Daughter of Auto Dealership Magnate Scores Killer Deal at One Thousand Museum
Fierce negotiating skills must run in the family. In recent months, Andi Potamkin, daughter of South Florida auto dealership magnate Alan Potamkin, scored an astonishing deal at One Thousand Museum. According to public records, this past June, she purchased from the developer a half-floor residence for $3,375,000, or $734 per square foot. To put that deal into perspective, the developer of One Thousand Museum had presold (before the building was completed) unit 2501, one floor immediately below Potamkin’s residence, for $6,265,000, or $1,362 per square foot.
Wowsers! It doesn’t get better than that. In fact, not only does Miss Potamkin’s purchase represent a 46 percent discount from the condo sold just one floor below, but it also marks the lowest that a condo at One Thousand Museum has sold to date on price AND price per square foot bases. On the other end of the spectrum, earlier this year, David and Victoria Beckham purchased a full-floor penthouse (exactly twice the size and over twice as high up as Miss Potamkin’s residence) for $19,800,000, or $2,152 per square foot.
In other One Thousand Museum news, celebrity restaurateur and nightclub owner David Grutman recently moved into the building, albeit temporarily. Grutman plans to live at One Thousand Museum until his new home on North Bay Road is completed. Grutman recently acquired the property located at 2050 North Bay Road from Spanish musician Alejandro Sanz but plans to demolish the house currently residing there. Grutman then plans to build a two-story house with 14,000 square feet and landscaping by award-winning landscape architect Raymond Jungles.

With it, you’re able to quickly compare a variety of market statistics of major condo developments located throughout Miami-Dade County. There’s nothing like it on the market, and the best thing about it is that it’s completely free.

We also included the ability to compare the market statistics of neighborhoods to one another. For example, have you ever wondered which neighborhood is the priciest? Our Condo Market Stats page can provide those answers with a few simple clicks of the mouse or taps of your fingertip.
In the months ahead, we plan to add a number of other statistics to the Condo Market Stats page. We want it to be a one-stop-shop for anyone looking to crunch numbers in order to make a well-informed purchase decision. Long-term, my vision for this page is to have a database of daily data points so that users will be able to compare today’s statistics with yesterday’s, last month’s, last year’s, etc. That’s where the real value of analyzing market statistics lies. How do Q2’s stats compare to Q1’s? Or how do Q2 2020’s stats compare to Q2 20219’s? By my estimation, we’re about 9 to 12 months away from being able to develop and deliver that kind of sophisticated functionality. Virtual Reality Tour of a Trophy Penthouse in Downtown Miami
In a time where most of us in this world are constrained to the confines of our homes, virtual reality offers an escape from the monotonous, melancholic doldrums. For the real estate industry at large, virtual reality provides an opportunity for prospective buyers to virtually experience faraway properties from the comfort of their living rooms. And make no mistake about it, with the use of a virtual reality headset, the experience can feel lifelike.
So that you can experience it for yourself, below, I’ve included a 3D virtual reality tour of my trophy penthouse listing at 900 Biscayne Bay. Again, to get the FULL experience, you will need a virtual reality headset but, even without one, you can still appreciate the awesomeness of this technology. Photo Tour of Ugo Colombo’s 64-story Brickell Flatiron Condo Tower
CMC Group, headed by luxury developer Ugo Colombo, has officially delivered its 64-story Brickell Flatiron condominium tower and, just like that, Miami’s most recent condo cycle has come to a close. The first closing at Brickell Flatiron took place on November 1, 2019, and since then, over 400 deeds have been recorded. According to a December press release, CMC Group paid off its $236 million construction loan for Brickell Flatiron within 30 days of receiving its temporary certificate of occupancy (TCO).
The 736-foot-tall skyscraper (currently Miami’s fourth-tallest building) was designed by internationally-acclaimed, Miami-based architect Luis Revuelta. With its flatiron shape and curved, flowing glass-balconies, Revuelta’s design has added yet another iconic skyscraper to Brickell’s ever-growing skyline. Located at 1000 Brickell Plaza, Brickell Flatiron will add 527 condo residences to Miami’s housing stock once all units have sold and closed.
Last week, I was given a private tour of Brickell Flatiron and can tell you firsthand that Colombo’s long-awaited tower was well worth the wait. The common areas at Brickell Flatiron were designed by Italian design architect Massimo Iosa Ghini with commissioned artwork by legendary artist Julian Schnabel. The 64th-floor amenities at Brickell Flatiron include a rooftop pool deck with pool, hot tub, and cabanas; a 6,300-square-foot state-of-the-art fitness center; and a full-service spa with His and Hers steam room, sauna, and locker facilities. On the 17th and 18th floors, additional amenities can be found, such as a children’s playroom, movie theater, lap pool, event space, cigar room, and billiards & wine room. Brickell Flatiron also offers 24-hour valet parking service; a 24-hour, full-service concierge; and charging stations for electric vehicles.
With Brickell Flatiron, Colombo, who is well-reputed for delivering uncompromised details and finishes, has cemented himself as Miami’s preeminent developer.

Unit 4305 is an east-to-west, flow-through residence featuring three bedrooms, three bathrooms, 2,130 interior square feet, two expansive and deep balconies, marble flooring throughout, a private elevator, laundry room, stainless steel kitchen appliances, and floor-to-ceiling glass windows offering sweeping views of the Atlantic Ocean and Biscayne Bay from the 43rd floor. Asking $1,750,000, unit 4305 is the best priced three-bedroom residence in the entire building. The most recent three-bedroom unit (located 16 floors lower on the 27th floor), sold last month for $1,690,000.
Spacious Floor Plans Rule the Day at Paramount Miami Worldcenter
Last week, clients of mine closed on two separate units at Paramount Miami Worldcenter – unit 4305 (a 1 Bedroom + Den, 2 Bath residence) and unit 4312 (a 3 Bedroom + Den, 4 Bath residence). According to the developer floor plans, the one-bedroom unit has 1,386 interior square feet while the three-bedroom unit has 2,320 interior square feet – both very large floor plans compared to what we’re used to seeing from developers in Miami. At each unit’s walk-through, I was pleasantly surprised to see that the actual square footage seemed to match what was stated in the developer floor plans…such a breath of fresh air to see a developer actually deliver to buyers the square footage that was promised.
And the two above-noted floor plans are not the exception but the rule; all of the standardfloor plans at Paramount Miami Worldcenter are very spacious. I italicized the word “standard” because the developer sub-divided some of the floor plans near the pool deck to create studios and smaller one-bedroom residences. However, even those smaller floor plans are quite sizeable. The standard one-bedroom units at Paramount Miami Worldcenter range from 1,294 to 1,386 interior square feet; the two-bedroom units from 1,630 to 1,753 interior square feet; and the three-bedroom units from 2,320 to 2,376 interior square feet. Additionally, all standard residences at Paramount Miami Worldcenter have 10-foot high ceilings with floor-to-ceiling glass windows and a full-size laundry room.
Above and below are photos of unit 4305 at Paramount Miami Worldcenter – the 1 Bedroom + Den, 2 Bath residence – which I recently listed for rent for $4,200 per month. Keep in mind, this unit has 1,386 interior square feet. That’s larger than most two-bedroom units in Miami, and the den that it has is the size of most second bedrooms. The owner of this unit is in the process of building out all of the closets, installing wall-mounted shelving in the laundry room, installing shades on all windows, and tiling the balcony.
With 1,386 interior square feet, the 05 line is the largest one-bedroom floor plan at Paramount Miami Worldcenter. However, what really separates it from the other one-bedroom floor plans is the view. The 05 line is the only one-bedroom floor plan at Paramount Miami Worldcenter that faces east, meaning that it is the only one that overlooks the huge resort pool deck and has views of the water.
All units at Paramount Miami Worldcenter include two parking spaces (one assigned space plus one valet-only space). Additionally, covered by the HOA dues, each unit includes high-speed internet, cable TV, water, sewer, and trash removal.
Gran Paraiso – the fourth and final tower of Related’s Paraiso District – has been completed. The 54-story condo development began closings on January 9th. To date, over 225 of the building’s 317 total units have closed (over 70 percent).
Gran Paraiso was designed by international architecture firm Arquitectonica with interiors and common areas designed by famed Italian designer Piero Lissoni. The non-penthouse residences at Gran Paraiso are comprised of one-, two-, three-, and four-bedroom options ranging in size from 1,075 to 2,232 interior square feet plus balcony. Each and every unit at Gran Paraiso offers direct, sweeping views of the water.
Perhaps the most amazing thing about Gran Paraiso is the quantity and quality of its amenities. To be fair, it’s perhaps the most amazing thing about Gran Paraiso AND Paraiso Bay because the two towers share amenities. When Paraiso Bay was delivered last April, it was said that roughly only 40 percent of its overall amenities were completed. That figure was almost incomprehensible because the amenities that were delivered at the time seemed plenty when compared to projects of similar size. (Keep in mind, Paraiso Bay has only 346 total units while Gran Paraiso has just 317).
The amenities that were delivered last April included a large clubroom with billiards table and catering kitchen; private screening theater; wine cellar and tasting salon; a cigar lounge with private humidors; teen’s game room; children’s playroom; a fitness center (albeit a smaller, temporary one); and a three-acre-plus, resort-style amenities deck with a dramatic circular zero-entry pool, outdoor spa, poolside cabanas, and summer kitchen.
Now, with the completion of Gran Paraiso, comes the rest of the amenities, which include a much larger, state-of-the-art fitness center with TechnoGym fitness and cardio equipment; a spin room equipped with TechnoGym bikes; indoor sports facilities with three bowling lanes, two billiards tables, two foosball tables, and high-definition golf simulator; Hammam spa with separate men’s and women’s steam and sauna facilities; and tennis center with lighted tennis courts and multipurpose court. Of those recently-delivered amenities, perhaps the most anticipated has been the bowling lanes. My photographer photographed it a few weeks ago on the day of its official opening and the management office already had reservations booked for several weeks in advance.
When added all together, one could easily make the argument that the amenities shared by Gran Paraiso and Paraiso Bay are the best in town. Related Group has delivered something enjoyable for all ages in this amenities-packed wonderland.
Over the past year, I’ve had the distinct pleasure of touring upon completion each of Related’s four Paraiso buildings with Carlos Rosso, President of Related. “We have created a luxury private neighborhood in Edgewater that will transform the area like we have done in the past with South of Fifth and Downtown Miami; Related has been the first developer to move in and redefine a whole area,” said Rosso.
