Developer Unveils New Renderings for St. Regis Residences Sunny Isles Beach
New renderings have officially been revealed for the highly awaited St. Regis Residences Sunny Isles Beach located at 18801 Collins Avenue in Sunny Isles Beach. The renderings give us more insight into the luxurious views as well as the amenities that St. Regis has to offer but don’t take our word for it, look for yourself.
This beachfront ultra-luxury residential complex will consist of two 62-story towers that will add to the already growing Miami skyline. St. Regis Residences Sunny Isles Beach will be designed by Arquitectonica with interiors by So Paulo-based Anastassiadis and landscaping by EDSA. The site itself will feature 435 feet of beachfront property with panoramic views of both the Intracoastal Waterway and the Atlantic Ocean.
The two towers will be referred to as the north and south towers. Sales will be launched on the South tower first with options of 194 residences that range from 2 to 4-bedroom floor plans including a selection of penthouses. The North tower is planned to feature 180 residences but sales will launch at a later date.

Tyler Herro of the Miami Heat has Purchased a $10.5 Million Mansion in Pinecrest
Miami Heat guard Tyler Herro just purchased a $10.5 million mansion in Pinecrest of Miami breaking a record for the highest home sold in the community.
The sale broke the Pinecrest record of $10.3 million set earlier this month by the sale of 6155 Southwest 106th Street.
Herro purchased the eight bedroom, eight and a half bathroom mansion located at Southwest 124th Street using a trust managed by Ronald Brown II, which was disclosed to belong to Herro.
Herro’s trust financed $7.4 million of the property from HSBC Bank.
The 9,500-square-foot home was built last year on a nearly 1-acre lot and was originally bought at $5.3 million for the property. According to the listing, the home has a gourmet kitchen, wine cellar, summer kitchen, cabana, pool, and media room. The original list price was at $11.9 million.
Herro recently agreed to terms with the Heat on a four-year, $120 million contract. After one year of college basketball at the University of Kentucky, the shooting guard was drafted by the franchise in 2019. Last season, he was named the NBA’s Sixth Man of the Year, an award given to the league’s best player who came off the bench as a substitute.
Pinecrest and the surrounding neighborhoods have been home to a number of Miami Heat players. A year after signing a four-year, $184 million contract extension with the Heat, all-star small forward Jimmy Butler paid $7.4 million for a home near South Miami in January. Butler sold his Pinecrest home for $7.1 million last year.
Former Miami Real Housewife Cristy Rice, the ex-wife of former Miami Heat player Glen Rice, paid $5.1 million for the home she shared with her ex-husband near Coral Gables and South Miami.
Further east on the ocean, Miami Heat President Pat Riley, dubbed “the Godfather” in the NBA, and his wife, Chris, sold their condo at the Four Seasons Residences at the Surf Club in Surfside for $22.8 million, or a South Florida record $5,775 per square foot.
Japanese Restaurant, Makoto in Miami Beach Named Top 100 Restaurants in the Country
Makoto, a modern, upscale Japanese restaurant in Bal Harbour Shops, was the only restaurant from Miami-Dade County to make OpenTable’s annual Top 100 Restaurants list. Makoto Okuwa, the restaurant’s chef and partner, leads the restaurant, which opened in 2011, and serves sushi and robata dishes that is cuisine cooked on a fire grill.
Makoto relocated to the third floor of the luxury outdoor mall earlier this year and was updated by international designer India Mahdavi. The space now has indoor and outdoor seating for 244 people, as well as a new terrace and sushi counter. The restaurant’s ownership group’s Stephen Starr responded to the news by praising the Makoto staff.
According to Starr, “The team at Makoto has demonstrated excellence in hospitality from the beginning, and it’s great to have those efforts recognized by our patrons. To be named as one of the top 100 restaurants in the country is an exciting honor and a reflection of our incredible, dedicated staff members.”
With ten restaurants each, Florida and Nevada tied. Fort Lauderdale had two favorites on the list, Louie Bossi Ristorante and Takato, while Tampa had three. To compile the list, OpenTable analyzed more than 13 million verified reviews from 47 cities in 21 states. Only those who book through OpenTable and dine there can leave reviews.

Updated Renderings Revealed for MG’s New Village of Coral Gables 48 Residence Tower
Prior to breaking ground and shortly after the official launch of its cutting-edge, on-site showroom, MG Developer unveiled updated renderings of the opulent interiors of The Village at Coral Gables new development.
The Village at Coral Gables, which offers 48 units spanning over four separate collections—Townhomes, Lofts, Villas, and Flats—is one of the most eagerly awaited development to enter Coral Gables’ market.
The style and size of the units varies, ranging from elegant flats with two bedrooms, a study, and a balcony to attractive townhomes with four bedrooms that are 1,750 to 3,100 square feet in size. Los Angeles-based investor Robert Rivani’s Black Lion paid $6.4 million for the ground-floor 6,500 square foot retail space inside the One Thousand Museum in Downtown Miami.
This week, the all-cash deal was completed. Black Lion intends to lease the area to a reputable hospitality company, but talks have not yet started, according to a firm representative.
Rivani stated, “One Thousand Museum is one of the most iconic and architecturally significant buildings in all of Miami. I knew we had to have a piece of it.”
The most recent purchase represents the investor’s tenth in South Florida during the previous two years, which also included a number of prestigious retail buildings.
Black Lion paid $13.5 million for the ground-floor retail space of the SLS LUX Brickell condo project last year. This space is now occupied by the popular Gekko steakhouse, a Bad Bunny and Grutman collaboration.

Electra America and BH Group are Partnering for a $1 Billion Renovation Project at Southland Mall in Cutler Bay
More than 4,000 units will be included in a $1 billion makeover plan for the Southland Mall in Cutler Bay, which was unveiled by Lake Park-based Electra America and Miami-based BH Group.
The 80-acre site will have mixed-use additions from Miami-based real estate company BH Group, its multifamily partner American Landmark in Tampa, and Electra. According to a press statement, they will contain a 150-key hotel, 60,000 square feet of medical office space, 150,000 square feet of retail out lots, and a public amphitheater.
The present mall building won’t be demolished, though, according to the developers. Instead, while the original mall is being rebuilt, the development would take place in the parking lot.
A new grand entry on U.S. 1, a pedestrian bridge to the brand-new BRT stop, trolley stops, and an amphitheater with a bandshell are all additional attractions.
The partnership purchased the indoor shopping center at 20505 South Dixie Highway in May for $100.3 million. Southplace City Center is the name of the new endeavor.
According to a press statement, Electra America, headed by managing partner Joe Lubeck, and its partners want to start construction on the first residential building in 2023, with a completion date of early 2025. Starting rent will be $2,500 per month.
MSA Architects is developing the master plan for Southplace City Center.
In the first five years, according to the project’s creator, 2,700 employment would be generated.

Almi Reveals Plans and Renderings for Midtown Miami-Midtown 7 Residential Tower
In November 2021, Almi Developers announced plans for a residential tower in Midtown Miami, Midtown 7. The project is now moving forward with new construction plans filed as well as new renderings released.
AMLI Residential purchased the 1.85-acre site located at 3001 N.E. First Ave, Miami for $30.5 million. The site is approved for 389 residential units totaling 451,469 square feet. ALMI Residential is considered one of the largest apartment developers in the United States.

Plans for a 12 Story Tower in Surfside was Filed
This week, developer Multiplan of South Florida filed plans for a 12 story tower that will be located in Surfside.
The architect is listed as Arquitectonica with R Palace Surfside LLC as an additional development entity. The project is proposed to have 27 residential units with 71 parking spaces. There will also be a small number of 2 bedroom floor plans but will mostly consist of 4 bedroom layouts.

R Palace Surfside LLC is managed by Vivian Diamond. Owner of Multiplan is José Isaac Peres who is responsible for 57 Ocean as well as multiple other projects in Rio de Janeiro.
On the current site at 9309 & 9317 Collins Avenue in Surfside is the Regent Palace condos. In June, the 34 unit condo building was deemed unsafe after a comprehensive engineering report that flagged the property as uninhabitable.
This building is 70 years old and required a number of updates as well as structural issues. The developer has already purchased 32 of the 34 units at the Regent Palace and terminated the land lease on the property.

Related Group Officially Breaks Ground on District 225
The Related Group officially breaks ground on the 37-story mixed-use tower located in Downtown Miami at 225 North Miami Avenue, District 225. The building will feature interiors by the Meshberg Group and rising to a height of 394 feet, will have 343 units.
Also known as ‘The District,’ this tower will enter the market for condos that allow easy short-term rentals through websites like Airbnb, Vrbo, and Flipkey.
