Photo Tour of Ugo Colombo’s 64-story Brickell Flatiron Condo Tower
CMC Group, headed by luxury developer Ugo Colombo, has officially delivered its 64-story Brickell Flatiron condominium tower and, just like that, Miami’s most recent condo cycle has come to a close. The first closing at Brickell Flatiron took place on November 1, 2019, and since then, over 400 deeds have been recorded. According to a December press release, CMC Group paid off its $236 million construction loan for Brickell Flatiron within 30 days of receiving its temporary certificate of occupancy (TCO).
The 736-foot-tall skyscraper (currently Miami’s fourth-tallest building) was designed by internationally-acclaimed, Miami-based architect Luis Revuelta. With its flatiron shape and curved, flowing glass-balconies, Revuelta’s design has added yet another iconic skyscraper to Brickell’s ever-growing skyline. Located at 1000 Brickell Plaza, Brickell Flatiron will add 527 condo residences to Miami’s housing stock once all units have sold and closed.
Last week, I was given a private tour of Brickell Flatiron and can tell you firsthand that Colombo’s long-awaited tower was well worth the wait. The common areas at Brickell Flatiron were designed by Italian design architect Massimo Iosa Ghini with commissioned artwork by legendary artist Julian Schnabel. The 64th-floor amenities at Brickell Flatiron include a rooftop pool deck with pool, hot tub, and cabanas; a 6,300-square-foot state-of-the-art fitness center; and a full-service spa with His and Hers steam room, sauna, and locker facilities. On the 17th and 18th floors, additional amenities can be found, such as a children’s playroom, movie theater, lap pool, event space, cigar room, and billiards & wine room. Brickell Flatiron also offers 24-hour valet parking service; a 24-hour, full-service concierge; and charging stations for electric vehicles.
With Brickell Flatiron, Colombo, who is well-reputed for delivering uncompromised details and finishes, has cemented himself as Miami’s preeminent developer.

Yesterday, I shared a photo tour of Rise Brickell City Centre. The photos included shots of its amenities and common areas. Today, I’m sharing a photo tour of Reach Brickell City Centre. As I mentioned yesterday, both towers have a lot of commonalities but there are subtle differences. Because of those differences, there are some people who prefer Reach over Rise while others prefer Rise over Reach.
As with Rise, Reach has a total of 390 condo residences and rises 43 stories. Only five percent of the developer inventory at Reach remains unsold. The developer, Swire Properties, is offering buyers a ten percent cash rebate plus two years of free condo fees when purchasing a developer unit. And for those who are looking for something more turnkey, the developer has a variety of furniture packages from Steven G available for sale.
Included below are photos of the lower and upper lobbies at Reach along with photos of its full-service spa with hammam, beauty salon, and treatment rooms; its lobby-level cafe; pool deck with swimming pool and hot tubs; fitness center; and children’s playroom. Reach also includes (but not photographed) a business center and club room. And perhaps the best thing about living at Reach and Rise is that you’re in the heart of Brickell Miami, surrounded by amazing restaurants, cafes, and entertainment.
Rise Brickell City Centre Photo Tour & Buyer Incentives
When it comes to real estate development, very few developers in the world can match the experience and reputation of Hong-Kong based Swire Properties. They are known for transforming city landscapes and consistently delivering high-quality finishes. In Miami, they are the developers behind the 44-acre site called Brickell Key, which they purchased in the late 1970s and, more recently, the developers behind the $1.05 billion mixed-use development called Brickell City Centre – a complete game-changer for the Brickell neighborhood.
Along with 500,000 square feet of retail space and a luxury hotel, Brickell City Centre includes twin residential towers called Reach and Rise, each with 390 condo residences and rising 43 stories. In the weeks ahead, I will also share photo tours of four amazing penthouses (two in Reach and two in Rise). One of the penthouses is a two-story penthouse with an outdoor pool off the living room AND outdoor Jacuzzi off the master bedroom. It’s the only one of its kind in that tower and is absolutely incredible!

Ugo Colombo, known for developing some of Miami’s finest condo towers (such as Santa Maria, Bristol Tower, Grovenor House, and Epic) has a remarkable reputation for delivering his projects (a) on-time, and (b) with uncompromising quality and attention to detail (i.e. he doesn’t cut corners).
Colombo’s latest and greatest development, Brickell Flatiron, is currently under construction but completion is much closer than you may think. The renowned developer expects top-off to take place in about two months and delivery within the next twelve. In fact, the official top-off date for Brickell Flatiron is slated for December 15, 2018, with closings expected to take place in August 2019.
I, for one, am very excited and look forward to touring the development once it’s completed. Given Colombo’s impeccable reputation, I expect Brickell Flatiron to be one of Brickell’s top three condo developments.
SLS Lux Rooftop Pool Deck is Officially Open
After months of delay, I’m happy to announce that the SLS Lux rooftop deck is FINALLY open. Located on the 57th floor and in the heart of Brickell, the rooftop deck offers sweeping, 180-degree views from east to west. It features a rooftop pool, hot tub, and BBQ area, and will be open from sunrise to sunset.
However, before you race over to SLS Lux with your towel and swimwear in hand, keep in mind that the rooftop deck is a residents-only area of the building. Along with the 45th-floor Sky Lounge, only residents of SLS Lux may use these amenities; hotel guests are not permitted on these amenity levels.

Related Group Pays Off $166M Construction Loan for SLS Lux Brickell Hotel & Residences
Related Group has plenty to celebrate about these days. The development powerhouse announced earlier today that it has paid off its $166.1 million construction loan for SLS Lux Brickell Hotel & Residences, more than a week ahead of its official grand opening, which is slated for June 14th. The loan was issued in September 2016 by TPG Real Estate Finance Trust, the commercial real estate debt platform of TPG Real Estate. In two months since closings began at SLS Lux, Related Group has closed over 400 of the development’s 450 condo residences.
“Paying off the loan is a major milestone for us,” said Ben Gerber, Vice President of Finance for The Related Group. “It speaks to the quality of the product and to the strength of the Miami market.”
“We are thrilled about the completion of our second project with sbe in Brickell,” added Carlos Rosso, President of The Related Group’s Condominium Development Division. “The opening of SLS LUX fulfills our long-time vision of a pedestrian-friendly South Miami Avenue, and buyers are excited to move in and begin living the lifestyle.”
The construction loan for SLS Lux Brickell Hotel & Residences marks the fourth such loan successfully paid off by Related Group over the past 18 months. SLS Lux also marks the fourth project developed by Related Group to open in Brickell along South Miami Avenue (the other three being 1100 Millecento, sister property SLS Brickell Hotel & Residences, and two-tower development Brickell Heights, which is comprised of Brickell Heights East and Brickell Heights West).

While Related puts the finishing touches on the uber-amenities at SLS Lux, I wanted to share with everyone a new aerial drone video showcasing its 57th floor rooftop pool deck and 9th floor garden level amenities deck. Although Related received its temporary certificate of occupancy (TCO) for the upper floors last month, the sky lounge and rooftop pool deck have yet to officially open in order to allow the developer adequate time to properly furnish those spaces. In the video below, you will notice that the rooftop pool has been filled with water and has five poolside umbrellas around it but is missing lounge chairs. On the 9th floor amenities level, it’s good to see that the multi-purpose court is nearly finished.
