Sales of NoMad Residences Wynwood, a NoMad Hotel-branded condo building featuring a Casa Tua Cucina on the ground floor, have launched sales thanks to a joint venture between Related Group and David Edelstein’s Tricap.
Located at 2700 Northwest Second Avenue in Wynwood will house 329 units in a nine-story structure. The plans were officially approved by the Wynwood Design Review Committee on March 12, 2022.
Tricap, Related, and its project partner, Alex Karakhanian’s Lndmrk Development paid $26.5 million for the development site last year. The almost 1.3-acre property was sold by Chinese lender Seven Valleys, which took over the land from RedSky Capital and JZ Capital Partners.
The project will be NoMad Hotels’ first residential development, according to Andrew Zobler’s Sydell Group. (Last year, Zobler purchased a property in Miami Beach.) Sydell sold its stake in the NoMad hotel in New York, which reopened as the Ned last year as a Soho House property. The NoMad hotels are located in London, Las Vegas, and Los Angeles.
The Freehand hotels in Miami Beach, New York, Los Angeles, and Chicago are also owned by Sydell.
NoMad Residences Wynwood, units will range from 464 sq. ft. to 931 sq. ft. and will be fully furnished and finished. Pricing will begin in the mid $500,000 equating to over $1,000 per sq. ft. This development will have not rental restrictions and there will be in-house management team that will handle check-ins and check-outs.
According to Nick Pérez, senior vice president at Related, buyers will be a mix of investors and end users, similar to the buyer pool at Related’s two short-term rental friendly condo projects, the Crosby at Miami Worldcenter and District 225. Pérez also mentioned the slew of IT firms that have or are planning to open headquarters in Wynwood.
The building will feature a rooftop restaurant and bar, which will be directed by James Beard Award winner Leo Robitschek, who was previously the bar director at New York City’s Eleven Madison Park, a three-Michelin-star restaurant.
On the bottom floor of the building, Casa Tua, which has a flagship store in Miami Beach and a food hall at Saks Fifth Avenue’s Brickell City Centre site, will open. Casa Tua has additional sites in Aspen and Paris.

As More Companies Migrate to South Florida-Miami Commercial Real Estate Booms
As more companies migrate to south Florida, we are seeing more office spaces renting out, new mixed-use construction and now more than ever, new mixed-use projects. More recently, RAL Tricap Wynwood LLC has proposed a mixed-use twin tower project in the Wynwood Arts District.
Located at Northwest Fifth Avenue and 27th Street, these two 8 story buildings are proposed to have over 250,000 square feet of office and retail space. Dubbed the names, Wyn on 5th North and WYN on 5th South, this twin developments was review by the city in March 2022 and the developers are just waiting on final approvals.
Wyn on 5th North will feature 106,414 square feet of office plus 6,961 square feet of retail and 268 parking space with available bike spaces. Wyn on 5th South will showcase 139,254 square feet of offices, 16,000 square feet of retail, and 377 parking spaces. Each garage will be enclosed and will feature a roof deck.
The project was envisioned to encompass work and play into one creative space. The developer is looking to advertise to local and national companies who wish to be at the beginning stages of the Miami’s financial and tech scene.
According to the attorney, Steve Wernick, “Together, the buildings create a landmark arrival and visual gateway into the Wynwood Arts District from NW 5th Avenue, and significant public realm improvements that will enhance the connectivity and pedestrian experience of Wynwood – extending 24/7 activity to the Fifth Avenue corridor.”
The project itself will be designed Arquitectónica. Although the board recommended approval they still had some commend concerning the design, which were called “two decorated boxes.” They wish to see buildings that resembled more of what the Wynwood Design District is and what the area is all about. Another recommendation included the artwork on the exterior of the building to encompass the vibe of Wynwood.
Mixed-Use Project with 289 Residential Units Coming to Wynwood
Ironstate and Brookfield Developers are teaming up to build their first Miami mixed-use project in the Wynwood Arts District, Wynwood Urby. Wynwood Urby would be located at 26-60 N.E. 27th St. and 61 N.E. 26th St on a 1.29 acre site.
The site is the former home of the Art by God fossil and taxidermy store with over 13,000+ square foot building. Ironstate and Brookfield purchased the property in 2021 for $15.6 million.
Between the two developers, they have built over 3,000 condos using the ‘Urby’ name throughout New York, Connecticut, and New Jersey. If approved, this will be their first project in Florida.
The project is scheduled to be reviewed by the Wynwood Design Review Committee on April 12, 2022. Wynwood Urby would rise 8 stories tall and span over 371,632 square feet. There would be 289 residential unites, 17,000+ commercial space, and 197 parking spaces with spaces for electric parking. The units would range from 443 to 893 square feet of living space.
The amenities would include a fitness center located on the 3rd floor, rooftop amenity deck with a pool, outdoor kitchen, and garden room.
According to the plans, the commercial space would wrap around 27th street and expand to a pedestrian paseo where a cafe will be located as well. The project is to be designed by 5G Studio Collaborative in Dallas and Concrete in Amsterdam.
According to a representative of Brookfield developers, “This residential is geared toward a younger demographic who will utilize Wynwood as an amenity and be out and about in the neighborhood.”
Can the Metaverse Change the Miami Real Estate Market?
“Metaverse” is a massive buzzword in the realms of technology, business, and finance right now, and like all buzzwords, its definition is hazy, debated, and molded by the objectives of those who use it. Now, the Metaverse is being debated whether it can be a real estate game-changer.
One Miami commercial group is trying to make their listings more attractive by utilizing the Metaverse. Currently, Inhouse Commercial is partnering with the Metaverse Group to create a virtual copy of the two buildings that they have for sale in Miami Beach.
The properties are located at 930 and 960 Alton Road, and whoever purchases the properties, will receive the digital copies of the buildings in the Metaverse. The total asking price for the package is $25 million.
The property is owned by the former Miami Beach Mayor, Phillip Levine. It has been on the market since early 2021. Although the property has received multiple offers, the company stated that they believe they could lure in a big tech company with the Metaverse addition.
Metaverse Group, a significant virtual real estate owner and developer, has so far only created representations of the virtual property. According to Matt Zanardo, the firm’s consulting head, it will wait until Inhouse finds a buyer to completely build it out and choose the metaverse where it will reside.
According to Inhouse’s owner, “Companies and brands in our line of business were entering the metaverse, and we saw there was probably going to be a need for a connection to the real world.”
Recently, a number of organizations and brands have entered the metaverse recent months, and the feasibility of the virtual real estate industry has yet to be shown.
If the company succeeds with this deal, this will be the first-ever commercial/metaverse purchase and will forever change how commercial properties are presented to developers as well as other potential buyers.
Closings Begin at YotelPad Miami
YotelPad Miami is one of the newest condo-hotel developments in downtown Miami. Sales began in late 2020 and the entire tower sold out just 15 months after breaking ground. Now, closings are beginning for the 31-story tower.
Developed in a joint venture between Aria Development Group and AQARAT, YotelPad Miami is located at 227 NE Second Street in downtown Miami.
The tower features 231 residential condo units that range from 417 SF studios to 708 SF two-bedrooms. These units are located on floors 15 through 30. There are also 222 hotel units branded by the Yotel Britsh chain that occupy the lower levels of the tower.
Prices for the condo units range from 4300,000 to $499,000 and the developers have confirmed that more than half of the buyers are from China, Mexico, and Columbia.
Stantec is the architect behind Yotelpad. Each unit offers carefully cultivated floorplans with integrated living and dining areas. Okan Tower Reaches $39 Million in Sales in 1 Month-Groundbreaking Planned for June
Sales have not slowed down for many pre-construction towers in Miami and that list also includes Okan Tower Residences. In a recent press release, developers saw just over $39 million in sales for the month of March.
Originally launched in May 2018, Okan Tower was put on hold in early 2020 due to the pandemic. Now the developer, Okan Group, is moving full force ahead. Okan Tower is expected to rise 70 stories tall with 163 condos and 263 condo-hotel units.
The tower will be located at 555 North Miami Avenue in Downtown Miami and will include luxury resort-style amenities, office spaces, entertainment areas, and a 316-key Hilton Hotel.
Prices for units at Okan Tower will begin at $387,000 for the condo-hotel units and $587,000 for the condos and will go up to $2 million. The hotel units will start on the 36th floor with studio to 2 bedroom floor plan options. These floor plans range from 445 to 1,250 square feet.
The condos will then begin on the 51st floor and will feature 1 to 3 bedroom floor plans. These units will have 695to 2,075 square feet of living space.
The tower will also feature a 2-floor penthouse with 1,875 to 2,040 square feet of living space. Okan will also include luxury resort-style amenities.

Groundbreaking Officially Scheduled for District 225
Developers for one of the newest pre-construction towers in downtown Miami, District 225, have officially scheduled the groundbreaking for the third quarter of this year.
The Related Group along with ROVR Development and BH Group have been working tirelessly on the sales ever since the launch of the tower in 2021. Since then the development has 100% sold out.
District 225 will rise 37 stories tall and be built without a parking garage and will also be one of the first tower with direct listings on Airbnb.
The buyers for the tower included domestic transplants, remote workers, and domestic transplants as well as 50% of the buyers coming from South America.

20 Story Tower Proposed in North Miami.
Seventh Ave Group LLC has recently proposed a new 20-story tower in North Miami located just west of I-95. This property expands 1.11 acres over 12041 and 12065 N.W. Seventh Ave. as well last 550 and 654 N.W. 121 St.
The proposed tower, Emblem tower will be reviewed by the city’s Planning Commission on April 5, 2022. According to the developer’s attorney, Steven Wernick, this project would be the first major development in North Miami’s new planned corridor district for the area.
Wernick also stated, “This area between Seventh Avenue and I-95 now has a hodgepodge of industrial and auto repair shops and they want to activate that area and bring in new tax revenue for the city. The city has been very positive to work with.”
The developer has owned the property since 2019 and originally purchased it for $3.23 million. There is an auto repair shop and an additional retail store currently on the site.
The estimated cost for the development is projected at $53 million. Units at Emblem Tower would range from 642 square feet to 1,010 square feet with studio to 2 bedroom floor plans.

New Interior Renderings Released for Bentley Residences
As if Bentley Residences hasn’t already been the talk around Miami as far as new developments go, the developer just released new interior renderings that show what Bentley luxury is all about. The newest interior renderings include just a sneak peak into the lobby, an upper lounge area, a restaurant, gym and much more.
