L’Atelier in Miami Beach Receives $57 Million Construction Loan
North Beach’s L’Atelier Residences, which broke ground in December of 2015, has received a $57 million construction loan to carry them through to completion of the boutique oceanfront development.
The super-luxury development is currently in the vertical stage of construction and expects to top off later this year. Residences are expected to be delivered in 2018. The project is currently 80% sold, with 5 units remaining priced between $3.6 million up to $4.5 million for flow-through residence and the $25 million oceanfront penthouse with 8,000 interior square feet and 8,500 square feet of outdoor amenities including a rooftop terrace with a 40′ foot private pool.

Brickell City Centre’s Rise Penthouse Has Sold For $5.75 Million
Even before the offering was able to be made to the public, an undisclosed buyer has snatched up the upper penthouse at Brickell City Centre’s Rise tower. This is an amazing sign, in a time when the news media continually injects fear and dread into our real estate market. Although the number of buyers are undeniably less plentiful, the buyers who are looking into Miami purchases are very serious about getting what they want and after you see the floor plan, it won’t be a surprise that this gem sold before it hit the market.
The duplex penthouse boasts approximately 4,500 square feet of interior space plus roughly 4,500 square feet of outdoor space. There are 4 bedrooms including a junior master suite plus service quarters and a den. There are 3 balconies, two on the first level and one on the second level off of the master suite. Louvers are architectural details, sometimes window blinds or shutters, that have horizontal slats that are angled to admit air and light, but to block rain and direct sunshine. They date back to the middle ages, when they were used to ventilate large kitchens without allowing rain and snow inside. GlassHaus in the Grove Releases Introductory Prices & Renderings
Coconut Grove is getting a new boutique condo development. It isn’t waterfront, it isn’t a high rise, and it isn’t located on South Bayshore with the other luxury developments, but it is giving me a serious throwback to the Jardins neighborhood of São Paulo, and I like it.
For those who don’t know, Jardins is an upper-class neighborhood within São Paulo. It is located just blocks from countless restaurants, lounges and bars. There are museums and high-end shopping steps away, yet the homes are nestled in peaceful seclusion amongst the lush greenery and mature hardwood trees.
GlassHaus may not have been aiming to be the Miami embodiment of São Paolo’s natural elegance, but they’re delivering it anyway. The modern minimalist design juxtaposed with the tropical hardwood hammock located just blocks away from the city hustle and bustle just works.

Video Tour of 3 Bedroom Condo at Biscayne Beach
As the new darling on the block, Biscayne Beach has garnered much interest from buyers, renters, and Realtors alike. Many are eager to see its finishes, views, and floor plans. Last week, a client of mine closed on a spacious, 3 bedroom unit at Biscayne Beach. Located on the southeast corner of the 30th floor, it boasts breathtaking views of the Atlantic Ocean, Biscayne Bay, and city skyline from its 10-foot high floor-to-ceiling glass windows. Judge for yourself, but I consider it one of the best views in Miami.
The unit will hit the market next week with an asking price of $1.75M. It will include two side-by-side parking spaces located on the 1st floor.
VIDEO: Paramount Miami Worldcenter Construction Update

Phase one vertical construction is now underway at Paramount Miami Worldcenter, according to the developer. The seven story pedestal has reached its final height at a rate of about one floor per week, now they begin construction on the tower portion of the project. When completed, the residential tower will bring 522 residences to Downtown Miami in a glistening 60 story tower atop a 27 acre high street retail promenade. The tower boasts the most amenities of any residential tower in the world.
The residential condos are currently 62% sold at an average of $650/square foot. Some of the available purchase opportunities that remain are:
a 1,095 square foot 1 bedroom with a den at $626,000 is the least expensive apartment currently available. Considering the typical 1 bedroom in the area is 700-800 square feet, this would probably be considered a 2 bedroom in many competing developments.
Two bedrooms start at $1,287,000 for a 44th floor apartment with 2 bedrooms, 3 baths and a den over 1,753 square feet.
Three bedrooms start at $1,581,300. There is one available on the southwest corner that is 2,230 square feet and has 3 bedrooms, 4 baths and a den.
The entire project is expected to be finished in 2019. Last year, the developer also released a movie preview that highlights the projects amenities in dramatic form. I am very excited to see this one start to take shape!

$200k Price Chop For Andy Murray’s Brickell Apartment
Four months ago, Andy Murray relisted his 45th floor 4 bedroom apartment at Jade Residences at Brickell Bay, and we were optimistic at his chances of coming out on top with a workable deal. Well, that didn’t happen. As of today, he has slashed his price by nearly $200,000 in order to reduce it below $2.5 million.
To be honest, the listing photos really don’t do this lovely apartment justice. Jade Residences at Brickell Bay is a great building and is increasingly popular despite the inventory struggles of our current market. The apartment is a 3,415 square foot 4 bedroom, which is insanely large for the Brickell area. It is also on the northeast corner of the building, offering amazing views of Brickell Key, the Port of Miami, Brickell, Miami Beach and of course the Biscayne Bay. Unit 4201 has the same layout and recently sold for $2.7 million. We recently sold apartment 904, which is a smaller plan, but the buyer was able to take out a conventional mortgage on the property… something that is not particularly common in the Brickell real estate market and speaks very highly of how the building is being run.
As for the active and available alternatives to this listing, we have had apartment 4107 on the market for just over a week and have already had several prospective buyers. Apartment 4107 is a three bedroom with bay and city views. You can compare the layouts and photos here.
