Miami-based agency, TAMZ, has put together a dramatic new video for Dezer Development’s Porche Design Tower in Sunny Isles. The video depicts the madness that is Gil Dezer, the madness that is his “Dezervator” and the madness that is the Tower itself.
During the video, viewers are given highlights of how the “Dezervator” came to fruition with a demonstration from Gil Dezer himself. It also highlights some of the amenities in the recently-completed tower, the finishes of the apartments themselves and even some base-jumping.
The 60-story beachfront development has been groundbreaking in many ways. Despite being announced during the throes of the most dramatic economic downturn in our lives, it came together as a dramatic success. Dezer Development paid off their $214 million construction loan in December of 2016 and opened the building shortly thereafter. There are only 4 remaining developer units out of 132 total residences, however there have been a few resales and rental opportunities that have popped up since the building’s opening earlier this year. The sales price averages $1,700/square foot over the last 24 months including an intense 4 story penthouse, which sold for $25 million in March.
Jade Signature Posts $51 Million In Sales During Q1 2017; Updated Construction Photos

Despite the cooling market, Jade Signature in Sunny Isles Beach has had a very busy sales season! They have closed out the first quarter of 2017 with an astonishing $51 million in sales.
The 57-story luxury tower unites world-class partners including Pritzker Prize-winning architecture firm and design consultants, Herzog & de Meuron, Parisian interior design firm PYR by Pierre-Yves Rochon and landscape architect Raymond Jungles. Buyers were quick to purchase residences from the newly released inventory called “The Collection,” which is comprised of the project’s largest, most expensive and last remaining listings. The overwhelming sales success points to the effectiveness of registering projects in New York City as well as Jade Signature’s attractiveness to the niche but global affluent design-savvy market.
“Now that Jade Signature is nearing completion, buyers can truly understand the high-quality work that our design team produces. They can tour the expansive spaces from their home in New York or on their vacation in Europe using our virtual reality app, and achieving that sense of place is key to our sales efforts,” said Edgardo Defortuna, President and CEO of Fortune International Group. “It’s important to us that buyers are able to imagine their lives in Miami, and I am proud to say that we are accomplishing just that.”
Sales from this quarter came from Brazil, Argentina, South Africa, Mexico and New York. Three residences, including two double-height Sky Villas listed at $14.2 million each, were sold to New Yorkers as result of Jade Signature’s presence in Manhattan, a lucrative market for second-home buyers. Jade Signature is slated for completion toward the end of the year with only a handful of residences left.
Currently available is a selection of three-to-five-bedroom residences as well as a few listings within “The Collection,” including two-story Sky Villas and the upper and lower Penthouses. Homes range from 1,378 to 11,661 square feet and are priced from $2.175 million to $32.9 million. They are selling at an average of $1,500/square foot and closings are expected to begin later this year.

Spectacular and Colorfully Furnished Residence 18 at Regalia Lists for $9.9M
Inspired by wind and waves, Sunny Isle’s Regalia offers just 39 residences, each with with 360 degree views. The 46 story wavy tower is one of my personal favorites in Miami. While the tower is 90% sold, the developer has recently listed Residence 18, which is completely designed and furnished by five-time Architectural Digest “AD100” interior designer Charles Allem. It is ready for immediate occupancy.
Residence 18 has 5,515 square feet of interior living space with 360 degree views. There are 4 bedrooms, 5.5 baths and a sprawling 2,100 square foot terrace. The kitchen is a top of the line, fully kosher kitchen and the residence also features drop-down, concealed televisions and smart home controls. The developer is asking $9.9 million for the property turnkey furnished, or $1,795/square foot. Just last week, Residence 37 sold for $1,831/square foot. This residence is the same size, yet unfurnished.

MUSE Residences in Sunny Isles Has Topped Off
Property Markets Group’s Muse condos, the 47 story ultra-luxury development in Sunny Isles, has officially topped off. The construction broke ground in September of 2015 and the foundation pour took place in March of 2016. The developers expect to see completion by the fall of 2018.
The residences have between 2-5 bedrooms and boast terraces that are 60 feet wide with intracoastal and direct ocean views. Each Muse condo will be serviced by a private elevator with biometric security. The units will be delivered fully finished with custom Italian cabinetry and personalized art from Helidon Xhixha. The twisting tower was designed by Carlos Ott, the same designer as ECHO Brickell, which we toured last week. Muse Residences has 68 total apartments starting at $4 million up to the $18.5 million upper penthouse. The penthouse’s terrace is a whopping 720 square feet!

The Estates At Acqualina Unveil Lobby Design By Karl Lagerfeld

Karl Lagerfeld, the head designer and creative director of the fashion houses of Chanel and Fendi as well as his own label, has also designed the lobbies for The Estates at Acqualina. This week he unveiled the design for the first of the two towers. The second tower has been placed on hold due to market conditions. A press release from the development read:
SUNNY ISLES BEACH, FL (December 7, 2016) – The Estates at Acqualina, the new highly anticipated $1.5 billion residential development, today reveals a rendering of Karl Lagerfeld’s lobby design for its ultra-luxury residential development in Miami’s Sunny Isles Beach, on the grounds of the Forbes Five Star and AAA Five Diamond Acqualina Resort & Spa on the Beach. The rendering is for the lobby of the South Tower, also known as 777 Via Acqualina, scheduled to be completed in 2020. A second North Tower, with a different lobby also designed by Karl Lagerfeld, is planned to be completed as well. The Estates at Acqualina is the first condominium project in the United States to involve the iconic designer.
“The lobbies of The Estates at Acqualina will ‘set the stage’ for the most prestigious and fashionable address in America,” said Jules Trump, developer of The Estates at Acqualina. “You will find precious and rare materials, delicate craftsmanship, unerringly and sophisticated style. You’ll also find unexpected and whimsical details that bring a frisson of excitement and delight. This is one of Mr. Lagerfeld’s supreme talents, knowing how to create in a way that is both timeless and of-the-moment all at once.”
Karl Lagerfeld’s vision for both lobbies blend both classical architecture and contemporary art. For the South Tower, photographic images of Roman fountains and arches – taken by Karl Lagerfeld himself – will be etched into larger-than-life wall panels, ceiling screens and skylights. These images, along with a spectacular working fountain at the center of the lobby, reverberate the expansive oceanfront views that surround The Estates. They also evoke a traditional Roman piazza, which, like the lobby, also functioned as a communal gathering place for residents.
A color palette of cerulean blue, white, silver, and gray, with pale pink hues is a nod to the Miami locale of The Estates. The floors will be hammered metal inlaid with one-of-a-kind rugs, fashioned from mosaic tile as a unique twist.
“Lobbies serve two purposes – they are the first impression of a building and a common living room for socializing.” said Karl Lagerfeld.
Construction for The Estates at Acqualina will take place in two phases beginning in late 2017. Phase I will include the South Tower, featuring 152 units, and Villa Acqualina, a 45,000-square-foot residents-only amenity complex. Villa Acqualina will offer guests luxurious and unprecedented amenities including a Circus Maximus, bowling alley, a spa and fitness center, a speakeasy and a world-class restaurant with unobstructed views of the Atlantic Ocean. The North Tower, also known as 888 Via Acqualina, will be constructed in Phase II and offer 92 units. In total, The Estates at Acqualina will feature 244 units.
When complete, each estate in the sky will be delivered furniture ready, and equipped with the finest appliances, imported stone countertops, smart-home technology and soaring ceilings. Most master suites will boast his and her bathroom suites with imported onyx countertops and walls and marble floors, a steam mist shower, a free-standing tub, an ocean-view shower and elaborate his and her dressing rooms. The Estates’ 5.6 acres of grounds and gardens will boast lush landscaped gardens, multiple infinity pools, a FlowRider® for surfers, a basketball court, a bocce court, a dog park, soccer field, a beachfront restaurant and 502 feet of Atlantic oceanfront with Five Star beach and pool services. 24-hour valet, 24-hour security services, a full service resident concierge and a house Rolls-Royce will also be available.
Those who purchase at The Estates will have access to the neighboring Forbes Five Star and AAA Five Diamond Acqualina Resort & Spa, TripAdvisor’s Top-Rated Beachfront Hotel in The Continental United States and Andrew Harper’s #1 Beach, Spa and Family Resort in the World. Residents will be able to take advantage of luxurious, personalized services from the hotel including daily housekeeping, in-room dining, children’s programming, nanny and child care services, pet care, dry cleaning and laundry services, limousine service, ESPA Spa access and gourmet dining at two restaurants, Il Mulino NY and AQ by Acqualina.
Residences at The Estates at Acqualina are priced from $3.8 – 9.5 million to $29 million for penthouses.

Jade Signature Tops Off at 636 Feet Tall With 57 Floors Plus 3-Story Underground Parking Garage

Jade Signature has topped off at 57 stories and 636 feet tall. The construction has progressed at around one floor per week and also boasts a 3 story underground parking garage that is only 40 feet from the coastline…something that has never been achieved.
The tower is on track for completion in late 2017 with 192 residences designed by Herzog & de Meuron, Parisian interior design firm PYR led by Pierre-Yves Rochon and landscape architect Raymond Jungles.
Now that the external structure is in place, you can see the exterior columns that allow for true flow-through interiors. That makes sure each residence has an ocean view. The large overhangs reach out to provide adequate shade from the sun, resulting in an expanded living area of 30% more than the interior space.
Once completed, the building will feature three floors of common spaces for all ages. There will be an entertainment center with billiards, beach bar and grill, a spa featuring a co-ed hamam, cold rain shower, oceanfront massage beds, a yoga deck surrounded by a Zen garden, teen tech lounge, and a toddler sensory and reading center.
Currently there are a few apartments remaining including a selection of three to five bedroom residences as well as double-height sky villas and the penthouses. The residences span from 3,465 to 11,661 square feet and are offered for $4.8 million to $33 million for the upper penthouse. Check out the penthouse views below as well as the drone video we made.

Aurora in Sunny Isles Offers Private Jet Service With Condo Purchase
In the race to offer the most over-the-top amenities and perks, the developers of Aurora in Sunny Isles have upped the ante by including a 1 year membership to JetSmarter with each condo purchase.
JetSmarter is a new service that offers seats in the empty leg of a chartered flight through a smartphone app and website. The level of service and amenities offered are the same as though the members chartered the flight themselves, thus users are flying private for a fraction of the cost. Flights are offered for free to members, with additional seats available for purchase at a discounted rate in case you may want to bring your friends. Membership dues are $10,000/year with a $5,000 initiation fee.
In the app, you can search by date, destination or aircraft type. Flights are offered around the world and custom charters are available. Aurora is a boutique community of 61 residences in Sunny Isles. Prices range between $900,000-$1,600,000. It is scheduled to begin construction by the end of the year and open in late 2018.
The Estates at Acqualina’s Model Unit Sales Center is Huge, and Fully Functional

The Estates at Acqualina, which is bringing two more gigantic towers to the lavish and rambling Acqualina Resort & Spa complex in Sunny Isles Beach, just took the cake top off of its extremely at new sales center and model unit which closely duplicates a typical end unit in either building to almost every detail.
To achieve that, it had to be big, considering the typical end unit at the Estates is from approximately 3,500 to over 5,000, in just interior square footage. As icing on the cake, unlike many sales center set ups, and model unit interiors, this place is fully functional. The lights, of course, work, but so do the toilets in the model bathrooms, and the kitchen sink that can be activated by a foot sensor. The host tub gets hot, and the sauna gets hot too.
Connected by a multilevel amenities complex called ‘The Villa’ (which looks, you guessed it, like a villa) the towers are not actually perfectly symmetrical. The north tower has four units per floor, and the south tower has just two, a system that works more efficiently for private elevator access than two matching towers of 3-unit floors. Units come standard with little tricks treats like fountain-fed hot tubs, outdoor saunas accessed via wrap-around balcony, midnight kitchens in the master suite, gas fireplaces, hi-end wine dispensing/preserving appliances, and more marble than at a cemetery in a place called Carrera in Italy. Oh, and the penthouse will have hanging glass pools, just like the one over at the Mansions at Acqualina.
Anybody Want This Russian Oligarch Starter Pad at Jade Beach?
Okay so it’ll be a couple years before you’re Dmitry Rybolovlev. At the moment you can only dream of going on hunting trips with Putin, or being the guest of honor on Roman Abromovich’s yacht. You’re a Russian oligarch on the make, and you’re still going up in the world, so you need the perfect oligarch starter pad in Sunny Isles Beach, commonly known as the Russian Riviera. You can’t afford a penthouse at Acqualina (either the Mansions or the Estates) with a glass-bottomed pool, just yet, so here’s a nice cozy two-story number listed for $6.25 million. Unit 4505 at Jade Beach has a roomy 4,141 square feet of living space, four bedrooms, five baths, a private elevator and foyer entry, and it’s already decked out in Fendi Casa, the same furniture as Acqualina. The listing doesn’t say it comes fully furnished, but you could probably negotiate.
