Casa Bella by B&B Italia located in Downtown Miami on Biscayne Boulevard has just reached 60% sold within the first 5 months of launching sales.
Casa Bella will feature 3 towers and 2 will rise 57 stories while 1 will rise 50. The first tower will feature 300 luxury units although 1,430 residential units have been approved for the site. The towers will have 1,629 parking spaces and will be connected by a podium.
The newest tower will feature 1 to 5-bedroom floor plans with only 6 units per floor. Interiors will be designed by Pierro Lissoni with landscape architecture by Enzo Ena. The double-height lobby will also be designed by Lissoni and will feature a mixture of sophistication and modern designs with a permanent collection of museum-quality art located throughout.
The location of this tower places residences near the Adrienne Arsht Center for the Performing Arts and the Miami International University of Art and Design. The Omni Station Bus Loop is also 1 block away.
With the reopening of borders and the lifting of the pandemic restrictions as of November 8, 2021, we will likely see an increase in international buyers, especially for the new construction towers. Currently, international buyers are representing around 50% of new construction developments while earlier in the year, they were only representing 20%.

Groundbreaking Scheduled for Aria Reserve Miami
The groundbreaking for the long-awaited Aria Reserve in Edgewater has finally been scheduled. With the announcement of the groundbreaking also comes the announcement of sales launching for the second tower.
Aria Reserve will rise 62 stories tall reaching 627 feet, making it the tallest dual waterfront residential development in the United States. The project will feature two towers, each with 390 units and 1,608 parking spaces.
Sales for Aria began in June 2021 for South Tower and since the launch, its sales have been very successful. According to the Melo Group, over $40 million of all 12 penthouses have sold within the first 90 days of the launch. Now more than 90% of the units have sold with a total sales of over $600 million.
Construction deposits include a 30% deposit for all U.S. buyers and a 40% deposit for all international buyers. According to the developer, more U.S. buyers have purchased penthouses but overall units, the buyers have been half from Latin America and the other US buyers.
Residential units begin at $750,000. Although sold out, the penthouses started at $12 million. Units will feature 1 to 4 bedroom floorplans with 1,100 to 2,600 square feet of options. The penthouses themselves range from 3,500 to 9,000 square feet with each of them featuring a 3-car garage.

Revealed: The Perigon Miami Beach
Mast Capital and Starwood Capital Group have officially launched sales of The Perigon, a luxury condo development planned for an oceanfront site in Miami Beach located at 5333 Collins Avenue.
After the City of Miami declared the existing La Costa Condo tower unsafe last summer, Mast Capital bought out the remaining units in an effort to move forward with The Perigon. The City of Miami’s declaration came shortly after the collapse of the Champlain Towers South in Surfside. Mast owns approximately 88.5% of the current tower leaving 14 unowned.
In June 2021, Mast filed the development plans for the property and the official approval came in December 2021. Rem Koolhaas is named as the architect for the project while Tara Bernerd is listed as the interior designer. The design resembles a series of towers merged together allowing the residents optimal views of Biscayne Bay, Miami skyline, and the Atlantic Ocean
The development will rise 17 stories and feature 83 total units, with 10 of those units labeled as ‘guest suites,’ which will only be available to purchase by unit owners.
Units will range from 2 to 4 bedroom floor plans with 2,100 to 6,700 square foot options. Units will start at $3 million and will feature a number of luxury amenities and residence features.

Developer Plans Luxury Office Building in Miami’s Design District
As companies and tenants flock to Miami, the demand for office space is increasing. Craig Robins, a Miami Developer is looking to build his first Class A office building in Miami’s Design District. Partnering with Miami Design District Associates, Robins recently revealed plans for a 15 story building at 30 Northeast 39th Street, the Ursa.
The building is anticipated to feature 180,000 square feet of office space spanning over 10 floors. There will be retail space on the ground floor and a rooftop deck that will only be available for tenants of the building.
According to Robins, “We are thrilled to be bringing the Ursa to the Miami Design District. integrating state-of-the-art workspaces into the neighborhood has always been a part of our plan. People want to work in centers of creativity, culture, and commerce; and the district really provides the type of environment where innovation can take flight.”
Arquitectonica is responsible for the design of the tower with New York artist, Daniel Arsham, designing the furniture and the public art for the retail spaces.
From the renderings, the Ursa appears to have a lot of outdoor space with lush greenery on the rooftop as well as on varying terraces. The floor-to-ceiling windows provide tenants with views of the Miami Design District. On-site, the building will be fully integrated with the most up-to-date technology as well as 24/7 security and property management services.
The Miami Design District Associates already owns 1+ million square feet of commercial space in the Miami Design District.
Miami-Dade County has already proved the site for utilities for the Ursa and the county records show an application for the demolition permit. The property was purchased in 1995 for $680,00 and is expected to be completed in fall 2024.
