In the heart of Miami’s Edgewater neighborhood, a new architectural masterpiece is set to redefine the city’s skyline. Located at 419 Northeast 19th Street, this 55-story tower is a testament to modern design and strategic investment.

The project, occupying a 14,190-square-foot triangular plot near the iconic Margaret Pace Park and Biscayne Bay, is a collaboration between the renowned New York-based architectural firm, Fogarty Finger, and a joint venture of SB Development and Hazelton Capital Group. With a towering height of 641 feet, this development will not only be a significant addition to Miami’s skyline but also a beacon of luxury living.

The tower will house 463 upscale residential units within its 553,673 square feet of space. Residents will have access to a number of luxury amenities spanning three levels, including a rooftop pool, sky lounge, state-of-the-art fitness center, and a game room. Additionally, the building will feature an indoor parking facility with a capacity for 172 vehicles.

The design of the tower is a testament to Fogarty Finger’s expertise in crafting architectural wonders. Known for their iconic designs in New York, such as The Dime and 141 Willoughby in Brooklyn, their entry into the Miami market is marked by a structure that captures the essence of its surroundings. The tower’s design, characterized by its slender and curved profile, boasts curved corners, striking horizontal lines, and a pristine white stucco finish. The wraparound balconies with glass handrails and floor-to-ceiling glazing ensure that residents enjoy panoramic views of the city.

A unique feature of this tower is its base and crown, which share a cohesive design language. The facade is adorned with sections of long, narrow horizontal openings screened with aluminum. The crown, however, stands out with its elegantly curved motif that extends from the rooftop slab, adding a touch of sophistication.

The residential units within the tower cater to a diverse clientele, ranging from studio units of 403 square feet to expansive 4-bedroom units spanning 2,322 square feet.

The current site, known as Parcel B, houses an older condo building set for demolition. The new tower will be integrated with the adjacent property, the Cite’ on the Bay Condominium, enhancing the overall value of the area.

However, the developer is seeking several waivers in connection with the project, primarily due to the unique shape of the lot and to ensure efficient vehicular traffic. These waivers include reductions in setbacks, drive aisle width, parking stall length, and the total number of required parking spaces, among others.

With its modern design, luxury amenities, and prime location, it promises to be a jewel in Miami’s real estate crown.

Leading developer Related Group has purchased an 18,000-square-foot land piece in Edgewater, Miami, consisting of three adjacent sites in collaboration with Alex Karakhanian of LNDMRK.

The homes, which are located at 519, 525, and 535 Northeast 29th Street, are in a prime location and provide breathtaking views of Biscayne Bay as well as easy access to the MacArthur Bridge, which connects Edgewater to Miami Beach, and the I-195, which offers a direct route to Fort Lauderdale and Palm Beach. The majority of the undeveloped plot cost $12 million to buy.

According to the President of Related, Nick Perez, “Related identified the growth potential of Edgewater years ago, when we delivered the transformational, four-tower Paraiso Bay community along with Edgewater’s first five-star waterfront restaurant, Amara at Paraiso.

Edgewater offers it all- prime waterfront views, world-class culinary offerings, and easy access to other key hubs, from the Design District to Miami Beach. This newest acquisition is another step forward in our efforts to solidify the area as a true hot spot.”

The site’s particular development plans are still a secret. The land, according to public records, is designated T6-36-A, which allows for the building of up to 36 floors and 150 units per acre. About 60 units might be created within the permitted parameters without the need for further bonuses.

Joel Rodriguez and Alex Suarez of Global Investment Realty served as the deal’s brokers, and PPD Edgewater LLC, run by Esteban Koffsman, was the seller. A well-known real estate firm called LNDMRK Development focuses on finding, acquiring, and building commercial, residential, and mixed-use developments all across the Southeastern United States. Along with The Dorsey and Nomad Residences Wynwood, both of which are in Wynwood, Related and LNDMRK are actively looking for more joint venture options throughout South Florida.

According to a filing with the city planners, plans for a 3-tower mixed-use complex at 3333 Biscayne Boulevard in Edgewater have been made public.

The three towers themselves will be labeled as East, West, and North towers. The East tower is proposed to be a residential tower that will rise 41 stories tall with the North tower, also residential rising 40 stories tall. The West tower will be mainly a commercial tower with available office rental space rising 12 stories.

The development will also include 635 residential units spreading over the East and North towers which will also include 9 townhomes. There will also be 1,210 parking spaces throughout the 8-level garage. The office space will include 156,989 square feet and 19,180 square feet will be dedicated to the ground floor commercial spaces.

In a statement from the Developer, the three towers and a podium were developed by the project architect without overcrowding the space. An office tower on Biscayne Boulevard has a staggered design to wisely avoid reaching its full authorized height. To optimize separation and prevent crowding, the two residential buildings are set apart from one another at a diagonal angle. Nine ground-floor townhome units and a courtyard are positioned along the north and east facades of the project’s podium level, where they are intended to keep public spaces active.

The Applicant is happy to have generated an amazing design without the requirement for Waivers, Warrants, or Exceptions due to the Property’s enormous acreage and a private agreement among the owners of the united parcels to divide development rights among their sites.

A covenant in lieu of unity of title is being used in the proposal to use development rights from nearby properties that Aimco owns.

The architect is credited as Stantec. The developer had previously been identified as Beitel Group.

On November 16, there will be a hearing before the Urban Development Review Board.

Two Roads Development has just announced the launch of a 3 tower development designed around the Edition branding, Edition Residences Edgewater, with sales launching for tower 1.

With Marriott’s global reach, operational know-how, and size, this brand offers the personalized, intimate, personalized, and distinctive accommodation experience for which Ian Schrager (owner and operator) is renowned.

The Edition brand not only includes excellent design and genuine innovation, but also individualized modern service, and exceptional, one-of-a-kind food, beverage, and entertainment options.

Previously called Biscayne 21, the Edition project located at 2121 N. Bayshore Drive feature 185 condo units with pricing starting at $1.7 million. With 2 of the towers still being planned, it is unknown whether they will also have the ‘Edition’ branding.

Twos Roads Development is also responsible for Biscayne Beach and Elysee towers. Arquitectonica is listed as the architect.

In May 2022, Two Roads paid $150 million for the site which included Biscayne 21, a 191-unit tower currently on the site.

New York Developer Acquires Belmar Condominium in Edgewater for a Potential New Development Site

Another potential development site in Miami’s Edgewater neighborhood has been acquired by a New York condo and multifamily developer.

According to public documents, a company managed by Joseph Stern, the principal of SB Development, paid $12 million for all 13 apartments of the Belmar Condominium at 419 Northeast 19th Street. The price per condo for the group purchase is $923,076. To pay for the transaction, the buyer got a $14 million loan from Rok Lending, a company based in Aventura.

Between the 1970s and the 1990s, several of the sellers who bought units made substantial profits on their purchases. In 1973, when Belmar was finished, Francesca, Monica, and David Vila paid $36,000 for a two-bedroom apartment, according to documents. Leopoldo Colon and Kenneth Merker, who are on the board of the Belmar condominium, paid $40,00 and $41,00 for their respective apartments in 1993 and 1994. After Stern’s company completed the bulk sale, the condo association was disbanded, according to records.

The five-story Belmar, which is tucked up against the Cité on the Bay Condominium, might be SB Development’s upcoming renovation endeavor in Edgewater. There are no plans on file with the city of Miami.

For $12.2 million, SB and its joint venture partner Hazelton Capital Group purchased a five-bedroom home at 480 Northeast 29th Street as well as two nearby vacant properties. The land is zoned for up to 38 floors, and the partnership aims to build a boutique apartment tower with a bayfront restaurant on the ground floor.

According to the company website, SB, which was founded in 2010, has more than 500,000 square feet of projects in various stages of development, from townhomes to high-rise buildings. For a construction site in Long Island City where the company intends to construct a $70 million, 24-story apartment tower, SB paid $15.2 million in 2019. SB also contributed to the development of Williamsburg’s Dime, a mixed-use housing and retail complex.

Seven months after breaking ground, the Edgewater twin-tower apartment building known as URBAN 22 has officially topped off on construction. The developer for the project, the Melo Group is a well-known development group in the Miami area. After completing 6,000+ residential units in Miami over the years, they currently have 2,000 units under construction. 

Multiple parcels making up the 1.94 acre site stretch’s from Second Avenue, 22nd Street, to 23rd street. The Melo Group started purchasing these sites in 2011 that is now making up the site for URBAN 22.

The project call for twin 15-story towers that will total 708,119 square feet with an 8-story podium connecting between the two. The towers will feature 441 residential units, 7,168 sq. ft. of retail, 5,692 sq. ft. of office space, and 529 parking spaces.

The units will range from 725 to 1,200 square feet of living space with each unit featuring a private balcony with glass surround railings. There are 4 studios, 243 one bedroom, 152 two bedroom, and 42 three bedroom units available.

The garage will feature a pool deck on the roof, indoor/outdoor spa, garden terraces, and a fitness center with a social room for gatherings. The Melo Group stated that project would enhance the pedestrian experience through the bridge between the two buildings as well as the retail and commercial aspects.
