What was once the iconic pop star, Cher’s, former Miami Beach residence, is now on the market at $42.5 million. Located at 46 La Gorce Circle, this waterfront mansion is currently owned by Canadian investor James Eaton and his wife, Cecily. Only three years ago, the couple paid $17 million for the house.
Cher originally bought the estate in 1993 for $1.5 million to use as her private residence, but she only lived there for three years before selling it to Calvin Klein co-founder Barry Schwartz for $4.4 million.
The estate offers 150 feet of Biscayne Bay frontage and sits on three-quarters of an acre. Built in 1953, the home offers six bedrooms, six full bathrooms, and an indoor courtyard expanding over 12,000 square feet. The exterior space includes a 50-foot-long pool, a pool house, a hot tub, a cold plunge, and an outdoor shower.
The 77-year-old pop sensation Cher is best known for her work on hit songs like “Believe” and “If I Could Turn Back Time,” as well as for her roles in films like “Moonstruck” and as one-half of the well-known combo Sonny & Cher. Although her activity in the entertainment industry has decreased, she just introduced a gelato line.
Cher is in the process of selling some of her other real estate investments. She recently put her Malibu home—which she has owned since before her stint at La Gorce Island—on the market for $85 million last year. She paid $3 million for the site in 1989 and then built the 13,000-square-foot mansion on it, slashing the price this year to $75 million.
Shore Club Private Collection Secures $430 Million Construction Loan
Shore Club Private Collection, which is expected to be one of the fastest-selling luxury complexes in Miami Beach history, has closed on a $430 million construction financing from Witkoff Group, a Miami-based development and investment company, and Monroe Capital, a renowned asset management company.
The loan, which was provided by J.P. Morgan, is thought to be the biggest ever for a South Florida residential building project. Since its late January debut, sales have surpassed $550 million, and two-thirds of the inventory has been sold. As a result, Shore Club is prepared to start building later this year, with a 2026 completion date anticipated.
Shore Club Private Collection will house 49 houses created by the renowned New York-based firm Robert A.M. Stern Architects, building on the rich legacy of Miami Beach’s Art Deco and contemporary design style while also fostering a seamless link to its landmark site. Some of New York City’s most well-known structures were designed by this architect, including 15 Central Park West and 220 Central Park South. The three acres of coastal land where Shore Club will be located will have magnificent botanical gardens created by renowned landscape designer Nathan Browning of Island Planning Corporation.
The development, which features a brand-new structure from the ground up, The Tower, a recently renovated Art Deco structure that was first finished in 1939, The Cromwell House, and The Beach House, a distinctive single-family beach house, is Robert A.M. Stern’s first residential oceanfront project. In order to offer a product that is unique to the Miami market, each component was designed to maximize views and light in conjunction with the curve of each property. The interiors expand on this concept by drawing design cues from yachts as well as the patterns and motion of the waves and sand along Miami’s shoreline. On the architecture, RAMSA worked with Miami-based Kobi Karp Architecture & Interior Design.

New Residential Project Approved in Miami Beach- 72 Park
72 Park, a condominium tower approved for short-term rentals that will be built in Miami Beach, has been announced by the NYC and Miami-based development company Lefferts. This will be the first new luxury tower on Miami Beach to allow vacation or short-term rentals when it is finished in early 2024.
The project will include 206 units with sizes ranging from 470 to 1,177 square feet and prices beginning in the $700,000s. In late July, 72 Park’s topping-off ceremony is anticipated to take place.
The stunning 22-story project by national architecture firm Built Form is situated at 580 72nd Street in Miami Beach. When finished, the opulent tower will provide residents with breathtaking 360-degree views of everything from Downtown Miami to the Intracoastal Waterway.
The LEED Gold-certified condominium tower features Jr., one-, two-, and three-bedroom units with spacious floor plans, high ceilings, deep balconies, Italian cabinetry, imported stone, and energy-efficient appliances. Urban Robots Associates designed the interiors and landscapes. Location Ventures Breaks Ground on URBIN Miami Beach
URBIN Miami Beach has officially broken ground. With developer Location Ventures, the achievement signifies the start of construction for the first-to-market mixed-use brand, which mixes design-forward residential units for short- or long-term rental with coworking spaces, wellness amenities, social activations, and lifestyle-oriented retail, all at one central address.

Groundbreaking Announced for Waldorf Astoria Residences Miami
The Waldorf Astoria Residences Miami, which will be the highest residential structure south of New York City, is scheduled to break ground on October 27th, 2022.
The groundbreaking for the 100-story collection of 9 glass boxes in downtown Miami, is the result of an alliance between the New York and Miami-based developer PMG, the Toronto-based private equity firm Greybrook Realty Partners, and the international hospitality giant Hilton.
The 1,049-foot tower will rise at 300 Biscayne Boulevard, which will be located across from Bayfront Park at the northwest intersection of Biscayne Boulevard and Northeast Third Street.
360 individual homes will be included on the site, along with 205 bedrooms and suites in the five-star hotel.
The building will also contain 1,321 square feet of commercial and retail space, as well as parking for up to 694 cars and 350 bicycles.
The third cube, which is located towards the base of the tower, rotates in response to the pool deck, while the second cube, which is placed further to the east, forms an outdoor dining area for an expensive restaurant. The first cube rotates upward at street level to welcome locals and guests while supporting the entire tower.
Peacock Alley, a specialty restaurant, indoor/outdoor pre-function and event spaces, conference and boardrooms, a resort-style pool deck with private cabanas, a spa, and a fitness facility will all be considered signature areas.
Residences will feature the newest smart home technology with access to concierge services through a personalized mobile app. The app will have a comprehensive list of services, including the ability to make reservations for meals, 24-hour room service, spa and fitness services, house cars, access to valet service, package delivery, and dog walking.
Sales for the project began in March 2021 and sold 75% within the first 9 months. Now the project is sold out! The designer for the project is listed as BAMO.
The price of a residence begins at $1 million, and PMG Residential is in charge of sales and marketing.

Demolition has already begun on the existing asphalt as well as field site borings being completed. Deep Soil Mix permit has been issued and work was started in July 2022.

Plans Submitted for a 2 Tower Fontainebleau Project
Fontainebleau Apartments II is a two-tower multifamily development of 10 and 19 stories that is planned to rise atop 4.03 acres of backfilled land in Fontainebleau, Florida. It was developed by the Miami Lakes-based real estate developer and general contracting firm LF Development through an affiliated entity referred to as Combo Group Holdings LLC.
The project, designed by Coral Gables-based Valle Valle & Partners, would include 600 residential units split between its two towers, 5,200 square feet of retail space, and 957 parking spaces, including 147 parking spaces for electric vehicles and 20 handicap spaces. The engineering team is made up of Solver Engineering, Zamora & Associates, and Fineline Engineers, Inc. The landscape architect is Witkin Hults + Partners.
The property itself spans 11.18 acres which is roughly 487,436 square feet with the property also backing to a lake. The lake/property is specifically located west of Northwest 87th Avenue, east of Northwest 97th Avenue, between State Route 836 Expressway to the north and West Flagler Street to the south. The developer is requesting to backfill 4.03 acres (175,480.00 square feet) of the lake/property to construct the multifamily project.
If approved, Fontainebleau Boulevard would front the recently filled in land and run directly between these neighboring thoroughfares. The developer is also requesting that the property’s designation be changed from Water to Medium-High Density Residential and that the zoning be altered from GU to RU-4.
These zonings and classifications surround the region, which is being used as leverage to support the zoning changes. The owner of the area where the buildings are planned to go up is indicated as Italo Campagna.
The site permits 50 dwelling units per acre, resulting in a total of about 560 dwellings. Additionally, the developer is including 36 workforce housing units (WHU) at a rate of 6 percent, allowing for a density increase of about 50 units.
Residential units would have floor patterns with one or two bedrooms. The combined floor area of the two buildings would be 691,497 square feet, and 75,480 square feet of the land would be used as private open space to surround the complex. Google Maps places the building at 9193 Fontainebleau Boulevard, almost exactly where the south tower’s entrance would be.
On July 28, plans for Fontainebleau Apartments II were submitted, although there was no mention of a requested application meeting time.
Casa Bella by B&B Italia Reaches 60% Sold
Casa Bella by B&B Italia located in Downtown Miami on Biscayne Boulevard has just reached 60% sold within the first 5 months of launching sales.
Casa Bella will feature 3 towers and 2 will rise 57 stories while 1 will rise 50. The first tower will feature 300 luxury units although 1,430 residential units have been approved for the site. The towers will have 1,629 parking spaces and will be connected by a podium.
The newest tower will feature 1 to 5-bedroom floor plans with only 6 units per floor. Interiors will be designed by Pierro Lissoni with landscape architecture by Enzo Ena. The double-height lobby will also be designed by Lissoni and will feature a mixture of sophistication and modern designs with a permanent collection of museum-quality art located throughout.
The location of this tower places residences near the Adrienne Arsht Center for the Performing Arts and the Miami International University of Art and Design. The Omni Station Bus Loop is also 1 block away.
With the reopening of borders and the lifting of the pandemic restrictions as of November 8, 2021, we will likely see an increase in international buyers, especially for the new construction towers. Currently, international buyers are representing around 50% of new construction developments while earlier in the year, they were only representing 20%.

JMH Development to Build 7 Story Luxury Tower in Miami Beach
The long-awaited Miami Beach condo project by JMH Development can finally move forward after the lawsuit against the developer was dismissed. The lawsuit included the actual condo site where the plans for this new tower would be constructed.
The project has been put on hold for 5 years due to a dispute between the original partnership of Jason Halpern (Managing Partner for JMH Development) and companies owned by Dhruv Piplani. In 2017, Piplani filed suit again Halpren and accused them of selling the property without permission of the co-investors.
When originally purchased, the property was purchased for $7.75 million by 29 ICD LLC, managed by Gerard Longo, who is noted as a longtime business partner of Halpren.
To add fuel to the fire, in 2020, Halpern filed for a $5.25 million mortgage foreclosure against the property. The original case was dismissed due to a breach of contract because PSB Indian Creek failed to make the $800,000 contribution toward the project in 2016.
According to Halpren, “In addition to Justice Masley’s ruling in favor of JMH Development across the board, the court awarded our client attorneys’ fees. This is a big win for our client, and demonstrates the egregious nature of the claims made against them.”
The project itself will be located at 2901 and 2911 Indian Creek Drive in Miami Beach. It is approved to rise up to 7 stories with 22 luxury condo units. The property itself will have to stay under 17,150 square feet and will also feature a rooftop pool, as well as a parking garage for 22 cars.
Revealed: The Perigon Miami Beach
Mast Capital and Starwood Capital Group have officially launched sales of The Perigon, a luxury condo development planned for an oceanfront site in Miami Beach located at 5333 Collins Avenue.
After the City of Miami declared the existing La Costa Condo tower unsafe last summer, Mast Capital bought out the remaining units in an effort to move forward with The Perigon. The City of Miami’s declaration came shortly after the collapse of the Champlain Towers South in Surfside. Mast owns approximately 88.5% of the current tower leaving 14 unowned.
In June 2021, Mast filed the development plans for the property and the official approval came in December 2021. Rem Koolhaas is named as the architect for the project while Tara Bernerd is listed as the interior designer. The design resembles a series of towers merged together allowing the residents optimal views of Biscayne Bay, Miami skyline, and the Atlantic Ocean
The development will rise 17 stories and feature 83 total units, with 10 of those units labeled as ‘guest suites,’ which will only be available to purchase by unit owners.
Units will range from 2 to 4 bedroom floor plans with 2,100 to 6,700 square foot options. Units will start at $3 million and will feature a number of luxury amenities and residence features.
