet of retail space, and a 5,000 square foot park would be present at the development site.
The location, which takes up an entire city block, is located west of Ponce de Leon Boulevard and immediately north of the Nordstrom shop at Brookfield Properties’ Merrick Park mall.
The project’s architects are listed as Bernardo Fort-Brescia and Raymond Fort of Arquitectonica, who were chosen by the Miami-based Constellation and Coral Gables-based Boschetti. According to Otaola, the design is the Mediterranean with an “innovation” twist because the location is located within the city’s Design and Innovation Overlay District. The building’s creators are aiming for a Mediterranean-inspired addition.
According to Otaola, they met with the neighborhood to obtain input on the designs and are proposing the taller building in exchange for the park.
According to the developers’ proposal, Constellation and Boschetti are requesting a transfer of development rights at the meeting on Friday that will add 26,000 square feet to the floor area ratio and offer remote parking for around 60 of the 200 required parking places. The developers are being defended by Greenberg Traurig’s lawyer Jorge Navarro.
At 4225 Ponce de Leon Boulevard, an adjacent office and retail complex is also being built by Constellation and Boschetti. It’s anticipated that construction will begin then.
Constellation is expected to close on its share of the property at 4241 Aurora early next year. Property records show Brookfield Properties sold the 0.7-acre site to a Boschetti affiliate in January for $6.1 million.
After going before the development review committee, Otaola said the project will be heard by the Coral Gables Board of Architects. He intends to break ground by the second or third quarter of next year.
Just east of Merrick Park and south of Bird Road in Miami, a number of apartment complexes have already been completed or are in the planning stages. The Watermark at Coral Gables on LeJeune Road and Belmont Village Senior Living next to the Collection dealership are two other high-end senior living projects that developers are currently working on to the north and south of the mall.
According to public records, Boschetti also owns a site close to the Watermark project.
The LifeTime-branded mixed-use multifamily development at 237 South Dixie Highway in Coral Gables was purchased by Hines for $430 million in August.
Developers for the New Miami Soccer Stadium Obtain $31 Million Construction Loan
Recently, an LLC associated with the Inter Miami CF major league soccer team got a $31 million mortgage from Miami-based City National Bank of Florida in order to begin construction on Inter Miami Soccer Stadium.
The mortgagee is identified as 0101 Miami Properties, LLC, in the care of M Sports LLC. The mortgage identifies nine acres of land that 0101 Miami Properties LLC spent $27.97 million constructing at 678 NW 7th St. in Miami’s Overtown neighborhood between 2016 and 2019.
Miami Beckham United LLC, Pablo Alvarez, vice president and general counsel of Inter Miami CF, Jorge and José Mas, the brother executives of Coral Gables-based MasTec (NYSE: MTZ), and Inter Miami CF’s primary shareholders, are among the management of 0101 Miami Properties.
At the time, the David Beckham-fronted team’s ownership was intent on building a soccer stadium at that site or keeping it as an alternative option if a deal to construct a soccer stadium at the City of Miami’s Melreese Country Club at 1400 N.W. 37th Ave. fell through.
This past April, the Miami City Commission approved a 99-year lease agreement with Inter Miami CF. On September 13, the Miami City Commission authorized zoning that would allow for the development of a 25,000-seat soccer stadium, a 750-room hotel, a 58-acre park, and a 1 million square foot commercial complex with retail, offices, and entertainment on 130 acres of land at Melreese Country Club.
Jose Mas stated he would want to see the land developed as workforce housing or something else that benefits the community.
In addition, according to media reports, Miami commissioners have explored utilizing stadium rent payments to create a trust fund for affordable housing.
