The 78-story mixed-use tower 18, also known as 18 At 8th, which was launched back in 2017, has big intentions that Karam Group and Claro Development have revived. This building would stand tall at 954 feet above mean sea level and replace an existing single-story strip mall at the southwest corner of South Miami Avenue and Southwest 8th Street in Brickell.

Recent filings of building permits with the Federal Aviation Administration (FAA) confirm the development toward making this lofty ambition a reality. The skyscraper will provide a total of 923,000 square feet of space, including 392 residential units, 66,618 square feet of retail space, and 464 parking spaces, thanks to Miami’s Urban Development Review Board’s prior approval. This tower is expected to be a landmark in Miami’s skyline thanks to the skilled architects of Nichols Architects, formerly NBWW Architects.

The property is owned by City Center Prop LLC, a company connected to Simon and Antoine Karam and their real estate investment group, the Karam Group. They have had possession of the property since January 2006.

The tower’s architectural renderings, which show a highly curved and constantly shifting framework, first surfaced towards the end of 2016 or the beginning of 2017. Standing only 30 feet short of meeting the supertall requirements, the skyscraper appears to be a stunning and exciting addition to the skyline.

The tower has a distinctive structure that begins with a firm foundation and spreads as it grows taller. The apartments get bigger and provide more magnificent views as the building gets taller. The balconies are positioned to emphasize the tower’s growth, create the appearance of a continuously expanding structure, and provide access to the surrounding landscape. As a result, the tower has a genuinely organic shape that seems to open and embrace the scenery as it soars to the sky.

The base of the tower has a slope snaking around the outside of it, giving the impression that the podium is collapsing beneath the weight of the tall building. Vertical fins create dramatic shadows on the glass facade of the base, which houses parking spaces and four floors of retail space, highlighting this alluring design aspect.

The official groundbreaking on the 44-story Lofty Brickell occurred this morning with Newgard Group in attendance and a celebratory champagne toast.

Lofty Brickell is a $300 million project with 362 condo units while 88% of the units already under contract.

Designed by internationally acclaimed, Arquitectonica, interiors will be designed by a New York-based interior design company INC New York. Developer Harvey Hernandez is also responsible for Brickell House and Centro towers. Hernandez purchased the Lofty lot for $50 million.

The contractor is named as Americaribe-Moriarty JV. According to a late October FAA approval, Lofty will soar to a height of 574 feet.

Lofty will feature a number of wonderful amenities including a butler service, rooftop pool, car service, and a 5-star restaurant that hasn’t been disclosed. This tower will also include a private marina with available docks for boating.

Developers for the newest construction development, Riverside Wharf, located at 114 SW North River Drive in downtown Miami, has filed a permit for vertical construction.

Plans for the project include the construction of a 10-story building across 1.5 acres that will serve as a world-class entertainment destination, designed by highly-acclaimed architecture firm Cube3 Architects, with interiors by world-renowned iCrave and landscape design by Savino-Miller Design Studio, and developed by a joint venture partnership between MV Real Estate Holdings, Driftwood Capital, and Merrimac Ventures.

Riverside Wharf will feature 222,279 square feet of space, including a 165-room Dream Miami luxury hotel, a world-class 30,000-square-foot nightclub and rooftop day club, a high-energy 12,000-square-foot event hall and mezzanine, the rebirth and expansion of The Wharf Miami with 16,000 square feet of signature restaurants, a private marina capable of accommodating megayachts,

The permit was filed in December and no general contractor has been listed. MTCI Private Provider is in charge of the project’s plan review and inspections, according to Building Department records.

The developers stated in August 2022 that they intend to begin construction in the second quarter of 2023. Once construction begins, The Wharf Miami will close temporarily before reopening permanently as part of the new Riverside Wharf complex.

Cascade, a 37-story multi-family building at 3050 Southwest 37th Avenue in Miami, is now complete. The building, designed by Arquitectonica and developed by a joint venture partnership between Miami-based real estate developers 13th Floor Investments and Adler Group, in collaboration with global investment manager Barings, contains 421 modern apartment homes ranging in size from 510 to 1,323 square feet.

The residential tower is the second to be completed within the 7-acre Link at Douglas master plan, which is bounded to the north by Peacock Avenue, to the east by Southwest 37th Avenue (Douglas Road), to the south by Shipping Avenue and South Dixie Highway, and to the west by Southwest 37th Court. The building’s general contractor was Civic Construction, and it received its Temporary Certificate of Occupancy (TCO) from Miami-Dade County on January 5.

The 37-story tower is located at the intersection of two of Miami’s most desirable neighborhoods, Coconut Grove and Coral Gables, and is adjacent to the Douglas Road Metrorail Station, US-1, the city’s main thoroughfare, and The Underline, a 10-mile linear park, urban trail, and public art destination. Residents have direct access to the Metrorail system, bus lines, and the Miami and Coral Gables Trolleys, making commuting to Brickell, Downtown Miami, and the Health District a breeze.

The property’s interiors, designed by DesignAgency, feature teak wood and textured wall designs that contrast with matte black accents, creating effortless elegance without exclusivity. A subsidiary of Fort Partners, which constructed the opulent Four Seasons Residences at the Surf Club in Surfside, spent $41.5 million for an oceanfront plot of land in the community where a new condominium will be constructed.

9165 Surfside LLC, acting on behalf of Wexford Real Estate Investors of West Palm Beach, sold the 0.54-acre site at 9163 to 9165 Collins Ave. to Hillcrest Land LLC, acting on behalf of Fort Lauderdale of Fort Lauderdale. 9165 Collins Ave Lender 1 LLC provided the buyer with a $50 million mortgage.

The Hillcrest by the Sea co-op building, which was constructed in 1949, is still located on the land, which is close to the north of the Surf Club. A premium apartment will be built in the place of that 24-unit structure.

The land will be redeveloped with a 14-story condo in 10 levels and 32 spaces in an underground parking garage, according to plans approved by town officials in 2022. Condos would be very big, with 10,000 to 12,500 square feet of space.

The proposal was created by Hollywood firm ODP Architecture.

This continues the pattern of older co-op and condo buildings along South Florida’s coast being purchased and renovated into luxury condos to accommodate the inflow of affluent out-of-state residents.

Just south of Collins Avenue, Fort Partners plans to build another condominium.

On the project, RAMSA worked with Miami-based Kobi Karp Architecture & Interior Design. Landscape planning is being managed by Island Planning Corporation with developers Witkoff and Monroe Capital.
