Record-Breaking Cryptocurrency Sale for Arte Penthouse
Developers for Arte Surfside have accepted a record-breaking $22.5 million in cryptocurrency as payment for one of their full-floor penthouses. This deal is the largest cryptocurrency real estate transaction ever. This transaction was announced just a few weeks after developers for Arte Surfside began a partnership with SolidBlock, a securities trading platform.
This isn’t the only record that Arte Surfside recently set the stage for. Another full-floor penthouse sold for $33 million equaling $4,300 price per square foot. This is the highest paid price per square foot in Surfside.
The cryptocurrency-paid full-floor penthouse located on the entire 9th floor of the 12-story tower, features 5,067 square feet of living space. Offering 360 degree views of the coastline, Miami Skyline, and ocean from the 2,960 square feet wraparound terrace. The penthouse features 4 bedrooms, 4.5 bathrooms, wine bar, and fully-finished walk in closets.
According to the co-developer, Giovanni Fasciano, “Arte has set the precedent for what these sales can look like, and how fast they can take place. We’re proud to have laid the groundwork for this new, burgeoning world.”
The buyer wasn’t revealed and the type of cryptocurrency wasn’t released for this transaction.

Renzo Piano’s Eighty Seven Park Prepares To Break Ground; Is Contributing To North Shore Park Upgrades
Situated on the northernmost oceanfront lot in Miami Beach, Eighty Seven Park is preparing for its groundbreaking in April. The project will have just 70 residences and 18 stories and will incorporate an upgraded North Shore Park into its amenity list.
In 2013, Terra bought the lot at 8701 Collins Avenue from Dezer Development for $65 million. They also paid the City of Miami Beach an additional $10 million in return for the rights to close 87th Court just to the north of the lot. These funds have been earmarked for a redevelopment project in North Shore Park, which is open to the public. While we do not yet know the specifics of the redesign, it has been mentioned that the goal is to incorporate the look and feel of the ultra-luxury development throughout the park so as to feel as though the park is an additional amenity. In addition to the public park, residents of Eighty Seven Park will also have a private park that is gated. The development will distribute keys to the owners, similar to the famous keys to Gramercy Park in New York.
The building is designed by Renzo Piano, and Italian architect and engineer who has also won the coveted Pritzker Prize. He is also the architect behind the famed Shard in London. The idea behind Eighty Seven Park is to experience the beauty of the park throughout the entire building. The residences have large sliding glass doors and floor to ceiling windows so that the owners can experience the indoor/outdoor feeling. An on-staff botanist will care for the lush landscaping throughout the lobby and curate an ever-changing botanical exhibition.
The layouts of the units is expansive as well, even the one bedroom plans are over 1,000 square feet. The two bedroom plans are between 1,600 square feet and almost 1,850 square feet, three bedrooms range from 2,500 square feet to 3,500 square feet and the four and five bedroom layouts go all the way to 4,000 square feet. There are two penthouses, the eastern penthouse is a 7,500 square foot 5 bedroom and the western penthouse is a 4,200 square foot 3 bedroom. Both penthouses have rooftop terraces with private plunge pools. Prices range from $1.7 million for a north view 1 bedroom up to $7.25 million for the 3 bedroom with a south view overlooking the park. All units will also have an ocean view.
Some notable buyers in the project include Michael Huffington and the Conde Nast family.
Four Seasons Hotel at The Surf Club Opens Tomorrow
Fort Partners’ dramatic redevelopment of Surfside’s historic club, The Surf Club Four Seasons, is slated to open tomorrow. The project is an ambitious mix of history combined with modern design by Richard Meier. We toured the project this week and were blown away at how well the project has come together.
The Surf Club Four Seasons is going to be delivered in sections, with the 77 room hotel opening tomorrow. The interiors are designed by Joseph Dirand with light, flowy rooms and lots of green accents. Ocean view rooms will be available for $1,200/night. There is also a section for 31 hotel residences of the same design. These are available for sale and entered into a hotel program if the owner so chooses. Lastly are the private residences in the north and south towers. The north tower will be the first to open just as soon as the TCO (temporary certificate of occupancy) is received. From the looks of the project, this could happen any day now. In front of each tower is a section of poolside cabanas that will be restored to their original glamour. The cabanas and south tower are expected to be completed this fall.

Richard Meier’s Surf Club Four Seasons In Surfside Prepares To Open
Bringing a mix of elegant history and contemporary high design, Richard Meyer’s The Surf Club Four Seasons is preparing to open the first of two residential towers. The north tower will open later this month and the south tower will be completed by the end of the year. We have scheduled a tour and are delighted to be one of the first to walk the project once the north tower is complete. Ahead of that tour, here is a preview of the project.
The Surf Club Miami opened on New Year’s Eve back in 1930 and quickly became THE place to be for the international elite. It hosted such guests as Frank Sinatra, Dean Martin, Elizabeth Taylor, the Duke and Duchess of Windsor, General MacArthur and Winston Churchill, who reportedly painted watercolors in his cabana. In 2012, the club had received historic designation yet still sold to a Turkish conglomerate for $116 million. Since that stretch of Miami Beach is limited to a 12 story height limit for new construction and the club was designated historic, it was a mystery what would come next.
The developers soon brought on Pritzker Prize winning Richard Meier to design The Surf Club Four Seasons Private Residences. The creation ofFour Seasons Hotel at The Surf Club combines the glories of the past with the possibilities of the future, bringing the next chapter of this legendary club to life. The club was restored to its original glory with the convenience of modern technology, and added a contemporary towers of residences above. The project currently has only a handful of sales opportunities remaining of the 150 residences, including the 7,000 square foot penthouse for $24.5 million.
Prices start at $3.75 million for a 1 bedroom residence with library, 1,960 square feet of interior space and sweeping views of the Biscayne Bay and Miami skyline. Two, three, four and five bedroom residences range from $3.8 million to $15.9 million.
We are very excited to see how Mr. Meier brought the history ofFour Seasons Hotel at The Surf Club together with contemporary design! Here is a sneak peek from the renderings:

Surf Club Four Season’s North Tower Nearing Completion
The contemporary redesign of Surfside’s historic and glamorous Surf Club is coming right along. According to building representatives, the Surf Club Four Seasons Residences’ North Tower is nearly completed and closings are projected to begin in February 2017.
This summer, we took a peek at the construction progress via drone video, which can be seen here.
It has also been reported that famed chef Thomas Keller is planning a restaurant within the project. The Four Seasons hotel is scheduled to open in 2018 and although the Thomas Keller restaurant will not be directly affiliated with the hotel, it promises to bring the glitz and glamor back into dining.
Check Out Fendi Chateau, Which is Almost Sold Out and Almost Done, From a Drone
Fendi Chateau Residences, a luxury condominium tower in Surfside, is almost finished, with completion expected in August or September. It’s also 88% sold out. Seen from our drone, the blue glass facade creates a fluid effect that could blend ocean and sky if not for the overwhelming chunky white columns that appear to bracket the building to the ground. Designed by Arquitectonica and developed by the Chateau Group, Fendi Chateau is one of those branded buildings aligned with a lustful and luxurious names that has nothing to do with real estate.Does your unit come with a Fendi ‘Baguette’ purse? No. It will, however, have a Fendi Casa kitchen. So, check out the full drone video below.
Azure Amenities Video
Earlier this week, we discussed a 3 bedroom/3.5 bath condo listing we recently obtained at the luxury, beachfront condo development called Azure located in Surfside, Florida. Below, you’ll find a video tour of the amenities and common areas at Azure for those of you not familiar with the building.
Here’s the video of the 3 bedroom/3.5 bath condo at Azure priced at $1,499,000. We priced it for a quick sale. The previous list price was $1,755,000. The next best priced 07 line in the building is the unit one floor above which is listed for $2,400,000.
Azure Unit 307 – 3 Bedroom/3.5 Bath Luxury, Beachfront Condo
In this video show we discuss our newest listing. It’s a 3 bedroom/3.5 bath condo with 2,489 square feet of interior and 366 square feet of balcony at Azure which is located in Surfside. The condo faces direct east towards the beach and ocean. The list price is $1,499,000, or $602 per square foot. I’ve included the floor plan of the unit below the video.
We also discuss a 2 bedroom condo at Azure which we’ll be getting the listing for next week which is adjacent to unit 307. By combining the two units a buyer can potentially create a 5 bedroom/5 bath with 2 half bathrooms.
