If you’re like most, you’re stuck at home waiting for this lockdown to end. But just because you’re home doesn’t mean you can’t use the time to virtually explore property. If you’ve never had the opportunity to tour a three-bedroom condo at Jade at Brickell Bay, here’s your chance. It’s a generously-sized residence with 2,130 interior square feet.
Unit 4305 at Jade at Brickell Bay is a three-bedroom, three-bathroom flow-through residence with east and west exposures. With an asking price of $1.75M, unit 4305 is currently the best-priced three-bedroom unit in the building. Earlier this year, units 3307 and 2705 (both three-bedroom residences of the exact same size) sold for $1.785M and $1.69M, respectively.

Introducing our Virtual Reality Lounge for Real Estate
It’s been six months in the making, but we’re happy to finally announce the official launch of our Virtual Reality Lounge where visitors can virtually explore and navigate Miami luxury houses and condos from the comfort of their own homes. Our Virtual Reality Lounge also includes a section where visitors can virtually explore the amenities of various condo developments in Miami and Miami Beach.
At launch, we’ve included two virtual reality tours under the Condo Developments section: the amenities of Palazzo Della Luna, an ultra-luxury condo development located on Fisher Island (America’s richest zip code), and the fitness center at Rise Brickell City Centre, a luxury tower in Brickell which boasts 500,000 square feet of retail and restaurants down below. In the months ahead, we plan to add to the Condo Developments section virtual reality tours of the amenities of additional residential towers located throughout South Florida.
With the amenities of literally every condo development closed to the public due to the COVID-19 global pandemic, what better time to deliver this service to the public? When someone tours a building’s amenities for the first time, they ask themselves questions like, “Does the pool deck get enough sun?”, “Does the fitness center have adequate equipment to get a decent workout?”, and “Does the building have a decent children’s playroom?”. These are all questions that can be easily ascertained by virtually walking a building’s amenities via a 3D, virtual reality tour. Even once everything returns back to normal, there will be no better way for a prospective buyer or renter to tour a building’s amenities without disturbing the peace and privacy of a building’s residents. Every condo development in Miami should be getting this done while it is still feasible. If they aren’t future-proofing themselves while they can, they’re doing a disservice to their building and community.
For buildings with a virtual reality tour on the Miami Condo Investments website, a VR button appears on the building’s profile page as shown in the screenshot below. This is another way in which prospective buyers and renters will be able to access the 3D tours while perusing our website.
Besides the Condo Developments section, our Virtual Reality Lounge includes five other categories: Featured, Luxury Homes, Luxury Condos, Recently Added, and Trending. The Featured category is a place where virtual reality videos of exclusive listings or feature-worthy properties are included. At launch, the following four luxury properties are featured: (1) an exquisitely designed, four-bedroom condo at Palazzo Della Luna professionally designed by Champalimaud Design – Asking $14.5M, (2) a four-bedroom lanai residence at Palazzo Della Luna with 13-foot-high ceilings and a private, zero-edge pool – Asking $14.5M, (3) a gut-renovated and turnkey furnished, three-bedroom penthouse at 900 Biscayne Bay – Asking $3M, and (4) a flow-through, three-bedroom residence at Jade at Brickell Bay offering direct, unobstructed views of the ocean and bay from the 43rd floor – Asking $1.75M.
The Luxury Homes section includes virtual reality videos of single-family homes priced $5 million and up; the Luxury Condos section includes virtual reality videos of condo listings priced $2 million and up; the Recently Added section includes virtual reality videos of listings which were added within the past 15 days; and the Trending section includes virtual reality videos which have had the most views within the past 15 days.
Clicking the video play button opens the virtual reality video for each property while clicking the property details located immediately below takes you to the property page associated with the virtual reality video.
In the future, we do plan to add a section for rentals but, given that there aren’t many rental listings which include a virtual reality tour, we’ve opted to hold off on this for the time being. We’re hoping this is a situation that will change sooner than later.

Canvas Condos – A First Look with Pricing, Photos, and Floor Plans
Last week, I had the pleasure of touring the soon-to-be-opened Canvas Condos located in the Arts + Entertainment District at 1600 Northeast 1st Avenue. Closings for units at Canvas are expected to begin on January 7th. As you will see from the photos below, I was given a full tour of the building, including its amenities and common area spaces, rooftop restaurant space, and four of Canvas’s five floor plans (a 2 bedroom unit, a 1 bedroom unit, a 1 bedroom plus den unit, and studio). Overall, I was pleasantly surprised by what I saw. In my opinion, the building turned out much better than expected, especially when compared to the preconstruction renderings and video.
Canvas – The Building
Canvas was developed by NR Investments and designed by CFE Architects with interior spaces designed by Urban Robot Associates. The 38-story tower includes 513 condo residences comprised of studios, one-bedroom, one-bedroom-plus-den, and two-bedroom floor plans. Because Canvas is surrounded by low-rising buildings and vacant lots, the views from it are surprisingly good, especially from high floors. To the east, residents will enjoy direct views of the water. On a clear day, one can see the air traffic control tower at the Miami International Airport to the west and Hard Rock Stadium in Miami Gardens to the north.
Canvas – The Artwork & Common Areas
As one may guess from the condo development’s name, Canvas is an art-centric building. It has on display 225 original pieces of commissioned artwork from 22 different artists. The hallways are filled with 150-foot long wall murals. The one shown six and seven photos down below was completed by local Miami artist Didi Contreras (also known as Didirok).
By the way, it’s worth mentioning, the carpet in the hallways will be replaced after the final residents have moved into the building.
Canvas – The Amenities
I think a lot of people are going to be very pleased with the quality of amenities at Canvas. The building has a total of three pools (a rooftop plunge pool, a south-facing pool with shaded overhang, and a north-facing pool without shaded overhang). The north-facing pool deck has a hot tub. From the rooftop pool deck, the views of Downtown Miami are killer!
Canvas also includes a racquetball court, a state-of-the-art fitness center equipped with two Treadwall rock climbing walls, a yoga room, sauna, spa treatment room, screening room, lounge and entertainment area, business center, social room, and children’s playroom. The only amenity that was not finished at the time of my tour and, therefore, not pictured below was the children’s playroom.
Canvas – Floor Plans & Pricing for Remaining Units
Canvas has 19 units per floor comprised of five different floor plans. During my tour last week, I was able to visit four of the five; they are pictured below. Of Canvas’s 513 total units, the developer has 50 units that remain unsold.
The monthly maintenance dues for units at Canvas are 65 cents per square foot. The dues include high-speed Internet, cable TV, water, hot water, and valet parking. The units at Canvas include 2 parking spaces comprised of 1 parking space plus one valet-only space. It’s worth mentioning that the parking at Canvas is unassigned. The residences feature tiled flooring throughout, kitchens with stainless appliances, quartz countertops, backsplash, and modern cabinets; tiled flooring throughout; and 9-foot high ceilings with floor-to-ceiling glass windows.
2 Bedroom, 2 Bathroom corner unit (the B2 floor plan)
The B2 floor plan, located on each of the four corners of the building, is a 2 bedroom, 2 bathroom residence with 1,110 interior square feet, a 95-square-foot balcony, tons of natural light, and a window in the master bathroom. It’s also the only floor plan to have a foyer, which means that you don’t walk immediately into your kitchen upon entering. Pricing for remaining developer units of this floor plan type starts at $548,000.
1 Bedroom + Den, 1.5 Bathroom unfurnished unit (the A2 floor plan)
Below, I’ve included photos for two separate 1 Bedroom + Den units. The first one shown is unfurnished while the second one is furnished. They both face west but this particular floor plan option has two units per floor that face east. It has 910 interior square feet plus a 150-square-foot balcony. Pricing for the A2 floor plan starts at $440,000.

Below is the furnished 1 Bedroom + Den unit. It’s the exact same floor plan like the one shown above.
The A1 floor plan is a 1 Bedroom, 1 Bathroom condo with 800 interior square feet plus 135-square-foot balcony. Per floor, there are three instances of this floor plan and they all face north. Pricing for this floor plan starts at $426,000.
The studio floor plan will definitely be a very popular option for people looking to get into the building on a budget. Not only does it have amazing views because it faces east towards the water, but it is also very spacious with 620 interior square feet, which is the size of a small 1 bedroom unit in some buildings. Pricing for the studio condos starts at $396,000.
Canvas – The Rooftop Restaurant
Last but not least, I was able to get a quick tour of the rooftop restaurant space at Canvas. Rumor has it that a top restaurant from South Beach is very close to inking a deal for it. Whatever opens there, there’s no doubt in my mind that it will be one of the hottest restaurants in Miami…just check out the views!!!

SLS Lux Rooftop Pool Deck is Officially Open
After months of delay, I’m happy to announce that the SLS Lux rooftop deck is FINALLY open. Located on the 57th floor and in the heart of Brickell, the rooftop deck offers sweeping, 180-degree views from east to west. It features a rooftop pool, hot tub, and BBQ area, and will be open from sunrise to sunset.
However, before you race over to SLS Lux with your towel and swimwear in hand, keep in mind that the rooftop deck is a residents-only area of the building. Along with the 45th-floor Sky Lounge, only residents of SLS Lux may use these amenities; hotel guests are not permitted on these amenity levels.
The video below showcases the rooftop pool deck at SLS Lux by drone but was shot months ago, before the tiling was completed and pool deck furniture delivered.
A First Look at Paraiso Bayviews Designed by Karim Rashid
Three weeks ago, I was given an exclusive tour of the recently completed Paraiso Bayviews by Related Group’s very own Carlos Rosso. Closings for the building started last month. According to Rosso, Related Group was able to close over 100 units in the first week alone…an outstanding start considering that Paraiso Bayviews has just 386 total units.
The interiors at Paraiso Bayviews were designed by prolific designer Karim Rashid. If the name sounds familiar, you may recognize it because he also designed the interiors at MyBrickell. Known for using bright shades of pink, yellow, orange, green, and purple, his designs are difficult to miss. From the lobby to the fitness center to the hallway wallpaper and everything in between, Rashid’s signature look is apparent throughout the building.
Paraiso Bayviews has 386 condo residences comprised of one-, two-, and three-bedroom floor plans plus penthouses. The building’s amenities include a rooftop terrace with pool, hot tub, and BBQ area along with a 5th-floor amenities level with sunset pool, tennis court, handball court, BBQ area, children’s playroom, billiard’s room, state-of-the-art fitness center, theater, spa, clubroom, valet, and full-service concierge. In addition, residents of Paraiso Bayviews have access to the Paraiso Beach Club. Of the four towers comprising Paraiso District (Paraiso Bay, Paraiso Bayviews, One Paraiso, and Gran Paraiso), Paraiso Bayviews is the only one that has a rooftop pool deck.

Given that Paraiso Bayviews is located behind the other three towers comprising Paraiso District, I was expecting the views from it to be terrible. However, to my delight, the views were quite good; you have views of the water in between the towers and there’s enough of a setback where you don’t feel like you’re living in a fishbowl.
At the time of this writing, there are 13 units listed for resale ranging in price from $530 to $852 per square foot and 38 units listed for rent ranging in price from $2.32 to $3.67 per square foot. Most of the units at Paraiso Bayviews come with carpeted floors, but I was told that a good percentage of the owners purchased the flooring upgrade (as seen in the photos below).

UNA Residences: A Short Film w/ Architects Adrian Smith + Gordon Gill and Developer Vladislav Doronin
Get your popcorn ready! The developer of UNA Residences, OKO Group, has released a short film starring architects Adrian Smith and Gordon Gill along with Chairman and CEO of OKO Group, Vladislav Doronin. The duo architects share their inspiration for the building’s design while Doronin describes the amenities and lifestyle that future residents of UNA will get to enjoy, from its bayfront pool and marina to its world-class spa…and everything in between.
With completion just months away, new renderings were released earlier this week for Canvas Miami, the 37-story condo tower developed by NR Investments and located in the emerging Arts + Entertainment District of Miami at 1630 Northeast 1st Avenue. I must say, these newest renderings look much more exciting than their earlier ones.
