Ytech Secures $19.5 Million Predevelopment Loan for Ultra-Luxury Brickell Project
In a major step forward for Miami’s Brickell neighborhood, Ytech has announced the securing of a $19.5 million predevelopment loan from Israel Discount Bank. The financing will facilitate the development of a new ultra-luxury condominium complex on two prime parcels located at 41 and 75 Southwest 15th Road, collectively referred to as 41 and 75 Broadway. The combined 0.3-acre site sits just two blocks west of Brickell Avenue and directly across from Mast Capital’s Cipriani-branded luxury condo development.
Demolition of the existing structures, which include a single-story multifamily building and a two-story office building dating back to the late 1940s and 1950s, is currently underway. Ytech, led by CEO Yamal Yidios, had assembled the parcels between 2018 and 2020 for a total of $8.2 million, according to property records.
“With the predevelopment loan secured and demolition underway, we are setting the stage for a transformative development at the Broadway assemblage, located at 41 and 75 Broadway. These milestones, along with the recent groundbreaking of The Residences at 1428 Brickell, exemplify Ytech’s commitment to delivering the most exceptional developments in Brickell,” said Yidios in a statement.
This announcement follows closely on the heels of Ytech’s groundbreaking ceremony last month for The Residences at 1428 Brickell, a 70-story luxury condominium tower that integrates solar energy into its design. Earlier this year, Ytech also secured $78 million to refinance its acquisition loan for the 1.1-acre site at 1428 Brickell Avenue, underscoring its ongoing investment in the rapidly evolving Brickell corridor.
While specific details of the new project at 41 and 75 Broadway remain under wraps, the secured predevelopment financing and progress in demolition suggest significant momentum for Ytech as it continues to expand its luxury residential portfolio in one of Miami’s most coveted neighborhoods.

FAA Clears the Way for Aman Miami Beach Residences: A New Icon of Luxury and Heritage in the Faena District
OKO Group and Access Industries have received crucial Federal Aviation Administration (FAA) approvals for the Aman Miami Beach Residences, an exclusive residential and hotel project at 3425 Collins Avenue. The FAA has issued two height clearances, ensuring the project aligns with airspace regulations while setting new standards for luxury living in the Miami Beach skyline. The primary clearance authorizes a maximum height of 252 feet above ground level (255 feet above mean sea level) at the building’s highest point. A secondary clearance applies to a segment closer to Miami International Airport’s (MIA) runway, capping its height at 227 feet above ground or 230 feet above sea level. These approvals, effective until April 2026, mark an essential milestone in the project’s progression.
Aman Miami Beach Residences will seamlessly blend luxury accommodations and private residences within the renowned Faena District, introducing a new residential tower with 23 private units alongside the preserved Versailles Hotel, which will host 56 Aman-branded hotel rooms. Designed by world-renowned Japanese architect Kengo Kuma, the structure epitomizes minimalist elegance with a unique synthesis of angular lines, soft forms, and Japanese-inspired materials that honor Miami Beach’s Art Deco heritage. Kuma’s vision allows for fluid transitions between indoor and outdoor spaces, creating a visually stunning building that harmonizes with the landscape.
The project team features Revuelta Architecture International and RJ Heisenbottle Architects, while Suffolk Construction serves as the general contractor. Together, they are embracing Miami Beach’s growing trend of adaptive reuse, rejuvenating historic structures with contemporary architectural techniques. This approach is embodied in the Versailles Hotel’s restoration, a 1940s architectural gem that now offers a blend of historical charm and modern luxury in the Faena District.
While the exact construction timeline remains to be finalized, industry sources, including YIMBY, predict groundbreaking early next year, with completion expected around mid-2027. The Aman Miami Beach Residences promise to bring a refined architectural presence to the area and further elevate Miami Beach as a destination for high-end residential and hospitality experiences, cementing its status in the global luxury real estate market.
New Edgewater Tower Receives FAA Approval for 637-Foot Height
Edgewater, one of Miami’s most rapidly developing neighborhoods, is set to welcome a striking new addition to its skyline. The Federal Aviation Administration (FAA) has officially given the green light for the height of a new tower planned for the area. According to a determination letter dated August 19th, the FAA has approved the tower to rise to an impressive 637 feet above ground level, or 641 feet above sea level.
The letter was sent to Meridian TC Real Estate Group LLC, the company responsible for overseeing the project. The approved height paves the way for the construction of Edge House Miami, a luxury condominium building that will also allow for short-term rentals—a feature that is increasingly popular in the Miami real estate market.
Edge House Miami is set to be a 57-story architectural marvel, with a design crafted by the renowned architect Kobi Karp. Known for his innovative and contemporary designs, is expected to bring a modern aesthetic to Edge House Miami, further enhancing Edgewater’s reputation as a hub for luxury living.
The developer behind this ambitious project is Peru’s Grupo T&C, a company with a growing portfolio of high-end developments. Their decision to invest in Edgewater reflects the area’s burgeoning appeal, particularly among those seeking upscale residential options with flexible rental opportunities.
As Edge House Miami begins to take shape, it promises to be a significant landmark in Edgewater, contributing to the neighborhood’s evolving identity as one of Miami’s premier residential districts. The project’s approval by the FAA marks a crucial step forward, setting the stage for what will undoubtedly be one of Edgewater’s most anticipated developments.
Brickell’s Dolce&Gabbana Tower to Fund Transportation Upgrades
In a significant development for Miami’s Brickell neighborhood, the developer behind the highly anticipated 90-story 888 Brickell by Dolce & Gabbana supertall condo tower has reached an agreement to fund crucial transit and transportation upgrades in the area. This agreement is a pivotal step in the ongoing review process as the project progresses under Miami-Dade’s Rapid Transit zoning plan.
The Dolce&Gabbana tower, a striking addition to the Miami skyline, is currently under scrutiny by Miami-Dade’s review process, which falls under the Rapid Transit zoning plan. This zoning plan is designed to ensure that new developments contribute to the public good, particularly in areas like transportation and transit infrastructure. The approval of developments within this zone is often contingent upon providing significant public benefits, which in this case, includes a substantial financial commitment from the developers.
On August 13th, a Declaration of Restrictions was officially recorded with Miami-Dade County, outlining the public benefits that will accompany the approval of the Dolce&Gabbana tower. One of the key components of this declaration is a commitment to a $1.5 million contribution from the developer. This one-time payment will be allocated to a series of much-needed upgrades and improvements in the Brickell area.
Traffic Signal Installation: A new traffic signal will be installed at the intersection of South Miami Avenue and SW 10 Street. This upgrade is expected to enhance safety and traffic flow in one of Brickell’s busiest areas.
Metromover Station Enhancements: The Tenth Street Metromover Station and its surrounding vicinity will receive repairs and upgrades. These improvements will include updates to mechanical systems, restrooms, painting, signage, accessibility features, streetscape improvements, and wayfinding support.
Additional Commitments: The $1.5 million contribution will be in addition to any permitting or impact fees that are already due to the County as part of the development process. However, if the County Director determines that any portion of the contribution is duplicative of impact fees, the developer may be eligible for an offset equivalent to the value of those fees.
The agreement was signed by Michael Stern, representing the developing entity. This commitment to improving the infrastructure around the Dolce&Gabbana tower underscores the developer’s dedication to enhancing the community and addressing the needs of Brickell’s growing population.
As the 888 Brickell by Dolce&Gabbana supertall condo tower moves closer to realization, this agreement marks a significant milestone in ensuring that the development not only adds luxury and architectural grandeur to Miami’s skyline but also contributes meaningfully to the city’s infrastructure. The upcoming transit and transportation upgrades funded by the developer will play a vital role in supporting the continued growth and vibrancy of the Brickell neighborhood.
The Future of Inter Miami: Miami Freedom Park
As the anticipation builds for the 2026 MLS season, soccer fans in Miami have a lot to look forward to with the upcoming opening of Miami Freedom Park, the new home of Inter Miami CF. While the stadium is still under construction, the project received a significant boost from the State of Florida, further solidifying its importance to the local community and beyond.
Governor Ron DeSantis made headlines recently with an announcement at Inter Miami’s temporary home, Chase Stadium in Fort Lauderdale. The governor revealed that the State of Florida would be granting $8 million to Miami-Dade County to support infrastructure improvements around the new stadium site. This funding is earmarked specifically for constructing roadways that will alleviate traffic congestion, an essential consideration given the stadium’s proximity to Miami International Airport.
The governor’s remarks highlight the state’s strategic approach to supporting large-scale projects like Miami Freedom Park. While direct funding for the stadium’s construction isn’t on the table, the investment in infrastructure underscores the state’s commitment to ensuring the success of such ventures.
Miami Freedom Park isn’t just about soccer; it’s a vision for a multifaceted community space that includes a 26,700-seat stadium, a 58-acre park, hotels, offices, retail, and entertainment venues. Inter Miami managing owner Jorge Mas emphasized this broader vision during the announcement, calling the project “transformational” for Miami.
The project is set to create over 13,000 direct and indirect jobs and generate more than $40 million in tax revenue for state and local governments. In addition to the stadium, the project promises to deliver the largest park in the City of Miami, offering a significant recreational space for residents.
The journey to Miami Freedom Park has been a long and challenging one for the Mas brothers and co-owner David Beckham. After years of political hurdles and delays, the City of Miami finally approved the $1 billion project in April 2022. The stadium is being built on the site of the former Melreese Golf Course, a location that will soon transform into a vibrant hub for sports and entertainment.
Inter Miami CF has already made waves in the soccer world, especially with the signing of Argentine superstar Lionel Messi. The arrival of Messi, along with other top talents like Sergio Busquets and Jordi Alba, has catapulted the team into the global spotlight, raising expectations for what lies ahead.
Governor DeSantis acknowledged the impact of these signings, noting, “What we’ve seen in soccer in South Florida has been incredible, especially when they brought Messi on. That was like the biggest thing ever, having a global superstar like that right here is a really big deal for our community.”
As Miami Freedom Park nears completion, the excitement continues to build. With its opening scheduled for the 2026 MLS season, the stadium will not only serve as the new home for Inter Miami but also as a key venue for the 2026 World Cup, which the United States will co-host. The future looks bright for soccer in Miami, and Miami Freedom Park is set to be at the heart of it all, driving both the sport and the local economy to new heights.
