Palazzo Della Luna Launches Sales with Interiors Designed by Champalimaud Design
Following the great success of Palazzo Del Sol (named 2017-2018’s “Best Residential Development in the United States” by International Property Awards), the project’s second phase, Palazzo Della Luna, has officially launched sales! This ultra-luxury condominium is located on the last remaining waterfront parcel of Miami’s ultra-exclusive Fisher Island, accessible only via the island’s own auto-ferry or private yacht.
While the interiors at Palazzo Del Sol were designed by award-winning duo Alison Antrobus and Ruby Ramirez, Palazzo Della Luna will feature interiors designed by New York-based firm Champalimaud Design. It will be the firm’s first-ever completed project in Miami. Both towers are led by PDS Development LLC with architecture by Miami-based Kobi Karp and landscape architecture by Enzo Enea.
The two-part development incorporates the island’s Mediterranean design into an aesthetic that is sophisticated, yet contemporary. “The design of Palazzo Della Luna embraces the tranquil and natural environment of Fisher Island, creating a lifestyle experience that emphasizes refined living,” says Winston Kong, Partner at Champalimaud Design. “By crafting a series of spaces that are epicurean yet subdued, and curating bespoke finishes, the public realm provides a sense of ‘luxury upon arrival’ while the residences become havens of serenity. Material choices such as plaster bas relief, gilded glass, statuary marble, terrazzo, and cerused oak contribute to an atmosphere of understated elegance and ease with just the right touch of indulgence.”
Residences will feature only the finest of finishes, private elevator entry, European oak wood flooring throughout open floor plans, and deep terraces overlooking stunning, panoramic views. Their Lualdi doors, BOFFI kitchens with Miele appliances and Sub-Zero refrigeration, and BOFFI master bathrooms exude the highest quality of interiors. The building will also offer three penthouses featuring 15 foot ceilings and Viking outdoor summer kitchens, each with a private stainless-steel pool and outdoor shower, in addition to four ground-floor lanai residences, three of which will enjoy their own private pools.

Trophy Property Of The Week: The Palazzo Del Sol Lanai Residence On Fisher Island
Although we had a whole series of trophy properties last week for Art Basel 2017, we have another very special property to share today. This one-of-a-kind Lanai Residence at Fisher Island’s Palazzo Del Sol is a true jaw dropper and is perfect for those who want the feel of a single family home but without the maintenance.

Condo Shopping In Style: Palazzo Del Sol’s $2 Million Yacht Tender
On the island, they affectionately call it “The Water Shuttle”, but you’ve never seen a water shuttle like this. Fisher Island’s Palazzo Del Sol has commissioned a $2 million Hodgdon Yacht Tender to shuttle their potential buyers to and from the private island.
With its design inspired by the Venetian water taxis, the 10.5 meter limo tender offers a smooth, quiet, comfortable and relaxing ride, even in unfavorable weather conditions. The entire salon hard top rises hydraulically for full-height headroom, offering easier boarding and 360 degree visibility, also allowing the breeze if buyers choose. The port and starboard windows also power down for ease of boarding.
The interiors are custom designed and built with Pearwood and Elmwood burl countertops and surprisingly chic Italian leather seating. The clean, sleek sculpture, custom fabricated hardware and long, graceful lines provide an incomparable visual aesthetic.
The exteriors have teak decking, and a dramatic paint scheme and custom selected, designed and fitted Honduran Mahogany cap rail. The entire shuttle accommodates up to 11 guests including two oversized owner’s seats.
A water shuttle like this certainly sets the stage to purchase one of the most luxurious condos in Miami or Miami Beach. The project is currently 70% sold out with remaining residences priced between $7.3 million for a 3 bedroom residence up to $26.4 million for the 4 bedroom upper penthouse.
Once on the island, buyers are toured on Garia golf cars, which are also gifted to them upon closing of their new homes. Since the island is notoriously and strictly private, golf cars are a primary means of transportation among the neighbors. Palazzo Del Sol is different from the original Fisher Island buildings in that it has its own designated amenities, rather than having to go to the Fisher Island Club for everything.

We have covered Andy Murray‘s attempts to sell his 45th floor apartment at Jade Residences at Brickell Bay. To be honest, I’m not sure what’s going on with this apartment. The price volleys up and down on a monthly basis, but nobody buys. It all started in November of 2015 when he listed the property for sale at just under $3 million. Someone placed a contract on the property, but it fell apart and the property went back to market for $2.7 million in October of 2016. That’s when the seesaw started. In November of 2016, the price went down to $2.59 million, then back to $2.69 million a few days later. In January of 2017, there was another reduction to $2.64 million, then down to $2.5 million in February. Two weeks later, the price was raised to $2.65 million and is still at that point. It is an interesting marketing strategy to say the least. I feel like that if they would stop the pricing games and have the property re-photographed, it would sell. We have apartment 4107 on the market in the same building and have experienced a lot of traffic. We hope to sell it very soon, but I digress.
Probably the largest concentration of tennis stars will be in Edgewater at The Paraiso District. The project is top of the line when it comes to tennis with five hard-courts, the same as those at the Miami Open Masters, Gram Slam, US Open and Australian Open. Hard-courts are preferred by avid players looking to practice their fast game. Spanish former No. 1 professional tennis player Arantxa Sanchez Vicario and No. 6 French player Gael Monfils have already purchased their homes at the project and it has also been a favorite of Venus Williams, who made a surprise appearance at the opening of the sales gallery back in 2014.
Andre Agassi and Caroline Wozniacki have also chosen to live on Fisher Island for its club’s expansive and globally ranked tennis facilities including a pro-shop and eighteen courts from grass to hard-courts to clay courts. Residents at Palazzo Del Sol, the latest luxury residential addition to the island, will have full access to the same club.
Dana Dorsey: Miami’s First Black Real Estate Developer

In the spirit of Black History Month and Throwback Thursday, I wanted to highlight an interesting fact about Miami History. Before Fisher Island was the wealthiest zip code in the United States, it was sold to Carl Fisher by the South’s first black millionaire… Dana Dorsey.
Mr. Dorsey was born in 1872 and was the first in his family to not be born into slavery. Both of his parents were freed slaves and were only able to give him a fourth-grade education.
As an adult, Mr. Dorsey moved to Miami to work on Henry Flagler’s East Coast Railroad. While he was working, he recognized a shortage of housing for his fellow black workers. He purchased a lot in Overtown and built a house, using the rental income from that house to buy a second lot to build a second home, and so on.
In 1919, Carl Fisher was developing Miami Beach and purchased a barrier island from Dana Dorsey. That island was Fisher Island. Eventually, Mr. Fisher traded the island to the Vanderbilts for a 200ft yacht. Over the following years, the island served as a winter home until the 1960’s, when it was sold for development.
Today, Fisher Island is the wealthiest zip code in the United States (according to the 2010 census data). The island is accessible only by ferry, boat or helicopter. Prices range from $1 million to more than $26 million. Late last year, we did a drone tour of Palazzo Del Sol, one of the the island’s new construction buildings.
By the time he passed away in 1940, Dana Dorsey was also the first African-American hotel owner, bank owner, and a philanthropist. He was passionate about the importance of education and still to this day has schools, libraries and parks that are dedicated to his contribution to Miami’s development.
Inside Palazzo Del Sol’s Furnished Model Apartment on Fisher Island
Fisher Island’s Palazzo Del Sol opened in 2016, and they have released these photos of their Antrobus+Ramierez designed model unit. The apartment is Residence 7052 and has 3,793 interior square feet, a 762 square foot terrace, 3 bedrooms and 3.5 bathrooms.
Antrobus+Ramirez is a Miami-based design firm that is also responsible for the lobbies and amenities at Muse in Sunny Isles and Ocean House in Miami Beach. The model unit is available for sale with all of the furnishings for $8.2 million.

The glory, and the onerous class snobbery, of the Tsars lives on in this tacky and tchochke-filled condo on Fisher Island, on the market for $21 million. The wood-beamed living room looks straight ouf of a dacha in the Urals, while the bedrooms, stuffed with enough throw pillows to make your head explode, have names. There’s the Romanov Room, the Swan Room, and the Sentinel Room. Listed by the Jills, who call it “spectacular” and a “work of art,” the place has been on the market for almost a year. The owner has, naturally hidden their identity behind and LLC, but we’ll bet you a balalaika (a triangular Russian guitar) he or she is a Russian oligarch.
Photo Tour of Penthouse 1 at Palazzo Del Sol; Last Remaining Penthouse
Palazzo Del Sol has a total of 3 penthouse residences, appropriately named Penthouse 1, Penthouse 2, and Penthouse 3; each are trophy properties in their own right featuring 18-foot ceilings, a rooftop terrace with private pool designed by Enzo Enea, and lavish finishes throughout. A few weeks ago, Penthouse 3 at Palazzo Del Sol closed for $21.5M (over $3,200 per square foot) while Penthouse 2 went under contract just last month, making Penthouse 1 the last remaining penthouse at Fisher Island’s recently completed, ultra-lux condo development.
A few weeks ago, I was given the opportunity to tour and photograph Penthouse 1 at Palazzo Del Sol (see above and below). The two-story residence features 4 bedrooms and 4.5 bathrooms across 6,644 interior square feet. In addition, Penthouse 1 boasts 3,222 square feet of terrace space on the entry level plus an additional 1,949 square feet of terrace space on the rooftop level, for a combined total of 5,171 exterior square feet. While touring Palazzo Del Sol’s Penthouse 1, what impressed me most, besides its massive size, were the master bathroom, rooftop terrace, and kitchen, each eloquently designed and finished. An Awe-inspiring Look at Residence 7085 at Palazzo Del Sol
The second massive condo that I toured last week at Palazzo Del Sol was Residence 7085, a 5 bed, 5.5 bath condo with 7,630 interior square feet plus an additional 2,471 square feet of terrace space. Walking into the residence had my jaw hitting the floor. The openness of the entry and living room areas was highly impressive to say the least. Upon exiting its private elevator, I was greeted with a picturesque view of Government Cut and the Atlantic Ocean. The residence flows beautifully offering fabulous views of yachts entering and exiting the ocean from most of the rooms. The kitchen and bathroom finishes are simple yet luxurious, in line with the minimalist design preferences of today’s buyer. Most impressive to me was the amount of closet space in the master bedroom suite. It comes with over 300 square feet of His and Her closets plus a 230 square foot study located directly off the master bedroom which could easily be converted to a third closet if needed. (By the way, the photo at the bottom is the His closet. The Hers closet is about twice the size.) Residence 7085 is a palatial pad, perfect for a family in search of space and the exclusivity and 5-star services that Fisher Island has to offer. Asking $14M.
