Clinique La Prairie Spa at Ten Museum Park

I had a chance on Friday to visit the long-awaited Clinique La Prairie Spa at Ten Museum Park.  Clinique La Prairie is a world-renowned spa based out of Montreux, Switzerland.

Currently, the spa is doing a soft opening but I was told that it will open to the public on February 26, 2009.  Here are a few pictures that I took:

Ten Museum Park HOA Fees Increase About 36%

Ten Museum Park

Earlier this afternoon, I confirmed with the management office of Ten Museum Park that a significant increase in the monthly homeowners association fee was approved towards the end of December.  The new monthly HOA fee, which is now in effect, increased from approximately 55 cents per square foot to approximately 75 cents per square foot.  This represents about a 36% increase in monthly dues for condos owners of Ten Museum Park.  This is something that potential buyers need to be aware of since I found only one or two listings in the MLS that stated the correct monthly HOA fee.

With the exception of Jade, Solaris at Brickell Bay and Emerald at Brickell, which have each been burdened with a high number of foreclosures, I can’t think of another major condo development in Miami built within the past decade that has such a high HOA fee.  Ten Museum Park is a boutique condo development with only 200 units, which may be where the problem lies.  Most of the new condo developments in Miami have over 400 units and can divide their monthly expenses among more condo owners.  While the overall monthly expenses for larger condo developments may be greater, my assumption is that the costs for condo expenses such as staff salaries, building insurance and maintenance of the condo building and amenities is proportionally much smaller.

Miami World Center

Miami World Center

I’ve been on vacation for the past week but I have kept up with the comments that have been left about the Arts District and Park West.  While both sides of the argument have valid points, I tend to side with AJ more than the others.  I don’t consider the Arts District or Park West dangerous.  It may have some shady characters at night but which neighborhood in a large city doesn’t?  When I lived in Chicago, I lived in a neighborhood called the Gold Coast for a few years.  It was, and still is, one of the best neighborhoods in Chicago.  A mile away, however, was the housing project called Cabrini Green which had the reputation for being one of the worst neighborhoods in the NATION!

Cabrini Green has since been relocated to another area.  My point is that large cities take time to transition.  Park West and the Arts District of Miami are in their early stages of transitioning.  There are several proposed city improvements for these two neighborhoods that will transform them.  One of these proposed improvements is the Miami World Center.  Take a look at their website to view various renderings of what the area behind 900 Biscayne Bay, Ten Museum Park and Marina Blue will look like once this plan is implemented.  Again, it will take some time, however.  The Miami World Center plan will probably not become a realization for another 5-7 years but when it does it will provide the infrastructure that is much needed in that area.  My bet is that Edgewater and Park West will be among the best neighborhoods to live in about 10 years.

Update: The Mall at Miami Worldcenter is scheduled to break ground by the end of 2014.  Reservations for condos at Paramount Miami Worldcenter will start on November 18, 2014.

900 Biscayne Bay Penthouse Condo – $1.9M

900 Biscayne Bay Penthouse view

For the second time, I had the opportunity to view one of the penthouse condos at 900 Biscayne Bay.  The building has five floors of penthouses, located from floors 59 to 63.  The view in the picture above was taken from a penthouse condo located on the 60th floor at 900 Biscayne Bay.

900 Biscayne Bay Penthouse floor plan

The condo I saw was an “A” line penthouse that has 3 bedrooms, a den and 4.5 bathrooms with 3,493 square feet of interior space and an amazing 1,225 square feet of balcony space!!!  The condo is located on the southern corner of 900 Biscayne Bay and offers 180-degree views to the west, south, and east.

The condo has a private elevator that opens to a private foyer.  As you walk through the double doors you are greeted to a very spacious living room with views of Biscayne Bay, the Atlantic Ocean, the Miami Beach and Downtown Miami skylines and much more.

Ten Museum Park Banner Ad

Ipod Tower

Driving by Ten Museum Park the other day, a friend of mine asked me, “Why would the owners of units in that building allow an ad to be displayed on the side of their building?”.  I’m sure many of you have thought the same thing while driving down Biscayne Boulevard.  My response was simple, “They likely have no say in the matter”.  The office space located on the lower part of Ten Museum Park is not owned by the developer nor the condo association.  I believe the office space is owned by Michael Comras, a well known commercial developer in Miami Beach.  Michael, if you’re reading this, I vote for new ad sponsorship.  A Victoria’s Secret ad featuring Adriana Lima ought to help out with the traffic congestion down Biscayne Boulevard.  Ha!

Great Artwork in Miami Condo Buildings

Walking through the common areas of some of the new condo buildings in Miami feels almost like walking through an art gallery. It’s great to see that some of these developers have decided to add an artistic touch to their buildings. You’ll find a lot of artwork in buildings such as Quantum on the Bay, 900 Biscayne Bay and 500 Brickell. Below I’ll share with you a few pieces that I really like. I had the chance to take a picture of these yesterday afternoon.

900 Biscayne Bay artwork

The one above is my favorite. It looks so much better in person though. This piece can be found at 900 Biscayne Bay on the 15th floor between the club room and spa. The building is full of art and the developer has chosen the pieces from local art galleries. I’ve visited 900 Biscayne Bay over the previous 5 days in a row showing units to various clients. The more I visit this building the more I LOVE it. Of all the new condo buildings completed within the past 2 years, this is hands down the BEST. The quality of the building and units is impeccable. The views are fabulous as well. When I show clients units in various buildings, I usually leave 900 Biscayne Bay last on the agenda. It’s on a completely different level.

500 Brickell artwork

I found the piece above to be quite interesting as well. It can be found on the rooftop lounge room at 500 Brickell. The building has lots of artwork throughout the common areas. You’ll definitely find more artwork at 500 Brickell than other Related Group condo developments in Miami. I wonder if Icon Brickell will have as much eye candy when it is completed.

I heard that there’s going to be an art show at Quantum on the Bay next week. I saw various art pieces throughout the lobby on Monday or Tuesday that I found appealing. Does anyone know the date and time that this art exhibit will occur?

Incredible Views from the 50th Floor at Marina Blue

Marina Blue condos

Once again, I visited Marina Blue yesterday afternoon. This time, clients accompanied me to see a 1,754 square foot 2 bedroom on the 50th floor. This is one of six units at Marina Blue with this floor plan.

Marina Blue condos

Take a look at the views that you get from a condo this high. You see everything! Biscayne Bay, Miami Beach, the Atlantic Ocean and a number of islands such as Watson, San Marco, Palm, Hibiscus, Star and Fisher.

Later, we also saw a 2 bedroom loft unit which I had been looking forward to seeing for quite some time. Unfortunately, I wasn’t very impressed. To me, the floor plan felt much smaller than the 1,457 square feet stated in its floor plan. Has anyone else had a chance to walk through one of the loft units at Marina Blue?

Ten Museum Park Revisited

Ten Museum Park Miami

Ten Museum Park was one of the first major condo buildings in Miami to hit the market within the past year. Closings began at Ten Museum Park, almost nine months ago, on June 14, 2007. I thought this would be a great opportunity to revisit Ten Museum Park to see what type of activity its seen since then.

As of today, according to public records, Ten Museum Park has been able to close exactly 75 percent, or 150, of its 200 total units since closings began in June 2007. It’s been a long and winding road to reach 150 closed units. I wonder how long it will take to close out the last 50.

Let’s take a look at the active listings for sale at Ten Museum Park. There are currently 63 active listings in the building at this time.

  • 1 Bedroom units (868 square feet)
    • 05 line (9 listings) – $355,000-$475,000
    • 08 line (10 listings) – $358,000-$560,000
  • 2 Bedroom units (1,239 square feet)
    • 06 line (9 listings) – $458,000-$680,000
    • 07 line (6 listings) – $440,000-$690,000
  • 2 Bedroom units (1,949 square feet)
    • 02 line (8 listings) – $785,000-$1,495,000
    • 03 line (7 listings) – $798,000-$995,000
  • 2 Bedroom units (1,906 square feet)
    • 01 line (6 listings) – $895,000-$1,350,000
    • 04 line (6 listings) – $895,000-$1,385,000
  • 4 Bedroom units (4,500 square feet)
    • Penthouses (2 listings) – $3,200,000-$3,400,000

Ten Museum Park Miami

There hasn’t been much resale activity since Ten Museum Park began closings. There’s been a total of 3 closed sales in the MLS since that time.

  • Unit 1105 sold for $295,000 on January 3, 2008
  • Unit 3408 sold for $350,000 on January 25, 2008
  • Penthouse 4203, with 4,000 square feet, sold for $2,200,000 on January 31, 2008

Activity seems to have picked up a little, however, as there are currently 4 pending sales at Ten Museum Park.

  • Unit 1107 was listed for $455,000 and went pending on January 30, 2008
  • Unit 3706 was listed for $475,000 and went pending on February 2, 2008
  • Unit 2704 was listed for $748,900 and went pending on February 7, 2008
  • Unit 1901 was listed for $975,000 and went pending on February 2, 2008

I haven’t been to Ten Museum Park within the past three weeks but I have heard that the fitness center is finally under way. I’ve also heard that work has begun on the Clinique La Prairie Spa and that it should be completed in about six months. I think everyone would agree that these amenities are long overdue. I know of 3 buyers who have been patiently waiting for this work to get done. I’m sure there are many other buyers patiently waiting as well.

Marina Blue – Closings to Begin This Week

Marina Blue

The moment has finally arrived. Closings will begin at Marina Blue this week. I’m not quite sure which exact day they will begin but I know someone who has his closing scheduled for this Friday morning. My guess is that the first closing took place earlier today though.

I’ve been looking quite forward for Marina Blue to be completed. Architecturally, Marina Blue is my favorite of the new buildings that have arrived on the Miami condo market within the past 12 months, and of those that will arrive within the upcoming 12 months. Marina Blue is very impressive to look at while driving down Biscayne Boulevard or driving west over the MacArthur Causeway.

Everyone already knows that the views from within the Marina Blue condos are going to be some of the best in Miami. I can’t think of one other building in Miami that offers unobstructed, direct bay views from EVERY unit in the building. (Someone help me here…there has to be at least one other building in Miami that offers this). The 12 line may have slightly obstructed views but this remains to be seen.

If Marina Blue ends up meeting just 90 percent of everyone’s expectations then I think it’s going to be a winner!
