JEM Private Residences at Miami Worldcenter Receives Phased Vertical Permit, Marking Major Construction Milestone

The highly anticipated JEM Private Residences at Miami Worldcenter has officially received a phased vertical permit, a significant milestone that paves the way for vertical construction to begin. The Miami Building Department issued the permit this morning, marking another major step in the development of this 67-story luxury tower in the heart of downtown Miami.
JEM Private Residences is set to be a striking addition to Miami’s skyline, with plans for the tower to soar over 700 feet. Once complete, it will stand as one of the tallest residential towers in the city, further cementing Miami Worldcenter’s status as a premier urban destination.
The development will feature 259 luxury condominiums on the upper floors, offering breathtaking views and upscale amenities tailored to high-end living. Additionally, the lower levels will house 530 multi-family units, providing a mix of residential options within the vibrant mixed-use district. The tower will also include ground-floor commercial space, enhancing the retail and dining experience at Miami Worldcenter, along with a 591-space parking garage for residents and visitors.
JEM Private Residences has been making steady progress since its groundbreaking ceremony in April. As Miami Worldcenter continues to evolve, JEM Private Residences is poised to become a landmark within the city’s dynamic urban landscape. With this milestone, the project is on track for completion in 2027.
Originally the site of the former Wharf Miami, which closed in August 2023, the Riverside Wharf project has grown into a $300 million vision that aims to redefine luxury hospitality and entertainment along the Miami River. Since the closure of the previous venue, permitting efforts have been actively underway to bring this ambitious project to life.
The Riverside Wharf will feature a 167-room Dream hotel, offering high-end accommodations with stunning waterfront views. Alongside the hotel, the development will include a multi-level entertainment complex designed to elevate Miami’s vibrant nightlife and dining scene.

FAA Filing Submitted For 831-Foot Tower in Downtown Miami

A new skyscraper could soon redefine Miami’s skyline. A filing submitted to the Federal Aviation Administration on February 3rd requests approval for a tower soaring 831 feet above ground (or 840 feet above sea level) in Downtown Miami.
The site coordinates included in the filing appear to align with the Clear Residences property, a planned luxury development that has been making its way through the approval process.
In May 2024, the Miami Urban Development Review Board (UDRB) voted unanimously to recommend approval of Clear Residences without conditions. At the time, the project was presented as a 60-story tower, rising 690 feet above ground with:
- 544 residential units
- 3,680 square feet of commercial space
- 157 parking spaces across five levels
The developer listed in the UDRB filing was Blutrich Holdings Inc., further suggesting that the FAA filing could be linked to a height increase for Clear Residences.
If approved, this latest filing would push the limits of Miami’s vertical growth, joining a wave of new high-rise developments seeking to maximize height in the city’s urban core. As demand for luxury residences continues to rise, developers are increasingly looking to the sky.
The FAA review process will determine whether the proposed height is viable in relation to airspace restrictions. If cleared, this tower could become one of Miami’s tallest and most prominent new structures.

City of Miami Beach Planning Board Approves Terra’s Redevelopment Plans for The Deauville Beach Resort

David Martin’s development firm Terra, in collaboration with the Meruelo family, has received a significant approval from the City of Miami Beach’s Planning Board to move forward with the redevelopment of the former Deauville Beach Resort. The unanimous decision allows the developers to proceed with their vision of transforming the site at 6701 Collins Avenue into an elegant mixed-use project featuring two condominium towers and a partially reconstructed Deauville Beach Resort.
The approved plan includes a branded 100-unit condominium tower and a 150-room hotel, designed by Foster + Partners, Shulman + Associates, and ODP. This reimagined development reflects a strategic reduction from the originally proposed 570 residential units, favoring a more community-oriented design while preserving the area’s character.
Unlike previous proposals, the new plan does not require a public referendum, expediting the potential approval process and paving the way for construction to commence in 2026.
The Deauville Beach Resort, originally built in 1957, was a beloved Miami Beach landmark known for its Mid-Century Modern design and for hosting legendary performances, including The Beatles’ iconic 1964 appearance. However, after years of neglect, the structure was deemed unsafe and ordered for demolition in 2022.
Several redevelopment attempts have failed in the past. Notably, billionaire Stephen Ross and his firm Related Companies proposed a $500 million Equinox-branded development designed by Frank Gehry, but the project was ultimately rejected by voters due to zoning concerns.
Now, with this latest approval, Terra and the Meruelo family’s vision for the reimagined Deauville Beach Resort is one step closer to reality, promising to revitalize North Beach and contribute to Miami Beach’s evolving architectural landscape.
With the City of Miami Beach’s Planning Board approval secured, Terra’s team will move forward with securing necessary permits and refining their design. If all goes according to plan, construction will break ground in 2026, setting the stage for a transformative addition to Miami Beach’s waterfront skyline.
Ella Miami Beach Breaks Ground, Marking a New Era for North Beach
Ella Miami Beach has officially commenced construction, according to an announcement on the development’s social media account. This milestone marks a significant step forward for the highly anticipated residential project set to redefine luxury living in North Beach.
The boutique development will feature 103 residential units, offering short-term rental flexibility to cater to modern buyers seeking both investment opportunities and a sophisticated coastal lifestyle. Rising 10 stories, Ella Miami Beach is designed by the renowned architecture firm Arquitectonica, known for their visionary approach to contemporary urban design.
Previously, the developer described Ella’s architectural concept as a seamless blend of classic Art Deco curves with sleek, modern 21st-century lines. This unique aesthetic is expected to pay homage to Miami Beach’s iconic heritage while infusing the neighborhood with a fresh, cutting-edge design.
Located in North Beach, a vibrant and rapidly evolving district, Ella Miami Beach is set to contribute to the area’s resurgence as a sought-after destination. With its groundbreaking now complete, anticipation continues to build as the project progresses toward completion.
Miami Freedom Park: A Visionary Urban Development in Progress

Miami Freedom Park is rapidly taking shape as a transformative mixed-use development poised to redefine urban living in Miami. Designed by renowned master-planner Arquitectonica, the ambitious 130-acre project is being constructed on the site of a former public golf course and is intended to serve as a model for integrated, sustainable city planning.
According to Arquitectonica, the master plan harmonizes green spaces, cutting-edge design, and dynamic public amenities to create a vibrant community hub that will benefit Miami for generations to come. The development seamlessly blends civic, recreational, and commercial elements, offering a multifaceted environment catering to diverse urban needs.
At the heart of Miami Freedom Park, the highly anticipated stadium for Inter Miami CF is already rising from the ground. This 25,000-seat sporting facility will serve as the focal point of the development, solidifying Miami’s reputation as a premier destination for soccer enthusiasts and furthering the city’s stature in the global sports arena.
In addition to the stadium, Miami Freedom Park will include:
- 360,000 square feet dedicated to full-service restaurants
- 240,000 square feet of retail space
- 750 hotel rooms to accommodate visitors and residents
- 400,000 square feet of office space, fostering a dynamic business environment
- A public park equipped with restroom facilities and a capacity for 500 persons
- Multiple structured parking garages to support the anticipated influx of visitors and residents
Earlier this month, construction commenced on an eight-story, 382,592-square-foot office building, which will function as a City of Miami Administrative Building. This addition underscores the development’s role in enhancing municipal operations while contributing to the area’s overall economic vitality.
With a robust infrastructure plan and a thoughtfully designed layout, Miami Freedom Park is set to become a landmark of modern urban development. By integrating innovative architectural principles with community-centric spaces, this project aims to deliver a premier destination that embodies the future of Miami’s metropolitan evolution.
The Brickell Starlite: A New 39-Story Residential Tower Coming to Miami

A major new development is set to transform Miami’s Brickell neighborhood with the arrival of The Brickell Starlite, a 39-story residential tower planned for 128 Southwest 7th St., Miami, FL, 33130. This ambitious project, which has just received approval from county officials, is set to bring a mix of luxury housing, commercial space, and top-tier amenities to the heart of Miami-Dade County.
Florida YIMBY recently reported that The Brickell Starlite has been given the green light to proceed. The 697,913-square-foot tower will feature 517 Class A residential units, offering a range of floorplans from studio to three-bedroom layouts. Designed with modern renters in mind, the development will include high-end amenities such as fitness centers, rooftop swimming pools, and co-working spaces, catering to professionals and urban dwellers seeking convenience and luxury.
The new development replaces the Starlite Motel, a property originally built in 1995. The site was acquired in 2022 by Chicago-based Focus and Fox Group in a joint venture for $28 million. This marks a significant shift for the area, as the former motel, which last traded for $24.8 million in 2014, is set to make way for a high-rise residential experience tailored to the evolving needs of Miami’s population.
In addition to its residential offerings, The Brickell Starlite will incorporate 500 parking spaces and 7,500 square feet of ground-floor commercial space. This integration of residential and retail components aims to enhance the urban lifestyle by offering dining, shopping, and services within walking distance.
Construction is expected to commence in the second quarter of 2025, with completion projected for 2028. The venture is poised to elevate the skyline of Brickell, reinforcing the neighborhood’s reputation as Miami’s premier financial and residential district.
San Francisco-based Gensler is spearheading the architectural design of The Brickell Starlite. The globally recognized firm has previously worked on Residences at The Wynwood Plaza, a 509-unit luxury project in Miami’s Wynwood Arts District, which topped off in February 2024. With their expertise, The Brickell Starlite is expected to showcase a sleek, contemporary design that seamlessly integrates with the dynamic urban landscape of Brickell.
A Vision of Elegance: The Delmore Debuts in Miami’s Billionaire’s Triangle

Miami’s skyline welcomes a breathtaking addition with the official launch of The Delmore, a masterpiece designed by the world-renowned Zaha Hadid Architects (ZHA) and developed by DAMAC International. Built on the iconic site of the former Champlain Towers, The Delmore seamlessly blends architectural innovation with opulent living. This new gem is strategically positioned at the intersection of Indian Creek, Surfside, and Bal Harbour, an area synonymous with affluence and exclusivity. The project promises to elevate Miami’s reputation as a global hub for ultra-luxury real estate.
For DAMAC International, The Delmore marks a significant milestone as their first foray into the U.S. property market. It also coincides with the company’s ambitious $20 billion investment plan for data center development across the country, as announced by Founder & Chairman Hussain Sajwani. This dual venture underscores DAMAC’s strategic vision for growth in the American market.
The Delmore offers an intimate collection of 37 residences spread across 12 stories. Each residence spans over 7,000 square feet, while the penthouses exceed 10,000 square feet, catering to discerning buyers seeking expansive living spaces. Designed to rival the world’s finest five-star hotels, the residences include personalized services such as dedicated Residence Managers and butlers, ensuring unparalleled luxury.
A defining feature of The Delmore is its architectural brilliance. The structure is divided by a stunning flow-through canyon that provides uninterrupted views of the sky, while its centerpiece—a 75-foot-long acrylic swimming pool suspended 125 feet above ground—creates a mesmerizing visual spectacle. This extraordinary pool will undoubtedly become a landmark visible from Collins Avenue.
The lifestyle experience at The Delmore is elevated by 55,000 square feet of amenities dedicated to wellness, leisure, and relaxation. A 20,000-square-foot meditation garden forms the heart of this serene oasis, featuring cascading pools, open-air yoga areas, and botanical gardens designed to inspire tranquility. Residents will also have access to a private restaurant offering Michelin-starred culinary delights, adding a touch of gastronomic luxury to everyday living.
Hirsch Bedner Associates (HBA) has masterfully crafted the interiors of The Delmore, combining sophistication with functionality. Each residence boasts dual kitchens—an entertainment kitchen and a chef’s kitchen—to meet the lifestyle needs of modern luxury homeowners.
The Delmore’s exterior, made from glass fiber reinforced concrete (GFRC), mirrors the natural beauty of Miami’s coastline. ZHA’s architects meticulously studied sand and sea samples during the design process, ensuring that the façade reflects its surroundings. This thoughtful approach underscores the building’s harmony with the environment.
As the project moves forward with a completion date set for 2029, The Delmore is poised to become one of the most iconic residential developments in Miami.
