As the old sales gallery lights come on for what once was the Auberge Residences, rumors began circulating about the development that never started. Will they begin the project? What’s happening at the sales center? It has been officially confirmed that Auberge Residences, now called 1400 Biscayne is making a come back.

We are unsure why the project was first canceled but we are excited for what’s to come of this development. Located at 1400 Biscayne Bay Road in the heart of downtown Miami, 1400 Biscayne will be centrally located just steps from Adrienne Arsht Center for the Performing Arts, Pérez Art Museum Miami, Phillip and Patricia Frost Museum of Science, and just minutes from the Design District.

The original plans for this project featured a three-tower complex with an eleven-story retail/restaurant podium, 1,629 parking spaces, and resort-style amenities. The new plans for this project include a 60 story ‘uniquely angled’ façade tower with ocean views from every residence.

The double-height lobby designed by Italian designer Piero Lissoni will feature a mixture of sophistication and modern designs with a permanent collection of museum-quality art located throughout. The developer for this project is The Related Group with landscape architecture by Enzo Enea.

Sales for 1400 Biscayne will begin in early August 2021. Construction for the development is estimated for spring of 2022 with an anticipated completion date of 2024. Five Park is set to be Miami Beach’s Tallest Residential Tower at 519 Feet

Sales are officially underway for Five Park! Five Park will be Miami Beach’s newest residential condo tower, rising 48 stories tall. It is expected to be Miami Beach’s tallest tower at 519 feet high.

Located at 500 Alton Road Miami Beach, this tower will feature 98 residential units with two- to five-bedroom floor plans with 1,434-6,000 square feet. Developers for this project include the Terra Group and GFO Investments. Terra Group is well-known for their projects at 900 Biscayne Bay, and Grove at Grand Bay. GFO is currently backing the project Natiivo Miami. The architect for this project is Arquitectonica and designer Gabellini Sheppard.

Legacy Miami Worldcenter also known as Legacy Hotel & Residences is one of the newest pre-construction residential towers located in Park West Miami. This luxury tower will rise 668 feet tall with 50 stories. This tower has officially sold out before the groundbreaking. According to the South Florida Construction Journal, this is the first development in downtown Miami to sell out prior to construction.

Centrally located at 942 NE 1st Avenue in the heart of the Miami Worldcenter ‘mega-development.’ This mixed-use project will feature 287 residences, 262, luxury hotel rooms, restaurants, business center, medical office, retail, and a rooftop atrium with multiple amenities. It will also be considered the second tallest tower at Miami Worldcenter.

Developed by Royal Palm Companies with Kobi Karp as the architect and ID & Design International designing the interior space. This allows homeowners to rent their units on a short-term basis through AriBnB, VRBO, or through Legacy’s rental program. The residences at Legacy Hotel & Residences will come fully furnished.

The sold units include a total of 310 with a combined value of $160 million. The average prices ranged between $350,000 to $2+ million. There are 8 penthouses remaining are subject to use for the hotel portion of the project.

RPC is currently closing on their construction loan and expects to announce that milestone soon. Construction permits are pending and site pre-work is estimated to begin the end of May and/or beginning of June 2021. Legacy Hotel & Residences is expected to be completed in 2024.

Construction is Underway for Platform 3750 Project in West Grove Neighborhood Miami

Platform 3750, a mixed-use project in the West Grove neighborhood of Miami has just broke ground at 3750 South Dixie Highway on 2.1 acres. This site is within walking distance of the Douglas Road Metrorail Station. The Cornerstone Group is the lead developer for this mixed-use project and is currently leasing from Miami-Dade County after winning a request for the RFP process.

This project is expected to create 300 jobs and is designed to ‘jumpstart economic activity’ in West Grove. It is anticipated to have 191 apartments, 21,000 square feet of retail space already leased to Aldi and Starbucks, 14,000 square feet of office space for the Cornerstone Group, 12,500 square feet of office space for the county’s Community Action & Human Services division, 3,000 square feet for the district office of county Commissioner Raquel Regalado, and 400 parking spaces.

Cornerstone Partner, Lenny Wolfe states, “West Grove has been neglected for a while. There was a very small amount of affordable housing built there and there is tremendous need. And it’s a food desert because there’s a real need for an affordable grocery store.”

This project was designed by Kobi Karp Architecture and the general contractor is Current Builders

The loan for this project includes a $60.5 million loan, $8 million county’s surtax, $3.5 million city government obligation bond, $1.95 million city Home loan, $1.4 million from the county economic development fund, and $5 million in tax credit equity.

Cornerstone Partners announced that they anticipate this project to be completed by the end of 2022.

One Thousand Museum has reached its highest elevation 1,137 days into construction. At 706-feet, the last permanent formwork exoskeleton column was set earlier today, according to ODP Architects’ Instagram account:

This of course means that top-off is right around the corner. Soon, the rooftop floor will be laid, which is where the building’s helipad will be located.

According to the countdown clock on the developer’s website, One Thousand Museum will be delivered on December 21, 2018.

For those who are curious about how and when the exoskeleton on Zaha Hadid’s One Thousand Museum will be finished, your wait is over. The massive GRFC (glass fiber reinforced concrete) panels that will cover the exoskeleton have begun to arrive, according to developer Louis Birdman.

The panels are what will give a smooth curvaceous finish to the rough concrete structure, Birdman said in a Facebook post earlier today as he shared photos of the progress. “The process has started on level 8 and they will be working their way around the base of tower and up to level 15, then down the columns to the ground and after that they will start cladding the garage podium on the west, south and east elevations. Then they will finished with the installation of the massive 7 story architectural fins on the east and south elevations.”

It will take nearly 5,000 custom pieces of GFRC to create the signature curves, and they also serve as an additional protection to the building, in the even that Miami is visited by another hurricane. Adding to the challenge, all of the formwork has to be shipped to Miami from the supplier in Dubai.
