Miami’s Retail Market Heats Up with Record-Breaking Sale at The Rider Residences

Miami’s dynamic Midtown-Wynwood corridor continues to attract significant real estate investments, with developers Rilea Group and Ciprés closing on a $2.4 million retail space sale at The Rider Residences. The 1,704-square-foot space, located at 94 NE 29th Street, sold for $407 per square foot, making it the second-highest retail sale price per square foot in the area. This follows The Rider’s own record-breaking sale of a 702-square-foot space for $1.19 million at an astonishing $1,700 per square foot.
The transaction underscores the continued demand for commercial space in the rapidly expanding Midtown-Wynwood corridor. This surge is further bolstered by Amazon’s upcoming expansion into Wynwood, a move that is expected to drive even more business activity and foot traffic to the area. The Rider Residences, designed by Deforma Studio, is strategically positioned to benefit from this growth, offering connectivity to Miami’s transit network with a planned metro stop nearby and easy access to I-95.
The Rider Residences is a 12-story condominium featuring 146 fully furnished units ranging from studios to three-bedroom residences. Designed with style, functionality, and smart home technology in mind, the development provides a flexible ownership model with no rental restrictions, appealing to investors and residents alike. Situated within walking distance of Miami’s top restaurants, retail stores, and entertainment venues, The Rider Residences promises convenience and an urban lifestyle tailored for today’s buyers.
According to the Wynwood Business Improvement District, the neighborhood continues to attract major businesses and investment, drawing 15 million visitors annually. Once an industrial warehouse district, Wynwood has transformed into a thriving hub for art, dining, retail, and technology, making it a prime location for entrepreneurs and established corporations. With ongoing retail and office leases being signed, the district remains one of Miami’s most active and sought-after real estate markets.
The recent record-breaking sales at The Rider Residences reaffirm Wynwood’s position as a hotspot for both residential and commercial investments. As Miami’s urban landscape continues to evolve, developments like The Rider Residences are poised to redefine the city’s real estate scene, offering unparalleled opportunities for investors and residents alike.
Isle of Dreams: 39-Story Mixed-Use Tower Moves Forward with Shoreline Review Application in North Bay Village

A significant milestone has been reached for the highly anticipated Isle of Dreams, as a shoreline development review application has been officially submitted. This 39-story mixed-use tower, planned for 1400 79th Street Causeway in North Bay Village, is being developed by Sunbeam 1400, LLC, an affiliate of Sunbeam Properties led by Andrew Ansin. Designed by the renowned architectural firm Arquitectonica, the tower marks the inaugural phase of the Sunbeam NBV Special Area Plan (SAP), a master-planned development spanning 13 acres. Initially approved in 2022, this expansive project will bring residential, office, retail, and hotel components to the area while enhancing public access to Biscayne Bay.
Set to rise approximately 450 feet (466 feet above sea level), the Isle of Dreams will feature 246 residential units, restaurant space, and a publicly accessible waterfront promenade. As part of the broader Island Walk initiative, the development incorporates an 18-foot-wide public easement along the shoreline, complete with a pedestrian walkway made of Ipe decking, native landscaping, and inviting seating areas. The tower’s stepped massing is intentionally designed to preserve open view corridors, preventing the “walled-off” effect often associated with waterfront developments.
Sunbeam Properties is seeking several exceptions to Miami-Dade County Code shoreline development requirements, arguing that these modifications will enhance public access while maintaining the integrity of the Sunbeam SAP’s vision.
- Shoreline Setback: The county mandates a 75-foot setback for structures of this height. The Sunbeam SAP permits a 25-foot setback, but Isle of Dreams proposes 35 feet. To offset this adjustment, Sunbeam will establish a public easement ensuring the permanent maintenance of the Island Walk.
- Visual Corridors: County code requires a 20% lot width unimpeded visual corridor, translating to a 57-foot-wide opening. Isle of Dreams exceeds this, providing a 68-foot-wide visual corridor, though a one-story café structure within this space requires an exception.
- Side Setbacks: While county regulations stipulate 25-foot side setbacks, the proposal varies: 29-39 feet along 79th Street Causeway, 67-68 feet along the southern property line, and 13 feet along Adventure Avenue. Due to the site’s irregular shape and dual frontages, an exception is being sought.
Sunbeam argues that these exceptions align with the Sunbeam SAP’s objectives, ultimately enhancing the public realm by improving waterfront access and pedestrian connectivity. The design prioritizes open spaces and public amenities, ensuring that Isle of Dreams integrates seamlessly into the community while offering unobstructed views of Biscayne Bay.
As part of the standard shoreline development approval process, Miami-Dade County will now review the application. If approved, Isle of Dreams will play a transformative role in North Bay Village’s future, redefining the area’s skyline and waterfront experience.

FAA Filing Submitted For 831-Foot Tower in Downtown Miami

A new skyscraper could soon redefine Miami’s skyline. A filing submitted to the Federal Aviation Administration on February 3rd requests approval for a tower soaring 831 feet above ground (or 840 feet above sea level) in Downtown Miami.
The site coordinates included in the filing appear to align with the Clear Residences property, a planned luxury development that has been making its way through the approval process.
In May 2024, the Miami Urban Development Review Board (UDRB) voted unanimously to recommend approval of Clear Residences without conditions. At the time, the project was presented as a 60-story tower, rising 690 feet above ground with:
- 544 residential units
- 3,680 square feet of commercial space
- 157 parking spaces across five levels
The developer listed in the UDRB filing was Blutrich Holdings Inc., further suggesting that the FAA filing could be linked to a height increase for Clear Residences.
If approved, this latest filing would push the limits of Miami’s vertical growth, joining a wave of new high-rise developments seeking to maximize height in the city’s urban core. As demand for luxury residences continues to rise, developers are increasingly looking to the sky.
The FAA review process will determine whether the proposed height is viable in relation to airspace restrictions. If cleared, this tower could become one of Miami’s tallest and most prominent new structures.

The Brickell Starlite: A New 39-Story Residential Tower Coming to Miami

A major new development is set to transform Miami’s Brickell neighborhood with the arrival of The Brickell Starlite, a 39-story residential tower planned for 128 Southwest 7th St., Miami, FL, 33130. This ambitious project, which has just received approval from county officials, is set to bring a mix of luxury housing, commercial space, and top-tier amenities to the heart of Miami-Dade County.
Florida YIMBY recently reported that The Brickell Starlite has been given the green light to proceed. The 697,913-square-foot tower will feature 517 Class A residential units, offering a range of floorplans from studio to three-bedroom layouts. Designed with modern renters in mind, the development will include high-end amenities such as fitness centers, rooftop swimming pools, and co-working spaces, catering to professionals and urban dwellers seeking convenience and luxury.
The new development replaces the Starlite Motel, a property originally built in 1995. The site was acquired in 2022 by Chicago-based Focus and Fox Group in a joint venture for $28 million. This marks a significant shift for the area, as the former motel, which last traded for $24.8 million in 2014, is set to make way for a high-rise residential experience tailored to the evolving needs of Miami’s population.
In addition to its residential offerings, The Brickell Starlite will incorporate 500 parking spaces and 7,500 square feet of ground-floor commercial space. This integration of residential and retail components aims to enhance the urban lifestyle by offering dining, shopping, and services within walking distance.
Construction is expected to commence in the second quarter of 2025, with completion projected for 2028. The venture is poised to elevate the skyline of Brickell, reinforcing the neighborhood’s reputation as Miami’s premier financial and residential district.
San Francisco-based Gensler is spearheading the architectural design of The Brickell Starlite. The globally recognized firm has previously worked on Residences at The Wynwood Plaza, a 509-unit luxury project in Miami’s Wynwood Arts District, which topped off in February 2024. With their expertise, The Brickell Starlite is expected to showcase a sleek, contemporary design that seamlessly integrates with the dynamic urban landscape of Brickell.
