Dolce & Gabbana Partners with 888 Brickell on 90-Story Residential Tower

Dolce & Gabbana debuts its first real estate project in Miami at 888 Brickell Avenue in Downtown Miami. Designers Domenico Dolce and Stefano Gabbana ‘selected’ the condominiums, which come in several marble selections and colors.

Michael Stern, CEO and founder of the developer JDS Development Group stated that the involvement of the fashion house in residents’ daily lives will go beyond the structure of the one- to four-bedroom condos and/or the building’s opulent amenities. Instead, each of the 259 homes will have a full “curation” of everything inside.

The three color schemes include: white with Bianco Striata Marble, black with Nero Marquina Marble, and gold with Giallo Imperiale Marble.

According to Stern, the homes include “very elaborate marbles, amazing light fixtures… and an incredibly luxurious palette.” People have a lot of freedom to make from the options for their units.

The building was designed by Studio Sofield, the same company that also worked on notable projects like New York’s rail-thin Steinway Tower, and depictions show opulent details like Venetian chandeliers and freestanding bathtubs in front of expansive ocean views.

The company’s CEO, Alfonso Dolce, indicated that the ultimate objective is to become “ambassadors of ‘Made in Italy’ in the world” and to expand “the perimeter of the company’s activities with a view to an all-round lifestyle experience.”

The amenities that are often found in high-end buildings, such as restaurants, bars, fitness centers, shared offices, and conference rooms, will be available to 888 Brickell residents. Additionally, there is a 4,000-square-foot pool deck with a 44-foot pool and views of Miami Beach, Biscayne Bay, and the Atlantic Ocean.

The most luxurious condos will cost more than $35 million, with prices starting at about $3.5 million.

Dolce&Gabbana is not the only luxury brand investing in Florida in this way. Bentley and Porsche, two Volkswagen Group-owned car companies, have also built towers along the state’s coastline, while Armani provides residents with access to a private beach from its skyscraper.

Meanwhile, the number of fashion industry leaders opening branded hotels throughout the world has increased recently. Examples include Bulgari, Versace, and Roberto Cavalli. They do this by drawing on their well-established aesthetics and identifiable designer brands.

Chicago-Based Company Files Plans for 39-Story Residential Tower in Brickell

Focus, a Chicago-based company recently submitted plans for a residential tower at the site of the former Starlite Motel in Brickell. According to records, the company paid $28 million for the property in November 2022.

“Miami’s vibrant metropolis, with its walkable urban cores, offers a dynamic and energetic environment that aligns perfectly with our mission,” said Tim Anderson, CEO and Founder of Focus.

The site’s demolition was finished earlier this year, and it was just permitted to be a part of Miami-Dade’s Rapid Transit Zoning District, which permits higher density. A pre-application for the new skyscraper was submitted to Miami-Dade planners on August 4. Gensler is listed as the architect for this new development.

According to the plans, the tower will rise 39 stories tall and will feature 516 residential units. There will also be ground floor retail, indoor and outdoor amenity spaces, and 506 parking spaces.

Newgard Development Group has recently revealed designs for a rooftop sky deck on the 44th floor at Lofty Brickell.

The 10,000-square-foot space can host private events of all sizes, from intimate corporate get-togethers to wedding celebrations. The rooftop will have a catering kitchen, a private pool, modular couches, movable bars, and gorgeous vegetation. When events are not occurring, owners will have exclusive use of the area.

According to the newest press release, the project has reportedly been sold out more than 92% overall with a few penthouse units left, beginning at $2.2 million.

The 362-unit LOFTY, designed by Arquitectonica, has 40,000 square feet of thoughtfully chosen amenities, including a private marina, a members-only social club, resort pool deck, and fitness center, indoor/outdoor cigar lounge, co-working lounge, meeting rooms, along with 309 tower residences, including studio, one-, and two-bedroom units.

The 53-unit Penthouse Collection at LOFTY features roomy two-, three-, and three-bedroom plus den apartments that have been carefully selected and will be outfitted by renowned design firm Artefacto. Penthouses range from $1.95 million to $3.5+ million.

A 5-star alternative for the owner and traveler who might choose to stay and own differently but does not want to give up the services and amenities of a hotel, LOFTY is the next evolution of condo ownership, located just across from Brickell City Centre. Each home will be delivered finished and furnished, and short-term rentals are allowed under professional supervision.

The 44 levels of upscale interiors at LOFTY were designed by INC, the multi-disciplinary INC Studio. The landscape designer is Urban Robot Associates.

The 44-story luxury condominium located at 99 SW Seventh St, Miami is now under construction on the Miami River. The new partnership with YUPIX is expected to boost interest in LOFTY even further.

Gazit Horizons Submits Plans to FAA for Brickell Gateway Tower

Designs for the 61-story Brickell Gateway tower have officially been submitted to the Federal Aviation Administration. Located at 90 SW 8th Street next to Brickell City Centre in the heart of Brickell, the 377,000 square foot project will bring residential units, office spaces, a hotel concept, and retail to the neighborhood. 

The Brickell Gateway tower is anticipated to reach a height of 761 feet above ground, or 772 feet above sea level (61 stories tall), according to the FAA file from March 28.

According to records, the plan is actively progressing through the approval process with planners in Miami-Dade County. The project falls under the county’s Rapid Transportation zoning, the developer can choose for a county planning review over a municipal planning review.

As recently as March 21, according to records, revised designs to satisfy county planner requests were submitted.

The project will include 504 residential units, over 18,000 square feet of retail, and 344 parking space.

The project’s developer is Gazit Horizons and the plan set lists Atlantic Pacific Communities as a co-developer, with Corwil listed as the architect.

According to the plans, construction is anticipated to begin January 2024 to January 2027.

The Mediterranean-Basque cuisine that has made Zeru famous in Mexico City has now open its first overseas location in Miami’s Brickell.

Zeru is located on the bottom floor of the Hotel AKA Brickell, and the location allows guests up to a 200-seat indoor/outdoor capacity with a modern design and a 20-seat bar.

Founder of Zeru, Israel Aretxiga states, “We will maintain Zeru’s essence and its signature interpretation of Basque and Mediterranean food, but we’ll also welcome the excellent ingredients and products that Miami has to offer and, in some ways, adapt to the local gastronomic culture.”

According to Aretxiga, Zeru’s cuisine is based on the century-old roasters in the Basque Country of Getaria, Orio, and San Sebastián, a method he describes as “as ancestral as the origin of gastronomy, with inspiration from the variety of foodstuffs from the Mediterranean coast of Spain.”

Seafood, as well as healthier and lighter options, will be extensively emphasized on Zeru’s menu. Highlights include the mojo octopus, grilled fresh clams with grilled lemon and espelette miso, and socarrat mellow rice saffron with seafood.

In 2009, The Zeru Group opened its first eatery in México City’s southern region. Since then, Gentleman Mexico magazine has given the restaurant an award for creativity in food.

Zeru is open daily from 12:30pm to 3pm and 6pm to 11pm.

The New York-based developer Chetrit Group has announced a groundbreaking new district that will transform over six acres of the Miami River’s waterfront into a premier destination for art, entertainment, music, and culture as Miami’s bustling Brickell neighborhood transforms into one of the country’s most desirable urban cores.

The River District, a Brickell megaproject, is being planned with a total of four skyscrapers containing residential units, offices, and rentals with the first residential tower already under construction.

The River District will have 4 million square feet of new construction overall and will be located directly south of the Miami River.

Each of The River District’s four skyscrapers stands out for its distinctive interpretation of the Brazilian tropical modernist motif.

The luxury condominium’s groundbreaking, which is anticipated to happen in early 2023 and is expected to be finished in 2026, will mark the start of the following phase.

Westpine, a 43-story residential tower, has just had its plans submitted in Brickell. Westpine will have a 474-foot high peak and will feature 328 residential units, 1,155 square feet of retail, and 357 spaces for parking.

A multifamily building with 24 units that was built in 1964 is currently on the 0.7-acre site.

Westpine Brickell LLC is listed as the developer and Behar Font Partners as the architect. Westpine Brickell LLC, an affiliate of Westpine partners originally purchased the site for $11.53 million.

Instead of being referred to the City of Miami for review under city zoning regulations, the project was submitted to the Miami-Dade County Planners for review under their Rapid Transit Zoning Metromover Subzone.

On December 9, a pre-application meeting with county planners was sought.

Brickell, also known as the Financial District of Miami, is home to a large number of international banks such as HSBC, Espirito Santo Bank, and Banco Santander.

These Brickell Miami banks are predominantly located along Brickell Avenue – the main thoroughfare running through Brickell Miami and extending north to south from the Brickell Avenue Bridge to the Rickenbacker Causeway.

Brickell Miami is considered to be one of South Florida’s most prestigious neighborhoods and is a perennial favorite place to live among affluent, young professionals. 

Developer for Lofty Brickell File Construction Permit

Miami’s Building Department is currently processing a construction permit to allow work to start on the 43-story Lofty Brickell tower.

Since the entire tower designs don’t yet appear to have been submitted, they aren’t currently being examined. However, it appears that on October 27th, the projected $420,000 in permit fees were paid in full.

A total of 362 residential units are being developed, per the permit application.

Designed by internationally acclaimed, Arquitectonica, interiors will be designed by a New York-based interior design company INC New York. Developer Harvey Hernandez is also responsible for Brickell House and Centro towers. Hernandez purchased the Lofty lot for $50 million.

The contractor is named as Americaribe-Moriarty JV. According to a late October FAA approval, Lofty will soar to a height of 574 feet.

Lofty will feature a number of wonderful amenities including a butler service, rooftop pool, car service, and a 5-star restaurant that hasn’t been disclosed. This tower will also include a private marina with available docks for boating.
