Currently on the 10th, going on 11th floor of vertical construction with over $300 million in signed contracts, Brickell Flatiron has unveiled their dramatic penthouse collection designed by famed Italian architect Massimo Iosa Ghini. The penthouse apartments are located on floors 50-64 of the 700 foot tower and include a wide variety of layouts.
Expansive single story residences are priced between $1 million – $2.5 million. Upper penthouse duplex and triplex residences are priced from $6 million to $15.5 million. The upper penthouses will include rooftop pools and summer kitchens in addition to the upgraded finishes in all of the penthouse units.
The upgraded kitchens have Snaidero motorized cabinetry with customizable cabinet colors, Miele under-counter wine coolers and integrated appliances. The laundry rooms are outfitted with Bosch washers and dryers that have anti-vibration and noise-suppression technology. Every penthouse unit is fully equipped with state-of-the-art technology systems, including a private wireless network and a secure smart-lock system.

Brickell Flatiron Construction Reaches 6th Floor; Penthouse Design Revealed
After it’s epic foundation pour in January, the vertical construction of Brickell Flatiron has reached the sixth floor just as the developer releases the floor plan of its’ four-bedroom penthouse.
The layout can be seen in the floor plan below, which was shared with us by Chris Suarez, our contact for Brickell Flatiron. It has 4 bedrooms, 4.5 baths, 2,592 interior square feet and unobstructed cityscape and sunset views from the 509 square foot terrace. Each of the bedrooms has a dedicated bathroom and the master suite is situated on the opposite side of the residence behind a support beam, for additional privacy. Being someone who is a very light sleeper, I can fully get on board with that.
I also like that there is a den/studio just off of the secondary bedrooms, which would serve as a great place for a kids’ play room, a movie room, or an office. All of the bedrooms and the living room are situated in a way that they each have balcony access and a big, open view of the sunsets.
It is always a pet peeve of mine when developers don’t fully think through the usability of the space they sell. There are so many condos in the neighborhood that are situated in a way that the best view in the unit is from the office, or even worse, from the window over a bathtub. Such a waste, but that doesn’t happen here. The space appears to be designed with the future resident in mind, without throwing in wasted space. I’m a fan!
The finishes in the apartment will include furniture-ready interiors with Italian porcelain tile flooring, custom designed Snaidero kitchen cabinetry with stainless steel backsplashes, Cedarstone countertops, and Zucchetti faucets. The appliances will be fully-integrated professional grade appliances from Miele. There will be front-loading Bosch washer and dryers and custom solid wood doors made in Italy with soft-close hinges. The bathrooms are custom designed with Milldue cabinetry, Italian marble flooring and chrome-finished Zucchetti faucets. I really like the back-lit wall mirrors in the master bath as well… those are typically upgrades.
Vertical construction of the 552 unit project started in January of this year. As of today, they have reached the 6th floor. The general contractor, Moss & Associates expects to reach the 17th floor by the end of the year and then complete one floor per week until the final top-off is achieved in late 2018.

Brickell Flatiron’s Foundation Pour In Photo, Video & Timelapse

Despite the rain and drizzle, the foundation pour at Brickell Flatiron went according to schedule this weekend. The developer representatives mentioned that it was scheduled to begin at 10pm, and the first trucks rounded the corner at around 10:05pm to head toward the build site.
Over the next 24 hours, around 1,300 truckloads of concrete were emptied into the 12,500 cubic yard form set that has been under construction since early 2016. The end tally is over 50 million pounds of concrete and the biggest foundation pour in the history of Moss Construction. It took 700 construction workers to get everything prepared for the vertical construction.

Brickell Flatiron’s Foundation Pour Is Tonight

The foundation pour for Ugo Colombo’s Brickell Flatiron is scheduled to begin tonight! When completed in 2018, the building will reach 750 feet into the skyline and have 65 floors.
This will be the largest pour to-date for Moss Construction, the contractor for the project. Since the building is so tall, the foundation will be 12,500 cubic yards and use 1,300 truckloads of concrete. This will take place over a span of 24 hours, according to The Next Miami. In order to ensure the strength of the foundation, the concrete must be poured continuously until it is complete.
Of the 552 total units, around 60% are currently sold, a representative from the developer reported. Prices on remaining inventory start at $465k. If you would like to view the pour, the 10th Street Metromover Station offers a bird’s eye view. Concrete starts flowing at 10pm and the developer will be hosting an event on Saturday to commemorate the milestone.
Brickell Flatiron Gets Its Tower Cranes
Ugo Colombo’s Brickell Flatiron site work is coming right along! In April, The Next Miami reported that CMC Group had filed permits for two tower cranes but did not yet know when they would be installed.
Well, the answer is this week. One crane will be 760 feet above ground and the second will be 800 feet. When we last checked in with the development in August, they were 52% sold.
I don’t know about you guys, but this is one of the most interesting projects coming to the area. I can’t wait to see it in the skyline!
While everyone else in Miami is busy talking about the market slowdown, Ugo Colombo is busy selling condos. We were invited into their sales center this week for a lunch and pulse check of the project, now that they are under construction.
We last checked in with the project back in May, when they were around 50% sold. Today, they are 52% sold. That may not seem like an enormous gain, but let’s also remember how many condos they have to sell. According to my math, that’s around 11 condos so far this summer. Not bad! (And anyone who says anything negative about an 11 condo summer needs to back their challenge up with some really impressive sales figures. Thank you.)
Here’s the thing. The market is really difficult right now for projects that have no unique selling proposition. This isn’t the case for Brickell Flatiron. Ugo Colombo is one of the best developers in Miami. If you need proof, take a look at our skyline. The buildings he built in the 1990’s still look newer than the buildings that competing developers built within the last 5 years. Have you heard any bad press about a construction defect in an Ugo Colombo building? No. He builds luxurious buildings and he does it well. We expect Flatiron to age just as gracefully as her sister buildings, Bristol Tower, Santa Maria, and the Epic Hotel & Residences. This wasn’t part of the sales presentation, just my professional opinion after working in the neighborhood for the last 8 years.
Since the groundbreaking in March, the construction crew has been hard at it with the site work and foundation form set. The pilings are all being set now and we expect to see a foundation pour in January of 2017. Sales are still happening with 1 bedrooms starting in the $400’s. For the smallest 1 bedroom, that works out to roughly $550/sf… an amazing price for Brickell in mid-late 2016! It is also the same price we would expect from the 2008-built Icon Brickell, who is getting ready to have a year without a pool… so there you go. I wouldn’t be surprised if we see a price increase soon, but whatever. It’s still worth it.

Brickell Flatiron 55% Sold, Releases Video From Ground Breaking

CMC Group‘s current flagship condo project, Brickell Flatiron, so named because of the distinctive wedge of land it and the accompanying Brickell Flatiron Park both sit on, has reached 55% sold, according to a sales rep for the project. Of that 55%, sales have averaged about $600 a square foot says the rep. The tower broke ground about two months ago, and has just released a snazzy video of the event.
Brickell Flatiron Issues Groundbreaking Notices; Construction Begins in March
Fans of Ugo Colombo will be overjoyed to hear that groundbreaking notices have been delivered to the buyers of Brickell Flatiron, the long-awaited project at 10th Street & South Miami Avenue in Brickell. According to the notices, the official groundbreaking is scheduled for March 16, 2016 although preliminary site work will be commencing immediately.
Locals will recall that this groundbreaking has been quite long-awaited. Ugo Colombo’s CMC Group purchased the site in 2013 for $21 million. In January 2015, the popular neighborhood restaurant/nightclub was closed to make way for the development. Since the closing and demolition, not much has been said with regard to the actual construction start date. The site has been used as overflow parking for the neighboring shopping center and restaurants.
This groundbreaking is very much a triumph for the neighborhood as Ugo Colombo is one of the area’s most celebrated developers. His previous projects have been among the most successful developments in the city and tend to hold their value through market fluctuations better than some of the competing buildings due to their quality and unique design. Some of his previous projects include Santa Maria, Bristol Tower and the Epic Hotel and Residences in Brickell as well as the famed Grovernor House in Coconut Grove.
One of the aspects that we appreciate the most from Ugo Colombo’s developments is that they have a more lasting effect on the skyline. Buildings that he built 10 or 20 years ago still appear brand-new in the skyline and do not show their age even as newer buildings pop up around them. The average resale price of Mr. Colombo’s developments stands at $757/foot over the last year, compared to $506/foot for the same time period for all buildings developed by The Related Group.
Purchase opportunities are still available at Brickell Flatiron, in the range of $600/foot depending upon layout and floor location. Brickell Condo Tour and Construction Update [VIDEO] – February 14, 2015
It has been about four months since my last video tour covering the fast-paced development taking place in Brickell. Since then, a lot has happened, so I figured it was time to get back out on the road and provide everyone with another update. As you will see, this video is much more comprehensive, covering not only current and future construction, but also existing condo developments for those who may be unfamiliar or newly acquainted with the Brickell condo market. In the video, I even highlighted two, large commercial properties in Brickell which recently traded hands – the SunTrust building located at 777 Brickell Avenue, which sold earlier this week for $140M, and the former Capital at Brickell site located at 1420 South Miami Avenue, which was acquired this past December for $74.74M by CCCC International USA LLC, a subsidiary of Beijing’s China City Construction and American Da Tang Group of New York.
A Tour of the Brickell Flatiron Sales and Design Gallery
Sometimes I feel like there aren’t enough days in the week to both sell real estate AND stay on top of the latest and greatest condo developments entering the market. Today, fortunately, I had time in my schedule to check out the interior design and finishes of one of the best – Brickell Flatiron. Actually, I was already quite familiar with the project but it’s one thing to sell a pre-construction condo development on paper and quite another to actually see and touch actual finishes that you can expect to find in units once they are delivered. This was my first opportunity to visit the Brickell Flatiron Sales and Design Gallery which opened on-site last month and was designed by American artist Julian Schnabel.
Brickell Flatiron Reception Area
As I sat in the reception area waiting for my tour to begin, I couldn’t help but think that Julian Schnabel did an amazing job in capturing British Colonial elegance with an interesting twist. Hopefully, that is the look he was going for. The interior design work in the reception area is to give you an idea of what you can expect to find in the Brickell Flatiron lobby and common areas.
Brickell Flatiron Master Bathroom Finishes
The master bathroom finishes for Brickell Flatiron remind me a lot of the bathroom finishes that you find at Epic Residences, not surprising given the fact that the developer of each building is one and the same – Ugo Colombo. That’s definitely not a bad thing. We’re talking marble floors and accents walls imported straight from Italy. Colombo is known for his attention to detail and knack for using only the finest materials.
Brickell Flatiron Kitchen Appliances and Finishes
First of all, I must say that I absolutely love the kitchens for Brickell Flatiron. The Snaidero cabinetry is second to none and includes an open/close feature at the push of a button along with interior backlighting. The open/close feature is really cool although I hope next year’s model will incorporate a speech recognition engine to do the work for you. After all, home automation is the future. The Miele refrigerator, in my opinion, is a welcomed change from the customary Sub-Zero refrigerator that we all come to expect from luxury condo developers. Off the top of my head, Biscayne Beach is the only other luxury condo development that is planning to deliver Miele refrigerators in place of the usual Sub-Zero.
For those unfamiliar, Brickell Flatiron is a luxury, pre-construction condo development which will be located in the heart of Brickell at 1001 South Miami Avenue. In my opinion, Brickell Flatiron is destined to follow in the footsteps of other bar-setting Colombo projects such as Santa Maria, Bristol Tower, Grovenor House, and Epic, and be considered one of the best condo developments in Miami, not only once it is completed but for many years to come.
