Located in the heart of Brickell, Dirty French Restaurant will bring culinary sophistication through this Parisian Fare steakhouse to further add to the ever-expanding Miami scene. The menu itself ranges from prime aged steaks, including Filet Mignon, Ribeye, and New York Strip, all of which are presented with a variety of sauces ranging from Au Poivre to Cajun. Forty-ounce Porterhouses and a Wagyu Tomahawks, are the chef’s favorites and Diners will be surprised by a range of off-menu cuts offered weekly at the restaurant as well. The menu also includes a savory Dover Sole Meunière served table-side, a Duck à l’Orange, and an excellent soufflé program, all of which pay homage to the restaurant’s Parisian roots.

The design of the interior can only be described as French elegance. Designed by Ken Fluk, Dirty French Steakhouse mixes the early 80’s French era with contemporary tropical designs. Throughout, you’ll notice the golf-leaf ceiling, Jungle Bar, onyx bar, glass leaf chandelier, leopard bar stools and banana pendants. The pieces blend elegantly and really make the steakhouse inviting.

Inter Miami Receives Approval for Miami Freedom Park

David Beckham has finally won after a 9 year-long battle, for a land lease for a Major League Soccer stadium in Miami. On Thursday, Miami Commissioners voted a 4 to 1 lease for 73 acres of city-owned property that will house a massive development to host the Inter Miami soccer games. Beckham and partners (Jorge and Jose Mas) were awarded a 99-year lease to develop the new name, Miami Freedom Park.

The plan for the ‘park’ would convert the Melreese golf course into a soccer league stadium that could host 40,000 attendees, retail shops, parking with rooftop fields, a hotel, and a 58-acre park. The plans also include sharing the stadium with the University of Miami Hurricanes football team.

With the vote approval came some changes, which include the annual rent increase from $3.57 million to $4.3 million, with a 6% gross revenue if that figure is treated than rent. The construction fee was raised from $500,000 to $650,000 18 months after the lease was signed, with another $100,000 rise per year for four years and a $1 million penalty in the fifth year if the stadium was not completed.

The vote for this development has been delayed 4 times and there still needs additional approval for zoning changes before they receive the green light for the project, which will take place in quarter 4 of 2022.

Also in attendance was Miami Mayor, Francis Suarez, who seemed to thank the Miami commission after the deal. He strongly supported the project from day 1, “I have never been prouder to be a Miamian than I am today. No matter how difficult, how long, how frustrating, good days and bad days, I always knew that this would happen.”

Calta Group Purchases Hollywood Development Site for $9.5 Million

A new apartment development could be in the works in downtown Hollywood. The Calta Group recently purchased the site located at 2215-2239 Hollywood Blvd for $9.5 million.

The 1.6-acre site was sold by Hollywood Construction & Development LLC which is managed by Joseph Horn of Miami. The same company purchased the site just late year in May 2021 for $7.7 million.

Several retail and office buildings currently occupy the site and would need to be demolished once the project is approved. The Calta Group, which is led by Ignazio, Gaetano Caltagirone, and Igor Blatnik plans to develop an 8-story apartment tower. The tower itself would feature 180 units and 1,800 square feet of ground-floor retail space.

The original design was proposed in 2019 by Borges Architects + Associates who would remain the lead for the project.

Downtown 1st, a 57-story mixed-use tower located in downtown Miami has officially topped off on construction just one year after its groundbreaking. Developed by the Melo Group, this tower is set to be the tallest that the developers have ever constructed.

According to Martin Melo, “After just a year from breaking ground, we are proud to top off. Downtown 1st is another project that showcases our compromise of enhancing Miami’s urban core and the continued activation of downtown Miami.”

Located at 30 SW 1st Street, Downtown 1st will spread over 743,073 square feet which will include 560 units (500,000 square of residential space), 12,930 square feet of office space, 2,925 square feet of ground floor retail and a 453 spot parking garage.

The units themselves will feature 1 to 3 bedroom layouts with penthouse options located on the top 2 floors of the tower. Units will range from 653 square feet to 1,200 square feet.

Nexo Residences, a 254-unit condo building with no short-term rental limitations in North Miami Beach, has been launched by Fortune International Group and Blue Road.

The proposed site is located at 13899 Biscayne Blvd., with Blue Road of Bay Harbor Islands and Fortune of Miami having a deal with Aventura-based Tomaja LLC for the 1.74-acre site. Currently on this site is a 36,661-square-foot office structure, built-in 1958, which would be removed.

Nexo Residences, according to the developers, will be the first condo in North Miami Beach to allow short-term rentals. Some investors choose short-term rentals as a method to supplement their revenue by offering properties on home-sharing services like Airbnb.

According to the President and CEO of Fortune, Edgardo Defortuna, “Nexo Residences will serve as the premier short-term rental offering in North Miami Beach, an area that has been underserved in the hotel and rental products; most projects of this kind concentrate in downtown Miami and Brickell.”

The Nexo’s 15-story units would vary from 525-square-foot studios to 2,190-square-foot townhouses pricing beginning in the $400,000s.

Aston Martin Residences Miami Exceeds 90% in Sales Breaking Records in January and February 2022

Developers for Aston Martin Residences Miami recently announced that sales continue to climb and there seems to be no stopping the upward direction of unit prices. Sales for this new tower have surpassed 90%, beating its own records for both January and February 2022.

According to Alejandro Aljanati, CMO of G&G Business Developments, the business behind the project in partnership with premium brand Aston Martin, January and February 2022 combined completed over $100 million in sales. There are more under contract leaving less than 40 units available for much anticipated luxury tower.

According to Aljanati with the tower 90% sold, “This is called scarcity and rarity. There’s no inventory. The whole building is increasing prices. So even if you bought an apartment six months ago, you will make a very good profit.”

The tower’s penthouse, which is the only triplex penthouse in an Aston Martin structure, has boosted its asking price from $50 million to $59 million as a result of the increasing demand. The purchase still includes the extremely rare Aston Martin Vulcan.

Units range from studio to 4 bedroom floor plans with square footage beginning at 698. River and Panoramic units start at $750,000 and rise to $8+ million depending on the floor plan and unit location. As for the Sky and Penthouse residences, units begin at $14 million reaching well over $50 million.
