Official Groundbreaking Date Set for E11EVEN Hotel & Residences
The long-awaited date for E11EVEN Hotel & Residences groundbreaking is finally set and we can’t be more excited. On November 11, 2021, construction will begin on the 65-story tower located in the Park West District in Miami.
One of the developers, PMG, posted on their social media accounts the big news along with the tower being 98% sold. This is of no surprise as E11EVEN is considered one of the fastest-selling condominium projects in the last decade. In February when sales were first announced, the units were at 80% sold.
PMG also announced in early June that they were also accepting cryptocurrency for the units. We are unsure of the total number of units that were purchased with the digital currency.
Construction plans were officially submitted on Wednesday, October 13, 2021. The plans include the demolition permit for site clearing and those are now under review. There is currently no pending or submitted construction permit.
The demolition contractor is listed as John Moriarty & Associated. The developer includes Property Markets Group (PMG) and E11EVEN Partners. Sieger Suarez Architects is responsible for the tower design. Interiors will be curated by AvroKO Hospitality Group.
The residences are fully finished and fully furnished starting at $300,000 and the floor plans consist of studio to 2 bedrooms. There is also a limited Penthouse Collection and 2 Presidential Suites.

You Can Now Buy Two Arte Surfside Condos for 560 Bitcoin
Bitcoin has become one of the ultimate currencies in Miami. Now more than ever, consumers are able to utilize crypto for food purchases, nightclubs, and real estate. In June, a penthouse in Arte sold for a record-breaking $22.5 million in crypto. The type of cryptocurrency for this sale was not released. On September 14th, Dezer met with the City Commission to consider expanding the original site plan as well as reviewing additional transfer of development requests. The expansion would increase the square footage of the building to 616,185 square feet rising 62 stories (instead of the original 60). Two hundred and sixteen condos would along with 821 parking spaces are anticipated.
The most unique concept of Bentley Residences will be the car elevators that lift your car to your condo (very similar to the Porsche Design Tower) or as Dezer refers to it “Dezervator.”

Construction on Bentley Residences will begin in 2023 with an unveiling in 2026. “These buildings are complicated; they take time,” says Charles M. Sieger, President of Sieger Suarez Architects. “It’s not like working on a single-unit family house. They’re very technical and, at the same time, very artistic. You need some experience doing these things. We worked with Bentley to pick up their esthetic, the way they do their stitching, and diamond-shaped signature visual items,” Sieger adds. Phil Collins’ Former Miami Beach Mansion set to be Demolished
Orlando Bravo, managing partner at Chicago-based private equity, Thomas Bravo purchased Phil Collin’s waterfront mansion in January 2021 for $40 million. Since then Bravo has been working with the City of Miami Beach Design Review Board on plans to submit blueprints for a new construction home.
The existing property located at 5800 North Bay Road features 12,153 square feet of living space including 7 bedrooms, 8 full baths, and 3 half-baths. The property also features a pool overlooking the water, a koi pond, and an expansive jacuzzi.
The 200 feet of Biscayne Bay frontage makes this location ideal with a large boat dock. The home was built in 1929 and was expanded in 1986 as well as 1987. The main house was again altered in 1991 and 2006 with kitchen and bathroom updates. The property sits on 1.2 acres of unobstructed Biscayne Bay views.
Bravo plans to replace the home with a more modern-style mansion with a tropical garden surrounding it. The new residence’s main house would include 5 bedrooms, 5 bathrooms, a formal living room, a family room, a dining room, a movie room, and a wet bar. The residence’s 2 car detached garage would host the staff’s quarters, 2 separate suites as well as 2 home offices. Not only did Phil Collins own the property but Jennifer sold it in 2005 for $13.9 million. According to the Wall Street Journal, the property is being demolished due to the home having issues with flooding.
New Tower-Ambienta Coral Way Receives Official Design Approval
On Wednesday, Ambienta Coral Way received official design approval to begin the $20 million condominium project. Ambienta Executive Vice President Carlos Balart met with Miami’s Urban Design Review Board to discuss the design and construction approval.
Ambienta Coral Way will rise 8 stories on the corner of Coral Way and Southwest 31st Road, just steps from local restaurants, nightlife, and shopping. This development will also include two retail spaces including a restaurant.
Ambienta Developers, a Chile-based development company, is responsible for Ambienta and Revuelta Architecture International is behind the design. Revuelta is also responsible for the designs of Brickell Flatrion and Santa Maria. This is Ambienta Developer’s second project, with their first being Ambienta Bay Harbor in Bay Harbor Islands.
The 79 unit tower will feature floorplans ranging from 1 to 3 bedrooms with 600 to 1,200 square feet of living space. One and two bathroom options are available. Pricing for Ambienta Coral Way will start at $390,000 and continue to increase based on floor plans and finishes.

District 225- Formerly Named The District-Have Officially Launched Sales

Developers for Residences by Armani Casa Report $1 Billion Sellout
Residences by Armani/Casa has set a new record for condo sales in Sunny Isles Beach. With nearly $1 billion in sales, Residences by Armani/Casa has nearly sold out of the luxury condos, which is significantly more than any other new construction tower in Sunny Isles Beach.
Located at 18975 Collins Avenue in Sunny Isles Beach, this 60-story project was completed in late 2019 just before the COVID pandemic shut down travel and events, which also delayed some of the sales/closings for the new development.
According to the President of Dezer Development (Developer for Residences by Armani/Casa), the building was 85% sold when they first started sales in February 2020 but sales got stagnant and the development was selling around 1 unit a month during the pandemic. The sales began to increase once Florida started to open up.
More recently, two penthouses sold in this tower with one at $7 million and the other at $9 million. Among the buyers include Radamel Falcao (Colombian professional soccer player).

Volume for Condo Sales Rose more than $60 Million for June
According to the Miami-Dade MLS (Multiple Listing Service), condo sales for Miami rose more than $60 million, while the number of units remained steady. As of last week, 273 units sold, which is very similar to the previous week with a dollar amount totaling just over $210 million, with the previous week at $149.3 million.
The average sell price for condos from June 13 to June 19 is up to $770,000 with the previous week at $541,000. The most expensive sale for this week included a penthouse at Miami Beach’s Faena House for $11.2 million equaling $2,628 per square foot. The unit was on the market for 267 days.
Faena House condominium is located at 3315 Collins Avenue in Miami Beach. It is an ultra-luxury tower with 47 units rising 18 stories tall. This building offers 1 to 4 bedroom floor plans with 1,307 to 8,273 interior square feet of living space. Residence features include; Miele appliances, Dornbracht bathroom finishes, marble flooring, and Crestron Automated Systems. Residents enjoy exclusive amenities including a 24-hour doorman, valet, spa, fitness center, beach club, and direct ocean views.
The second most expensive sale was at the Surf Club Four Seasons in Surfside selling for $6 million at $3,409 per square foot. This property was on the market for 126 days.
